With slick hair, a wry smile and a penchant for violence, John Griggs was the picture of a Sixties California greaser. His gang caused chaos across Anaheim, and Griggs himself was a habitual user of hard drugs. Until, one night in 1966, they robbed a Hollywood pool party for its acid, Griggs took a bunch, and almost overnight pivoted to becoming one of America's leading proponents of psychadelics—right when hippie culture and the Summer of Love was at its peak. Griggs' cult-like Brotherhood of Eternal Love became a lodestar for America's counterculture—and a gigantic smuggling operation from Mexico and the States, to the so-called Hippie Trail, stashing Afghan and Nepali hash in cars, film reel cans or even surfboards before reaping the thousand-percent markup back home. Griggs' goal was to flood America with so much LSD that every man and woman would get high and help create a new, peaceful utopia. When renowned academic and acid-lover Timothy Leary joined Griggs' cause, the Brotherhood may have looked unstoppable. Then it was stung by disaster after disaster—from hardened criminals and police informants, to Leary's manic downfall and a plucky local cop named Neil Purcell. By October 31st, 1948, The Mutual Broadcasting System's flagship WOR in New York was approaching its twenty-seventh anniversary. It was argued that no station matched its signal coverage. WOR-Mutual was known for its cop shows, soap operas, and on Sundays, it's mysteries. At 4PM eastern time, House of Mystery signed on for General Foods. John Griggs was Roger Elliott, ghost hunter and scientist of the supernatural. The show was directed by Olga Druce, who guided the program along a fine line. Because House of Mystery was geared for children, it couldn't be overtly gruesome or vulgar.

Clown College and then became a performer with the circus where he eventually worked his way up the ranks to become General Manager of the Gold Unit. In addition to juggling, Jon walks on stilts, was a catcher for the flying trapeze and is an amazing coach at the Sailor Circus Academy.

John Griggs, with Presidium Group in Dallas, owns over 10,000 apartment units. He co-founded the company in 2002. John and his business partner Cross Moceri, were unhappy lawyers in California when they got bit by the real estate bug. They first started buying, rehabbing, and selling single family homes and four-plex’s in California. They wanted to expand, and after looking into several markets throughout the country, John and Cross decided on investing in Dallas. 1000 units eventually became 5000 units in just a few years. Presidium stayed on the sidelines, during the recession. At first, Presidium started buying value added ‘C class’, now they are building large new apartments in good areas and still buying value added ‘B class.’ Tips: In a declining market, you don’t want to be the last guy to change your rent structure. You want to meet the market. Don’t keep your head in the sand; keep the building filled! Keep your property clean with good maintenance during a down turn. Buy and renovating apartments still works in Texas. Make sure the neighborhood can support the rent bumps after the rehab. Do your homework. Getting started in new apartment development was a very steep learning curve. Mitigate your risk with having the best team (bankers, general contractor, architects) on your side. When buying a building, make sure that you raise more equity than you need too, because you can always give it back to the investors if you don’t need it. Don’t get caught short with capital at the beginning.
