Which rental renovations give you the biggest bang for your buck, turning a few thousand dollars of materials and labor into hundreds of more dollars of rent per month and tens of thousands more in home value? Today, we're going through each tier of rental renovations: easy and cheap ($5,000 or under), moderately challenging and expensive ($25,000 – $50,000), and hard/pro-level ($50,000+). This will give you a roadmap of high-ROI rental renovations you can make right now to increase your property's value and rent. Why are these rental renovations (AKA value-add) so important right now? Because with so many investors and homebuyers sitting out of the market, you can take your pick of homes with overlooked potential and turn them into high-value investment properties. This not only makes tenants happier due to new renovations and upgrades but also gets you higher rents and wealth-building equity to boot. We'll start with some easy ones—painting, tiling, adding backsplashes, etc.—and work our way up to the pro-level renovations like adding square footage and turning a single-family home into a multifamily. Based on your experience, you can go either route, but both have enormous potential to turn your initial investment into a killer real estate deal. In This Episode We Cover: How to increase your property's value (and rents) with high-ROI rental renovations The easiest (and cheapest) upgrades to make that take little time What to look for when buying a home for “value-add” and signs of money-making potential The one appliance you should NEVER include in your rental property The easy bathroom conversion that will massively boost your home's equity Pro-level rental renovations that could make you six figures And So Much More! Value-add real estate is my favorite strategy for creating wealth with multifamily real estate investing. Value-add properties are those that have the potential to be improved, either through renovations, upgrades, or better management. By identifying and implementing these improvements, investors can increase the value of their properties and generate higher returns. In this episode, I uncover the process that I've created to identify these opportunities. Join Our Investor Club: https://rebrand.ly/z9ibmt3 This episode was originally published on January 19, 2024.

In this week's Follow Up Friday, Amber Kuhn recaps a discussion on ranking value adds and practice valuation. On Monday, Matt and Micah delivered a masterclass on value-add services that'll have you rethinking your client relationships faster than you can say "fiduciary responsibility." They dove into the art of creating one-page documents that showcase your value to clients while somehow managing to keep themselves to just one page each. They ranked these value-adds from "you should be doing this yesterday" to "this might require its own dedicated team.” Remember the "dishwasher rule"? These value-adds aren't just services—they're tangible evidence of the value you're providing. In Thursday's bonus episode, Matt spoke with Scott DiGiammarino from JPTD Partners. Scott shared that with over 40 deals in the past year, his clients see valuations at double or triple the industry norm. For advisors thinking selling means retiring to a beach somewhere, Scott dispelled the myth that sellers have to exit completely. In fact, buyers (particularly those private equity firms) prefer you stick around to keep growing the business—they just want a piece of that lucrative pie. The takeaway from both episodes? Whether you're building value through client services or preparing to cash in on the practice you've built, being proactive, strategic, and clear about your vision is non-negotiable. Resources in today's episode: - Episode Website - Ranking Value Adds: Easy Wins and Game Changers [Episode 304] - Selling High: Why Your Practice May Be Worth Double What You Think with Guest Scott DiGiammarino
In certain markets, you can buy suburban office property for as low as $10/ft where it costs $200/ft to build. What's more, you don't have to go through the toil of finding off market deals, they're listed publicly on LoopNet, Crexi, and other prominent sites. As workers have left downtown offices, they've chosen to work closer to home. Buildings with smaller one to three person offices in particular are seeing strong tenant demand. As a result, many suburban office buildings are at 90% occupancy. Ash Patel, a successful Value-Add investor, invests in office buildings, flex Industrial, strip retail, and ground up construction. Ash doubles his money on most deals in three to five years.

Which rental renovations give you the biggest bang for your buck, turning a few thousand dollars of materials and labor into hundreds of more dollars of rent per month and tens of thousands more in home value? Today, we're going through each tier of rental renovations: easy and cheap ($5,000 or under), moderately challenging and expensive ($25,000 - $50,000), and hard/pro-level ($50,000+). In This Episode We Cover: How to increase your property's value (and rents) with high-ROI rental renovations The easiest (and cheapest) upgrades to make that take little time What to look for when buying a home for “value-add” and signs of money-making potential The one appliance you should NEVER include in your rental property The easy bathroom conversion that will massively boost your home's equity Pro-level rental renovations that could make you six-figures And So Much More! On this episode of the Best Ever CRE Show, JP Newman, CEO and founder of ThriveFP, discusses navigating the current market cycle in multifamily real estate. With over 20 years of experience and 20,000 units under his belt, Newman shares why his firm strategically reduced their portfolio from 10,000 to 1,500 units to position for upcoming opportunities. He predicts 24 months of market distress ahead, projecting another 10-20% price decline unless interest rates decrease significantly, while emphasizing the importance of having dry powder and maintaining strong investor relationships to capitalize on deals. Newman also provides insights on how institutional capital has changed the multifamily landscape, making it harder to find significantly dislocated opportunities compared to five years ago, though he remains optimistic about multifamily's long-term fundamentals due to the continuing supply-demand imbalance. What's next for value-add deals: Boom or bust? For years, the value-add strategy dominated multifamily investing. Investors bought underperforming properties, made strategic upgrades, and increased rents to unlock significant value. But as more capital entered the space, competition surged, prices inflated, and true value-add deals became harder to find. At the peak of the cycle, deals were flipped multiple times, with each new buyer attempting to extract more value—sometimes beyond what was realistic. Now we're in a different market. Capital has dried up for the most part, and many properties that once had strong financial backing are struggling with deferred maintenance and lower-than-expected rent growth. As the market resets, the next wave of value-add deals is beginning to take shape. But what conditions need to change before investors can take advantage? What's the best way to build wealth in 2024? For many, it's “value-add” real estate investing. You might know what this is, but you may have never heard the term before. Value-add investing is when you buy investment properties, improve them, increase the cash flow, equity, or both, and reap the rewards by holding onto them as rentals or flipping them for quick cash. Today's investor, Tom Shallcross, is doing just this, but he's making BIG returns (six figures on flips!) and funneling those profits into his sizable rental portfolio. And he's doing it all in 2024. We know that everyone has told you how impossible it is to invest in real estate in 2024, but Tom instantly proves the naysayers wrong. Not only is he flipping houses, but he's also buying rentals, BRRRRing (buy, rehab, rent, refinance, repeat), and doing it all in a competitive market—Chicago! So what's he doing differently? Tom gets the deals before the rest of the investors in his area can, takes on BIG house flips that most investors are too scared to, and constantly reinvests the profits into more real estate. He's been doing it since 2016 and is STILL finding success in today's market. How's he getting the best deals sent to him? How's he making such large profit margins? We're uncovering his exact strategy and method in today's episode.
