this week on Delusional Diaries, we're hitting rewind for a full-on highlights episode: a chaotic, unfiltered compilation of the moments that define this podcast. from petty friendship fights (the anxiety spiral of a “hi” text with no follow-up, pregame arrival time wars, and who actually respects whose schedule) to brand trip beach blowups and influencer grudges that have lasted literal years, nothing is left out. the girls revisit the almost-move-to-florida era, the signed lease, the shared one-bedroom plan, the horse girl volunteer dreams, and how brand trips, boyfriends, and life completely rerouted everything. of course, it wouldn't be delusional diaries without the unhinged domestic lore: caffeine addictions and diet coke dependencies, coffee-fueled aggression, eating dog treats as a “sweet treat,” hotel room roommate nightmares, injuring-a-bunny-by-proxy (rip), and the ongoing debate about which dogs are draft picks versus practice squad. they unpack patience (or the lack of it), marathon hypotheticals for cash, chaotic family holidays, and what happens when your boyfriend's entire extended family listens to your very explicit podcast.but woven through the madness are the moments that made this show what it is: opening up about worst eras, mental health lows, therapy, imposter syndrome versus delusional confidence, and what it means to grow up publicly in your 20s. this episode is Delusional Diaries, wrapped into one very on-brand recap. if you're an old listener, we know you'll love revisiting these moments. if you're new here, this is your perfect entry point into the rollercoaster.More of Delusional Diaries Podcast:Instagram: https://www.instagram.com/delusionaldiariespodcast/TikTok: https://www.tiktok.com/@delusionaldiariespodcastYoutube: https://www.youtube.com/@DelusionaldiariespodcastSubstack: https://delusionaldiariespodcast.substack.com/Website: https://delusionaldiaries.com/More of Halley:Instagram: https://www.instagram.com/halleykmcg/TikTok: https://www.tiktok.com/@halleykateMore of Jaz:Instagram: https://www.instagram.com/justjazzzyidk/TikTok: https://www.tiktok.com/@justjazzzyidkYouTube: https://www.youtube.com/justjazzzyidkLinks: Ollie: ollie.com/diaries and use code DIARIES for 60% off your welcome kit Caraway: Carawayhome.com/DIARIES or use code DIARIES at checkout Apartments.com: apartments.com Progressive: progressive.comSee Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

The collapse of UK mortgage bridge lender Market Financial Solutions has caused chaos across specialist lending. Mortgages are the heart of the securitised products business, and if you can't trust mortgages, what can you rely on?9fin broke the news of double pledging and shortfall in collateral found under its warehouse facilities. The fraud allegations are reminiscent of the recent cases of First Brands and Tricolor in the US that have shaken the private asset-based lending industry.Lots of well-known firms have been caught on the wrong side of MFS — the likes of Barclays, Atlas SP and Castlelake — and it was a close shave for other lenders. In this episode of Distressed Diaries, host and senior reporter Bianca Boorer sits down with 9fin asset-based finance editor Owen Sanderson and Kawai Chung, mortgage market veteran and CEO of UK lender Folk2Folk, to dig into the drama, assess the impact, and consider how the ‘safest' form of lending might have ended up in double-pledging.Most importantly, we look at what could be done differently in future — as borrowers scramble to prove their credentials and lenders look over their books, what's the future of asset-based finance in Europe?

She reflects on what it felt like to remain in a role she knew was negatively impacting her trichotillomania, yet one she felt an obligation to see through until the end of the school year. Through using spinner rings to keep her hands busy and committing to therapy to shift her mindset, she found ways to cope during that season of life. Most importantly, Barbara shares how telling her story changed her life — transforming shame into connection and isolation into purpose — and how speaking your truth might just change yours, too.Purchase a signed copy of The Trichster Diaries at barbaralally.com or an unsigned copy on Amazon.—Living with a BFRB isn't about willpower, it's about awareness. The Keen2 by HabitAware gently vibrates to help you notice pulling or picking in the moment, so you can pause and choose what comes next. Send a textIn this episode, Ed welcomes Michael Pouliot of Carbon Real Estate Investments, a vertically integrated private equity firm operating workforce housing apartments across the Southeast. Pouliot explains Carbon's buy box: 100–300 unit, older vintage (1970s–1990s) properties in strong school districts and stable submarkets, targeting families and raising rents about 20% through substantial CapEx that prioritizes deferred maintenance alongside unit upgrades. They talk about navigating Sunbelt challenges like insurance and taxes by avoiding high-risk areas, staying conservative in underwriting, and emphasizing strong entry pricing. Pouliot shares a bullish view that the next 12–18 months are a strong buying window as the market works through distress, debt maturities, and oversupply absorption, with more constructive sentiment and capital expected around 2027–2028. He outlines Carbon's strategy for 2026: keep buying with fixed-rate, low-leverage debt, hold long-term, and offer investor liquidity via recapitalizations rather than selling assets. The conversation also covers regional scaling for operational efficiency, selective adoption of AI tools (voice/chat agents, SOP knowledge bases, automation) to augment staff, and Pouliot's perspective on purpose, mentorship, lifestyle trade-offs versus Wall Street, and how he defines success. Pouliot closes by directing viewers to investwithcarbon.com for Carbon's weekly newsletter and content.00:00 Cycle Outlook 2027-202800:11 Show Intro and Mission00:52 Welcome and Subscribe01:42 Meet Carbon Real Estate02:44 Insurance and Tax Headwinds05:07 Buy Box and Resident Avatar07:01 Why Stable Markets Win08:34 Distress Deals and Assumable Debt12:29 Oversupply and Absorption Math14:58 Strategy for 202618:41 Vertical Integration and CapEx20:32 Tech and AI in Property Ops14:23 AI Ops Automation23:28 Human Touch Investing24:31 Real Estate Tech Lag25:19 Deal Junkie Purpose26:23 Paranoia Prevents Errors28:26 Wall Street What Ifs33:38 Learning Diet Books35:56 Defining Success Seasons38:19 Life Outside Real Estate41:05 Where To Follow CarbonThis week's book: How Countries Go Broke by Ray DalioElevista - Speed as a Service™Elevista Connect is the first AI-powered lead conversion system built for real estate investors. Alternative internet providers swarmed the market during Covid-19 when internet usage became paramount to the shift of everyone suddenly having to work from home during lockdowns. In the UK we have over 100 altnet providers serving 16.4 million homes, according to a 2025 report by the Independent Networks Co-operative Association. This is up from 1.2 million homes in 2019.Investors were quick to support this expansion with cheap funding. Since 2020, the sector has received around £17.4bn of funding, according to advisory firm BDO.However, the ‘build and they will come' model proved far too optimistic as subscriber growth failed to keep pace. Rising interest rates and burdening costs of building the infrastructure also weighed on these broadband providers. We started to see the first signs of distress at the start of the year, with G.Network filing for administration, shortly after its acquisition by distressed debt investor FitzWalter, and creditors moved to take control of Gigaclear. On this episode we sit down with Ben Davies and Stuart Keeping, senior managing directors from financial advisory firm Teneo to delve into the rise and fall of this overcrowded market and providers' response to the challenges.

Writing in a diary or journal is usually a personal and private act, but there are published diaries that have changed the world. There are scholars who study diaries and family members who treasure them. And if you have a diary, there just might be an archive that would like to collect it when you're gone. Betsy Rubiner, a journalist, author and a life-long diarist discusses her book, Our Diaries, Ourselves: How Diarists Chronicle Their Lives and Document our World. Also in this episode, we listen back to a conversation with Stella Youngbear, who has been creating beadwork for over 65 years. (A portion of this episode was originally produced Aug. 8, 2024.)

Sam & Tom sit down to review their visit to Conwy Golf Club on the north coast of Wales. With a history stretching back to 1869, and Hoylake professional Jack Morris the man behind the initial design, Conwy is a breathtaking piece of land on which to play golf. We had a great time here, settling a club championship match in a four-club wind.In more recent years, Frank Pennink re-designed much of the course following the two World Wars in the first half of the 20th century. Most recently, Mackenzie & Ebert's work with the club has seen gorse removed, green sites enlarged, and bunkers returned to more naturalised shapes. For those of you who follow the trials and tribulations of our matches on the road, the ‘Club Championship' section of the website is filled with match reports as we go, along with a league table tracking our performance records. What do you do when your child's “entrepreneurial spirit” earns them a detention slip? This conversation is messy, honest, and human — just like parenting. In this honest and relatable Super Woman Diaries episode of Chasing Brighter, Jessica and Kelly unpack a parenting moment that many of us quietly fear: getting that call from school. Kelly shares the story of her son Beckett, who started selling 3D printed items to classmates — including a plastic knife — and ended up in detention. What started as creativity and hustle quickly turned into a lesson about rules, responsibility, and consequences. And like all real-life parenting moments, it wasn't black and white.

Have you been waiting to start investing because you’re scared you’ll get it wrong? This week’s Money Diarist started with a hot stock tip from her Dad and then it… didn’t perform. Instead of spiralling, she levelled up. She stopped chasing individual shares and started understanding what she was actually buying. She started automating her investing so emotions weren’t running the show (and she wasn't checking her app every 5 minutes). Now at 32, she has around $100,000 in shares, another $100,000 sitting in her offset, and roughly $140,000 in super... on a regular salary This ep is proof that investing does not reward perfection. this week on Delusional Diaries, Halley and Jaz catch up the only way they know how... from celebrating 100 Solidcore classes and resurrecting 90s Tae Bo, to surviving the most aggressive New York cold snap of all time, the girls recap wedding weekends, Miami plans, Turks anticipation, and why group trips, where everyone's down to drink and beat the same topics into the ground, are elite. there's also a deep dive into phone battery conspiracies, hoarder-level camera rolls, and the mildly concerning contents of their notes apps.but the heart of the episode centers around Halley's intense court experience after being “allegedly” assaulted in New York. she opens up about testifying, being cross-examined by the defendant (who represented himself), the chaos of courtroom objections, and the emotional toll of being photographed and gaslit throughout the process. it's raw, frustrating, at times darkly funny, and an ironic reminder of how draining the legal system can be… especially when someone refuses accountability. the girls unpack what it felt like in real time, from courtroom theatrics to the surreal moment of watching TikTok evidence played out in court.as always, the episode balances heavy with hilariously chaotic. they spiral into jury duty fantasies, debate whether you can escape hell once you're in it, confess to adult-onset lice trauma (yes, really), read old hate letters to brokers, and expose their most embarrassing past crushes.
