Our 50th episode of NRLA podcast Listen Up Landlords sees hosts NRLA CEO Ben Beadle and presenter Richard Blanco examine the latest Government proposals around Minimum Energy Efficiency Standards (MEES). Landlords whose rental homes have an EPC rating below ‘C' will need to spend up to £15,000 per property to reach the new minimum standard, with just five years to go until the 2030 deadline. Ben and Richard are joined by James Kent, the NRLA's chief innovation officer; Andrew Parkin, from the Property Energy Professionals Association and Chris Rogal, a London-based portfolio landlord, to unpack the plans and what they mean for landlords. Danny McKeown-Henshall a team leader on the NRLA support team, shares some of members' most common questions to the advice line since the proposals were published. We also run through the NRLA's calls when it comes to the plans. The association wants the Government to increase the lead-in time for change to 10 years, introduce a comprehensive funding plan to support landlords making improvements and commit to tackling the massive shortfall in qualified tradespeople. Broadcast originally aired on Monday, September 16, 2024 at 9:30 am, on WRCR Radio 1700AMWe turned our attention to two notable September events relating to the American Revolution.  First, September 2024 marks the  244th anniversary of the capture, imprisonment and trial of British Major John André for conspiring with General Benedict Arnold. And it's  the 200th anniversary of the Marquis de Lafayette's triumphant farewell visit to America which included a stop here in Rockland County. To commemorate these two events, we looked back to two interviews from past episodes of this program:AJ Schenkman, who spoke about his book Patriots and Spies in Revolutionary New York, which includes the André–Arnold Affair (2021). Seline Castrovilla who discussed her books Revolutionary Rogues: John André and Benedict Arnold and Revolutionary Friends: Washington and Lafayette (2018).  Then,  host Clare Sheridan read an excerpt from the terrific book, Life Along the Hudson,” by Allan Keller.  This excerpt beautifully describes Lafayette's important and historic trip up the Hudson.  AJ Schenkman is the author of several books about local and regional history. He has written for many magazines, blogs and academic journal including numerous articles about Hudson Valley History in Ulster Magazine, the Time Herald Record, Chronogram, and on his website, Ulster County History Journal. He is a teacher in Ulster County and the Historian for the Town of Gardiner. Selene Castrovilla is an award-winning nonfiction and fiction author who is dedicated to uncovering hidden truths about both our nation's history and about ourselves.  Through reflection, we can be our own change.Lafayette Historical Marker: We are pleased to announce the recent unveiling of a Lafayette Trail marker.  The marker was installed in Haverstraw, NY, on Sunday, September 15, 2024, at 10 am ET to commemorate the bicentennial of Lafayette's stop in the Haverstraw Bay on September 15, 1824.200 years ago (09/15/1824), General Lafayette was forced to spend time in Haverstraw Bay due to the grounding of the steamboat "James Kent" on the Oyster Bank.This unfortunate turn of events marked the beginning of the North (Hudson) River segment of Lafayette's Tour and had a significant impact on the rest of Lafayette's day, September 15, 1824. Indeed, originally scheduled to be welcomed at the United States Military Academy at West Point, NY, around 10 AM, Lafayette would only arrive there early in the afternoon because of the delay accumulated near Haverstraw.The Lafayette Trail, Inc. commemorated this historic occasion with the Village of Haverstraw, the Haverstraw Brick Museum,  The County of Rockland, and the William G. Pomeroy Foundation. Today on our episode #389 of All in the Industry®, Shari Bayer has a special show in honor of James Kent, also known as Jamal James Kent, an incredible chef, restaurateur, husband, father, and friend, who suddenly passed away this past weekend from a heart attack at the young age of 45. The New York Times wrote that James was “a distinguished chef and successful Manhattan restaurateur who seemed poised to become a food industry tycoon.” He was an extremely well-respected leader, and had already accomplished so much in our industry, and simply put, he was loved. As a tribute, we are rebroadcasting our episode #253 with James, which originally aired on Wednesday, June 3rd, 2020, when Shari spoke with him remotely during the trying times of Covid. James' company, Saga Hospitality Group, includes restaurants, Crown Shy (one Michelin star) and Saga (two Michelin stars), and cocktail bar, Overstory (No. 3 on North America's 50 Best Bars list), which are all in the same building in Manhattan's Financial District at 70 Pine Street. Crown Shy is on the ground floor, and Saga and Overstory are part of the 62nd, 63rd, 64th and 66th floors, along with private dining room, 12 terraces and 360 panoramic views. James future plans included Snackville, re-imagined culinary concepts at the amusement park on Santa Monica Pier in California as a partnership with Saga Hospitality Group and private equity platform, S C Holdings; several projects from fine dining to a fast-casual chicken sandwich concept with NBA great LeBron James, whose investment firm is LRMR Ventures; a 140-seat restaurant at 360 Park Avenue South in Manhattan, inspired by the Grand Central Oyster Bar with Executive Chef Danny Garcia, who was just named winner of Top Chef: Season 21; a new bakery and casual all-day cafe in the newly renovated Domino Sugar factory building in Brooklyn with Executive Pastry Chef Renata Ameni; and five restaurants in partnership with Paris luxury department store, Printemps, at 1 Wall Street, led by Culinary Director Gregory Gourdet. A Greenwich Village native, James started his culinary career as a summer apprentice at Bouley when he was fifteen years old, and has since spent time in the kitchens of Babbo, Jean-Georges, and Gordon Ramsay. James joined the team at Eleven Madison Park (EMP) as a line cook and was quickly promoted to sous chef, and in 2010, he placed first in the Bocuse d'Or USA Competition; then representing the US at the international finals of the Bocuse D'Or in Lyon, France, placing 10th in the world. When he returned to New York, he was named chef de cuisine of EMP, and under his leadership, the restaurant received numerous accolades including four stars from The New York Times, three Michelin stars, and a coveted spot on World's 50 Best Restaurants. James was promoted to Executive Chef of The NoMad in the fall of 2013, the same year that it received one Michelin Star. In 2017, he left to pursue his first solo project, an ambitious pair of restaurants in the landmark Art Deco building at 70 Pine Street in New York's Financial District, with his partner Jeff Katz. Crown Shy, the first of those restaurants, opened in March 2019, and received 2 stars from The New York Times and one Michelin Star just six months after opening. The restaurant industry has lost two standout talents in less than two weeks: Solomon Choi, the founder of 16 Handles and an investor in other ventures, and James Kent, the gifted New York City fine-dining chef. Choi was 44, and Kent just 45. Both apparently died from heart issues. Misfortune comes at random. But there's no denying the industry is less than a leader in addressing the issue of health among its members. All of the concern has been focused on the well-being of restaurant customers, not the industry professionals who serve them. But that's not always been the case, as we discuss in this week's episode of Restaurant Rewind. From time to time, there have been flashes of interest in promoting healthier lifestyles for those on the business side. But we still have a long way to go. Meanwhile, the grind of the business has left us with losses that can still haunt, as the episode also attests. Give a listen to some departures that were particularly painful.

A Greenwich Village native, James Kent started his culinary career as a summer apprentice at Bouley when he was fifteen years old. After taking classes at Le Cordon Bleu in London and Paris then graduating from Johnson and Wales, James moved back to New York where he spent time in the kitchens of some of New York's most storied restaurants including Babbo and Jean-Georges. In the spring of 2007, James joined the team at Eleven Madison Park as a line cook and was quickly promoted to sous chef. In 2010, James placed first in the Bocuse d'Or USA Competition; he then represented the United States at the international finals of the Bocuse D'Or in Lyon, France the following year where he placed 10th in the world. When he returned to New York, James was named chef de cuisine of Eleven Madison Park. Under his leadership, EMP received nearly every accolade bestowed on a restaurant including four stars from the New York Times, three Michelin stars, and a coveted spot on the San Pellegrino list of the World's 50 Best Restaurants. James was promoted to Executive Chef of the NoMad in the fall of 2013, the same year that it received one Michelin Star. He left The NoMad in 2017 to pursue his first solo project, an ambitious pair of restaurants in the landmark Art Deco building at 70 Pine Street in New York's Financial District. James opened Crown Shy, the first of those restaurants, in March 2019. Just six months after opening, the restaurant was awarded a Michelin star. After 18 months of pandemic-related delays, the pair opened SAGA – a fine-dining restaurant in the tiered spire of the building–in August of 2021. In October 2022, SAGA was awarded two Michelin stars. James is an active supporter of a number of charities working to eradicate childhood hunger in New York City including No Kid Hungry and ReThink Food, for which he sits on the Chef's Council. James has twice co-chaired the annual Chef's Benefit dinner for Cookies for Kids Cancer, a nationally-recognized organization that provides funding for pediatric cancer research. And he's a mentor for Ment'Or organization devoted to inspiring culinary excellence in young professionals and preserving the traditions and quality of cuisine in America. Entrepreneurs always generate new value for customers; that's what they get paid for. It's not always necessary to create a new market; there are many creative ways to expand the value potential of established markets and carve out a territory in the new expanded space. James Kent, founder of the innovative apparel brand Rogue, White and Blue, talks to E4B about the entrepreneurial value creation method he pursues in growing a distinctive and differentiated brand in what might look to outsiders like a crowded market, but which to him looks like unbounded opportunity. This commercial experience in sporting goods was highly complementary to his love of the outdoors, and the two became a productive combination in James' entrepreneurial approach. James was able to gain some even more fine-tuned experience by working as the first employee of a start-up, running an office in a location removed from the head office. This provided exposure to the entrepreneurial experiences of risk-taking, autonomy, maximizing the use of limited resources and using business development tools like Google AdWords — all directly useful for a future business journey. A third layer of relevant experience came from joining the National Guard in a patriotic spirit of service. The service ethic is fundamental to all entrepreneurial endeavors. The stage is set: what kind of business to launch? James asked the entrepreneurial questions. What do I love? The outdoors and outdoor recreation. What do I know? Apparel and apparel retail. What are my resources? Passion, the genuineness and clarity of commitment, design ideas, and a small amount of savings. Who are my customers? People who share the same passions. Where will differentiation come from? It came from a reservoir of genuine feeling and the combination of two streams of thought: recreational love of the outdoors and patriotic love of country. The combination became the brand Rogue, White and Blue, described by customers as “the patriotic version of Patagonia”. It's wild and unexpected like the American landscape, and it embodies patriotic design ideas, both in visual look-and-feel and in functional attributes such as Made In America. The commitment to a differentiated brand platform creates a differentiated supply chain, differentiated production, and differentiated presentation. Entrepreneurs design their production infrastructure and supply network backwards, starting with the brand and then identifying the system components that will bring it to life. James had design ideas in his mind. He self-taught himself Adobe Illustrator to get them from his mind into digital documentation, occasionally hiring outside designers on Fiverr at low variable cost for some specific refinement tasks. Modern technologies ranging from design software (and the training videos and additional user content available online for new adopters) to digital printing to internet-enabled collaboration sites like Fiverr can be combined to create a complete value network with limited fixed cost investment. The next step down the supply chain was to find screen printers and James tested alternatives until he identified the best craftspeople in that specialized profession. He made them his business partners, which enabled him to benefit from their expertise in identifying the right Made-In-America apparel manufacturers and the right high-quality fabrics. By ordering garments through the printers, he was able to give the printers a more profitable business model while offloading some risk (e.g., of misprinting) onto them. The shared value space was big enough for everyone in the network. The integrated platform of a differentiated brand and a differentiated supply chain is the result of entrepreneurial commitment: to brand integrity, quality, style, and consistency. Finding customers through entrepreneurial action. At the outset, there wasn't any marketing budget for Rogue, White and Blue. How does a brand get customers in those circumstances? Not by advertising but by entrepreneurial action: by meeting customers personally. James had a good instinct for who his customers would be based on input from like-minded friends and family. So, he went out to meet similar people by setting up a sales table at selected events where they might congregate. The first one was a gun show, and then more broadly outdoors-themed events. James vividly remembers the excitement of show attendees stopping by his booth, immediately bonding with the “patriotic version of Patagonia” brand feel — they didn't need to be told, they understood it without prompting — and paying cash for the products. Rogue, White and Blue started with a batch of 96 T-shirts which quickly sold out. Growth is funded by cash flow and there is no shortage of growth drivers and growth ideas. Cash flow is the most important financial indicator of business performance and it's the most important source of growth capital. Profit is an accounting notion, and debt-financed development has its own set of risks. Cash flow is a pure indication of customer approval and customer value. Therefore, it provides the best funding source for both working capital and investment capital — turning the value experienced by consumers into the funds that enable expanded and enhanced value experiences in the future. Rogue, White and Blue has expanded into more designs, new apparel items, a strong website to drive sales, and a reinforced brand presence. Customer feedback loops ensure continuous improvement and progress. Meeting customers face-to-face or getting their feedback via the internet — these are feedback loops that help entrepreneurs refine their offering. The feedback may concern product quality, design, or brand imagery; it's all positive input for an entrepreneurial business that is open and not defensive whenever there is criticism. The entrepreneurial life is exciting. How are we all going to share in the productivity of the economy? The old way was to take a job and participate as an employee, hopefully ascending the hierarchical ladder of a firm or translating increased experience and skill in a profession for higher wages. As the digital economy unfolds, and more of the work is being performed through algorithms and A.I. and machine learning that's translated into process automation, the traditional ways of sharing in economic production will be blocked. Entrepreneurs always generate new value for customers; that's what they get paid for. It's not always necessary to create a new market; there are many creative ways to expand the value potential of established markets and carve out a territory in the new expanded space. James Kent, founder of the innovative apparel brand Rogue, White and Blue, talks to E4B about the entrepreneurial value creation method he pursues in growing a distinctive and differentiated brand in what might look to outsiders like a crowded market, but which to him looks like unbounded opportunity. Key Takeaways and Actionable Insights Entrepreneurs start with what they love — it's the first source of differentiation. James is a lover of open-air experiences — of walking and hiking and exploring trails and off-road lands, of snowboarding in the mountains, and enjoying all the freedoms of exploration and everything to do with the great American outdoors. “What do I love?” is one of the first questions an entrepreneur asks of themselves, and James is certain of his answer. Adding knowledge and experience fortifies the entrepreneurial recipe. All experience and most knowledge are individual. What we pay attention to, and how we learn is always unique to us personally. James picked up some valuable experience by working in sporting goods retail stores, both interacting with customers in stores and working his way up the corporate ladder into management positions. This commercial experience in sporting goods was highly complementary to his love of the outdoors, and the two became a productive combination in James' entrepreneurial approach. James was able to gain some even more fine-tuned experience by working as the first employee of a start-up, running an office in a location removed from the head office. This provided exposure to the entrepreneurial experiences of risk-taking, autonomy, maximizing the use of limited resources and using business development tools like Google AdWords — all directly useful for a future business journey. A third layer of relevant experience came from joining the National Guard in a patriotic spirit of service. The service ethic is fundamental to all entrepreneurial endeavors. The stage is set: what kind of business to launch? James asked the entrepreneurial questions. What do I love? The outdoors and outdoor recreation. What do I know? Apparel and apparel retail. What are my resources? Passion, the genuineness and clarity of commitment, design ideas, and a small amount of savings. Who are my customers? People who share the same passions. Where will differentiation come from? It came from a reservoir of genuine feeling and the combination of two streams of thought: recreational love of the outdoors and patriotic love of country. The combination became the brand Rogue, White and Blue, described by customers as “the patriotic version of Patagonia”. It's wild and unexpected like the American landscape, and it embodies patriotic design ideas, both in visual look-and-feel and in functional attributes such as Made In America. The commitment to a differentiated brand platform creates a differentiated supply chain, differentiated production, and differentiated presentation. Entrepreneurs design their production infrastructure and supply network backwards, starting with the brand and then identifying the system components that will bring it to life. James had design ideas in his mind. He self-taught himself Adobe Illustrator to get them from his mind into digital documentation, occasionally hiring outside designers on Fiverr at low variable cost for some specific refinement tasks. Modern technologies ranging from design software (and the training videos and additional user content available online for new adopters) to digital printing to internet-enabled collaboration sites like Fiverr can be combined to create a complete value network with limited fixed cost investment. The next step down the supply chain was to find screen printers and James tested alternatives until he identified the best craftspeople in that specialized profession. He made them his business partners, which enabled him to benefit from their expertise in identifying the right Made-In-America apparel manufacturers and the right high-quality fabrics. By ordering garments through the printers, he was able to give the printers a more profitable business model while offloading some risk (e.g., of misprinting) onto them. The shared value space was big enough for everyone in the network. The integrated platform of a differentiated brand and a differentiated supply chain is the result of entrepreneurial commitment: to brand integrity, quality, style, and consistency. Finding customers through entrepreneurial action. At the outset, there wasn't any marketing budget for Rogue, White and Blue. How does a brand get customers in those circumstances? Not by advertising but by entrepreneurial action: by meeting customers personally. James had a good instinct for who his customers would be based on input from like-minded friends and family. So, he went out to meet similar people by setting up a sales table at selected events where they might congregate. The first one was a gun show, and then more broadly outdoors-themed events. James vividly remembers the excitement of show attendees stopping by his booth, immediately bonding with the “patriotic version of Patagonia” brand feel — they didn't need to be told, they understood it without prompting — and paying cash for the products. Rogue, White and Blue started with a batch of 96 T-shirts which quickly sold out. Growth is funded by cash flow and there is no shortage of growth drivers and growth ideas. Cash flow is the most important financial indicator of business performance and it's the most important source of growth capital. Profit is an accounting notion, and debt-financed development has its own set of risks. Cash flow is a pure indication of customer approval and customer value. Therefore, it provides the best funding source for both working capital and investment capital — turning the value experienced by consumers into the funds that enable expanded and enhanced value experiences in the future. Rogue, White and Blue has expanded into more designs, new apparel items, a strong website to drive sales, and a reinforced brand presence. Customer feedback loops ensure continuous improvement and progress. Meeting customers face-to-face or getting their feedback via the internet — these are feedback loops that help entrepreneurs refine their offering. The feedback may concern product quality, design, or brand imagery; it's all positive input for an entrepreneurial business that is open and not defensive whenever there is criticism. The entrepreneurial life is exciting. How are we all going to share in the productivity of the economy? The old way was to take a job and participate as an employee, hopefully ascending the hierarchical ladder of a firm or translating increased experience and skill in a profession for higher wages. As the digital economy unfolds, and more of the work is being performed through algorithms and A.I. and machine learning that's translated into process automation, the traditional ways of sharing in economic production will be blocked. Rapid and ongoing advances in digital technologies have made agile adaptation the norm in industrial manufacturing. However, disruptions caused by the pandemic have forced leaders to look at infrastructure issues to plan for future disruptions. In this episode of “To the Edge and Beyond,” host James Kent talks with Irene Petrick, Senior Director of Industrial Innovation, and Faith McCreary, Senior Principal Engineer and Senior Researcher and Strategist for Industrial Innovation, both at Intel, about the challenges leaders face and what it will take to survive and thrive in the “new normal.”“COVID has been an amplifier for pre-existing issues such as access to digital data, worker safety, poor information quality, and unexpected data variances,” says McCreary. “Fortunately, industry leaders are starting to see that infrastructure is an important enabler that can help them deal with those issues.”Petrick agrees, adding “The lesson they've learned is that they need to be better prepared. There are no quick fixes. Disruptions can come from anywhere and will continue.”Petrick and McCreary expect remote work, resource fragility, worker safety, and global supply chain issues to make the need for changes to infrastructure very clear. “Our work suggests that the infrastructure piece is a critical problem,” says Petrick. “Machines give off an incredible amount of data. But not all of it is relevant. We have to figure out what data matters, how often to collect it, and how to process it at the edge so that we're only capturing the most important aspects.”Labor shortages further increase infrastructure problems. “Employers used to feel that automation would replace workers. But the concern now is they don't have enough workers so they must automate,” Petrick says. “Companies are having to scramble to attract, keep, and figure out how to equip workers with AI and automation solutions that augment their ability to do their jobs,”“There are just not enough digitally savvy workers to go around,” adds McCreary, “and that's not going to change anytime soon. What makes it more complicated is that it's not enough for a worker to have digital skills. They also need an understanding of manufacturing. Leaders need what we call ‘double-deep' workers with both manufacturing and technology skills.”According to Petrick and McCreary, the solution lies in creating an ecosystem of collaborators. “It's like making a patchwork quilt,” says McCreary, “and everyone is looking to Intel to bring the pieces together – to play the role of matchmaker.
