So he decides he's just going to come stay at the ranch anyway.She goes to meet with the banker. It's not good. There's been some shady money stuff involving someone named Sandra Flowers, and Carrie has until 5 p.m. on Christmas Eve to come up with $15,000. That's only 48 hours. Not great!She calls an all-hands meeting and breaks the bad news: no bonuses… and probably much worse. They all get to work trying to figure out a way to save the Christmas ranch.John keeps trying to talk to her about his offer, but she's not budging. He's like, “I can tell how much you love this place. What if I fund building a bigger lodge and you still run it?” He believes there's huge potential for growth. Carrie is like, “I don't totally disagree… but still no deal.”John does a little snooping and discovers the truth—they're really struggling and owe 15k. We also find out that it was the banker who told John about the ranch in the first place, promising him a great deal if Carrie can't make the money.But John genuinely wants things to work out for Carrie because he wants her to stay and run the inn.Carrie ends up raising the money. It's looking great. She brings it to the banker and he's like, “Well, it's a start… You ran out so fast that you missed the part where I said you actually owe $50k.” So that's… devastating.Carrie decides she just wants to enjoy the festival and have some fun. She and John compete in the Reindeer Games together and WIN big time.Everything's looking up—until she catches John talking to the banker and gets furious. “YOU KNEW!”John's excited to hear she's doing an auction—maybe this will save the ranch! But… it's not actually a fundraiser for the ranch. It's for charity.But guess who shows up… SANDRA FLOWERS. She explains she took the money to help her brother get surgery. In fact, the banker told her he'd pay for the surgery if she stopped paying the mortgage and emptied the bank account. The banker pops in with a “YOU LIE!”The final auction item is a cake—and that money actually goes toward the ranch. It's looking like they'll only get about $300… until John pipes up and bids $50,000.He says he wants to stay at the ranch and call it home—with her. And they kissssss. I had Steve Weil on the podcast today. It was a really a fun, interesting interview because it wasn't done in the studio. It was actually done at Rockmount Ranch Wear Headquarters in Denver. I highly encourage you go to this store (and bring your wallet) because there's some really great things inside. I definitely walked away with a few Western and Hawaiian shirts.You see, Steve is the third generation owner of this company. That's a really, really rare thing these days. His brand has been a staple in the realm of Western fashion for 80 years. His grandfather started it 1946 and he was the first guy to do a "snap" western shirt. Not to mention that everyone has worn this brand. Elvis, Eric Clapton, Bob Dylan, Bruce Springsteen, Robert Plant, and more. I found it all absolutely fascinating. I knew the store was there, and I had been in it before, but to actually get to hear the man himself speak about how it all came to be was awesome. We get a behind the scene tour of the building, the museum area showing the history of these shirts and his family, and even a look at the garage where he keeps his vintage automobile collection.It a very interesting podcast and I hope you can take the time to watch it. If you find yourself in Denver do yourself a favor and visit Steve's store. I think you'll find it just as cool as I did.
Joe Robson grew up on a cattle ranch east of Tulsa. After graduating from SMU, Joe came home to start his real estate career. In 1986, he formed the Robson Companies and began to develop part of the family ranch into the master-planned community of Forest Ridge.Joe promoted infrastructure improvements in the Tulsa metro area—roads, water, and sewer. He helped in the efforts to widen the Broken Arrow Expressway, the extension of the Creek Turnpike, and the breakup of the old University Center at Tulsa in favor of the now stand-alone satellite universities.Joe joined the local home builders association, which led to two terms as President of the Tulsa Home Builders Association, President of the Oklahoma Home Builders, and, in 2009, Chairman of the National Association of Home Builders. Between Dec. 2025 and March 2026, South Dakota State University Extension is hosting Sustaining the Legacy conferences in Winner, Mitchell, Aberdeen and Watertown. In this episode, Heather Gessner with SDSU Extension explains how these conferences help farmers and ranchers evaluate their current estate plans and determine if they need to make any changes. The conference is designed for farming and ranching families at all planning stages. Participants will learn methods to pass on farm and ranch assets and businesses and provide a financial inheritance to non-farming and ranching children. Estate planning and ranch transition attorneys, along with other industry experts, will present the material. Topics will include: Trusts Business structures, LLCs, LLLPs and corporations Life insurance Wills and probate Titling property Contracts Retirement planning for landowners How to access retirement benefits (Medicare, Social Security) Elder and end-of-life care planning Registration is required and seats are limited. The early registration fee is $70 per person up to two weeks before each conference, or $80 after that. Every day, hundreds of people drive to the very end of the road out of Honokaʻa on the northeast corner of Hawaii island to peer into Waipio valley from the lookout. They see that many signs warn to do the right thing, or “be pono,” and show respect by heeding the “Road Closed, Local Traffic Only” signs and keeping their vehicles out of the valley. So most wonder what happens in Waipio valley. One sign shares that Waipio valley has a thousand-year taro (kalo in Hawaiian) farming tradition. Kalo is used to produce one of the more popular indigenous foods on the islands, poi. Kalo was once a staple of the Hawaiian diet and poi is still quite popular on the islands. You can find fresh poi from Waipio valley in the local grocery stores and even at Costco. But how is poi made and who in Waipio valley is still making it?
