Prepare for the freight market shift in 2026 and be ready to pivot when contracts tighten and rates stagnate by listening to our topics today! In this episode, you'll learn why focusing on the spot market instead of long-term RFPs will give brokers the flexibility to thrive through the coming changes, how to price in real time and protect your margins, and how automation and AI are reshaping broker operations. On the regulatory side, I cover the growing crackdown on non-domiciled CDL issuance and the safety fallout from illegal operators running unregistered trucks. States like California and Kentucky are tightening compliance, exposing just how deep the enforcement issues go. John sits down with Zac Dearing (Mantel) to break down how top HVAC, plumbing, and electrical companies are moving from “proposal tools” to true shopping experiences that help homeowners buy with confidence—and help teams close more, faster. They dig into hard data from Mantel's platform and homeowner survey: why Tuesdays are the biggest sales day, how response time and proposal view time (“eyeball time”) predict closes, and why a 10-point jump in proposal strength correlates with ~$960 higher average ticket. They also cover remote/virtual selling (and what a high-fidelity, open-cart experience can look like), pricing transparency (69% of homeowners try to find a price online…only 15% find something clear), extended-warranty strategies, and what changes between a $10M shop and a $100M shop (hint: ruthless simplicity). If you want a concrete playbook for modern sales—benchmarks, coaching levers, and systems that scale—this one's for you.
Legacy isn't just about what you leave behind — it's about the opportunities you create today. This week on the Exit Strategies Radio Show, host Corwyn J. Melette talks with George Ellison, co-founder of Propbee and former CEO of two publicly traded real estate companies, about how families can use technology to start building real estate legacies that last for generations.Propbee uses the same AI, data, and math that major institutional investors use — but makes it accessible to first-time and small investors. From finding, financing, inspecting, and insuring properties to managing and tracking your investment online, Propbee simplifies the entire process so you can focus on what matters most: building your legacy.Key Takeaways:05:00 – The truth about real estate investing: Despite what many believe, 95% of rental homes are owned by small, independent landlords — not big institutions.06:03 – Flipping the script: Propbee “gives away” the same powerful tools, algorithms, and processes once reserved for Wall Street, helping families buy and manage homes with ease.07:45 – A seamless investing experience: From mortgage to inspection to insurance, everything happens within one site — you never have to leave the platform.09:06 – Why focus on first-time investors: George shares his personal mission to help families move from fear into action through education and technology.10:21 – The size of the opportunity: There are over 17 million single-family rental homes in the U.S.—and most are owned by individuals just like you.13:01 – Step-by-step process: How investors can search, analyze, finance, inspect, and close on a home—all in one place with Prop B.17:04 – Debunking the myth: Why the idea that “Wall Street owns all the homes” is exaggerated—and how this market remains a mom-and-pop opportunity.20:02 – Leveling the playing field: Propbee gives small investors the same data-driven insights used by major real estate firms to set rent, analyze markets, and grow wealth.Learn how to utilize data, technology, and professional tools typically reserved for institutional investors to build wealth and legacy through real estate.Connect with George:Website: https://www.propbee.com/Linkedin: https://www.linkedin.com/in/george-ellison-171643373Connect with Corwyn:Contact Number: 843-619-3005Instagram: https://www.instagram.com/exitstrategiesradioshow/FB Page: https://www.facebook.com/exitstrategiessc/Youtube: https://www.youtube.com/channel/UCxoSuynJd5c4qQ_eDXLJaZAWebsite: https://www.exitstrategiesradioshow.comLinkedin: https://www.linkedin.com/in/cmelette/Shoutout to our Sponsor: Country Boy HomesDo you remember your grandma's front porch? How do you stay “patiently aggressive” when the freight market keeps throwing curveballs? What's the right balance between playing offense and protecting your cash flow? In this episode, James Currier is back to discuss how the smartest players in the freight game are moving right now, expanding into new services like dedicated haul and final mile, locking in smart contracts instead of chasing spot rates, and seizing M&A opportunities while others retreat. We dig into why financial discipline, detailed P&L reviews, and strong vendor relationships are the real game-changers in today's volatile market. From navigating tariffs and rising insurance costs to understanding when to buy, refinance, or wait, you shouldn't miss this conversation on strategy, resilience, and growth for carriers and fleets who are ready to win! About James Currier James Currier is the Chief Revenue Officer at Finloc USA, where James leads the sales team across the country in a relentless pursuit for increased market share in the equipment finance field. After starting his professional career as a Business Analyst in the healthcare field, James came to realize that his passions were best suited to dealing with people and organizations aiming for growth. After a two year contract was completed with Fraser & Interior Health Authorities in British Columbia, a career change ensued and James has not looked back since. Combining the analytical fundamentals learned in healthcare and a natural gravitation towards people and business development, James has thrived in a sales career since 2012, leading, managing, and training dozens of people over the past several years. Subsequent to the completion of a >$400MM acquisition at his previous company, James made the jump to Finloc where he was first tasked with hiring and redeveloping the Ontario, Canada market. James was then assigned to manage the US division for Finloc as a player/coach, originating new asset-based financing opportunities and finding, attracting, and training new talent. James has worked in an exceptionally diverse range of roles since the age of 15, starting as a minor hockey league referee. His openness to new experience has allowed James to experience positions as a head of high-profile security, high-adventure whitewater rafter guide, Corporal in the Canadian Armed Forces Infantry Reserve, business analyst, VIP/Private security operative, personal support worker, guitar teacher, and sales leader. As a well-versed hobbyist who enjoys learning and new experiences, James enjoys coaching/playing/watching hockey, swimming, guitar, hunting, fly fishing, boating/canoeing, cycling, hiking, woodworking, motorcycling, reading, DIY projects, and evening walks with his wife, 2 boys, and golden retriever. Sean Smith is back for another discussion, and today, he talks about building a trusted network and keeping your freight secure in a market full of fraud, fake carriers, and last-minute chaos! Sean breaks down why a strong, relationship-driven carrier strategy is the best defense against fraud and service failures, moving 85% of his freight through a core group of trusted carriers, how tools like RMIS and private load boards automate vetting, boost efficiency, and keep trusted carriers in the circle, while we're recognizing the fact that technology alone can't beat fraud, and how carrier segmentation, automation, and transparency tools help brokers scale without losing control or quality!

Mark Drury's 9½-Year Iowa Giant, Why Weather Beats the Moon | 100% Wild Podcast Ep. 446 A warm October, one perfectly timed front, and a once-in-a-lifetime Iowa monarch. Mark joins Matt and Tim to break down a nine-plus-year-old buck's history, why “weather trumps moon,” how farm layout and micro-cool pockets produced daylight, and the winds that sealed the deal. They cover Grandma Lucy's 92-year-old bowhunt, Taylor's uniquely racked Missouri deer, running three film crews through a short front, and how La Niña may shape late fall patterns. Practical takeaways: screening near home sites, bedding-to-food distance for old deer, pressure timing, and when to sit out and strike. In the second half of the episode, we take the discussion deeper into the evolution of sport science and the challenges of applying it across different environments. Emaly and I talk about how athletes transition from national teams to their college or professional programs and the difficulties that come with inconsistent resources and data. We also explore how sports scientists are learning to balance the practical realities of technology with the need for accurate and reliable data. The conversation touches on real issues like injury prevention, pain management, and how performance staff can use individualized approaches to make the biggest impact. This part of the episode also focuses on how the role of sports science has become more athlete-facing. It is no longer just about the back-end data. It is about trust, education, and helping athletes make better choices for themselves. We discuss strategies that go beyond the lab, from sleep education to recovery tools, and how coaches and scientists can better listen to athletes about what matters to them. The takeaway here is that true performance progress happens when the science is individualized and when athletes feel empowered to take ownership of their development. Shoutout to Sorinex and EliteForm for making these episodes possible!

Bryan Matthews, Caleb Jones and Jay G. Tate reconvene to discuss the most pressing news, which today centers around Damari Alston's departure from the football program. Also: • Why did Alston ask to redshirt? • Is Freeze right to be upset about that request? • Is Alston's course of action tantamount to quitting? • Maybe Freeze was right to be upset but wrong to be off-putting in the press conference Monday? • Why is Alston so popular among teammates? • Can Auburn make things work without Alston? • Why is it OK for Ashton Daniels to redshirt but not Alston? • Speaking of Daniels, is he a viable option to replace Jackson Arnold? • Can Freeze win his way out of this thorny situation? • Shoutouts. The show is presented by VooDoo Wing Company with locations in Auburn, Mobile, Tuscaloosa, Florence, suburban Charlotte, Chapel Hill and Las Vegas. Look at us, we're back! More prepared, but with slightly less clothing. This was another quick and fun episode covering yet another crazy couple of weeks.Mom and Dad had a great night out at Crusader Knight, the big fundraising gala for our kids' school. Danielle was the belle of the ball and was excited to show off the look she's been working so hard on. It was such a great night with even better company, the Galindos.Like everything we do, it didn't come without its fair share of stress. Leo had a bunch of dental work the same day, but thank God for Dr. Lindsay Row at Summerlin Pediatric Dentistry, because everything went great (only a few meltdowns).Danielle wants to work with Mackin, but she still has no idea what he actually does, so he's still interviewing other candidates and rebranding the marketing agency. We also attended Danielle's 20-year high school reunion and got to see so many old friends, most of whom Mackin had to remind Danielle of by name. Shoutout to the Mormons who gave us their drink tickets!Mackin also ranked the kids a little more accurately this episode. Leo is working on subtraction, Dean has a newfound appreciation for cologne, Viv is locking into middle school, and Dom's broken wrist has healed. And yes, it all counts toward their ranking on Mackin's list.Thank you all for listening, and remember, if you don't rank your kids, you're just lying to yourself because you do.

She started in social work, battled through an engineering pivot at WVU, worked her way from project engineering to sales, and now lives at the intersection of customers, controls, and culture. Send us a textPeaches is flying solo and absolutely torching weak leadership in this unfiltered rant from the Ones Ready team room. The story? A Monster Mash at Little Rock AFB was shut down at the last second—after 50 candidates paid their own way—because someone got scared of “bad optics” during a government shutdown. Spoiler: nobody died, but the leadership's spine sure did.Peaches tears into risk-averse commanders, lazy optics-warriors, and anyone who hides behind policy instead of taking ownership. Then he spotlights one real-deal hero: Col. Echard, the 19th Airlift Wing Commander who told everyone to “keep pressing” and owned the risk like a leader should. If you've ever wondered why morale tanks or why recruiting struggles, this episode spells it out in flaming detail. This month we've explored modular construction from the ground up — financing, DIY systems, community scale, and stigma-busting. But in this episode, we step into the human soul of modular housing. Architect-engineer Charles Bloszies brings a fresh, humanitarian lens to offsite construction. He doesn't just build units—he designs legacies. Chuck's work in transitional, interim housing and his hybrid modular / prefabricated approach reveal how design, context, and care can distinguish mere shelter from a sanctuary. What makes this episode different:We explore how modular can restore dignity, especially in homelessness response.Rather than technology-first, we center mission-first design philosophy. We talk about coordination risk, vendor realities, and hybrid systems — not just ideal scenarios. We consider architecture as a contributor to community fabric, legacy, and calm environments.Key Takeaways:4:12 — The philosophical shift: modular as a tool for dignity, not just efficiency.7:43 — Collaboration is essential: architects, vendors, planners, community all at the table.10:09 — The origin story: how Chuck's wife's hospital work sparked his social housing focus.13:02 — The Redwood City modular project: a 240-bed modular housing campus and lessons from the field.17:01 — The horizon: hybrid systems and mass timber as modular tools of the future.21:03 — Micro touches that matter: “mean design” vs. nurturing materials, corner windows in small units.Connect with Charles:Website: https://archengine.com/Linkedin: https://www.linkedin.com/in/charles-bloszies-3956748Email Address: chuck@archengine.com Connect with Corwyn:Contact Number: 843-619-3005Instagram: https://www.instagram.com/exitstrategiesradioshow/FB Page: https://www.facebook.com/exitstrategiessc/Youtube: https://www.youtube.com/channel/UCxoSuynJd5c4qQ_eDXLJaZAWebsite: https://www.exitstrategiesradioshow.comLinkedin: https://www.linkedin.com/in/cmelette/Shoutout to our Sponsor: Mellifund Capital, LLCNeed funding for your next real estate flip or build?
