Today, we head down to Southern California, where are met with Jodie Poirier and Amanda Spangler. Jodie is the executive managing director of Colliers' Greater Los Angeles region - she essentially runs the show for Colliers there - and Amanda's role as managing director of Orange County and Inland Empire extends the group's coverage into these two important Southern California submarkets. The commercial real estate market in this region has been impacted just like any other in the country. However, Southern California has two really big aces up its sleeve - it is the place where most of the stuff we buy from Asia enters the country, so its industrial market is one of the most important in the country. The second ace is the creation of content, which has exploded over the last two years as we've binged and spent time glued to our devices while waiting for COVID to end. Our conversation today takes us across Southern California's commercial real estate market as we try to assess the drivers of this industry and what it may bring in the near term.

No longer can you, Mr. Hiring manager, get away with bad behavior in an interview and think you will be able to hire the person across the desk from you. When your offer gets turned down and you think it was because of a higher offer, know that was probably not the case. It’s you, not me! Today’s Quote: "Etiquette means behaving yourself a little better than is absolutely essential." - Will Cupp Guest Bio: Diane Lee is a foremost expert in providing professionals, specifically millennial workers, with the business etiquette best practices needed to successfully present themselves in the workforce. Diane founded Street Smart Etiquette in 2011 to empower millennials beyond the theoretical, offering hands-on workshops and individualized etiquette courses to help them master business soft skills, and ultimately achieve career success. She has conducted business etiquette classes on California State University campuses at Fullerton, Long Beach and Northridge, along with El Camino, Long Beach and Pasadena community colleges. Diane has been a featured speaker for many Los Angeles and Orange County community, civic and business organizations. This venture builds on Diane’s successful career in journalism and business marketing. After graduating from California State University, Long Beach, with a degree in public relations and business, Diane made a career in Maui, Hawaii, where she played many roles in the hospitality industry and television, and was a freelance writer. In the consumer food product industry, Diane expanded the production and distribution of many Hawaiian brands throughout the Pacific Rim and western United States, and achieved millions in annual sales for her clients. After relocating back to the Los Angeles/Orange County area in 2008, Diane found herself at the Disneyland Resort, where she discovered her passion for training and development in the Guest Relations department. That’s where the light bulb went off and the urgent need for interpersonal communication skills was identified. Diane earned her credentials as a certified trainer at The Protocol School of Washington, and is also a certified training designer through the Association of Talent Development (formerly ASTD). Show Highlights: Why it is important to develop your interviewing etiquette Provide a checklist on what to do first Problem: Why is this important? FOOD THAT I LOVED IN THE US AND DO YOU REALLY NEED A HOLIDAY AFTER A HOLIDAY?

I’ve just come back from the states, actually just on Sunday, when I was supposed to release an episode. I thought I’d release this little episode just to give you a taste of what I ate in the US and what I am going to do in Bali. The US was great and always feel a bit sad leaving a place that I like so much. It was my first time to Miami and I didn’t really like it too much, South Beach is where I stayed and it was a bad move on my part as it’s full of posers and the type of people that I’d never be seen dead with. New York was very cool, I ate some great food there and enjoyed Brooklyn for the first time. Los Angeles is my favourite city in the US for many reasons and reasons I’m not gonna list it now. Also, went to San Diego, which was great as Chris from Yellow Productions drove us around, one day around Orange County and the other day around San Diego. My wife and I also drove all the way down to Key West from South Beach. Key West is awesome. I love it. The drive was very nice also. And now I have my Bali trip coming up and I’m doing this holiday to test the theory that; Is having a holiday after a holiday a good thing or not needed, because you always hear of people that have had busy holiday’s like I have, sightseeing and walking many many kilometres/miles each day. My America trip was full on and we did 14 to 15kms per day of walking, so about 15,000 steps on average. All that fatty food I ate and I didn’t put on a kilogram. In Bali, I’ll be relaxing by a pool with my brothers and my sister-in-law and my wife Mandy, and just drinking a lot so I think in the 10 days that I’ll be in Indonesia I may put on more weight than what I did in the US. In America I really enjoyed a host of great food. I went to some pretty well known food establishments. I’m listing the places that made an impact on me, positive or negative. Here’s my take on the food I ate in USA. 002 We Should Start Self Defense Training at an Early Age - Krav Maga Podcast

Krav Maga

If I were the president of the United States my first order of business would be to start a mandatory self-defense policy at age 12. In the beginning, people would probably oppose this idea and want to rebel against it. But the long term the results would be astounding. Imagine the statistical anomaly that would happen if every kid learned self-defense techniques and concepts at the early age of 12. Did you know that 1 in 3 females are estimated to be attacked or molested in some way? Mostly this occurs between the ages of 12-17. That is terrible and shocking thing to consider. What do you think the number would be if every child had the self-confidence, knowledge, and understanding of self-defense, and knew how to stand up for themselves? I think that the statistics would change dramatically.Next, let's talk about predators and prey. Most attacks on adults (and kids) are premeditated. Attackers scope out the “kill” and plan their attack. They look for the odd person out of the herd. The person that is timid, shy, and weak. The person who doesn't make eye contact and who would never know they are coming. The person who wouldn't put up a good fight. Is this you? Training in self-defense fighting not only teaches you how to carry yourself but it gives you confidence that you would never get from anything else. Knowing that you CAN fight back and have options would make you walk a little different, wouldn't you say? Knowing that you can fight 3 people at once, defend knife stabs, gun threats and tackles will undoubtedly make stand taller. You would make more eye contact, abolish your timidness and gain massive mental and physical strength. In Israel, every citizen, man or woman, must serve in the army. Something interesting shows when we compare their crime rates and statistics with ours. The crime rate in Tel Aviv, Israel (the Los Angeles/Orange County of Israel) is 33.56% when in Los Angeles it's 51.96%. And Israel scores a higher safety scale of 66.44 when LA gets a 48.04 in safety.Interesting? Every woman and man has had fight training to some extent and can fight back. This makes the attacker's odds a little lower. Just knowing that anyone who gets attacked knows how to fight back automatically decreases the crime rate. In fact, most of the crime happens to tourists. Why? Because THEY DON'T TRAIN.So yes, I believe if we were able to get every person into some sort of self-defense training, we would dramatically decrease child molestation and adult crimes in the USA. It could be as easy as making it part of the PE class requirements in middle school and it has the potential to help many young people gain the skills they need to stay safe, right through to adulthood.
