On today's episode, we're diving into a recent mastermind meeting with our elite practice mastermind private coaching members. The focus of the discussion was on conversation, rapport building, and building trust quickly. Mark referenced Dale Carnegie's iconic book, "How to Win Friends and Influence People," specifically the section titled "Six Ways to Make People Like You." Carnegie emphasizes that the key to turning a conversation into a rapport-building and trust-building process is to get people talking about themselves. People love to talk about themselves, and by engaging them in this way, you can quickly build rapport. You know when you see a really good dancer? What separates the good ones from the not-so-good ones? Well, it is all about one specific part of the body. I start this episode by telling which body part that is and why it is so important. http://www.nature.com/articles/srep42435 Ever wonder why some people are so much more likable than others? Nicholas Boothman knows. He has researched this and authored a book on the subject called How to Make People Like You in 90 Seconds or Less (https://amzn.to/3RVLybP) Listen as he joins me to explain what it is that will get people to like you and how to avoid doing and saying those things that turn people off. It seems like common sense that if you need something from someone else, you just ask them. Yet asking for help is hard for so many of us. We like to think we can and should do things for ourselves. However, asking others for help may be a really smart things to do for reasons beyond what you ever imagined. It not only does NOT make you look weak, it does just the opposite. And the truth is people like to help – but only if you ask. Listen as I talk about this with Wayne Baker, professor of Business Administration & Faculty Director of the Center for Positive Organizations at the University of Michigan Ross School of Business. He is also author of the book All You Have to Do is Ask (https://amzn.to/2VMts12) and he joins me to explain the amazing power and benefits of asking for what you need. After watching thousands of real estate agents find success in their business, Jimmy understands what it takes to succeed. And, on today's episode of The Real Estate Sales Podcast, he dives into those skills. Find out in the episode the seven skills realtors should learn that will pay off forever. Build Rapport Quickly If you can quickly establish trust with others, you'll see more success. Jimmy recommends the book How to Make People Like You in 90 Seconds or Less” by Nicholas Boothman to build this skill. Between smiling more, asking questions, and listening more than you talk, there are easy communication changes you can make to help build rapport more quickly. Time Management If you don't manage your schedule, your schedule will manage you. When you start allocating time to specific tasks, you'll find yourself much more productive and able to see success. Shoot video Your ability to communicate through video is a relatively new skill, but it is vital. It's not going to be easy, but you'll get more comfortable with practice. Social media marketing If you want to learn how to master a specific skill like LinkedIn, Instagram, or Facebook, go to YouTube and watch content about it! Because people spend time on social media, that's where we should be as well. Show gratitude What do you do to express gratitude? Is it sending handwritten notes, sending a text, or even giving a gift to people who send referrals? Whatever you choose to do, make it a kind and authentic gesture. Self-awareness Determine what channels yielded you the best results in your business over the last one or two years. If the majority comes from a specific area or tactic, lean into those things. But, on the other hand, be self-aware of what channels or tactics you need to grow and improve. Delegation Things don't have to be perfect to move forward. If you're spending time doing tasks you could delegate to someone else, you're wasting time on efforts that don't yield the best results. Five years from now, how your business looks will entirely depend on the skills you develop now. What do you need to lean into to make the most significant difference? Do you have a video or content idea that is perfect for your business? Share it with Jimmy! Connect with Jimmy Burgess on LinkedIn and Facebook and his YouTube channel. If you like what you heard today, we'd love it if you'd share a rating or review and then subscribe to the podcast and tell others about it as well. How can you write about yourself in a compelling way? A lot of being successful as a tutor actually comes down to writing. You need to write an advertisement. Maybe it's on Craigslist. Or you might have a website. You need to figure out how to write something that gets customers to raise their hands. One of the biggest mistakes people make is they start off talking about themselves. They say, “I'm an expert tutor, and these are the reasons why you should hire me.” That's not going to work. You have to start out talking about the customer. You want to dive into some emotions. I would say, “Are you struggling with math? Have you struggled for a long time? Has it been difficult to get A's on reports?”People are motivated either to gain pleasure or avoid pain (and most of the time it's to avoid pain). You want to talk about things that are painful for your customers, that they could avoid by getting tutoring. Maybe they feel like they are falling behind their friends. Maybe it's a parent, worried their child might get a D in mathematics. Or afraid their kid might not get into a proper college—or any college. If someone is looking for math tutoring, they're worried about their child's math performance. Your customer is not the A student trying to get an A-plus. That's maybe 1% of the time. I had one client whose daughter was a math genius and just needed help to get even better. But that is very rare. Most of the time it's people who are struggling. They have a B, or they have a C, or they have a D, and the parents are really worried about it.So if you focus the beginning of your writing on these pain points, it is going to immediately connect with the customer. They're going to be reading other ads saying, “I went to Harvard. Look at me.” But people care about their own emotions, desires, and fears. Not about you. We want to tap into that pain in our writing so we can ultimately help alleviate it. In your opening sentences use the word “you” several times. There's research showing that “you” is one of the most powerful words for getting the reader's attention and increasing sales. People pay attention to those three letters, y-o-u, because everyone is interested in themselves. Instead of writing “we can help you get better at math,” try, “do you want to get better at math?” Get in the habit of phrasing things in terms of the buyer, and what the buyer wants. After a paragraph or two about the customer and their pain points, we can start to talk about ourselves. We can say, “I'm an expert in mathematics. I've been working with kids for twelve years.” I would also say things like, “Of course I know mathematics. That's the easy part. Many people know math. But what makes me unique is that I am also a strong communicator, and I'm doing this because it's purposeful to me.”Using this kind of phrasing does a number of things. First, it shifts the focus away from your math abilities, so the reader won't even question those. You firmly establish your math skills and get them focused on whatever sets you apart from other math tutors. In my experience, everyone is going to agree with this. I say this to parents all the time and they always say, “Oh yeah, of course you have to be good at mathematics. But can you communicate? That's the important thing. Can you teach it?” And I say, “Oh, yeah, let me tell you. That's the number one most important thing.”You can learn some skills for phrasing things in ways that connect with customers. Just like you learned mathematics, you can get better at communicating. Consider reading How to Win Friends and Influence People, by Dale Carnegie. He goes over many of the tips I'm giving you here. Another great book about this stuff is an audio program called The 10 Best Kept Secrets of the World's Greatest Communicators. How to Make People Like You in 90 Seconds or Less is another one I'd recommend. Find that on Amazon, it's a great book. If you're writing a tutoring profile or advertisement, you're talking to the buyer. Start by putting their wants and needs first, then give some ideas about yourself. You can charge people for the first session, but it's a good idea to say, “if you're unhappy about this session, I'll refund you.” That's taking a little risk, but it's only an hour of your time. You don't have to do this. Many people are opposed to offering refunds. But any time customers are contacting you their concern is whether your services are going to work. Will you be any good? That uncertainty could prevent them from making a purchase with you. They're worried. It comes down to fear and worry, again. They're worried about their child's math performance. But they're also worried they might pay for something they don't want and get stuck with it, which is a terrible feeling. So we want to try to reduce that worry as much as possible. We can say, “The first session costs $35, but if you aren't happy with it and you don't want me as your tutor for a long time, I'm happy to refund that for you.” That's going to put them at ease. You've decreased their fear and anxiety. That kind of a guarantee is something I would put at the end of your advertising, or your bio, or your profile. Then you could finish up with a few ways to contact you.

Parenting with a Purpose (0:00:00) Raising kids in today's society can be daunting. To get some tips for parenting the right way, we're joined by speaker and author Arlene Pellicane. Bronies (0:15:42) Have you ever watched really great show and thought—wait isn't this for kids? You're not alone. So what was driving this unprecedented cultural phenomena? What is the psychology behind fandoms? Here to tell us more is Dr. Daniel Chadborn, phycologist and researcher of fandoms and fanship. What are we missing out on when we stay quiet? Here to teach us how to connect with strangers is Nicholas Boothman, expert in communication and author of "How to Make People Like You in 90 Seconds or Less." Guest Introduction: Nick Boothman is a bestselling author, motivational speaker, and licensed Master Practitioner of Neuro-Linguistic Programming. He is considered one of the leading authorities on face-to-face communication, and serves as a consultant to individuals, groups, and corporations that want to learn the skills needed to connect with others. He has authored several books, including “How to Make People Like You in 90 Seconds or Less” and “How to Make Someone Fall in Love With You in 90 Minutes or Less.” Interview Summary: In this interview, Nick starts by discussing how to find the right person to build a deep connection with. He explains the difference between falling in love and staying in love, and reveals the keys to lasting romance. Nick then elaborates on the idea of matched opposites. He goes into the four key feelings: wanting to feel in control, smart, valued, or important. Nick explains why figuring out our key feeling is a vital part of finding our matched opposite. He also talks about how dating is a numbers game, and that only a small percentage of the people we meet will be eligible. Next, Nick reveals the secret to knowing when we've met the right person. He describes how impatience undermines our ability to connect with others. He also talks about changing our perspective of bad relationships so that we can move on and invest our energy into meeting new people. Nick offers helpful tips for those who aren't sure what they want in a relationship. We ask him why first impressions are so important, and how people can make great first impressions. Nick talks about the role of body language and attitude. He then contrasts useful versus useless attitudes, and discusses the relationship between congruence and charisma. Chris talks about some of the origins of mixed signals. Nick then explains what eye contact, smiling, and synchronized body language communicate. He discusses why hesitation is the biggest obstacle to meeting people, and recommends using the 3-second rule to overcome this hurdle. Nick also offers additional strategies for building trust and rapport, and shares a helpful reframe of rejection. He goes more in depth on eye contact and reveals a secret flirtation signal. Nick talks about how people usually fall into three categories based on their first impression: charming, alarming, or boring. We ask him what charm means to him, and he compares it with his definition of charisma. He then talks about the importance of storytelling and how people communicate with picture words, metaphors, and stories. He explains why the ability to arouse enthusiasm in others is one of the greatest assets in dating. Nick also describes what it means to be a raconteur, and how this increases attraction. He reveals one of the five steps to becoming a great raconteur. Nick then discusses the three sensory preferences: auditory, kinesthetic, and visual, and how people rely on one main sense. He explains how figuring out our sensory preference and learning to spot it in others can improve our ability to communicate and connect. Finally, Nick references a speech that he's delivered to groups, called "How to Live to 105." He discusses the three factors that impact life expectancy: our self-talk, where we live, and our willingness to take risks. As a last piece of advice, he encourages us to get out there, take risks, and meet other people, because our health depends on it. You also notice that over the years they have introduced grilled chicken and changed their name to KFC. This name change provides less emphasis on the word FRIED which in the world that is becoming somewhat more educated on better food choices might serve their sales better. When I get feedback from people, they seem to like my style. They say I seem laid back, and I break things down into easy bite size chunks. They appreciate the fact that I occasionally try to get your to laugh. In the past, I've told you about surveymonkey.com and polldaddy.com and how I've used those services for surveys. My favorite tool for this now is Google Sheets (sheets.google.com). You can easily take this spreadsheet tool, and with a few mouse clicks turn it into a survey for your audience. Unlike the previous tools I mentioned, it is free, and there are unlimited questions and unlimited responses. But what if the feedback you're getting isn't what you were expecting. What if things are going in the wrong direction. You've heard me quote Ryan K Parker of Foodcrafstmen.com for years. I quote it because it's true. No one will punch you in the face if you change your podcast. In fact, look at any long running series on TV, and you will see how things evolved. Many times that was because what they found out was that their ratings were going the wrong way. Not it takes courage to be able to have people leave your feedback. If you go back to the beginning, when you KNOW what you want out of podcasting, you will be willing to tweak it to get what you want, as you give your audience what they want. Many Streams Make Up A River Launching my New Godaddy Reseller Account Recently we've been talking a fair amount of about sponsorship, so I want to restate something. YOU DO NOT HAVE TO MAKE MONEY WITH YOUR PODCAST. If you are looking to have some income one of the things you might consider is instead of trying to get a big giant paycheck, get a lot of small checks. Earlier this year I added some features to the School of Podcasting and raised the prices quite a bit. It turned out those features weren't exactly what people were looking for. So, I tweaked some things, and adjusted the pricing. I also looked at the financials of the SOP. Part of the expenses for the School of Podcasting is my ongoing addiction to buying domain names. Yes they are only $9.99 a year at www.coolerwebsites.com (more on that in a second), but when you have over 100 domains, that adds up. My solution was to eliminate the middle man. I became a reseller for Godaddy. So if you need web hosting, domains, SSL certificates, or any other web related services, you can go to www.coolerwebsites.com and support me, and have the power of Godadddy. I Was Won Over With Support It wasn't just the domains that got me to put my eggs in the godaddy basket. I helped a friend setup a website using Bluehost. Now for the record I have a few websites on Bluehost. This is because I always try to use what I recommend. He hit a bit of a snag, so I told him how they had good service. He got on the phone, and I got on the live chat. As a person who works in support, I may be a bit more critical, but it was not fast at all. He finally got someone on the phone who was sticking with their script. We got our problem solved, but it took the better part of 90 minutes. I've been promoting Host Gator for years. I've used them for over 15 years. I've always thought their support was better than Bluehost, and still do. Over the last year, what use to take 3-5 minutes to get a live chat person to answer a question was turning into 5-20 minutes, and then I often felt like they were holding 5 different chats at the same time. Not horrible, but not great. When I tried out Godaddy, I was floored by their support. Over the years they called me to show me how I could save money with their company. No really catch when they called. They just saw my current situation and wanted to let me know if I did things a certain way I could save a few hundred dollars a year. When I get on their chat, I usually have someone within a few minutes and I get my questions answered. So I have a website I'm hosting on them, I didn't have any problems, so I became a reseller. I'm sure they are not perfect, no host is, but their support won me over. (audio from a video book review)Nicholas Boothman’s book “How to Make People Like You in 90 Seconds or Less” is a great introduction to the skill of intentionally establishing rapport with new acquaintances. This book is a broad, useful introduction to the topic. All else being equal, people would rather spend time with, work with, buy from, and help those that they like. The skill of being likeable and helping people to like you is thus a very useful life skill and can be an important component of your success toolbox. Boothman establishes two beautiful aspects to being likeable: 1. It’s a learned skill. This means that no matter who you are and where you’re starting from, you can improve and develop your skills so that others like you more and more quickly. 2. It’s an honest and ethical practice. Even though the title has the typical “self-help schmarminess,” there is nothing tricky or conniving about the tools and tactics in the book. You would want everyone in your life to understand the concepts of this book and to practice them continually in their relationship with you. Ultimately, likeability largely boils down to active listening and we all crave friends who are careful, active listeners. This book is not deep. Boothman doesn’t dig into science research or discuss a lot of history. Rather, it’s useful and practical. You can immediately learn and apply the content. I appreciate that! I listened to the audiobook version and I enjoyed listening to it in the author’s own voice. He does an excellent job conveying the emotion and tone of his work. However, I purchased the written version so that I would be able to access the outline and notes for reference and so that I could do some of the exercises contained within it. The book was published in 2000, so there are plenty of used copies available for $0.01. Also, the Kindle version is a downright bargain at $2.51! http://amzn.to/1LW3D2z Enjoy the book!
