You are a successful real estate agent – your time is incredibly valuable. But how do you nurture relationships from leads consistently if you are a solo agent? Nate Joens is the Co-Founder at Structurely and joins the Calibrate Real Estate Podcast this week to share how brokers can harness the power of artificial intelligence to qualify better leads. When Nate started Structurely, he and his co-founder spoke to as many real estate agents as they could to figure out what their major pain point was. They kept hearing, “Lead follow up and lead conversion is a huge issue for my business!” And as we all know, the fortune is in the follow up. The trouble is, chasing cold leads, facing rejection, and still staying after them consistently can be brutal for anyone. Nate knew there had to be a better solution. They created Structurely, an AI Assistant that helps real estate professionals qualify their leads so they aren't wasting their time talking to the wrong people. Thinking through the customer experience was the first step for them so they set out to create a truly empathetic AI that 99% of users think is actually human. The AI Assistant helps to get to the root of the client's motivations for moving/selling and helps you to create a deeper conversation over time so you can spend more time closing and less time qualifying. Nathan Hale is so fun to listen too. His passion and enthusiasm for life, his wife, his kids, God, The Savior Jesus Christ, and just overall believing that life is awesome are absolutely contagious! I could hardly keep up with his pace and excitement in sharing how God showed up for him when he desperately prayed and cried out for help. As a young boy, Nate's Parents divorced which was very hard on him, he stopped engaging in school resulting in poor grades, and became involved with friends that chose to find their freedom, independence, and a release from the pressure of life through partying, drinking and drugs. After years of partying, run in's with the law, and as a full blown Alcoholic and Drug addict, Nate had become so reliant on drugs each day that he began stealing checks from his Fathers Dental practice and cashing them in large amounts. When Nate's father discovered what was happening Nate thought his father would turn him in to the police and that his life would be over, and as he was frantically getting his belongings together to make a dash for Mexico, his Father showed up at his house unexpectedly. Nate shares the incredible way that his Father showed up for him at this time. Nate thought for sure his Dad was coming in absolute anger, but instead, like the Father of the Prodigal Son with tear filled eyes, his Dad asked Nate to stop, rest, slow down, and come home. Unconditional parenting is incredible and you can sense the love and respect Nate has for his Father as he shares this part of the story. Even after this touching and love filled experience of forgiveness Nate had just experienced, Nate's addiction didn't just disappear. It takes a lot of effort to become an Alcoholic/Drug Addict, and it takes a lot of work to get out of it. It wasn't until he called a friend in an attempt to go to a club that the unexpected happened and Nate became willing to slow down and look for light in his life. His friend, also a drug addict, turned Nate's offer down until after his meeting with two Missionaries from The Church of Jesus Christ of Latter-Day Saints. Reluctantly, Nate went to his buddies house with the sole purpose of getting to the club after his friend was done. When Nate arrived the Missionaries began teaching and Nate explains that it was almost as if he and one of the missionaries were in a different place, and he felt like he had known this missionary for a lot longer than his years on earth. Although this is the religion Nate's parents belonged too and he was surrounded by throughout his life, he didn't want anything to do with God or religion at the time because it interfered with his lifestyle; However, that all changed when Nate's heart was truly opened up because of the spirit that he felt as the missionaries taught about Jesus Christ.  Things started to change for Nate. His heart started to soften towards God, and the idea that there was something very special about the message the Missionaries shared. He began trying to engage, and at first it was difficult and awkward, but he continued to try. During this time he had a miracle happen as he prayed to God, trying to find out if God is real. Like a flood of light ideas and thoughts began pouring into Nate's mind and Nate knew that these thoughts and personal revelations were coming to him directly from God. His life has done a 180 degree turn since. He is an incredibly inspiring and good man and is now giving back in efforts to help those who find themselves in dark places trying to find Light. Nate, thank you for taking time to come share your message with me and the audience. You are an incredible man that has overcome some huge trials in your life. Continue to use your story of redemption to point others to Jesus Christ. God bless you and your family my brother. A compelling article was written about Nate's Story in 2018. If you would like to read it here is the web address: https://www.storiesofgodsgrace.com/site/2018/4/2/nates-story-cpr-for-the-soul   This is an excerpt from Nate's Story, and you will hear him share it in this Episode. But this was incredible. It was powerful. The Spirit was speaking to me. The young missionary told me, “You are going to change. You're going to influence thousands of people. You're going to do great things — I can see it.” He prophesied my life. The room seemed to glow. I wondered if I was tripping on LSD or something because it was so potent. I wondered, “What kind of drug is this? This light and this hope…” It's like I had been in a dark cave, and somebody ripped the top of the cave, and all this light came pouring down on me. It was a beautiful feeling that went clear through me. I knew what he was saying was true. The Spirit was burning through the room so strongly. The missionary said, “Can you feel that? That's the Spirit!” Caught up in the overwhelming transformation taking place, he stood up and shouted, “I have never felt it this strong! Wahooooo!” Something in me changed at that moment. I was still addicted to drugs, but my heart started beating again. The missionary told me, “I want you to go to church, even if you're sedated.” I told him, “I can't do that. It's rude to go to church while I'm high.” He disagreed strongly. So I made a commitment that I would keep going to church with my dad on Sundays. There were times when I'd walk into church, even though I had just popped a bunch of pills. I was like, “I'm here. I'm barely here, but I'm here. I'm sorry I'm wasted. I'm sorry I'm high, but I'm here, and I'm going to continue on this pattern. I am going to turn my life around.”   To listen to this Episode, you can find 'Come Towards Delight' the Podcast on any podcast platform or click the link below. https://podcasts.apple.com/us/podcast/come-towards-delight/id1514528066   BkFpSeUOS2TBPqikluJB

Do you use your bank balance to gauge how well your agency is doing? Do you know and understand your key marketing agency financials? Or are you making business decisions blindly? A solid handle on financials and forecasting is one of the best things you can do not only to see where your agency is at but also to make decisions for the future. In today's episode, we'll cover: Does your agency make proactive decisions? 5 financial benchmarks every agency should maintain. How to use benchmarks to plan for the future. [smart_track_player url="https://traffic.libsyn.com/secure/jasonswenk/Do_You_Know_Your_Key_Marketing_Agency_Financials_.mp3" ] Today I sat down for an informative discussion with two men who really have a handle on agency finances. Adam Stoker is the president and CEO of Relic and EKR. Nate Jenson is partner at an outsourced CFO agency and the founder of Agency Dad. Agency Dad is an accounting solution focused on helping marketing agencies make better decisions based on their financials.  They're here to talk about the key numbers your agency should be looking at and how you can use this data to help your agency grow. Does Your Agency Make Proactive Decisions? When Nate started working with Adam, his agency was struggling. He had a revolving door of bookkeepers who could barely keep the books straight, let alone help him plan for the future. Nate says one of the biggest flaws agency owners have is making reactive decisions instead of being proactive. He says when you understand finances and what you are actually looking at, you can make better decisions. You have to establish benchmarks. This way you know what you should be spending, where you are actually spending, and where you have room to make cuts. In the same line, you need to stop making decisions with your gut. Say, for example, you notice one of your teams is running a little ragged — they're obviously stretched thin. The gut-jerk reaction is to hire more people to take on some of the extra work. But is this the right choice? With metrics, you can see whether your team is busy because you're not charging enough, people are misusing their time, or if you really do need to hire more. 5 Financial Benchmarks Every Agency Should Maintain Nate says having cash on hand is an important metric to look at, but it only tells you where you are at this exact moment. Benchmarks and KPI's help you plan for the future. In general, there are certain benchmarks all agencies should work towards. If you are way off, it's time to make a change. According to Nate, these are the percentages you should be hitting in each business expense category. 25% profit (EBITDA) 55% compensation 5% marketing 5% rent 10% other general admin costs Sure, there's a little wiggle room. But you really want to stay as close to these numbers as possible. This is why having a good bookkeeper is really important. These numbers mean nothing if the data entry is not accurate. Don't skimp in this area. How to Use Benchmarks to Plan for the Future A lot of the time, agencies think they are at a certain level. When, in reality, they have no idea what will happen tomorrow. When COVID hit in March 2020, Adam and Nate sat down and looked at where they had room to cut. The sudden change in economic conditions greatly affected the agency's clients.  They made the decision to cut employee wages (and their own) by 10%. But because they had this foresight and were able to track their metrics, at the end of the year, the employees got all this money back, plus profit sharing. Proper forecasting helps agencies make proactive decisions, rather than reactive ones. Without planning, you can't make good decisions. Sit down, look at your metrics, and see how close you are. And don't be afraid to invest in a good accountant. Knowing where your money's going is the best way to help your agency grow. Ready to See How Your Agency Financials Stack Up? Agency Dad is the accounting and forecasting solution designed specifically for agencies. And for a limited time, Smart Agency listeners can get a FREE AUDIT so you can compare your agency's financials to the industry benchmarks.  When you know your numbers you can make smart decisions in order to grow your agency. On the last episode of The Relative Profitability podcast, you got to hear about Nate Salatin’s early days of entrepreneurship — he got his entrepreneurial start selling duck eggs to restaurants as a young teen! Nate is president and co-founder of Atlas Navigator and has helped us in the past with our performance management systems. In this episode hear all about the tips and tricks Nate has learned along the way on his truly impressive entrepreneurship journey.  Highlights from this episode What Nate has learned to maintain balance. [2:20]  The key things you need to expand your impact. [3:07]  Nate’s personal purpose: create opportunity for others [6:04] One of the challenges of entrepreneurs. [8:19]  Advice to young entrepreneurs. [11:55] The keys to expanding your business impact What kind of impact will you and your business have? Nate says to expand your impact, both personally and professionally, you have to look at a few key things — relationships, experiences, and resources — and figure out how you can have the most impact with these.  He said finding that which aligned with who and what he was would give him the most experiences.Too often, once people graduate from college, they coast. They stop aggressively pushing their own comfort zones and stop expanding their experiences.  It’s the same with relationships. When Nate started looking for a job, he was all about networking but said he got comfortable in what he was doing and the networking stopped. Relationships are incremental. They don’t happen overnight. You have to keep investing in them. Listen to this episode to hear about how Nate integrates the last key factor — his resources — into the equation! Impact = vision Nate believes impact must be built into strategic planning. He said impact becomes just as important as marketing, finance, and operations. He sees impact as the fourth core business function. In order to build it into his business strategy, he asks the question: What are we going to do over the next 90 days to make an impact based on our core values and beliefs? Nate calls this a vision and thinks about it as a lens or filter of those core values — the things he is passionate about.  Nate talked about many more important aspects and values needed for a successful business. Among some he mentioned were the value of connection, teamwork, and playing to your strengths. One of the things he knew he must have in order to be successful starting out was a cofounder. Teamwork is very important to him. He also mentioned self-awareness and staying vulnerable among the valuable qualities of a good leader. Listen to hear how he combines all of these values into one cohesive plan!  Advice to young entrepreneurs Nate had two pieces of great advice for young entrepreneurs. The first? Build a team — before you actually need a team. Start investing in those relationships from the start. When you inspire someone to join you — to contribute to your vision — they bring their relationships, experiences, and resources with them. NEVER underestimate the value of a relationship and how it can contribute to your vision. And that brings us to his second piece of advice — make sure you HAVE a vision. Listen in to hear what Nate says about honing your vision — you do not want to miss this conclusion! Nate Salatin is president and co-founder of Atlas Navigator and has helped us in the past with our performance management systems. He has a wide range of experiences and shares his philosophy around having that wide experience base with us in part one of my interview.  Nate was a missionary kid in Indonesia until his family moved back to the states when he was 12. He worked on his uncle’s organic farm as a teenager. This led to his first business as a kid, selling duck eggs with his brother. They sold to some of the best pastry restaurants in Richmond! He said this first business was where the entrepreneur bug first started for him. Nate enlisted in the marine corp reserves then went to Virginia Military Institute in between deployments. He describes entrepreneurship as “build your own future, write your own story” and a big part of his life. Listen to all of his great stories and advice on this episode! Highlights from this episode How Nate describes entrepreneurship[3:52] How the military helped shape Nate’s vision of leadership and entrepreneurship. [6:10] The most precious commodity in today’s world. [10:43] How Nate shapes his goals. [16:36] The incredible link between development and performance. [24:39] The military and log cabins Nate enlisted in the Marine Corps Reserves as a combat engineer. His initial plan was to be a marine corps officer. He learned so much about leadership and what it means to be part of a values-driven culture. Those lessons — grit, camaraderie, and a team mentality — have filtered through the rest of his life and helped him become the strong leader he is today.  When Nate wasn’t on deployment, he fine-tuned his entrepreneurial skills at Cedar Valley Contracting, where he worked on a crew that built log cabins. He worked with Cedar Valley while taking a heavy course load at Virginia Military Academy. He also started a business with his friend that supervised the crew he worked for during this time! Nate said this is the only time he got a 4.0 at VMI because he was able to make a direct correlation between what he was doing on the job and what he was learning in class. Being in a position to read a book or learn new information and plug it directly into day to day operations is still one of his favorite things.  Soul searching after the marine corps led Nate to his core values  Nate said his purpose in life is centered around creating opportunity for others. He loves the sense of growth entrepreneurship brings and has three core values that have basically become his compass. Those values are influence, connection, and freedom, which connect to his three passions. He said they all align and stack on top of each other. Listen to this episode to hear Nate’s three passions, and how they fit in with his core values and the goals he forms from those elements! Atlas Navigator’s big mission Nate described Atlas Navigator as a people management and talent development company. He said the company is a tool that talent development managers, HR managers, and leaders use to define what skillsets are critical at that company. He defined a skillset as anything you can get better at. Atlas Navigator then defines what those things are and helps your employees link to content, mentorship, and coaching — the things that can help them progress. They further make sure the learning matches the person and how they can meet the learner where they are. AND they do it in a way that is scalable and effective from an organizational perspective.  Most companies do NOT get intentional and focused on the front end. They wait to have a developmental conversation when employees are already in trouble. Nate believes that development is an investment today that pays dividends in the future. That is the “infinite game,” especially if you are thinking about it as an entrepreneur leading a business. Listen to hear all about how Atlas Navigator revolutionizes employee development in the workplace — it's truly a fascinating conversation! We need to get a few things worked out here, do you know anything about this book that your dad left,” asked Carl?                 “That is a diary, he told me never to touch it. If he left it here then it must be for you because I can’t touch it,” Myra said.                 “Okay, just stay put. I need to talk with Cheryl and my brother Nate will be here in a few minutes. I am not going to leave your sight, I will be right there by the counter okay,” said Carl.                 “Okay, thank you for the chocolate milk, I drank it all when I saw you come from the bathroom like you told me to do, it was delicious,” said Myra.                 Carl headed over to the counter where Cheryl was making up a plate for Myra. He kept one eye on Myra and one eye on his path.                 “I have Nate coming here in a few minutes. I took ff the rest of the week. She is coming home with me,” said Carl as he got to the counter.                 “She and I talked a little bit, she is nine and was in school up until about a month ago. Her dad has taken her to a few coffee shops but she doesn’t know where they are or what their names are. She doesn’t know the name of her school but she does remember her teachers name. That gives us a start on getting her back home,” said Cheryl.                 “There is no mother in the picture or siblings according to the note, she has been through enough today and probably the last month. I am going to get custody of her somehow and brother is going to help me,” said Carl firmly.                 “There is a slight problem with that, birth certificate, school records, doctor records, you have none of that. Plus and I mean no disrespect, but how are you going to raise a child on your own in your condition, you told me the doctors didn’t give you long to live unless you went through the chemo treatments and even then you will be pretty messed up physically,” said Cheryl.                 “We cross those bridges when we need to, right now she needs a home, I have one, she needs a father, I can be one.  I cannot do all this alone, so I am going to need your help. Remember you told me to go into the bathroom and confront the guy, well, this is the confrontation no one expected but we have. I’ll live to be one hundred if I have to but there is no way I am putting this girl through hell that her father started by abandoning her,” said Carl.                 “Okay, I am in. Let’s go sit down with her while you go through that diary, might be something in there we can use,” said Cheryl.                 “Can’t touch the diary, well at least according to the note I can only read the instructions, so I start there and see where it takes me. This was not how I expected my Thursday to pan out,” said Carl.                 “At leas you got some rest in yesterday, lets get that girl her milk and muffin,” said Cheryl.                  Cheryl brought out a glass of chocolate milk and the muffin on a plate. Myra slowly ate and drank the milk between bites. All three sat in silence for some time, the adults figuring out what their next move was and the girl enjoying her mid-morning meal.                 Nate came through the door in a rush looking all around for Carl and the girl.                 “Okay I am here, is she okay,” asked Nate?                 Carl stood up and pulled Nate to the side.                 “She is fine, no hysterics, just eating a muffin and drinking chocolate milk. I don’t want her to get agitated as she is doing fine for right now. She asked about her father and I said she would be staying with me for the time being. I think she understands that her father is not coming back for her. Here is the note I found and the diary. Do not open the diary please, I’ll do that later today. I am off work the rest of the week and I’ll get my spare bedroom set up for her today. Can we get some old clothes from your girls so we are not starting from zero,” said Carl softly but firmly to Nate.                 “You cannot take care of her Carl, in your condition, you would not pass muster in any custody hearing.  I will take the girl home with me and we will figure out what to do next,” said Nate.                 “That’s not an option, didn’t you say you had a new hot shot lawyer in your firm that loves custody cases, well here is her first one. I have enough money and I live pretty frugally, I can take her in and adopt her as my own,” said Carl.                 “That’s nice and all, but what happens when her father comes back to take her home with him. You could be looking at kidnapping charges and end up in jail. I can’t in good conscious let you do that in your state,” replied Nate.                 “Read the note first, I don’t think this guy is coming back, he may have a condition similar to mine and is facing his own death sentence. Just look at the note and we can go from there,” said Carl.                 Nate sat down and looked at Myra. She was still eating her muffin and drinking her milk and was lightly laughing with Cheryl.                 “Myra, I am Nate, Carl’s older brother. I am a lawyer as well. Sounds like you have had quite a morning, are you enjoying your milk and muffin,” asked Nate?                 “Yes I am thank you. You don’t look old like Carl,” said Myra.                 “Well I am his older brother, do you have any brothers or sisters,” asked Nate?                 “Uhm, I am not really allowed to talk with strangers,” said Myra.                 “It’s okay hon, he is my older brother, and he knows about the giraffes having tea with the flamingoes,” said Carl.                 “Giraffes and flamingoes,” asked Nate?                 “Just go with it, it is her code to know that you are okay,” whispered Carl.                 “Oh yeah, the giraffes are having tea with the flamingoes today,” said Nate.                 “No I don’t have any brothers or sisters, I don’t have a mommy either, she died a long time ago when I was little,” said Myra mournfully.                 “I am sorry to hear that Myra, about your mom I mean. I know things are confusing right now but Carl and I will get this all worked out okay, you just keep eating your muffin and drinking your milk. We are not going to leave your sight” said Nate reassuringly.                 Nate read through the letter that Carl handed him. Shaking his head, he read it multiple times. Nate stood up and headed to the bathroom. Carl patted Myra on the shoulder and looked at Cheryl, she nodded at him to follow his brother. They stood outside the bathroom in sight of Myra and Nate walked in. When Nate was in the bathroom he saw the open stall and the open window. He looked out to see if he could see foot prints or any sign of something dropped. When he couldn’t find anything he walked out of the bathroom and headed towards the door. Carl followed him. Nate walked out the door but held up his had to stop Carl. Nate pointed at Myra and Carl walked back to the table. Nate walked the parking lot and around the building to where the open window for the bathroom was and then he looked up to see if there was a camera only to find none. He walked back to the table and tapped Cheryl on the shoulder and pointed for her to come with him to the bathroom. Cheryl got up and squeezed Myra’s shoulder and went with Nate to the bathroom.                 “Okay so is there any tape of this guy walking in here with the girl,” asked Nate?                 “We only have a camera pointed at the back door form the inside, my boss is not a big fan of cameras and I couldn’t tell you the last time we got robbed here,” Cheryl answered.                 “How about policemen coming in here, do you have regulars,” asked Nate?                 “Not really, this is a bohemian place, not a donut shop. They come in once in a blue moon, but usually they don’t stay because we aren’t super welcoming to them. I mean we give them a free coffee and cookie if they want, but usually this is not really their hangout. What can we do with this girl, what is the next move,” asked Cheryl.                 “So Myra and her dad started coming in here four days ago, did you notice anything unusual about them, anything at all would help,” asked Nate.                 “Not really, except that the guy kept going to the bathroom for like thirty minutes at a time.  I asked Carl to have a talk with him and well this happened today,” said Cheryl.                 “Well the important thing is the girl is safe, the note has to many fingerprints on it now to be useful, I take it you read the letter as well. Did the guy pay with cash or credit card, “Nate asked?                 “Always with cash and today the only thing he left behind was Myra, the note and that diary,” said Cheryl.                   “Okay, Myra seems pretty calm around you which is good and she is calm around Carl which is better. I just don’t see how he thinks he can just take this girl and raise her as his own, we will figure that out later. When is your lunch rush,” Nate asked?                 “We are going to get a lot of customers in about twenty minutes,” said Cheryl.                 “Okay, I am going to take the girl and Carl back to his place. I have some clothes that may fit her and some toys that my kids don’t play with anymore. Basically, we are all accomplices right now. Here is my card for my law firm. If anyone approaches you about this, you call me and only speak to me. If Carl goes to jail about this it will kill him, I mean it. I am not ready to lose my brother and it seems like you two are friendly and I am sure you don’t want to lose him either. I have seen him hell bent on stuff before and he will not let it go, so I am going to do what I can to help him out and more importantly to help out Myra. Can we get some food to go, because I am sure that Carl doesn’t have much for a nine-year-old girl at his apartment,” asked Nate?                 “Yeah I can make up a couple of sandwiches for you guys really quick and I can see what we have for our grab and go,” said Cheryl.                 “Here is fifty dollars, I am sure that will more than cover it and put the rest in your pocket. If Carl is going to pull this off, he is going to need your help. I hope you are as good a friend as he believes you to be,” said Nate.                 “I’d never let him down Nate, that is a threat not a promise,” sad Cheryl. Nate and Alysha Jackson are former teachers turned seven figure Amazon sellers who know what is like to start from nothing. They started their business selling on Amazon nearly four years ago flipping everyday things they found at Walmart and Target. After selling over $180,000 in their first year, they were hooked. They are commonly referred to as “the Bra People,” since they have sold more Kohls bras on Amazon than their house is worth. Their end goal was to be able to be stay at home foster parents. However, they never lost that teaching bug but now, instead of teaching in the classroom, they continue to build an online community and support group for those wanting to get rid of debt, quit their jobs, and be financially free. If you’ve ever shopped on Amazon, you’ve probably noticed that there are literally millions of sellers using this platform to make money. But how do they do it? It can seem really overwhelming. My guest today, Nate Jackson, is here to share all the details of how he and his wife built a seven figure business selling on Amazon. We’re talking about Amazon FBA. If you’ve heard the term but still have no idea what it means, don’t worry, we’ve got you covered. First and foremost, FBA stands for Fulfilled By Amazon and what that means is that the products are bought and sold by sellers but are held at Amazon warehouses for distribution.  Now there are several ways to manage you’re FBA account but the two biggest are what’s known as “white labeling” and “retail arbitrage.” White labeling is when you purchase a new product from a supplier  and sell that product on Amazon. Retail arbitrage, on the other hand, is what today’s guest specializes in. That’s where you purchase merchandise from retail sellers at steep discounts and then sell them on Amazon for a profit.  Selling on Amazon with arbitrage, instead of being a brand who sells their items directly to consumers, requiring a high investment and high risk strategy, you buy something from point A and then sell it on point B, ideally yielding a profit vs what your cost was. This has a much lower risk factor as you are buying and selling 1 of 100 different things instead of buying 100 of 1 thing. Another great perk to mention of Amazon’s FBA program is the use of their warehouse space. When Nate began his journey as a seller, he and his wife lived in a very small apartment with no room to store items to box and sell himself. So instead of self storage, he would send everything he purchased to an Amazon warehouse and then as customers purchased the items from his seller account, Amazon would package and send those orders. Getting Started Selling On Amazon Getting started, Nate only used $100, which was going to be he and his wives date money for two months and was no small sum at the time, however, small enough to not truly dent their day to day should it not work out. Their small gamble was rewarded quickly when within a month they were able to double that money which they then used to go back and buy more product, sell that, double again, and so on, repeating the process for the first year before realizing they didn’t need to continue their day jobs and this side hustle on top of it. When picking products, Nate uses the Amazon Seller App, an app only available to those who created and made an Amazon seller account. Using the app, you can go to any store and scan labels to see their selling history on Amazon. Using the given data, you can see how well a product has sold, how long it took to sell, at what price it sold, and what fees are involved in selling the item in order to best estimate your possible ROI. This is how Nate continues to pick items he knows will sell. TIP: It’s not what you think people will want to buy, it’s what people are buying based on the data.  Kohls became a very profitable place to find merchandise, especially bras. Nate said when it comes to certain things, like undergarments, people likely already have the one they want and often times when ordering online, just want to find the exact same thing so they can have more of what they already like. This is how Nate and his wife went on to sell more than double the price of their house in bras alone. Further helping them bolster profit when using Kohls, as well as other retailers, they utilize stacking of discounts such as X-percent off, Kohls cash incentives, Kohls credit rewards, as well as $10 off of $40 promotions, bringing their cost even lower and their profits even higher. Nate went on to emphasize that though this job is not easy, it is simple. Within that first year, or the growth phase of their business, Nate was spending around two hours a night and around ten hours on the weekends buying and shipping products. He had his goal set on building a business, not just having a side income. Again, going to a store, scanning every item on clearance and using the apps data to determine if it was a worthy investment was a tedious task but it was simple work. Nate does advise against going into this business if you’re someone who needs money right now. There is a building period and it does take time. It is an inventory business, you have to have an initial investment, however little or much, and then inventory to sell in order to turn profit. If you’re looking for a side hustle where you can grow something over time, this could be the gig for you. If you have time, patience, and are able to roll your profits back into the business for a time, this could be a great set up.    If you are interested in selling on Amazon, Nate is offering an exclusive discount for the Side Hustle Teachers community. You can get 10% off of his most popular course on flipping items from Kohls by going to sidehustleteachers.com/nate and use the code SIDEHUSTLETEACHER10.  Connect with Website: hustlebuddies.com Facebook Group: facebook.com/groups/hustlebuddies Youtube: Hustle Buddies Official

Excerpt from The Penitent Priest “I can’t believe this,” Nate said as he looked through the emails. “This is great! You see this, Father?” When I called Nate and told him I’d do an interview, he was happy. When I told him about what I had found and Helen’s response, he was practically speechless. Meeting him at The Perfect Cup the next day and showing him copies of the emails, he was jumping up and down in his chair like a little boy on Christmas morning. “Don’t you see, now this has everything. It’s not just a cold case of a senseless murder,” Nate went on, holding up the emails. “This is a cold case of a planned murder. She was stalked, and whoever was stalking her killed her--”  “Now really we don’t know that,” I interrupted. “--and we have the police doing nothing when new evidence is shown to them.” He inhaled and exhaled. “Now we have a story.” “I thought you had a story before?” “We did,” he answered. “It’s a better story now. And you’ll do an interview on camera?” “Yes,” I said, “but who’s we?” “We,” Rodriguez repeated. “My partner and I.” “What partner?” “My partner in the film,” he replied. “Oh, did I forget to mention her? She’s meeting us--oh, here she is now.” Nate stood and waved at someone. I turned around to see who. She was young, blond, and pretty. And earnest. Very earnest. I recognized her from one of the local stations in Baltimore. She did those human-interest stories that really interested nobody. She leaned into Nate and gave him a quick peck on the cheek. “Father Tom Greer,” Nate said, “Meet Katherine Shepp.” She smiled and extended her thin, well-manicured hand. “So nice to meet you, Father,” she said, her voice as silky as her hair. I took her hand, she covered mine with her other hand. She looked into my eyes. “I’m really looking forward to working with you,” she purred. I settled down to my usual coffee with cream and sugars as she sipped on her decaf soy latte. Nate was there until his uncle came over to remind him that his break was over. After he excused himself, Shepp said, “I’m glad you’ve agreed to help me with the story.” Me? “Yes, I decided that Joan’s story needed to be told.”  She smiled, showing perfectly white teeth behind her expertly colored lips. There was no lipstick on her cup. It was either very good lipstick, or she had had her lips tattooed. “When Nate told me about the story of your wife’s murder, I was just so, so...moved, I guess is the word I’m looking for. And then when he told me you came back, and you were now a priest, well, that’s just wonderful.” “I guess an unsolved murder is a bit of a change from doggy beauty pagents.” She guffawed. “Yeah, that.

During this episode of the HyperFast Agent Podcast, host Dan Lesniak speaks with Nate Smoyer, host of the Tech Nest podcast and Director of Marketing at Avail. Nate shares how he found his way to property tech through his podcast, and how learning to focus forever changed how he approaches business and life.  Episode Highlights:  Nate Smoyer made his way into property tech through his podcast, Tech Nest. There are between 10-12 million landlords in the U.S. About 8 million self-manage. The majority of rental properties are between 1-4 units. By giving these landlords the right systems and tools, the rental experience is improved. Nate puts a whole month of rent towards improvements to his properties to attract great tenants. When he makes improvements, he hires other professionals to take care of these tasks. Nate describes his long journey to entering the real estate market and working with multiple agents to close his first deal before entering property technology. He was an agent for seven months. He shares what he learned about building a business during this time. Time blocking was the most valuable thing he learned. Understanding focus and applying that to everything else is a game changer. They discuss making a dream list of 100 clients. When Nate started his own business he invested in education and applied lessons he learned about focus and time blocking. Nate shares about the importance of investing in education. You need a system. If you don't have one, buy one. He turned the dream list into a prospect list for his podcast. Nate used his podcast to build relationships and filter out potential clients. He describes reaching out to prospects to be featured on his podcast. He'd get the pre-interview phone call, emails back and forth, the phone call and the pre and post-show discussion. Then after the show he could follow up with a deliverable all before he'd ever bring up the topic of working together. Nate describes the three exit strategies he had in mind for his agency. Podcast hosts have the opportunity to learn from their guests. During COVID-19, Avail has seen an increase in late payments, partial payments, and non-payments. They have been focusing on marketing efforts since leaving the office in March. Nate provides his answers to the HyperFast Round. 3 Key Points:   Many agents don't have a focus. Find your focus and leverage time blocking.   Smart entrepreneurs should think about possible exit strategies to look out for.    Podcasting provides many opportunities to build connections with people in your industry. Nate Kelly, Stress Relief Products To Prevent Stress In The First Place

Unconventional Genius

Play Episode Listen Later Dec 21, 2018 48:22

If you were to do a quick Google search for the phrase “stress relief products,” you’d find all kinds of things to help you deal with stress after the fact. That’s because we humans get ourselves into situations that induce stress and then we look for a way to deal with what we’ve created. It's normal. It's everyday life as we know it. But does it have to be? What if a product existed that could help you avoid many of the stressful situations common to every day? Would that be a stress relief product worth having? Nate Kelly leads the team at Adero - a company that has created a technology solution that organizes your things so you can save time, reduce stress, and simplify your busy life. It sounds too good to be true, but once you hear how it works you’ll wonder why someone hasn’t created it before now. Listen to learn more about Adero and to hear how Nate’s path has formed him into the exact leader needed in order to make it happen. What if we could help people never get into stress-inducing situations in the first place? We’ve all been in situations that instantly produce anxiety or stress. Nate Kelly calls them “chaos” situations. Some examples: You’ve forgotten your wallet. The car keys have been misplaced. You arrive at work and realize your cell phone is on your bathroom counter. Everyday situations. Nothing to worry about, right? Not to Nate Kelly. When Nate took over as the CEO of Tracker, the company was developing a product to help people find things that were already lost. But he had a bigger vision. He wondered if his team could create a tool to keep things from getting lost in the first place. What if the chaos that ensues from situations of this nature could be eliminated altogether? Listen to hear how Nate’s questions led to answers like you've never imagined - and how Adero's technology is making a difference by releasing people from the burdens of small oversights. “Try hard to remember not to screw that up” is NOT a good plan Prior to the advent of the kind of technology Nate’s team is implementing, the main way to ensure you didn’t forget things was to create a list. But what happens when you forget to make the list? What happens when you lose it? Smart tags and taglets are the answer Adero provides. These tiny A.I. powered devices are attached to the important items in your life so they can be managed for you. The system can prepare itself according to your schedule to enable your items to remember what you need for you. It’s a system that requires the use of IoT, machine learning, and other elements of the very best of tech - and it’s amazing how it works. You really should hear Nate’s explanation and vision for how Adero will change the world. There’s no need to blame yourself for forgetting things anymore How many times have you gone on an important business trip, or even just a drive across town and discovered that you forgot to bring what you needed? Our tendency is to chastise ourselves for being such a dummy. But what if a piece of technology could prevent that situation from ever happening? Nate envisions a day - coming very soon - when the items you need are able to remind you that you will need them in the near future. Can you picture it? Never having to make a list again? Never forgetting important items - because the items themselves remind you to take them? More importantly, can you imagine never feeling the panic associated with a high consequence mistake - because the mistake never happened? Nate’s team is making it possible. Find out more by listening to this episode. Overcoming the anxiety of things through technology Forgetting to take important items with you seems like a small problem. But look beyond the temporary inconvenience of not having a needed resource to the emotional toll it takes on you. Nate calls it “the anxiety of things,” and ironically, his team is coupling technology WITH things to prevent the anxiety from happening at all. Nate foresees the Adero platform becoming one that allows every THING in your life to worry about YOU, preparing everything in your life for your use and convenience. Your things will be taking care of you, instead of you having to care for them. It’s an incredible solution to everyday problems, and it’s on the horizon. Nate’s team is making sure that’s the case.   If you are with a consumer technology company planning to launch a new product at CES or are even looking ahead to CES 2019, the Max Borges Agency can help you succeed. Now I’m better spirits, Ava convinces Nora to open Ray’s letter and to everyone’s surprise, they find Ray instead of a letter! He blasts them out the prison cell. On to the main story! We last saw Sara attempting to follow Nate and Hank through the time portal to the Waverider. However, she runs into the delivery person and has to find another way onboard her ship. While she changes, Ray and Zari guide Nate’s tour around the Waverider to avoid Charlie. Mick has other plans though and steers him to the lab where he sees “Amaya”. He rushes to give her a hug and gets decked. While Charlie pretends to be Amaya, Gideon identifies a fugitive in Paris 1927. Eager to please Hank, Sara, Nate and Mick head to Paris where Hank meets his idol, Ernest Hemingway. While Hank chats with Papa, Nate talks to Salvador Dali who has seen their magical creature. When Nate tries to return to the Waverider and research the creature, he runs Charlie and the Fitzgeralds. Charlie identifies the creature as a Minotaur over drinks and the team regroups after Hank is injured hunting the Minotaur. Constantine and Nate collaborate to find a way to stop the Minotaur. Constantine will attract the beast with musk while Nate puts it to sleep with a lute. Hank confronts Nate, doubting his plan to lull the beast instead of shooting it. Sara backs Nate and the team heads back out to stop the Minotaur from killing everyone at the nightclub. Constantine gets the beast’s attention and Nate begins to play the lute. Just as it is about to fall asleep, Hemingway feels the need to prove himself and pulls out a gun to shoot the Minotaur. Sara prevents him from doing so, but the trance is broken. The minotaur attacks Nate and breaks the lute. Trusting in Nate’s plan, for once, Hank grabs a guitar and sings the minotaur to sleep, finishing the mission in true Legends fashion. Nate sends his dad off to 2018 and stays with the team for a post-mission pizza party, which felt an awful lot like a farewell Nate party. Well, that’s it folks, Mallus is out of the time cage. Beebo help us all.   Synopsis   The team’s on double duty this week with Amaya attempting to rewrite history while Grodd attacks Barack Obama. The Legends make quick work of Grodd when Ray shrinks him down and puts him in a jar. Grodd’s failure keeps Mallus at bay, to Nora’s disappointment, but Damien realizes that once Mallus is freed, Nora will be gone. Worried, he reaches out to the Legends for help.   If only Wally and Nate’s task of convincing Amaya not to change history was as easy. She insists she will save her village and does not want Nate or Wally to interfere. Nate witnesses older Amaya start a totem ceremony to pass the Anansi totem to her daughter, Esi. Unfortunately, Esi is not up to the task and sends Kuasa with Baby Mari to explain to Amaya that she will not be coming. Delighted, 1942 Amaya now knows this is how she can save her people. But at what cost?   Back on the Waverider, Damien Darhk offers the water totem as a peace offering and tries to convince the Legends they need to work together to keep Mallus imprisoned and save his daughter. Sara seeks counsel from both Ava and Barry, and in the end, decides to accept Damien’s help. But how?   Well, as it so happens, Mick has discovered the Lord of the Rings films and Denethor sounds remarkably like Mallus. (Gee, I wonder why?) Ray heads off to New Zealand 1999 to convince John Noble to read some revised lines for the film. (This is crap, isn’t it?) Ray records the performance and tags along with Damien to convince Nora that Mallus is speaking to her. Playing along, Damien goes along with her suggestion to travel to the Waverider where she is trapped with Constantine’s spell. Angered, Mallus pushes Nora further into the spirit world and takes over her body.   Meanwhile in Zambesi, Amaya convinces her daughter to stand-up and accept her birthright. Her people need her to protect them. At the same time, Nate attempts to take the older Amaya’s totem, preventing her from passing it to Esi, and fails. Epically. After stumbling around, he tries to take the totem and it activates, waking Amaya who’s still got it. Before she kills him, he tries to make her remember him and realizes she must have wiped her memory when she left the Legends.   When Nate eventually sides with Amaya, Wally returns to the Waverider and explains to the team what is happening. Oddly enough, Sara concludes they should let Mallus out because it may be the only way to kill him once and for all. After all, they do have all six totems and Damien offers to wield Death so Sara doesn’t have to.   Everyone heads to Zambesi and waits for Esi to defeat the warlords. Only there is one not so teeny tiny (anymore) problem: Damien has brought Grodd along to prevent the Legends from rewriting history and letting Mallus out of the time cage. Can’t they understand? He just wants the village to die so he can save his daughter.   Nate uses the Earth totem and stops Grodd from destroying the village. Damien has released Nora from the spell circle and seconds later the time cage shatters, along with Nora’s body. Mallus emerges in his true form and disappears, leaving the Legends and Damien in dismay. Veni. Vidi. Vici Caesar and the Time Bureau! We back baby! Synopsis We picked up right where we left off, in LA with dinosaurs, Big Ben and all sorts of anachronisms running around. We are quickly joined by the “newly” formed Time Bureau that Rip founded five years prior. He disbands our team and we jump six months to the “present” timeline. Sara, Ray and Nate are unhappy in the various jobs they have taken now that they are no longer traveling through time. Mick, on the other hand, is quite content on the beach in Aruba until Julius Caesar interrupts his sunbathing. After Mick calls Sara about his situation, she takes Nate and Ray to the Time Bureau to secure the Waverider from Rip. After a not-so-warm welcome, Rip gladly parades the Legends around the Time Bureau, showing off his efficient operation. It ends with a tour of their simulator which is none other than the Waverider. Rip has used their old missions as training exercises for new recruits to the Bureau. After being chastised, they return to the operations room where Rip’s team is preparing to retrieve Julius Caesar from the beach on Aruba. However, in typical Mick Rory fashion, he loses Caesar in the middle of a toga party and tackles the wrong guy. Rip chastises the Legends, now all at the Time Bureau, and sends them on their way. When Nate discovers Rory really did encounter Caesar, Sara decides it’s time they took back the Waverider and fixed their own mistakes. They wake-up Gideon, time-jump three minutes in time and head for Central City to find their mechanic. Jax is at Stein’s house, breaking the news that he dropped out of school and discovering that Lily is pregnant! It seems that the band being back together again is not great news for all the Legends, but Stein is in when they tell him he can meet Julius Caesar. They return to ArubaCon to recover the real Caesar and Sara takes him down like a pro! Once he is secured on the Waverider, Rip “beams” onto the ship and demands that Sara do the right thing and return Caesar to the Time Bureau. After a little pep talk from Caesar, Sara decides to cross her own Rubicon and return Caesar to his rightful place in Gaul. Unfortunately, Caesar lifts a history book off Nate and completely rewrites history as we know it. Meanwhile, Rip has lost his patience with the Legends and commandeers the Waverider. He takes over the mission only to realize that his agents are not as prepared for field work as the Legends are. Caesar lays a trap and captures Agent Sharpe, leaving Rip to work with the Legends again to rescue her. Although grateful for the help, she is horrified at the Legends “process” in dealing with time travel challenges and can’t understand why Rip is allowing them to continue. He reveals they will be needed to handle the coming threat of Malice. We end with Vixen, defending her village from soldiers with some seriously upgraded magic powers. I think she is enjoying herself just a little too much...   News History behind Crossing the Rubicon Contact Information If you want to join in the discussion, you can submit feedback via email to tomorowslegends@gmail.com. When Something is Broken... What do you do about it? When you see a problem, what's the first thing you do? Most of us probably Google a solution and if we don’t find something in a few minutes we learn to deal with the problem and move on. But not Nate Kutsko. When Nate sees a problem that no one has solved, he solves it himself. The Art of Inventing Nate spent most of his life inventing solutions to common (and sometimes not so common) problems. A couple years ago, Nate noticed that a power tool he owned had no proper belt holding solution on the market.  Most of us would be forced to deal with this problem or try to rig a regular belt to make it fit. Not Nate: he invented a holding clip solution for the product. Nate is also a golf enthusiast.  One day, he was wondering why there wasn't a way to properly teach yourself to golf rather than pay for expensive coaches.  Most of us would simply spend more time on the driving range or play more rounds of golf. That wasn't good enough for Nate.  Instead, he invented a real time camera recording system that allows the golfer to view himself while he golfs using advanced eye-wear and recording technology. More recently, Nate recognized a major shortcoming in the design of all cutting boards on the market.  Instead of dealing with these shortcomings, he designed an elegant solution and created a business out of it. For Nate Kutsko, solving problems isn't a thing to be avoided; it's what creating your life's work is all about. About Nate Kutsko Nate is an inventor, designer, artisan craftsman and serial entrepreneur. Nate is the founder and CEO of Kutsko Kitchen, a company that not only invents incredible products for your home and kitchen, but also teaches aspiring chefs and kitchen artists how master their craft. Nate has a civil engineering degree from the United States Military Academy at West Point and is an Operation Iraqi Freedom veteran. He started making cutting boards in 2011 to fix some of the problems he experienced while making meals at home. His practical solution developed into a series of beautiful, boutique boards and other kitchen tools. Things we talk about: Why developing creativity from a young age is a big advantage as an entrepreneur Why solving your own problems is the best way to solve other people's problems Why ‘there’s gotta be a better way’ is always true The benefit of an engineering background to create truly versatile and useful products The power of false starts on improving and honing our skills Why creating a catalog of EXPERIENCE is essential to long term success Why it helps to have a nest egg before you transition to full time entrepreneurship The power of having side income while design, growing and expanding your business Why the best avenue for a successful start-up is to be married (true story!) The difficulty of inventing and selling physical products (and why it’s worth it) How to come up with great ideas (a simple, powerful two step formula you shouldn't miss) Why fear is ever-present when you’re an entrepreneur and how to deal with it How everyone is faking it and why this should be a reassuring thought The most effective way to market (hint: it has to do with trust) The power of grit and never quitting Finding inspiration through Kickstarter campaigns Great Quotes From the Interview: It’s easy to look at a book and learn from it, but until you’ve done it, you don’t really understand the fears and insecurities – all the things that go into taking action. I developed a knack for connecting experiences in my life...I’m always looking outside of the box – into other industries, other unrelated fields that may have an idea that I can connect with the problem I’m trying to solve. The idea of getting a job would be great for many reasons, but at the end of the day, I don’t think I’d be satisfied as a person.  I’ve got this itch I have to scratch. Everyone has a breaking point, but if I reached it, I forgot and kept going. (definitely tweet this) Everyone is out there kind of faking it – even the big corporations...we're all winging it. Do stuff.  If you’re a cook then cook...never quit on the first try...you've just got to do it, over and over again until you get the results you want. (tweet this) You should create for yourself, first and foremost. (tweeeeet) Socialize: Twitter Facebook Pinterest LinkedIn Additional Show Notes: Kutsko Kitchen Kickstarter.com Steal Like an Artist
