In today's episode Patrick McKenzie (@patio11) examines a Chicago casino investment, first of its kind within the city limits. Patrick reads from his Bits About Money essay (published January 2025) with additional commentary based on recent developments. The discussion reveals how municipal politics, grievances about national and local economic history, and creative financing intersect for ‘a very Chicago gamble.' –Full transcript available here: www.complexsystemspodcast.com/the-landmines-buried-in-the-fine-print-of-chicagos-new-casino-deal/–Sponsors: Vanta | GiveWell | CheckVanta automates security compliance and builds trust, helping companies streamline ISO, SOC 2, and AI framework certifications. In this episode, Patrick McKenzie (patio11) is joined by Moses Kagan, co-founder of Adaptive Realty, ReSeed, and Reconvene. Their deep dive into real estate investing and property management covers the different classes of apartment buildings, the challenges of property management, and the complexities of financing structures in the industry. They examine how the internet has transformed capital raising, the significance of cap rates, the effects of supply and demand on property values, and a comparison of the real estate markets in different major cities. The episode is in many ways a follow up to Patrick's conversation with Jim McKenzie and offers a window into the opaque world of real estate investment.–Full transcript available here: https://www.complexsystemspodcast.com/episodes/real-estate-moses-kagan/–Sponsor: CheckCheck is the leading payroll infrastructure provider and pioneer of embedded payroll. Patrick McKenzie (patio11) is joined by his father, Jim McKenzie, for an intimate and in depth exploration of commercial real estate development. They unravel the complex web of relationships, regulations, and often absurd situations that shape our built environment. From the intricacies of curb cuts and driveway permits to the art of navigating local politics and lobbyists, the conversation offers a rare glimpse into the hidden mechanisms of urban development. Once upon a time, there was a smart young man who thought he wanted to be an engineer when he grew up. Every day, he went to his college classes and studied his math and science. One day on campus, he saw an advertisement for volunteers needed at a local elementary school and decided to get involved. Because of that, he spent all of his free time in a fourth grade classroom working with young kids and grew to love it! Because of that experience, he knew that God had called him to education, not engineering. He changed his college and his major and started taking classes to become a teacher, until finally, years later, he graduated from UF with an education degree and became a fifth grade teacher. Today, he still works in education as Headmaster of The Rock School, where he has been employed for 21 years.

D.O. or Do Not: The Osteopathic Physician's Journey for Premed & Medical Students
Today we will be speaking with Dr. Jim MacKenzie, a child psychiatrist in Chicago. Dr. MacKenzie graduated from the Kansas City University College of Osteopathic Medicine. He completed his residency in psychiatry at Loyola University followed by a fellowship in child psychiatry at Lurie Children's Hospital in Chicago. He then went on to practice academic medicine, but recently transitioned much of his time to focus on political advocacy. He is currently working to expand the scope of practice of family medicine physicians to include psychiatric care. As you will soon see, Dr. MacKenzie demonstrates how intelligent and thoughtful psychiatrists can be. If you haven't considered a career in psychiatry, after listening to his interview about topics ranging from autism to how a pizza party changed his life, I know you will be inspired to reconsider.Hosted by Madli Vahtra Edited by Celine Tran

Steve started following McKenzie on Instagram a few years ago and watched his follower count balloon after he posted a clip meticulously documenting the making of his sculpture "The Scarecrow" went viral. On this week's episode of 'Binge Talking' the two only-children sit down and talk about why he left Brooklyn, basically quit his day job to focus on art full-time and how his aspirations continue to evolve with time.

Challenge of the Yukon was a long-running radio series that began on Detroit's station WXYZ (as had The Lone Ranger and The Green Hornet). The series was first heard on February 3, 1938. Under the title Sergeant Preston of the Yukon, it later transferred to television. The program was an adventure series about Sergeant William Preston of the Northwest Mounted Police and his lead sled dog, Yukon King, as they fought evildoers in the Northern wilderness during the Gold Rush of the 1890s. Preston, according to radio historian Jim Harmon, first joined the Mounties to capture his father's killer, and when he was successful he was promoted to Sergeant. Preston worked under the command of Inspector Conrad, and in the early years was often assisted by a French-Canadian guide named Pierre. Preston's staunchest ally, who was arguably the true star of the show and indeed often did more work than he did, was the brave Alaskan husky, Yukon King. Typical plots involved the pair helping injured trappers, tracking down smugglers, or saving cabin dwellers from wolverines. Sgt. Preston's faithful steed was Rex, used primarily in the summer months, but generally Yukon King and his dog team were the key mode of transportation (as signalled by Preston's cry of "On, King! On, you huskies!." TODAY'S SHOW: "Outlaw Dog" (05-11-44) And "The Outlaws Nemesis" (05-18-44) May 11, 1944. Program #328. WXYZ, Detroit origination, The Michigan Radio Network. "Outlaw Dog".
