David Curtiss "Steve" Stephenson (August 21, 1891 – June 28, 1966) was an American convicted rapist and murderer who in 1923 was appointed Grand Dragon of the branch of the Ku Klux Klan in Indiana and head of Klan recruiting for seven other states. Later that year, he led those groups to independence from the national KKK organization. Amassing wealth and political power in Indiana politics, he was one of the most prominent national Klan leaders. "He was viewed as responsible for reviving the Klan and widening its base, and considered the most powerful man in Indiana". He had close relationships with numerous Indiana politicians, especially Governor Edward L. Jackson. A real piece of sh*t. Here's his story.

Anthony asks Real Estate is a game of big numbers. Amassing enough capital can be challenging and time consuming. If you only had $100,000 to invest, how would you do it? Anthony, This is a great question. Rather than answer the question directly, I'm going to give you some things to think about. I'm going to raise more questions that I'm going to answer. Before we even talk about what to buy, you need to answer the first question which is whether you want to be investing actively, or investing passively. In the case of an active investment, you're doing the asset management, which means you're overseeing the construction management by hiring a general contractor, you're overseeing the property management by hiring a property manager, you're performing all the analysis on the property and securing any debt on the property. The other option is for you to invest passively in someone else's project. In that case, you're likely going to be part of a syndication, or perhaps you can invest in someone else's project either through a joint venture or a tenants in common structure. From a legal standpoint, you probably want to ensure that if you're going to be investing in someone else's project, that they are following the securities regulations that prevail for where the project is located, and for where you are located. When there are multiple jurisdictions involved, the syndicator may need to be in compliance with multiple sets of rules. If you're going to be investing passively, then I would recommend that you spread your cash between two projects that meet your criteria, and that you don't deplete your cash position down to zero. Always ensure that you keep some cash in reserve. These projects could be strong cashflow projects such as a self storage project, or perhaps an apartment syndication. But more important than the deal, you need to perform significant due diligence on the sponsor. If you're going to be a more active investor, then you want to pay attention to the kind of asset you intend to buy. That means the location, the profit potential for the deal, and the risk of the deal going sideways on you. In today's market, there's very little of quality that you can buy for $100,000 that will create a significant income stream. The key to accomplishing more in real estate is leverage. Leverage comes in several different forms. The traditional form of leverage is to go to a bank, borrow funds, secure the funds against the real estate and bring your equity to the table. If you do that, you might be able to use your $100,000 along with, say, $400,000 of the bank's money for a total of $500,000. Then the asset you're buying has a cost of $500,000. The problem is that you're out of cash and if the property has a problem, you need to find more money somehow to solve the problem. A small project of only $500,000 has the drawback of being a small project. It's not large enough to attract the kind of top talent that you want to be managing your real estate investment. So my recommendation is that you find a partner who has sufficient cash to bring the majority of the equity to the table. Let's say that you bring $100,000 and the other partners bring $900,000 in equity to the table. You're leveraging your equity. Then let's plan that the equity will also get leveraged with some debt, where you bring $4,000,000 in debt to your $1M in equity. Now you've purchased a $5M asset with your $100,000. You might only own 10% of the $5M asset instead of owning 100% of a $500,000 asset. Why would you choose to do one versus the other?

Continuing to emerge as an artist-to-watch this year, 22-year-old singer-songwriter Ashley Kutcher shares a new single entitled “If I Could” with an accompanying visual. The song and video are out now via Darkroom / Interscope Records. This release stands out as the official follow-up to her breakout song “Love You From A Distance.” After eclipsing 13 million streams on Spotify, it shows no signs of stopping or slowing down. She recently provided another perspective on the track with an intimate performance on the Official Acoustic Video. The song paves the way for more music to come from Ashley Kutcher very soon. About Ashley Kutcher — Baltimore, MD singer, songwriter, and artist Ashley Kutcher distinguishes herself as the kind of raw talent equally at home on the stage of a neighborhood watering hole or live on social media. Post-high school, she pursued a nursing degree at Towson University. While at Towson, a local bar came across a video of her singing online and invited her to perform on their stage. This opportunity opened the floodgates as Ashley quit her waitressing job shortly after and logged regular marathon sets, often playing four hours per night. During her senior year, she uploaded a demo of her original composition “Lust” to TikTok. The video instantly gained traction and garnered thousands of views in just 48 hours. My guest on the show is Rod Fehring, the former CEO of Fraser's Property Australia. He recently stepped down from the role but has taken up a position on the Frasers Property Australia Board. Mo Brady is a jack of all trades - a broadway actor turned social media specialist turned podcaster. After working for many years as a performer in Seattle, Washington, Mo made his Broadway debut in The Addams Family musical in 2010. He later landed work as a recurring character on the second season of the NBC TV hit show Smash. These days, Mo works as the Communications Project Manager for Broadway Cares Equity Fights AIDS, and continues to host a wildly popular podcast, which he also co-created, called The Ensemblist. Amassing a following over the years, The Ensemblist has become an “online advocate for the talented artists working in theatre ensembles.” Now boasting not only a podcast, but a website and a social presence as well, they are “creating conversations about what it means to be a successful artist in the theatre.” Mo spent a few years working as a full time performer in Seattle, including in shows at The 5th Ave Theatre. In 2010, he made the jump to New York City, and six weeks after his arrival, he had landed his first Broadway show - The Addams Family musical. After a year on Broadway, Mo shares how his offer to volunteer for Broadway Cares turned into a full time job, and how he at one time was balancing working this full time job with filming episodes of Smash in Long Island City at the same time. On this episode of Real Talk University, Andre and Christian sat down with Rohan Sheth, who is the co-founder at GrowRev, a massively successful social media marketing agency. Through 10 years of experience in the industry, he has discovered some of the best strategies and methods to find success in the industry. While he provided massive value throughout the episode, the guys took 3 main takeaways out of the episode. Don’t hesitate to work for free early on. While it should never be for longer than around 60 days, being able to get your foot in the door with companies and show them your worth with no risk to them is huge. If you can prove your worth, beginning to pay a monthly fee will be a no brainer for the client. When you have a client, they are exactly that: a CLIENT. Do not allow them to treat you as an employee and tell you what to do. You are the expert, you know what is best for their marketing strategies. If your client relationship is controlling and you are not allowed to show your skills and help them grow, it can turn toxic very quickly. Make this clear before you even ink a deal with them. Amassing a large social media following isn’t necessary to land clients. While social media is undoubtedly one of the most effective methods of client outreach, a large audience that doesn’t engage with your content isn’t useful. Instead, look to build a smaller, more loyal following that will actually translate to business. This regular slot pushed her to develop into playing a more eclectic multitude of styles, from house and techno to dub. It was here that her ‘sound’ began to form, drawing on a wide range of influences and styles and filtering them into a dance floor context. Amassing a huge vinyl collection and a deep knowledge of electronic music along the way, she laid her strong foundations in these formative years. As a Hollywood producer and media consultant, I offer advice for leaders and creatives each week on filmmaking, digital media, publishing, strategy, communication, leadership, culture and faith – to help you get from where you are to where you want to be in your career.   More about this episode: More about this episode: Why Broadcast TV Still Matters In my work with non-profits, churches, businesses and even filmmakers, more and more people are turning away from the TV broadcast world to the online streaming world.  To some degree, it’s natural, and digital media should be an important part of your strategic plan for connecting with a larger audience or customer base. However, in a world that’s crazy over online media, content producers shouldn’t forget what broadcast media does very well and especially why you shouldn’t be too quick to walk away from traditional TV: 1)  When it comes to full-length programming, TV is still the king. YouTube, Vimeo, and similar platforms generate enormous views, but it’s still mostly short clips.  As filmmaker George Lucas described, “Videos of puppies crossing a freeway.”  He used that illustration to describe the way that YouTube captures attention and can be interesting, but rarely a long-form, compelling experience.   2)  As a result, TV is still “America’s campfire.”  Nothing online generates the type of water-cooler conversation that “American Idol” does.  For all the talk about “community” online, we actually watch online videos primarily as individuals, but we still watch TV in groups.  As a result, the experience is different, and in media and entertainment, that issue matters.   3)  Amassing a big audience online doesn’t yet guarantee big ad revenues.  The TV audience is a buying audience.  Online?  We’re not sure yet.   4)  TV & film content still drives most entertainment.  Even the most successful online entertainment ventures are often for the most part is TV programming re-purposed online.  The most popular online programs are simply TV programs on a different medium.   Don’t get me wrong.  The world is moving online, but that doesn’t mean TV is going away.  Radio didn’t displace movies, and TV didn’t replace radio.  New platforms perform new purposes and don’t necessarily displace old media.  TV has a lot to offer, and in an effective media strategy, don’t forget that component.   Schedule: New episodes are uploaded every Tuesday. As well, he hosts the podcast For the Love of Money, helping people break through their financial anxieties and do real good with their wealth. Chris’ passionate generosity can be found in every one of his activities, be they professional or personal. In this episode, Chris explains the difference between midwest and coastal financial values, the importance of giving publicly, and dishes out some tried and true debt reduction strategies.   Show Notes: Why does Chris think so highly of growing up in the midwest? You develop really good morals, values and work ethic, which are great traits to bring to major business centers on the coasts. Why was Chris okay with being booted out of college? He wanted to be out there in the working world, participating, and that he couldn’t do that in a lecture hall. What beliefs about money were ingrained in Chris growing up? Traditional midwestern work ethic, however he believes his environment lacked the support for big, independent dreamers. You had to fit within a certain “box.” What is the most common money blockage that Chris helps people work through? Your “tribe,” a.k.a. any very close community you’re part of; groupthink and shared ideals can hold back individuals with big ideas. Helpful to surround yourself with groups that encourage inventive, breakout thinking. How does Chris’ financial beliefs affect his goodwill actions? If you want to make a major impact on poverty, social ills, etc., you need to have the resources to do it. Amassing wealth enables him to affect the positive change he wants to see. Why does Chris think there’s so much same associated with being publicly generous, and how can we change that mindset? Other people don’t like thinking about the limitations and contradictions affecting their own money mindsets, so they push back against the generous. The only way to turn this tide is to give publicly to spawn a chain reaction of generosity. If you only “give in the dark,” you don’t inspire anybody. You need to develop your generous “muscle” by giving regularly and in spite of criticism. What is Chris’ advice for those struggling with debt? There is good debt (a well thought-out and necessary business loan) and bad debt (credit cards, clothes, ephemeral purchases). You need to avoid the latter, “ego-driven” debt. Even try to avoid “big debt” as long as you can and bootstrap yourself until you’re confident in your business or service. Know that there are no shortcuts around this. You need to cut out the purchases you do not need and first pay off the smallest debts you have, focusing on the largest debts later. How does Chris’ approach with wishful/magical thinking? He’s noticed most successful individuals not only have this kind of thinking but embrace it. For those not inclined to it, stay open-minded about it because people more likely want to work with you and provide you with opportunities. What’s the difference between a “good” and “great” life? Living the good life is a constant reminder that there is something more for you out there. However, the gap between the two is close enough that you might trick yourself into thinking you’re better off without the great life. Seek out the tribe you don’t fully belong to yet and show them you can provide with value. Who has been the most impactful person in Chris’ journey to do well and achieve financial success? Is wealth a badge of honor… or a symbol of shame?  Practically every time Hillary Clinton or Barrack Obama open their mouths, they are vilifying the rich… while Donald Trump is clearly proud of his wealth, and promises repeatedly to bring wealth back to America.  Who’s right?  Is there something MORALLY or ETHICALLY either GOOD or BAD about wealth?  I’m Bryan Ellis.  I’ll spell out the answer for you RIGHT NOW in Episode #224. ---- Hello, SDI Nation!  Welcome to the podcast of record for savvy self-directed investors like you!  This is the show where you learn how to be a wise, profitable steward of your money… Today we’re going to talk about a topic that’s important, timely and rather personal.  We’re going to address the ETHICS… the MORALITY, even… of acquiring wealth, and being wealthy. But first, I’d like to introduce you to someone you should get to know, and I’d like to do that by asking you a question: Have you ever been in a situation where you found a great investment, but were a bit short of capital?  If so, I want you to check out my friends Ari and Mike at Fund & Grow. So… is wealth a good thing?  Is there any moral or ethical position to wealth at all? We’re in an election year, so it’s highly relevant to see what politicians are saying about wealth. Our outgoing president has left no doubt where he stands on that.  Remember these words of his from several years ago:  “If you’ve got a business, you didn’t build that.  Somebody else made that happen.”  That’s right, folks… there’s our president saying that those of you who have poured your blood, sweat and tears into building a business, well, guess what… you didn’t build that.  Somebody else made that happen… according to our President.  By the way… the link to the video where Obama said that is in today’s show notes page at SDIRadio.com/224. So Obama clearly thinks that your business… your wealth… isn’t yours.  Somebody else gave it to you.  You have what somebody else built.  You’ve taken what isn’t yours… you must give it back. Similarly, current candidate Hillary Clinton – who recently admitted she’s not driven a car since 1996 – commented that “There are rich people everywhere. And yet they do not contribute... They don't invest in public schools, in public hospitals, in other kinds of development”.  Clearly, Mrs. Clinton lumps all rich people into the category of being “takers”, not “givers”… with a clear implication that there’s something wrong, something fundamentally dirty, about wealth. Donald Trump has the opposite opinion, clearly and proudly embracing his own wealth, and claiming that it’s his wealth that makes him politically incorruptible. Who’s right and who’s wrong? Well, I’m right, and I’ll be happy to tell you why.  Hehehehe My friends, wealth and the things that comprise it… money, real estate, stocks, businesses, etc… these things are distinctly amoral… that means WITHOUT morality… neither good nor bad.  Practically all inanimate objects are completely without moral weight. I’ll go a step further… the moral character of money or assets does not change based on how that money or those assets were acquired.  Think about a $100 dollar bill.  Is that particular bill any more or less moral than any other $100 bill?  Of course not!  And that’s true whether that bill was acquired through flipping burgers at McDonald’s, through working as a corporate CEO, or even working as a drug dealer. Money is money.  It’s not good and it’s not bad.  Of course, if you’re a drug dealer, you’re a horrible scumbag who should be put under the jail for the rest of your life.  But that has no relevance whatsoever to the basically amoral nature of money itself. But we’re not talking about money, really.  We’re talking about wealth… wealth is an accumulation of excess money and assets, beyond what you need to live. So is WEALTH either good or bad?  There again, wealth is neither good nor bad.  BUT pay close attention to this: Contrary to what the left-leaning politicians will tell you, wealth is almost always a sign of GOODNESS… a sign that somebody has done something well along the way… an indicator that somebody has worked hard, made wise decisions, and remained diligent through trial. Allow me to say what’s profoundly politically Incorrect:  Amassing wealth PROBABLY means you’ve done something really, really well that helped a lot of people… or maybe that you helped a few people in a really profound way. Wealth is nearly ALWAYS an indicator of those three things – hard work, wise decision making and long-term diligence.  All of those are very good traits… and wealth is a common reward for having such admirable traits. And if you’re one of the bleeding heart types who instantly thinks of Bernie Madoff… or you get all out of what about the amount of money that CEO’s and hedge fund managers are paid… well, with all due respect… GROW UP.  I mean, come on, really!  For every crooked person who got rich, there are MILLIONS who became wealthy the right way… through hard work, wise decision making and long-term diligence.  And Madoff went to jail.  And those rich hedge fund managers… well guess what?  They’re rich specifically because they’ve made their CLIENTS rich, too… and if their clients are happy with them, why do you feel your opinion has a single iota of value? Yes, my friends… wealth is practically always a badge of honor, and not a symbol of shame.  In nearly every single case, guilt is an inappropriate emotion as a reaction to wealth, but the appropriate feeling is gratitude. Wealth is good.  The traits required to achieve wealth are good traits, and admirable traits.  And anybody who tells you otherwise is someone who opposes being committed to working hard, making wise decisions, and being diligent over the long term.  No, those traits don’t always lead to wealth.  But where wealth is earned, those traits are always present. Don’t be proud of your wealth, be grateful for it.  Rather, be proud of the hard work, be proud of the wise decisions, be proud of the diligence that got you where you are.  And be grateful for the wealth that resulted from it. And never, ever let scumbag politicians make you believe that wealth is bad or that you are bad because you’ve achieved it.  You are to be commended, and America wouldn’t be what it is without you, my financially successful friends. Full Show Script [good stuff] EVO: It's June. Holy crap. That's almost five months of traveling the world. Doing exactly what we want to do every moment of every day, as we fully embrace our Opportunistic Travelers lifestyle. SHE: Every moment? What about the "moments" spent at doctor visits? Or the "moments" we spent camped out in the bathroom waiting for, uh, tummy issues to take their course? EVO: Well obviously not those parts. SHE: And what about the days you spent whining non-stop about travel coordination, delayed flights, or sitting on an airplane for 9 hours straight? EVO: OK, OK... I'm embellishing a bit. Still, you gotta admit, with those few exceptions, we're living a very fortunate life. SHE: And that's the story we want to highlight on this show. Fortune and fortunate don't always go hand in hand, but sometimes they do, as we discovered at the Marimurtra Botanical Gardens in Blanes, Catalunya. [fortune vs fortunate] EVO: The garden itself is as stunning as it is expansive. But its beauty shines even brighter when you learn the story of how it came to be. In 1924, at the precocious age of 50 years young, German-born Carl Faustopted to turn his sea-side private garden into a legacy for the entire world. Using his own personal fortune to buy up the hillsides surrounding his estate in Blanes -- the place he'd made his home and wealth over the last 27 years -- he set out to do something audacious: To create, in his own words "an Epicurean republic of biologists where scholars and wise people —away from the noises of the big city and everyday life, in the middle of an interesting garden, with an ideal climate and a Hellenic landscape— can be devoted to the creation of ideal values and the search for an absolute truth". SHE: That's a rather lofty goal for a garden. But once you see Marimurtra gardens, you'll know he achieved it. EVO: And it wasn't just money that made it happen. After 12 years of land acquisition and near constant construction on the garden, the violent Spanish Civil war started. Unfortunately for Carl, he was visiting Germany at the time. For three years he found himself exiled from his home and his life's work. When he was finally able to return, he found the country struggling under a harsh dictatorship, with many of his friends, advisors and fellow botanists still in exile, imprisoned, or dead. But rather than give up on his dream of building an international foundation and legacy, he persevered, working with, around, and under adversity for another 13 years. Clairvoyants vomiting otherworldly ooze, teenage delinquents succumbing to the evils of reefer, hepcat aliens in search of a happening beach party-some will call it "degenerate," others "corrupting," and still more will label it "hoodlum-izing." Julia Zinn and Lauren Kimball-Brown, two Lawrence hop-heads with a taste for extreme cinema, prefer to call it "Nife Fite." Zinn and Kimball-Brown have been making freaky flicks together since their teens, but in the last three years while studying film-at the University of Chicago and Boston , respectively-have focused their efforts on recreating the sordid '60's underground genre of exploitation films. Marked by cheap production values and taboo sensationalism, notable gems in this distinguished movement of American filmmaking include "Diary of a Swinger," "Blood Feast," and "Faster, Pussycat! Kill! Kill!" Amassing a gang of like-minded connoisseurs, Zinn and Kimball-Brown have been making their own, updated contributions to the exploitation cannon under the collective title of Nife Fite. They'll be screening their salacious output, with titles such as "The Slaves of Mary Jane" and "Slapdown at Sassafras Swamp ," at the upcoming "Nife Fite and Friends' Locally Grown Filmsploitation Show." In anticipation of the Filmsploitation fest, Lauren Kimball-Brown and Julia Zinn joined us to talk about foot fetishes, ectoplasm and potential Sasquatch.
