Stephanie Welter is not only a Real Estate Broker, but she is also a licensed Loan Originator. On this episode, Stephanie sits down with her boss and mentor, Michael Chance; Partner and Senior Mortgage Consultant at ClearPath Mortgage.Jumping right into the conversation, the two begin discussing rates and the factors around what could affect a change in current loan rates. Despite the unpredictability of the market, Michael shares some insight on what he thinks the near future holds for interest rates. “As far as what's gonna happen in the future, I mean, that's really one of those things that's impossible to predict. I'm not gonna make any assumptions as to what's going to happen, but I've been hearing that rates are going to stay somewhat about where they're at.”Beyond just interest rates, the two go on to discuss ways to help yourself when applying for a loan. Stephanie shares ways she helps her clients through the tools and resources available to her. “One of my favorite tools to use when running a loan is the credit simulator app. You can basically look at someone's credit report, pull up what's called a simulator and say ‘if I put $35 towards my best buy card, my Equifax is gonna go up by 30 points or whatever.'” Doing so not only can improve a borrower's score, but it can also make the difference between the type of loan one would qualify for. As Stephanie explains, simply paying the right creditors could qualify a borrower for a conventional loan versus FHA. Despite the experience and wisdom Stephanie has gained in the field, as she opens about the beginning of her career, she reveals that it didn't come without its bumps in the road. "I embraced a lot of sleepless nights when I first started, my husband has a story where he remembers my second loan ever, where I was laying on the floor, the kitchen floor, just crying because it was the one where they reported like 50 grand or 60 grand. Then we got the taxes and it was 20 grand. We were like, oh shoot, but we saved the deal. There are a lot of emotions in it, but I think the longer you're in the game the more creative you can get with the solution.”Tune in to hear more on other ways these two help their customers achieve their home ownership and some of the lessons they've learned along the way.

His recordings with Chuck Berry are included on the releases Chessbox (1988), Gold (2000) and currently “Have Mercy” (2010). Gary was inducted in to the Pittsburgh Music Hall of Fame in 2010. Today I am talking to Alexander Simpson and Helen Daniels who are both classical singers and presenters on the podcast “Where's My Freaking Dressing Room?!” In our chat we talk about a variety of topics regarding the impact that the pandemic has had on young singers and how a shift in time management has revolutionised the way in which Alexander and Helen approach their work.British countertenor Alexander Simpson is a versatile young singer who enjoys performing a wide range of repertoire and styles.Recent operatic roles include Nireno Giulio Cesare (English Touring Opera), Cowslip Fairy Queen (Waterperry Opera Festival), Athamas Semele (Royal Academy of Music), Arsace Partenope (Iford Arts Festival), Arcane Teseo (London Handel Festival) and Refugee Flight (Royal Academy Opera).Alexander studied at the Royal Academy of Music where he was awarded a full scholarship and graduated with a DipRAM for an outstanding final recital. He later graduated from Royal Academy Opera where he studied with Michael Chance, Caitlin Hulcup and Anna Tilbrook.In addition to his singing commitments, Alexander has trained to become a Life Coach. He firmly believes that the industry should be made more accessible for all musicians and has set up a new ‘holistic approach' towards singing as a career. Under Trinity Laban's tuition she has performed in the nationally renowned Huddersfield Contemporary Music Festival and taken part in online masterclasses with Barbara Hannigan, Gidon Saks, Christopher Underwood and Robert Alderson. She is looking forward to playing Rosina, Il barbiere di Siviglia; Nancy, Albert Herring and Ursule, Béatrice et Bénédict in the college's opera scenes showcase later this year.Alongside her studies Helen is a professional ensemble singer and has performed with many celebrated groups including Classical Opera, Philharmonia Voices, The Hanover Band, City Bach Collective and Sansara. In January 2020 Helen founded a chamber female vocal ensemble with harp, Levedy, who won the inaugural Trinity Laban Carne Trust Chamber Music Competition in October 2020.Helen read academic music at Gonville and Caius College, Cambridge, where she sang with Trinity College Choir under the direction of Stephen Layton. Solo performances include Haydn's Nelson Mass, Bach's St John Passion, Handel's Messiah and Vivaldi's Gloria.In summer 2020 Helen partnered with a close friend and colleague, Alexander Simpson, to record and produce a classical music podcast entitled ‘Where's My Freaking Dressing Room?!' An interview with rising young countertenor Patrick Terry, who will be performing in Handel’s oratorio Susanna at the Royal Opera House in early March. Winner of the Loveday Song Prize at the 2017 Kathleen Ferrier Awards, Second Prize at the 2019 Handel Singing Competition and a Samling Artist, Patrick Terry was born and raised in Janesville, Wisconsin. He earned his Bachelor’s of Music from the University of Minnesota – Twin Cities, where he studied with Adriana Zabala, and graduated from London’s Royal Academy of Music, where he studied with Caitlin Hulcup and Michael Chance on the Opera Course with generous support from the Josephine Baker Trust and the John J Adams Scholarship, in Summer 2018. Selected for the 2018 Leeds Lieder Young Artists Festival, further competition success has included Second Prize at the 2019 Handel Singing Competition, Second Prize at the 2015 Joan Chissell Schumann Lieder Competition, winning the 2014 Maureen Lehane Vocal Award and winning the 2017 Richard Lewis / Jean Shanks Award. For Royal Academy Opera, he sang The Refugee Flight and Ruggiero Alcina. Operatic engagements have included The Boy / Angel 1 Written On Skin with the Melos Sinfonia, Oberon A Midsummer Night’s Dream for Chicago Summer Opera, Rosencrantz in Brett Dean’s Hamlet for Glyndebourne On Tour and the title role in Teseo with La Nuova Musica at the 2018 London Handel Festival. Concert highlights have included a Wigmore Hall appearance with Imogen Cooper, whilst his broadcasts include In Tune for BBC Radio 3. Patrick Terry is a member of the Jette Parker Young Artists Programme at the Royal Opera House, Covent Garden. During 2018 / 2019, he travelled to Japan to appear in Le Promesse (Gala Concert by Young Opera Singers Tomorrow of the World) at the New National Theatre, Tokyo, and sang Arsace Berenice and Artemis in Hans Werner Henze’s Phaedra at the Linbury Theatre. He also returned to the Wigmore Hall for Heroes and Villains, appeared in Beyond Jerusalem: The Life and Times of Sir Charles Hubert Parry at the London Song Festival, sang J. S. Bach Magnificat and Handel The Choice of Hercules with the London Handel Orchestra and Ruggiero Alcina with La Nuova Music and made his debut with Glyndebourne Festival Opera as Eustazio Rinaldo. Our guest today is Dr. Michael Chance, Board Certified Chiropractor, a Phi Beta Kappa member, an energy worker, meditator of over 40 years, and a compassionate and sensitive educator of the next generation. He is the third generation of a four-generation chiropractic lineage. He’s my chiropractor but when I refer to him and tell people about what he does I inevitably refer to him as a healer, because that’s what he really is. That’s what my experience has been working with him over the years. He doesn’t like to be called a healer, he says in his typical self-effacing way, “I never healed anyone”. He says I just get stuff out of the way so the body can heal itself. What he knows and means is that only God heals. He has been on the Board of Directors of Palmer College of Chiropractic for a number of years. In addition to his Chiropractic Board Certification, he is also a master of Applied Kinesiology developed by George Goodhart as well as the Neuro Emotional Technique (NET) developed by Scott Walker. It is through these modalities that he applies his deep insights and wisdom crystallized and clarified from over 40 years of clinical practice. The results are what his patients will tell you are both remarkable and often unbelievable, overcoming conditions that have stumped and thwarted the medical establishment, in many cases for decades. It is, for this reason, many of his patients travel across the US and the world just to have a few minutes with him. The never been told stories are the subject of his upcoming book.
