Oliver Welter über Naked Lunch und Neuanfänge“Lights and a slight taste of death” ist der nicht gerade kryptische Titel des ersten Naked Lunch Albums seit 12 Jahren. Oliver Welter besuchte uns dazu, und wir sprachen mit ihm darüber, warum dieses Album gerade jetzt das Licht der Welt erblickt hat, welche Krisen und Neuanfänge es brauchte, und warum man sich im kreativen Schaffen nicht zu sehr von Erwartungshaltungen leiten lassen sollte. One Distillery, Two Time Zones, and Corsets and Whips, Oh My! Husband-and-wife team BIll and Johanna Welter came to whiskey through very different paths - thankfully, their union has produced not one, but two distilleries from which Journeyman's whiskies and spirits spring forth. Bill's passion for golf led him to St. Andrews, Scotland; Johanna's path led through hospitality, drinking whiskey at a time when "most women were drinking cosmos". Somehow, Journeyman is still an under-the-radar distillery, albeit one with two locations (in Three Oaks, Michigan and Valparaiso, Indiana). For those in the know, they're producing some of the best wheat and wheated whiskey in the country, and for this episode I got to try their high-rye cask strength bourbon which, for my mind, might be even better than their wheaters. And to be clear, their wheated products are exempt from my recent distaste for wheaters...they are complete whiskies, whether one grain or multiple, and remain some of the few I'd have on my shelf. Journeyman also holds distinction as a long-tenured distillery in the craft scene, launched in 2011 during the end of the first wave or beginning of the second (Bill wasn't quite sure, so we'll hedge!). They've turned that presence into their own formal and informal mentorship programs, lending help and knowledge to a new generation of distillers. We also touch on the impact of recent tariffs and their Ingrained program, opening up contract distilling to producers without their own capacity in Journeyman's new 140,000 square foot Valparaiso location. Kelly Fink, general manager of Milesbrand, and Courtney Stewart, VP of client relations at Denim Marketing, join host Carol Morgan to discuss the 2025 International Builders' Show (IBS) on this week's Atlanta Real Estate Forum Radio episode. Topics to Look for at IBS 2025 There are many highly anticipated topics for IBS 2025, from use of AI and data for marketing to housing affordability and how builders are constructing homes in response to recent natural disasters. Stewart said, “I think one of the conversations that we have a lot, that I am expecting people to talk about on the education side, is how to reach the right audience for your communities, your homes, and then how to convince them to buy despite the market conditions.” Fink, along with Lisa Welter of JTB Homes and Carol Morgan of Denim Marketing, will be discussing strategies for brand growth during the “Building an Impactful Brand: Beyond Colors and Logos” session. Fink's portion of the session focuses on branding strategies for master-planned communities. From the Great Recession to COVID-19 pandemic, master-planned communities must be able switch branding focus to adapt to economic challenges. Welter will discuss how her company differentiates its two brands and Morgan discusses how to make social media branding stand out. “So, the topic, is ‘Beyond Logos and Colors.'” said Fink. “You know, really understanding more about why it's so important to build an effective brand and invest in that for long term success.” Morgan will also be presenting in the Jam (b) session: “Do This, Not That: What Homebuilder Marketing Experts Really Want Builders to Do.” This fast paced session also features Greg Bray with Blue Tangerine, Barbara Wray with Wick Marketing and Dennis O'Neil with ONeil Interactive Inc., this session will highlight best practices for digital marketing in the housing industry. Brand Identity and Common Mistakes Builders Make Stewart and Fink also share some of their best tips for establishing a brand identity and how to avoid making common mistakes that drive away customers. Cohesive messaging: It's important to create a personality for your brand and stick to it! Whether that's with a new brand kit or editing photos for social media, there are many ways to take your branding to the next level with consistency. Unique brand DNA: If you were to remove the name and logo off two builder websites, would you know the difference? Identity begins with individuality, which is what Fink is trying to communicate to clients. Fink said, “If you're not aligned, you're not going to create the same experience for each buyer.” Use a CRM: Data is everything when it comes to digital marketing. It is important for builders to understand their buyers and follow the buyer's journeys through the site, social media and email campaigns. “It helps us to be able to track what's happening and get better data that ties in, you know, with your website data, with the online data that we can see on social,” said Stewart. “All of those different things, and being able to follow that, your buyer journey, through to the CRM and what happens is so important.” They also mention the importance of visual strategy with quality photography and decorated models at communities, as well as regularly updating your website and social media. “That's the first thing people usually come to gather information about you,

The loan was provided by Beach Point Capital Management to fund a portion of the $92 million redevelopment of the 480-acre Wesley Chapel property, which Mast Capital purchased in 2022. The redevelopment plan will encompass a complete redesign of the resort's guestroom suites, lobby, meeting spaces, pool and outdoor areas, golf courses, and food and beverage facilities. Additional upgrades include significant enhancements to the resort's landscaping, sports facilities, and lifestyle amenities. Meadowbrook Golf Course in Lubbock, Texas, is preparing for a new chapter in its nearly century-long history. Established in the 1930s, the course has been a cornerstone of the local golfing community. Now under the management of Orion Golf, Meadowbrook is set to receive comprehensive upgrades aimed at revitalizing its facilities and programs. The new management plans to enhance the course's playability, amenities, and overall accessibility for the Lubbock community. Improvements will include new kitchen equipment, an expanded food menu, clubhouse renovations, and the introduction of golf leagues and clinics. These upgrades are designed to create a consistent, high-quality experience that caters to a broad range of golfers and visitors. Lastly, Bobby Jones Links is now managing two well-known daily-fee golf courses in the Detroit, Mich. area, Sugarbush Golf Club and The Captain's Club Golf and Event Center. Operated by private ownership, sister courses Sugarbush and The Captain's Club have become popular community attractions in their respective enclaves within Michigan's Genesee County. Both courses have thriving junior golf programs and event calendars and have become beloved destinations for golfers, restaurant patrons and the community overall.
