    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #42 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into The Future of Real Estate is on the Block Chain. There's other some crazy stuff coming up that I've been watching. The blockchain in the real estate industry. I just watched this thing the other day it was on Think bigger real estate by Justin Stodder. It was all about real estate going on the blockchain. This is 100% supported and backed by NPR, Fannie and Freddie Mac, all the financial entities and institutes. There's a woman who had a patent pending on a blockchain for real estate. She was super fearful in 2018 that Russia and China were going to put our United States real estate on their blockchains so she actually created it as an offensive move and NR was super stoked about it. They liked it so now they're supporting it and she said it was a project that was put on the back burner until November of 2021 when the NFT scene blew up and then she said that she went in and put in a she was opening a bank account through Bank of America and she said the president of the company through the securities or through the exchanges reached out to her and basically asked her what was up with this blockchain and she just said that she created it and he wanted to know how he could put all their mortgages on the blockchain and she said Fannie and Freddie Mac followed. Said the exact same thing and it's the real deal and it's coming and she said you know there isn't a lot that real estate agents seemed to be where we're worried about except for you just need to be educated about these systems and processes and I watched the whole presentation, there's a certification you can get. There's a ton of great benefits to agents. The real estate industry will be fully converted onto the blockchain, so everyone keeps talking about it. I've been talking about this for two years, telling people that you know the real estate industry is going to be 100% on the blockchain, and when people think of blockchain they think of like cryptocurrency and Bitcoin, those are not cryptocurrency, what blockchain is a smart contract.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #41 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Why Choices In Real Estate Are Good? With real estate agents wanting to make a move in their career, and wanting to change brokerages anytime the market shifts or changes or things kind of start getting weird. It's always the same thing. At the end of the day nothing is considered a high quality lead to me until it becomes a Commission in your bank account. Unless somebody is giving you endless amounts of closings, then to me it's just like OK. As time has prevailed and the market is changing, you know what is really coming to fruition and what is coming to light is that agents want more than what their brokerage is giving them, whether it has to do with closings, leads, or support training, skills, all those things and truth be told. It's the exact same thing that I went through a long time ago, except for I wasn't waiting for the market to change. I was always holding myself to a high level of expectations. It's like what my performance coach always tells me he goes. Did you were like one of the only people that I've ever met that executes at an extremely high level, but you also have extremely high expectations? So it's a very unique combination that you typically get with two different person. So anyways, I was always one of those people that always thought that my brokerage for what I was paying them needed to provide me with more Leverage, help in assistance trainings or leads. At the end of the day, every brokerage has to be your broker. They have to broke the deal. They have to put their name on the dotted line.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #40 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Take Business & Life Inventory Right Now. We are in one of the craziest markets that we've seen since, since 2008. And a lot of people keep saying "oh, the markets gonna collapse. It's going to collapse. It's gonna do this. It's gonna do that" and then I see on the flip side of the coin if people saying oh it's the best time to buy. There's nothing wrong with the real estate industry everything's OK. Do I believe the real estate market is going to collapse? Absolutely not. Do I think the market is changing faster than we've seen change in a long time? Yes, that is facts where my team, the team that is 100% operates out of Portland, OR. We saw the market go from one month to 1.4 months of inventory and one month flat. When I look at actives and pending, it's going to be an even more dramatic increase next month. Things are changing very fast the reason that people say dumb things like this is because they're surrounding themselves by dumb people, giving them dumb messages and we all have the opportunity to put ourselves in environments that are going to up our game. It doesn't matter if it's real estate, it doesn't matter if it's our personal lives and it doesn't matter if it's the restaurants that we eat at, we all have choices, so you're never in a position of where you're stuck. Some people might think that they're stuck because there's consequences that are going to have to be paid when they make moves, but if you can take if you have to take one step backwards to take 10 steps forward or even two steps forward or even one step back to neutral.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #39- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into We are One Decision Away From a Whole Different Life. I was dead tired after hitting the road and I am 5 and half more hours to reach my destination. I was very tired and just thought of taking a rest on a hotel. It was a fantastic hotel, and I have a lot of realizations while staying. This comes up while having my breakfast and observe people around me. Here's two old guys that is focusing on what they're doing. They're talking about the land they own, their developments, and you could tell that they probably bought this land a long time ago, probably struck some gold with it, and they were super happy. They were just doing life, and that's right there. And it's like they're owning everything, taking ownership and their own things. It's kind of like what JoJo and McCoy says extreme ownership and yourself. It's because you're the only person that can control whatever you do, and it made me think like we are all one decision away from a completely different life 100%. We're all one decision away because that one decision will lead to more bad decisions however there's a flip side to that coin, which is where you can make good decisions that lead to good things. Unfortunately, it's a lot easier to create a catastrophe than it is to build an empire. This is why people take the easy way out all the time is because they don't want to put the work, the time and the energy. If it was all easy then everybody would be doing it. That's why you get paid more for doing things that are harder or less. But it's really important to understand that every single day that we get up we all gonna make a decision . Like right now I have that I was tired of living in Arizona waiting for my ship to arrive in Idaho. And I'm out of here. I'm just going. I literally packed up my stuff, got my car and left. I made a decision because that's what I wanted to do, and that's what made me feel so much better once I got on the road too. And it's like I love Arizona. But in the summertime, it's so hot and there's lot of things I love, and there's some things I don't love. And living in a big city like Phoenix is that it's very fragmented. Everybody like their own little sector of the city, and to me, that's so bizarre. Overcome objectives when they're putting in your way so we all got choices to make.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #38 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Replying to a New Agent Email. I got this question from one of my listener here in Podcast. I need to share because it really stems up and brings up a lot of insights into the world of real estate. If you're a veteran real estate agent, how can you accelerate your growth and become a millionaire real estate agent? Well, there's no proof out there that this exists. So you have to take it with a grain of salt. It's just my own theory and philosophy after working with so many different people and interviewing multiple different coaching programs and working with multiple different brokerage. Here's a share of the email I received: "hey Jesse, I'm a brand new real estate agent. I'm six months from getting my license. I'm going to be joining Exp Realty and my the person I'm going to be joining with is a local mentor, an agent that's going to be a local mentor to me. And. I don't have any experience with social media marketing. And I have no social influence, so the agent that's going to help me is gonna be able to help me generate, you know, my real estate sales and help me with all that stuff. He's brand new too and Umm. But when it comes to social media influence, you know we're both new to the game, so how can you help like? Is there anything that you can give me some advice?"Everybody's out on the hustle everybody's out on the grain at eXp. When you join Exp you have to list a sponsor. And that sponsor is the person that you listed is the influence. You come to the brokerage and they get a piece of every agents Commission. So eXp retains 50% of the company dollar and they get 50% back to the agent that you know influence you to come over and the agent that was influenced by all the way up 7 levels. So Exp is actually broken up into two models so they have the revenue share and then also when you're brand new you're assigned to a local mentor. Two different things sponsors different than the mentor. The sponsor is the person that most influence you to come over, and then the sponsor is somebody that's assigned to you or the mentor is assigned to you. I get a lot of agents that call me,agents that call my business partner. And it's and we provide a ton of value. We help our agents grow and expand, and the reason why we do that is because we want our agents to grow an expense. We make more money from revenue share because we don't our we know the power of revenue share it's. It's crazy how it can be life changing and I'm not talking my revenue share. My organization is the number one organization at Exp, and there's a reason why, but we all will pick up the phone at a moment's notice. And this is why my last episode I was talking about. Why we're building a course in a program because we want to have a platform where we can have our agents just plug right in and get everything that they need zero to 500,000 in their first, you know 12 month. My piece of advice is, make sure you're aligned with the right people, know that there's is going to have a hard work, the energy, the efforts, focus where you know the focuses are need to be and use the platforms that really like present and offer results because a lot of agents out there will tell you to be on this platform, and it's like cool.     TOPOS & TALK#_37 How I Bought My 3rd Home with 2.5% Down

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK 37 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into How I Bought My 3rd Home with 2.5% Down. There's always people out there and gurus that teach like, buy a house with zero percent down. And there's always like 9000 loopholes or pretty much impossible or become a flipper, or become a wholesaler. Internally I was laughing to myself because I calculated out my down payment and what I'm bringing to the table on a $660,000 house also appraised that 675 and 680. I got it for 660 seller paying 100% of the closing costs. Or actually it's not 100%, it's it's all but 4000 because things got rebalanced anyway. It's not a big deal. But I ended up getting my real estate license in Idaho to buy this House because there was some weird stuff that was going on that it's just easier sometimes for you as an agent to explain it to some universe having another agent explain it that doesn't know. When we work with our clients we're not looking at anything except for the houses. This is why you need to watch it because you have to get more context to, it is we don't work with clients unless we know that this is the exact location. The exact type of the street, and the exact type of setting they want to be in that that are the things that are intangible that you can't replace. So by saying it by mentioning all this stuff that might or might not be wrong with the house is going to create some issues. Once you get the house under contract, let the inspectors do their thing and then negotiate because you never know the seller may be willing to replace everything they may be willing to do nothing. You never know. But you're not going to notice until a professional goes out there and looks at it, and everyone always has options. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into So Much Bad Information Targeting Realtors. There's a report given out every year on social media and It's actually on the Internet, it's a company that does 100 facts on YouTube. And they do it every single year. It's like the 100 statistics that everyone needs to know about YouTube. And it's really good. On one piece that they added this year that no one really talks about that much is the Usage of people on YouTube users, going to Facebook and Instagram and all the things and the one thing that you hear over and over from so many people inside of the real estate space is repurpose. It's this big giant buzzword and the reality is. Repurposing your content is at best. It's literally like the last case resort. If you have nothing better to put out there and the reason why they were saying that is cause they showed this graph and they showed how many people of that are using YouTube. You can't be just repurposing the same content because as we evolve and get better in technology, the consumer also gets better and evolves with technology as well. So people want real authentic people and they don't like being tricked. Even speaking to some people that were renting one of my houses they were telling me that you know they'd inquired about house to rent and next thing they said they were being prospected by multiple different real estate agents to buy a house. You could spend a lot more effective time shooting content, building better relationships, talking to people that actually matter, not just hoping that you know every other person that comes to the door isn't already working with an agent. Or you can convert them. It's just a another form in my opinion of chasing the business.A lot of people can get to a level of success with just natural abilities, there's a lot of agents that can do it, and they just think like, oh, I'm successful. There's no nothing like this isn't? I've hit the motherload. That's right, the beginning. Why would you want to make $100,000? When I was creating the course. How can I create a course that's going to make me or create? What would I do as an agent to generate 500,000 this year to a million? Because it can be done with effective purpose and that's the thing if you're not putting yourself in the position of ultra success and putting yourself in front of the right people, and you have the right network and all the things that I'm telling you right now, you have to. Want to see over 200 free videos teaching you about Real Estate?     TOPOS & TALK#_32 How Realtors Can Effectively Use Each Social Media Platform

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #32- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into How Realtors Can Effectively Use Each Social Media Platform. Starters is a quick insight about Short form content versus long form content and this is literally on my mind 30 seconds ago. I think it's classic the thing that pays agents the most amount of money is long form content. It's because it answers questions and it lets people build a relationship with them. But everyone is addicted to short form content and my thought is that short form content is it strikes a lot of peoples. Essentially, it creates a lot of dopamine for a lot of people because it creates a lot of views. It creates a lot of likes and that's all good for the ego. But the thing that it doesn't do is it doesn't create a lot of touching money. It's because short form content is very entertainment driven. There is TikTok platform which is very popular now that can be use for a short form content. They are using TikTok to gain views not sales, like they are doing magic on it. I believe that every platform needs to be treated as it should be and you can't just take content from YouTube and put it on Facebook, Instagram and  TikTok, but it'll never work. There is a report out there and a study that shows how many people on each platform use other platforms and what it even says in the study is that each platform has to have separate content on it because if somebody's on YouTube watches your video and then goes the tech talk and sees the same video they're just gonna think you're a moron. They want to see different content on different platforms and you have the pretty much create a sub brand for each individual platform. The content that you put on Facebook needs to be different from the stuff you put on Instagram, it also needs to be different than what you put on TikTok, YouTube, Google blogs, Pinterest and many more. If you can't quantify your deals by then I would say spend less time there. You have to use these platforms for what they're designed for, otherwise no results are going to happen, and then allocate your time accordingly. There are lots of companies that will offer to make it micro content and repurpose it. But it's never going to happen, you're just wasting you're money. And if you're not seeing results and you're want companies to manage your content. Hit me up. I have an agency, we deal with YouTube clients. We have our course plus a launch program which is 4 weeks of hands on training that will help you take your channel from A-Z. We also have a program called scale plus and that's where you can sign up to work directly with our team that does all of our content, editing, thumbnails, SEO you meet with them. One on one, do an onboarding. We set up your entire channel and we basically optimize the whole thing and it's it's unlimited amount of video. That are videos so you could shoot. You could send us 5 videos a week if you wanted to. You know, a lot of agents struggle just to get US1 video a week. People ask me all the time. What's the optimal quantity of videos they should be shooting each week and it's at least two videos a week. In my opinion, this is statistically factual, based on the amount of research and knowledge that we've done, we know that the agents and channels that have two videos a week consistently do way more business than the channels that do one video a week. Or the ones that have done, you know, one video a month. There's actually some agents in our program that have done 5 videos in their entire life. We've sold millions of dollars worth of YouTube courses and training programs, and the reason why is because it incredibly works 100%. $150 million in the last three years has been through 100% organic YouTube. I don't even count deals that agents generate on my team that they do on their own because they keep it 100% of their own. We know a thing or two about YouTube and how to create organic inbound high quality leads. But we start hearing the same thing from agents all around the country about certain people's programs, it just starts to make you go. We know a lot of people have influence on social media. Some big people they sell courses and they're just capitalizing on things. And some of them have never even sold real estate. I saw one guy I've talked about multiple times who honored YouTube channel used to be a magician. Now he's selling courses to real estate agents. If you're sharing your YouTube channel on social media platforms or whatever it may be, you can look on the analytics and see where the traffic source is, and I always look at the external.     TOPOS & TALK#_30 What Made Me Realize How Grateful I am for eXp Realty

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #30- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into What Made Me Realize How Grateful I am for eXp Realty. I just have to tell you that this is the greatest real estate brokerage opportunity on the planet, as well as the greatest real estate brokerage in the world. And the reason that I'm saying is because about a new brokerage that popped up (and I should take a look at them), it was a franchise real estate brokerage and had told me that they had a guaranteed revenue share. I become interested so I met with the brokerage and they walked me through their entire program. And what they're guaranteed revenue share program was it was basically a finder's fee for bringing agents to the brokerage, or referring them to the brokerage and got a one time payment annually for the agents. So if these agents went on a split like 85/15 split, 80/20 split or 90/10 split. You will have $600 annually per agent if they went on 100% fee based option and you will received anywhere from $1200 to $5000, depending on what 100% option they took and it was based on volume. I was doing the math my results from that is I've personally recruited 94 agents. My results would be 50, about $55,000 annually from their option and currently at eXp my revenue share is about a little over $400,000 annual average right now and this is just revenue share that I'm referencing right now. The thing that I thought was super interesting is they were showing what I said during that Performa. If I want to partner with an agent, say in Miami, do I have to own the franchise in Miami and employ the Disney managing broker? They said, yes you do. And this was my biggest problem with the franchise world and why I came to Exp was because I could expand without being a franchise owner and employing the Designative managing broker or being that myself. What they said was indicative of what a franchise like. Why I hate the franchise world is because what they said is we advise our agents or our franchise owners to be the designated managing broker so they can save. The real estate industry is moving and shaking people to go crazy. Communicating is not just about you telling others what you know or think – it relies on both parties listening to what the other is saying. I will share with you the word "effective"  in everything you do. This is one thing that I actually learned in corporate America that actually changed my projection of success very rapidly. And what I mean by that is I remember one of the our pillars inside of our business plan. There was two that I remember that I've taken with me to but I'll take with me for the rest of my life. One of those was execute with the sense of urgency and the second one was to have effective communications and what that means is are you just having conversations from a client to business owner stance not like I'm just having a conversation with a friend that's just for fun. This is all business related so is am I having effective conversations and am I executing with a sense of urgency and reality is right now we're in the middle of a market shift, whether you like it or not, and if your heads is in the sand, you're going to wake up in 12 months and you're gonna be like what the hell just happened. You could ask me about every single channel I could look at in 30 seconds and tell you exactly why one is successful and the other is not successful. It's all about effective content, Effective scheduling, Effective communication and just being effective in general. So when you're out there hitting those, make sure you're being effective with your work. Have your discipline dialed in and put in those solid 8 hours of real work, not just working. It's crazy this market probably felt the heat if you're buying and selling real estate continuously, you're seeing the market shifting, which is actually good. We've been in a euphoric real estate market for the last two years and now going back to normalization is actually making people feel like the markets collapsing. Well, typically during the summer months is when the market slow. Typically I see price adjustments happen at this time of the year. I personally never always tell my clients not to sell in July or August because it's slow, especially when the markets that I was in. I don't know about your market specifically. The thing that I love the most about seeing these price adjustments is when I see new construction. It is important to use a real estate agent when buying new construction and the thing that I always say is when you're working with new construction versus a re-sale home is somebody already lived in those re-sale homes. So there's going to get some wear and tear and they've also they also know about all the issues you get your chance to do your new inspections and all those things. When you're buying a new construction home, no one's ever lived in that house and you don't know what it's what.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #27- I have so many things going through my head every day about Real Estate that I just want to get it all out. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Don't be posting Idiotic messages on social media. A real estate agent that makes stupid posts on social media. I will tell you why you don't need to post idiotic post on social media. But before that let me tell you what is my favorite one at the moment are agents and lenders that say 6% interest rates are still an amazing rate, and in the 1900s interest rates were at 20%. And you should be happy there at 6% today. It's like are you crazy? Interest rates at 20%, 14%, 12% or whatever they were, was also during a time when the economy was a lot different. It was also a time when the real estate industry housing prices are a fraction of what they are today. What I want people (and real estate agents) to understand is we need to educate our consumers and be consultants. Comparing things to what they were back then is like we should be in a better position that's just the natural way that the world progresses we should be getting better. I'm going to turn this coin over and talk about the stupidity that I see in the chat boxes out there of people saying that agents are actually educating and telling consumers that they should be looking at adjustable rate mortgages. And this is where consumers can get stupid because what consumers think at adjustable rate mortgages are what the same thing of recessions. When they hear recessions they think the real estate industry is going to close. When they hear adjustable rate mortgages they think back to early 2000s where the adjustable rate mortgages started out at like 2%. Then the following year they went to 3% up to 6%. What we have to be right now is advisors to the consumers out there.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #26- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into  It's Time to Sharpen Your Skills Boys & Girls. If you listen to my last podcast you heard me talking about how the interest rates ****** me and how it is going as agents are being tested right now. I have talked to my group today and somebody asked me in the, "What are you the five things or what are the best practices that agents can be taking? And making right now to make sure that their business is working."  The first thing that I mentioned was Work Ethic (which I talked about on my previous episode). Second is time that you need to be putting into your discipline. Third is skill set. Fourth is consistency, and five is your commitment.  When the market is hot, you have to go pedal to the metal and sell. This is the time where you get to put money on your bank account and there are time when skills don't mean anything. It is like the market is so hot it is whoever has the best communication wins because if you are talking to the other agents what you need to do to get your offer expected is you are waiving every contingency in the world. It takes no skills at all to write a high priced offer wave every contingency and just communicate to find out what that top offer is zero skills, except for some communication. My advice to anyone listening is making sure that you're rehoming your skills and understand what the markets are on a daily basis. This can't be on a weekly basis right now. This has to be on a daily basis. Things are moving like quicker than flowing water. It is literally crazy. Things can change day to day. And things are going to change for the next couple of months. They are going to change dramatically, now it's not going to go back and forth, it's just going to keep heading more towards. The real estate market is the new normal, the back to normal is feeling like crap. The normal baseline will start to creep back up after a while of normality. Unfortunately, we are going from crazy real estate market to normal pretty quickly. And it's like when code hit us, we probably remember that every single one of our deals terminated. And then guess what happened. Everyone thought the market was going to collapse. Everyone thought the market was gonna collapse. I literally did a video right when COVID hit and I said the market is going to fizzle up and it is going to be the hottest real estate market ever. I knew exactly what was going to happen because I saw exactly what all the clients were doing.  I read a report the other day that said 50% of the top agents in the industry last year did 90% of the real estate deals. Why is that? It is because they are consistently educating themselves. And staying in the fight, that's what you have to do. You have to stay in the fight, stay aware, stay knowledgeable. Sharpen your skills. Put in effective work and what might be effective work is spending one hour on generating leads or generating business or doing whatever it takes to draw some business up. Be very, very disciplined and follow your game plan. This is not the time to let outside distractions. When interest rates increase, it affects the ways that consumers and businesses can access credit and plan their finances. About a couple months ago I started the process of getting ready to buy another house and I got pre-approved for my loan. My rate at that point in time was about 4.5% And about a month ago I went under contract on a house and interest rates had gone up to 5.35% and the deal ended up terminating and it wasn't anything except for the sheer fact the offer came in 30 or the appraisal came in 30 grand underneath appraised value. And the seller wasn't willing to budge, while I was willing to concede my entire commission. The market is dramatically shifting up in the market. I had found another listed house at 7.20%. And it had gone under contract once the buyers terminated. So I'm like, huh? I wonder what's up here. I typically use agents that I like working with, but sadly, in certain markets you just have to go take care of business yourself and in this situation I wanted to have my own license to take care of this purchase because I didn't really have an agent that I really felt could handle my situation the right way and I felt more comfortable doing it myself.     TOPOS & TALK#_24 Content For Realtors is a lot Fakeness

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #24- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into  Content For Realtors is a lot Fakeness. This episode has a cool insights from one Channel Junkies owner Ryan Strong. We were both reading an article where it talked about how many, what percentage of people use certain platforms and how many of those percentage of the users like use YouTube. How many of them use TikTok? How many of them use Facebook and how many people on Facebook use? TikTok? How many Facebook users use Instagram and it's like the the relevance or the cross pollination is almost 80% and above almost on every platform between like Instagram and Facebook. If you're going to repurpose your content, it needs to be different. You know all the time you hear people saying you need to repurpose the same content and put it on. Every platform will unfortunately that's not the way it works because there's people that have 100,000 followers on Instagram and they can't get traction on any other platform. They can't figure out why, and the same thing goes on to every other platform. But the most interesting thing that I've found in the last couple weeks is we've been making a valid effort to talk to big. The biggest influencers in each person's space. So whether it's Instagram, TikTok, Facebook, you name it.  Last week we were able to talk to one of the number one, actually, the top two tech talk influencers it's self proclaimed Tom Ferry proclaimed. And one of them told us that his total sales from Tiktok and Instagram last year was $5 million. Literally, these people are put up on stages. They look like they're blowing the roofs off of their industry game. Changing people are spending thousands of dollars on TikTok. Coaches and TikTok programs and Instagram coaches and all these things somebody tells me that they sold $5,000,000. There is a lot of these people out there, it's all driven by social media and all of these coaches and marketers that just want you to buy their things. It takes someone like Tom Ferry. He's probably the easiest target where he takes his students. He puts him on the stages. He makes them look like the self proclaimed video agent of the year or the number one Instagram agent or the number one TikTok agent. And what does it do? It makes him look better because he's the one that's putting up on stage. They say they learned it through his program. Of course they're not going to say they're not really doing that because they want the clout. It's all ego. You have to be shooting the right kind of content. Finding the right titles using the right thumbnails and making sure that you're hooking the people using your call to action all that fun stuff.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #23 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Shifts Happens. Whether or not, you believe there is a shift coming, there is at least no doubt that we experience shifts in our business. And there are agents talked to us about it like "What are you thinking about doing because the market shifting inventories at all time low? What are you doing different?". My response to that is I'm going to do what I've been doing for the last five years. And I'm going to do it harder than I've ever done it before. I don't care what's going on with the markets. There is a guy that owned 11,000 apartments, and he was saying this, what the market is the way it is. He said, "the one thing I've learned is that I'm a buyer in every market there's always opportunities and the same thing goes for real estate, there's always opportunities."  There are five things that he told me that he believed is needed in a market like this. Number one is is work ethic and you know I couldn't agree more than that. It's going to come down to a lot of great work ethic. The second thing is discipline. It's like you're gonna need to be disciplined and that goes with, like you know, you know time blocking. You know making your connects, doing your stuff. Three is sharpening your skills and this is what everyone needs right now. I've actually been getting my skills resharpened. When the market slows down, that is when you go in and you refine your skills we need to get to train again.     TOPOS & TALK #_22 The Best Tip for Buyer conversations

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #22 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into The Best Tip for Buyer conversations. How do you start a conversation with a buyer? In this episode I'm going to talk about communicating with your clients, to make them understand that they are making decisions on whether or not they're getting houses when they're putting in offers. Obviously the market is changing a little bit, but when buyers are going out there and dropping in 90 offers on houses and getting beat every single time. And there's a reason why, that is because they weren't prepped the right way and given direction. Personally. I have a formula that guarantees my buyers to get every single house they want, any house they want, as long as they're willing to follow the formula, and it doesn't require cash. When you start the process with the home buyer, the first thing that we always advise is doing a buyer presentation. Unfortunately, nobody is ever taught what a buyer presentation is. I have a very simple trick that I'm going to teach you and is something that I learned from my good friend Will Grimes podcast. You should go check him out. I listened to him, do his buyer presentation. I've never even put context behind what I'm about to say until I heard him say it because it was his process and it's the same process that I've always given. I just never put it into a processed flow. And what he said is that you know he gets multiple clients every year calling him because they do a couple 100 deals a year from their YouTube channel and they say "We don't work with our agent anymore. They don't listen to us." It's not the fact that the agent isn't listening to him, it's the fact that the agent didn't explain something to them because we're going to go through the exact same process that they went through with that agent. But one thing that Will said that I absolutely love more than anything, is making sure that buyers understand that they are not winning or losing offers. They are making decisions whether or not they want the house. As if you're confident in your ability to get deals accepted. If the clients willing to go all in and you know for 100% fact that you're going to get that offer. Then you can make these claims. You are never talking about price because the price is what the price is going to be when the sellers start getting offers. If people say the house is overpriced, they don't put an offer. That is just not the house for them because the house is worth what people are willing to pay for it. So in their opinion and in their eyes, the house wasn't for them. Thus, every time this happens, you can always say "can you please give me a warm introduction?", because that's the only way it's gonna work. I've never had someone just call me because they got my number from someone else. There is a reason  we need to ask for the warm introduction every single time.  You have to make sure that your referral base is promoting you the right way. An example of that is by giving a warm introduction about us. Our families and friends can be a connectors and not everyone is going to be, but everyone has the opportunity to become a connector because all you have to do is educate that person. And So what I like to do is when I'm talking to people I say "hey look if I know I have a friend that's really into the fitness industry and he does a lot of fitness events."  And when he hears somebody talking about real estate, it's going to automatically stimulate the part of his brain that remembers me because we are talking about ourself and a responsibility in his favorite element that is a key thing to do.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #20- I have so many things going through my head every day about Real Estate that I just want to get it all out. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into The Tale of Two Real Estate Agents Demise. Two different agents from different states reached out to me. They are both talking about their businesses, my YouTube (some of my social media platform) and especially eXp. They were saying, they know my idea of eXp, they have been recruited by every eXp agent and not interested into moving brokerages. Well I've heard this 100,000 times, it's nothing new and guess what? I was in that same position before and I was never the person that was completely bad mouthing not that I never bad mouthed the eXp but I had my guard up and I had been recruited by a lot of agents, it was just disgusting because nobody actually brought true value. Here's the story, both of them are 100% identical. This is what they said, number one they said "I'm the number one agent in my office and I love being number one". Number two, "they said I work 100,000 hours a week and I work seven days a week and I am at the limit of my life". And the last one is if I were to move in a new brokerage, I might run the risk of not being the number one agent. So I'm just gathering all of this data as they're telling me that and I'm cool with it. What is your ultimate goal? And both of them said the exact same thing, it's so funny every single person goes down the same path of struggle. It is always if you were to line up a $1,000,000 producer all the way up to a $1 billion producer and recreate their journey and you were to do it with ten different groups of 10 people that all the same production, you're going to see the exact same struggle as time and time again. Real estate math just makes sense. At the end of the day, we can be our own worst enemies, or we can be our best allies. We all have a choice to make in that situation. This doesn't just go for your brokerage look, this is lots of different things in life. There's lots of different scenario to become successful, alleviate pressures, do good for yourself, do good for your family, but it all starts with one thing. There's always a core.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #19- I have so many things going through my head every day about Real Estate that I just want to get it all out. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Real Estate Agents Need to be More Truthful. While everybody talks about short form content and the reality is there are short form content that works, and some that doesn't work. There's some that is very entertainment driven. TikTok, Instagram and Facebook are here today but gone tomorrow and there's short form content just like this podcast that you are going to be impacted by and you've actually sought it out. The reason that this is so important is because as real estate agents, we love to give people information that they're not looking for. Some people aren't giving real information of what they're looking for, and I don't know if it's a fear of like wanting to make people think that the market is bad, but what we were talking about is people are scared to tell the truth in real estate, because real estate agents want everything to be perfect. They want to look like they're selling all this real estate that has no issues. And they're doing it because it's an ego driven industry where we want everything to be perfect. Talking about mortgages and investment property, there's a lot of information showing different data and analytics. Social media platforms are delivering facts which some of them are negative headlines and clickbait. What's the old saying, "if it's bleeding, it gets ripped" something like that, but essentially it's like you have to create negative content, negative clicks to create views, and when people are delivering these titles then they are delivering negative information behind that. Communication is great, but we need effective communication. If I was trying to attract real estate agents, what would I be doing? I should be doing super shiny super fun content on social media, probably entertainment driven to build my brand so that agents are reaching out to me because they want to work with people that look fun. And they want to work with people that have influence. It's the same thing with customers except for real estate agents. They are spending all their time on social media being entertained by other real estate agents, and they think that's what their consumers want. And when you're thinking about putting content out there, it's like everything doesn't have to be rainbows and unicorns. It has to be real because people are living in real life problems. And when you're making the scenarios so far out of reach where these people can't even relate to the content you're putting out there, they're not going to feel comfortable picking up the phone and calling you people want to know that other people are going through the same struggles as them? After shooting many videos my head is about to spin-off, Thinking of one video to other types of videos. It's just crazy. My brain starts kind of melting together and the struggle is real when you're shooting lots of content. But one thing I wanted to talk about was one of the videos I was shooting was called, YouTube Made me a millionaire with real estate. As I was talking to Jackson and a couple of other YouTube agents that we work with were telling us that we are on another level. Content creation, living the life and you know things life happens fast. The thing that I've really been working on being mindful of in the last few months is just really being grateful for the moments that we're in because when you're in these moments of growth and success. We always want more of these things. Mind you, success is a rat race. And the problem with people that are high functioning entrepreneurs is that there's never an end insight. And if you ask me what I want and am I happy with what I have, I just keep saying I want more. But when I take a pause and look around, I have 11 successful YouTube channels, I have (created) generated millions of dollars in commissions not only for myself, but for every single agent that I work with and that closes my business that I've generated for them. I've changed all these peoples lives. I've put so much food on the tables for so many different agents in their families. Not only that, but through our content and courses and agents that aren't even closing our business. The cool thing is those videos are going to be here for life. Everything that you put on TikTok, Instagram and Facebook are going to be here today then gone tomorrow. The question is will it be on the same platform? Yes it will sit there and show up when people are searching for it, and no because people don't go to "techtalk",  people doesn't go to Instagram and doesn't go to Facebook to get answers to their problems. Two people always ask me what's the number one marketing platform in the world. I say the number one marketing tool in the world is being able to deliver people answers to their questions in which they have them, which is exactly what YouTube does. And I have no disrespect towards Instagram, TikTok or Facebook marketers.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #17- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Dream Crushers are real. You know that I always talked to agents about eXp Realty making a moves growing their business. Have you ever done any sort of Enneagram style personalist testing or Lemon leadership? I have my result on the enneagram scale, I'm a three, which means I'm an entrepreneur. There are 9 enneagram styles in my wing which means my secondary is a 2, which is a caregiver. While on Lemon, which stands as L means luminary ,E is for entrepreneur, O is organizer and N is the networker. I scored extremely high on the L for luminary. And then my second item, which is actually really close to my number one is tied so number two and three are almost identical and it's manager. An organizer. It's the rarest form of lemon that you could ever have. What it means, is that I am able to create and have a lot of great ideas. But I also am great at creating systems and processes then I'm also going to executing which is super rare.I have a very rare skill set that allows me to do both, there's certain things I love and certain things I don't love to do, I talk to so many agents and you know, I always want to hear where they're at, where they want to go and how they plan on getting there. One of the biggest obstacle that I see with agents is their own self. I just hear so many different things If you were to I was talking to someone tonight and I was saying if you were looking for the successful team owners, Solo agents partners all those things you could literally put everybody based on their production in a straight line from zero to billions, and you could build the most clear pathway to success. It is you could recreate it over and over and over again. I have an example of a girl who at first didn't like eXp at all and when she discovered my video about the right sponsor, that caused her to reach out to us and she did. While telling me that she felt like now she was in a position where she was ready to take a look at Exp again and possibly make the move that she needed 1-2 weeks to make that decision but still one of her biggest holdups was the virtual world. The Virtual XP world because she couldn't understand. Talking to another person with an avatar? She said that she wants to be able to pick up the phone and call somebody and have a conversation on the phone. Doesn't matter where you're at, what you're doing. The only thing I'll say is make sure you're out there discovering the truth for what you think it is, and don't let anyone else dictate to you what your truth is, and that goes for everything, brokerages life mindset, sports teams. You know gossip is the killer of dreams. A lot of people love to kill dreams for other people because they're unwilling to take the sacrifice and the risk to make their lives better.     TOPOS & TALK #_16 DON'T NEGOTIATE WITH YOURSELF

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #16- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Don't Negotiate with yourself. Have you ever had a contract for yourself? You need to listen to our episode 16. Where you make an agreement in your mind and then you execute. I love the old saying. "Don't write a check with your mouth that your *** can't catch" or my other favorite saying is "You can either talk about it or be about it". Which means put your money where your mouth is and take action. The reason that most people don't do things, complete things or execute is because they feel uncomfortable. Recently, I decided I was going to lean down a little bit. I'm already pretty healthy at work out, and I live a healthy lifestyle. Then I was like "I'm gonna try to lean down and just cleanse my body". And after two days I was already making excuses not to do those things I planned to do. Support groups said, you can like set yourself up to basically be into the diet without technically being into diet and the last step is going into the diet phase. It's essentially, just creating a habit and when you get yourself to that last step, you're just coasting yourself into it. If you're constantly shooting YouTube videos or constantly cold calling, you're creating a new habit. And when you're actually taking action in the game, it's like you were dealing with all this practice. Now the game time isn't really that much more different, because you've already been there. You've already done that. You've set yourself up for success. But a lot of people don't like doing that because it's not comfortable. And unless you're in a position where being uncomfortable doesn't need to happen, then you're in a great space, but if you are in a position where you don't like the life that you're living, if you don't like the mindset, if you don't like your physique, If you don't feel like you're getting the business that you deserve, If you're not having the relationships you feel like you deserve, then I'm gonna tell you right now. The only way you're going to get those things is by getting use to be uncomfortable.I myself was working with a performance coach (a Therapist). All sorts of relationship coach. All sorts of things to put myself in a position where I knew that my business was great. I knew that everything around me was great, I created this amazing environment and all the things. I just felt like I needed to understand more about myself and know why I consistently having bad relationships with women. It wasn't fun. It was actually quite miserable, it was a lot of sadness and it was a lot of learning. It was a lot of healing and it was a lot of growing that at the end of the day it put me in a way better position today. And I'm having a relationship that I could hardly dreamed of because I did all that work. I wasn't ready for that type of situation to happen years ago. But I decided to invest in myself and get myself. When it comes down to writing contracts with yourself, don't ever give yourself an option B because I promise you the minute that you give yourself a second way out, you're always going to default to the easy route, and I promise you the only way you build muscle is by tearing it down and letting it rebuild itself up.Want to see over 200 free videos teaching you about Real Estate? I just came back from Dallas for Sphere Rocket business conference, and It really got me thinking about the real estate industry, so much fluff and garbage spewed into the real estate industry from people that don't even know what they're talking about. People that aren't in the real estate industry that built their entire social media followers and industries that have nothing to do with real estate. And they come over into real estate and start telling real estate agents what they need to be posting on social media which is not what the real agents need to be posting on social media. One reason that my business partner Jackson and I have been able to crack the code of content marketing is because of what I just said "It's very simple content marketing or answering the questions in which the consumers are asking."When people ask me all the time, what's the number one tool in marketing for real estate? I say it's really simple the number one tool for marketing when it comes to anything is when you can deliver the message to the consumer when they are looking for the answer.  People don't go to other people don't go to Facebook to look up their favorite restaurant. They go to Google, Google Maps, to Yelp or they go to open table. There's lots of different options, but they're not going to use social media platform to find out their favorite restaurant. The same thing is happening with people that are buying real estate and selling real estate. They're not going to social media. It doesn't matter what you do on social media. All you want to do is remind them that you're a real estate agent. So if you're going to waste your time, you might as well waste your time making content that actually makes sense. And actually generates business. How will you do that? It's real simple. You got to answer the question and put it on the platform in which you can deliver the answer and the only platform in the world that works is YouTube. If you want to scale and grow a business the traditional way, you just have to follow the recipe. At the end of the day, you just have to execute, but for me what I love is that when I make content I put it on a platform like YouTube and it never goes away. That gets me going probably more than anything that I've ever known in my life and that is  people making decisions based on what other people think are good for them. Let's tart with me being with eXp realty. Similar to most people, I was recruited heavily by eXp agents and quite honestly 99% of them were dumpsters. They didn't approach me the right way or have conversations with me the right way, and this is what happens when people have no idea what they're doing. Yet they're doing things for themselves and what I mean by that is some people want to bring no value to people and they just want to show an opportunity to reap the rewards. The individuals that actually care truly give value to agents and actually have things to share and care about. People are the agents that win inside of this model. Now every single real estate agent out there has been recruited. We all started out a brokerage, very few of us actually walked into a brokerage and just plopped our license into the first brokerage. We came into contact with, you were in some way shape or form influence to join that brokerage, so AKA recruited. There's nothing wrong with being recruited, and quite honestly it should be a vote of confidence from your peers saying, "I see value in you is there a way to make something happen as a business owner?" Everyone in the world should be out there looking for opportunities that increase their reach, increase their influence, increase their revenue, increase their ability to impact their clients at a bigger level, influence and lead their agents at a bigger level and surround yourself by individuals that are doing this. Makes your successful success timeline happen a lot faster. You see, when I got into the game, I wanted to be surrounded by billion dollar producers, not agents that were hiding their secrets.     TOPOS & TALK #_13 REPUTATION IS EVERYTHING

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #13 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Reputation is Everything! We will be having a talk about something we all have in common, and that is our Reputation. Whether a good or bad one, we all have one. A lot of people think is that they have an amazing reputation. And what really go through a deep dive is how to figure out what type of reputation you have? Because if you have a reputation that you don't like, you can always change it. We all have seasons in life and we all have timelines in which we meet people. We can always reinvent ourself depending on what we want to be and we can change the perception of what we are based on our actions. So what I want everyone to do is think about what type of reputation you want. Whatever people are saying about you is your reputation. And if you don't like it, you always have the opportunity to change it. My suggestion is that as long as you're happy with the way that people are talking about you and the way that you're portraying yourself to the outside environment, then that's fantastic. It's funny when I ask people what like "how do you think of me?", People will say the exact same thing all the time. They always say you're an amazing business person. You love growing businesses, you hate when people waste your time, you always have something quick to say back to any topic of conversation. You're extremely aware and you haven't done a huge heart. You're a servant leader and you care about other people. And that is my reputation. It is interesting to talk to people that knew me from my previous life. And then you talk to the people that know me today. It's two night and day different reputations. I feel that it is the only thing that we have besides obviously our word, and you know the personality that we get to deliver and things like that. At the end of the day, whether you want to believe it or not is you have a reputation that's impacting people an a day to day basis and you can either be someone that leads by example. Or you can be someone that is just leading life by a bad example and you have a negative reputation. Whatever it is, you just have to be happy with it.     TOPOS & TALK #_12 OVERCOMING THE FEAR OF VIDEO

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #12 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Overcoming the fear of Video. The fear of shooting content and putting yourself out there. It's the real deal and public speaking is the number one fear amongst everyone. It's more fearful than drowning. It's more fearful than being burned alive. It's more fearful than heights. It is something that plagues everyone yet a lot of people can't figure out how to get over this. Personally, I used to be extremely fearful of public speaking, and every time I got up in front of everyone, my face would turn beet red and my voice would start shaking. I would get super nervous and I just felt this massive overcoming sensation of anxiety. What I did to cope with that is I would practice, and I would pretend I was Tony Robbins. The crazy part is I felt like after that I was turning into a robot and I ended up getting a public speaking coach. And realistically, that didn't help me at all, and I went to the public speaking class classes. I did everything they told me to do, and realistically like the class should have been like how to deliver a speech more or less being coached. And now I really pay attention to like Renee Rodriguez, he's amazing at public speaking, telling your story and all that stuff. And realistically, what it comes down to is you need to have a story and you need to have your sequences dialed in. But one thing that really got me over the fear of speaking, was understanding where the fear of speaking was coming from and what it comes down to is that naturally everybody is fearful of being judged. And when you speak in front of people, when you shoot videos, what you're doing is you're opening yourself up to criticism. You were asking every single person on the planet that sees your content to judge you. It is something that you have to learn to cope with. It is something that you have to learn to be OK with. You're not going to be the cup of tea for everybody, but if you're OK with the person in the mirror, that's what it comes down to and the way that I was able to get over the fear of public speaking was one simple order article that somebody sent me one time and it was from Forbes magazine and I remember one specific statement changed my life, "You have a powerful message that people need to hear."Want to see over 200 free videos teaching you about Real Estate?     TOPOS & TALK #_11 DEALING WITH a$$ Holes

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #11- I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Dealing with @$$h*l*s. In this episode I'm going to share with you a little story about a prick I had to deal with few weeks ago and I'm going to give you guys one key take away that's going to make you think (maybe) about the way people treat you, or hopefully not the way you're treating others so. Long story short, Jackson and I. We just had our Channel Junkies event last week. It's neither here nor there because I'm not promoting the event, but what happened was Jackson and I actually had hired an "event consultant", and these people were actually referred to us by another company that we worked directly with that. She was very amazing and did a lot of great work and when we first met with them their systems were kind of messed up and they wanted us to use slack. And if you know anything about being in the real estate industry, the first thing that we always ask is how do you want to communicate? Do you want us to text, email, call or communicate through just what form of communication do you want to use so they neither Jackson or I likes? We don't like slack at all and they invited us to the Slack channel, but their slack channel was broken for some reason, so we kept telling them every week that it wasn't working. It wasn't working. They ended up figuring out there was something wrong on the back end.It's a husband and wife and the wife was the one that was showing up. The husband wasn't showing up. Needless to say, they finally fixed the the slack channel, created a new one, invited us, and we got in there on say like March 28th we started working with them on March 4th, so every week they would ask us like, "did you guys get the stuff in slack" and we'd say no because we don't have access to it and it would just be great if you could just email it over to us. Well, here we are. Our events on May 13th were coming into the last week of April and last week the husband took over the calls and kind of was being a real prick. Kind of trying to strong arm us and all these things and we ended up having a meeting on this past Tuesday and they were asking us how ticket sales were going and at that point in time we'd only we'd sold like I don't know like 40 or 50 ticket sales. And then we have our 12 speakers coming, so that's 62 total and part of their thing was is that they were they charged $20,000 out of the gate to work with them and they charged an additional 10% of the ticket sales or the sales at the event generated, or $30,000, whichever was greater. As we're going through this process, everything that they had set up for copy and paste to promote was all references to other people's work. And I asked them, you know, I noticed that all your guys stuff was all references to other people's work. And when you guys were supposed to send us the emails for the copy that we're supposed to write, it says it says it's coming and they got all flustered and and never came"  To cut the long story short, we broke the deal with them and exchanged few email from the husband.  Which you need to hear from this episode. And So what the lessons come is people that respond like that are hurting inside, and they're very angry about life in general. You know, we have two options to take, you either can be confrontational with them or take the High Road and if you are going to be confrontational, there's no reason to be. It's just not worth it. The only time you should be confrontational. Is when your truth is being misinterpreted so or miss guided and what I mean by that is you take someone like Elon Musk who had to tell everyone that he was. Always just know that nobody has the right to speak to anybody that way. People don't have to respect you. But what people do need to do is treat you with professional courtesy, and even if you're in that position where the roles were reversed, you should always be willing to part ways gracefully, whether it's with your real estate agents, whether it's with clients, whether it's anybody we've all had clients where we probably had to fire them, and at the end of the day, you have to do it with grace because the last thing that we have is our word and our reputation. I'm not here to destroy anybody's business. I'm here to speak the truths, but what he doesn't know is how connected I really am inside of the organization and that he has another thing coming. And I'm not like proud to do that to somebody's business or anything. But what I'm saying is. People don't know what they know until they know what they know. So always be humble.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #10 - I have so many things going through my head every day about Real Estate that I just want to get it all out. I get asked so many questions about real estate every day. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Corporate life before real estate. How is the transition like coming out of the brewing industry getting into real estate? Basically how did you transition from corporate America into real estate and what that path was and what was your mentality? Why not share how transition dramatically change my story 5 years ago. I got my real estate licensed pre licensing coursework three times before I ever actually get my license three times and what always happen is I get a promotion or business would get good and I was like I can't quit it, like I can't go from making you know six figures to making zero. This is what happens a lot of times in people's lives, is that takes something where you are so sick and tired of the pain. That it forces you into make a decision. Tony Robbins talks about this all the time, that people will avoid pain, which naturally pushes you towards pleasure. Very rarely do people make decisions based on just moving towards pleasure because moving towards pleasure creates uncomfortable uncharted territories that people don't like to be a part of. It's very natural for us to live in an environment that's familiar and comfortable with us. And if you just want to make change, you want to live a life that you've always desired. That's what you have to do. Things you've never done. We will. We've all heard those amazing sayings. First of July, I quit my corporate job. I actually got my real estate license on July 3rd of 2017 and it was probably the most exciting day of my life the last day in the beer industry. I quit the beer industry before I even got my real estate license. That's how confident I was and everyone that wants to quit their jobs and go part time and all these things. Those are OK ideas. I'm not a huge fan of it unless you know like a specific day that you're going to quit, but I feel like if you are confident in yourself you're going to make it happen if you have a Plan B. It's never going to work because that Plan B is always going to be on your mind. You always know there gonna be the safety net, so my suggestion is just to always go all in, rip the band aid off, get around the people that are doing it the right way and make it happen. Don't be obsessed and don't be worried. It takes real hustle, dedication to and real work to get those deals at the end of the day. Are you living a life based on your truth? What makes you happy? Living a life served with your purpose based on what your heart wants you're gonna live a very fulfilling life. But once you can block out the outside world of the negativity of people telling you, not so much that you can't do it. You're also making moves based on what you think other people want, that is a life that's actually going to be led by a negative pull and what I mean by that is once you can establish making moves and making decisions based on your truth, it literally feels like the gates open. And it's like a spool being unraveled.  When you really hit like a flow state, or like, you're starting to really accelerate your business or your growth. That's what it feels like. It feels like there's a free flowing spool of line being unwound, and it feels absolutely amazing. What really means success in your eyes? Your life is going to be served with so much purpose and it's going to be more fulfilling. There's a lot of things that a lot of people look at and what matters at the end of the day is what you feel like what you think. It is like what you get past the idea of worrying what other people think, what other people feel when it comes to your life. That is, when you become unstoppable when you start fulfilling your purpose. When you start fulfilling your desires, your needs, and you know what is not going to be a popular decision. But guess what, the only person that you need to answer to is yourself. At the end of the day, you're the only and last person that you see in the mirror before you go to bed. You will become unstoppable by not making decisions based on the ideas and opinions of others. Always continue to strive for higher fulfillment and more like everything you do is always amazing. Like everything you touch turns gold. Everything you do feels like you're printing money because you don't accept anything except for excellence when you touch something. It's all about making decisions based on ego versus heart. We are currently making decisions on might be a good idea and it might be a not so great idea. What do I mean by that is when we all make decisions. we have those decisions to make in life where we really want to do this, but we shouldn't. But we need to do that because that is were making us money. The difference between a decision based on ego versus heart is that your heart is a decisions you're going to make for yourself, if you always make decisions and never feel guilty or feel any remorse or resentment, those are always making decisions for your heart. But if you're making decisions to make other people happy, that's making decisions based on your ego. Cliché right?This is something that one of my performance coaches taught me and he says "when you tell people what they want to hear, you're making yourself happy when you tell people what they need to hear, that's when you're going to make them happy". And that might not be a popular thing to do. But at the end of the day people need to hear the truth and you need to live by your own truth. And once you can get down into your own truth, you're going to live a life that sets you free. What it all comes down to is figuring out exactly what is your purpose, what you want to do, and then you can start making decisions based on your truth. I wanna share with you a little bit about spending money on your real estate brand. I as an agent first also struggles in my early careers in Real Estate. The first thing I wanted to do was replace myself with things that actually generated much. The first thing I did is I hated cold calling. So what did I do? I hired a freaking company that could make my cold calls for me. At the end of the day, you're never going to replace yourself. It was a failing idea. All they did was set appointments and they would tell different things. You can't replace yourself, what you have to do is find tasks that take you the most amount of time for the lowest dollar generating activities. If you know cold calling is your number $1.00 producing activity, that's not the first thing you want to replace. The things that are taking the most time for you as a real estate agent are probably your social media, your transaction coordination, anything that has to do with filing paperwork, anything that has to do with tedious repetitive work like stuffing envelopes, things like that. People's perception of video marketing and what the reality and truths are. I was getting into real estate in 2017, I remember everyone said that I need to do video. So the natural thing for most agents to do is because they're told to rip off and duplicate is do video. They do video and they're looking at all the top producing agents. They're looking at all the agents that have all the lime lights that are already doing video marketing. And if you ask any one of those agents like I did when I was early in my career, I asked how much business do you actually get from your videos? Almost all of them said none. I asked them why they are still doing it. Their answers are all nonsense for me, they are doing it because everyone's saying it. I think one of the things we're agents really missed on this specific piece, is that If you're going to put videos in those types of things out there is you got to think about who you're consumer are. A lot of agents think that their consumers are buyers and sellers. We all want to attract those people, but if you talk to anyone doing video. It isn't the right way. What consumers were looking for is they are searching for information.Another one is a lot of these agents will put their freaking listings on YouTube. Listing video is the dumbest thing on the planet. You can do it, but don't list it. That's just killing your YouTube channel. If you're already doing it and you have to think where do people go to look for listings they go to, they go to Zillow, Redfin, the MLS. That's the reality. You're never going to change the consumer's mind. These companies have so much power in the space that if you think you're going to change the minds of the consumers you better have billions of dollars. so once we really started figuring out that specific matrix of exactly what consumers were looking for and started making that content. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into WHY DO NEW REAL ESTATE AGENTS ALWAYS WANT TO MAKE 6 FIGURES. I always got a question about How much money should a real estate agent really be making? This question is from somebody who is thinking getting into real estate. He heard so much from different people and really can't get a straight answer. I'm here to give him answer, at first I needed to asked him questions, like what? "What do you think you wanna make? And how do you suggest you're gonna get there? And what's your idea and what your thought process behind? What real estate is you know?" I have shared a little analytics with him ang my experience from when I was starting my career in real estate. I never expected that much of money at first. I was happy with $100,000 a year. But you know when you're a real estate agent, you pay taxes on earned income. Let's say you earned $150k just like a normal employee, you're going to pay $45K in taxes, so that takes you automatically down to $105k. Now if you're doing one listing a month, you're going to have to pay a transaction coordinator if you're having them to your transactions, you're going to the, you know, pay for some closing gifts. Let's just say on the buyer side, you're going to pay about 1000 bucks. That's going to include your closing. And the list goes on and on. You will earn and spend a lot. But in real estate what we all love to do is we love to start selling real estate. And then we're the one person that does 500 different tasks. And then you know we some agents will take all of their commissions. And treat it as if that's all their money. They don't spend it on reinvesting in the business.     Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #4- I have so many things going through my head every day about Real Estate that I just want to get it all out. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Real Estate can be Evil. As I was driving home from the airport I was looking at some real estate for another potential investment property. I was listening to Jordan Peterson speak, they were talking about how you can grow as an individual. And it's actually really interesting that they do this in therapy. They're actually correlating it to therapy where they just kind of chunk out little bite sized pieces of things that you can talk about and get accomplished so it feels like a little win, and then the more you can do that, the bigger the winds are and the more familiar you are with doing things. But they're talking about when you are trying to become successful or build a business, you have to know the real growth happens when you get uncomfortable. And if you can do things that make you uncomfortable, then you're going to experience the most dramatic growth that you've ever thought about, and it's real funny, because when I talk to my buddies that are all six, you know the ones that are really successful. I have friends at different levels of success. I have some friends that are, I would say are successful, but they're very stable at what they do, and I have some friends that have very, very rapid fire type growth and business sense where they're constantly doing things that are always very inspiring and I speak to them. And you know, all of them say the same thing and they're all like, my biggest asset that I have in my arsenal is that I'm not scared to go to zero like I'm willing to risk everything to make that next big step. And it's really interesting because I I thought back on my career in real estate and you know, I talked to Jackson about this all the time. As I say, you know, it doesn't matter how much money you make. You know it's nothing ever changes. So you got to be right in your mind.     TOPOS & TALK #_3 IT'S OK TO BE YOUR AUTHENTIC SELF

    Welcome to today's Cloud Based Real Estate Brokerage TOPOS & TALK #3- I have so many things going through my head every day about Real Estate that I just want to get it all out. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into It's okay to be your Authentic self. In all social media platforms, you will see me and Jackson. We dominate YouTube and Facebook with an organic content. We've been honest on saying that we've actually paid a company, two or three to run our Instagram account, our tech talk account, our Facebook account and all the things. Even our Google. Like Google ads. We've done YouTube ads, but not YouTube ads in the sense of for real estate business. It was for something else and what it all comes back down to as none of those platforms actually drive calls, deals or sales to our business, there's always an opportunity to gain incremental business on all platforms in my opinion. But when you've built your entire industry for business on organic content. People will absolutely love it. Just like this topos and talk, it's 100% organic of me. Just talking about whatever's on my mind. That's the way that we built our entire YouTube business. It's basically just us telling stories about what people want to hear, and when you look at our Instagram Channel Junkies account, we barely pick up any followers. From this scripted content that we have created or clipped out content from the content we've already created and we've picked up very few subscribers or followers, we rarely get any comments. But when we post our authentic real content on our personal account and on our business accounts, the response is freaking bonkers. I could do whenever we feel like we want to do some content, we start shooting it and we just talk about whatever we want to talk about. Or you hire someone to follow you around to create real content. That is you. So I don't recommend the latter one because that gets really expensive and typically it's somebody editing it in a sense that they're trying to create a TV show. And, coach so many agents that it's time to answer all of those in depth questions while I sip on my Topo Chico.In today's episode I do a deep dive into Scaling and Growing your real Estate Business. When you created your YouTube platforms, how do you grow ad, scale and doing all the things while tracking it. One thing that is the most important and you hear this a lot of times is a real estate agent is leverage and delegation. Uuntil you as a business owner can give up responsibilities, let go of you know the tight reins and truth. Truly trust your team members, employees, staff and agents to do jobs that you are currently doing. You're never going to seek that growth, and talk about getting to 90% completion and it takes 10% of the time to get 90% done and then the last 10% is going to take the rest of the 90%. The truth of the matter is getting anything to perfection is going to be a giant undertaking. What you want to do is you want to get your boat floating built everything ready to roll and then push that thing out into the water. And then as you're moving along you can make your adjustments. Tune it up, hone everything in. And get it fully dialed in because one of the biggest mistakes that I see real estate agents make when building a real business is they want to have all the power, they want to have all the control. Nobody can do it better than me. All these things and what it took for me to really understand the power of leverage was one simple conversation I had back in 2019. It was actually April 1st, 2019-2020 and I was talking about growing and scaling my business and at this point I had only done. 12 million in sales. Three years in a row. And I was very fortunate to hit my ceiling. Super super fast. But the thing I understood more than. I think I realized at that time was I was really good at listening to really smart people and I'm I was very good at following fast seeing what really works.
