Baltimore is home to several world-class sports facilities. Oriole Park at Camden Yards was recently voted the best Major League Ballpark in the USA Today Readers' Choice travel award contest, and M&T Bank stadium is full for many of their home game. Pimlico Racetrack, which has certainly seen better days, is an iconic location, home to the second leg of the Triple Crown. Now, the state is prepared to spend more than a billion dollars improving them. Are these improvements a good deal for fans and taxpayers? What models do other cities provide for what Baltimore might do with our stadiums? We'll talk about it today with Jon Morgan, an author who covered sports for many years at the Baltimore Sun, and Dennis Coates, a UMBC Professor of Economics and editor of The Journal of Sports Economics.Email us at midday@wypr.org, tweet us: @MiddayWYPR, or call us at 410-662-8780.

On Day 5 of the sixth year of our week-a-year ski traverse of the Grand Alpine Arc (Mediterranean to Vienna) we found ourselves stopping a bit earlier than planned, at the almost full Warnsdorfer hütte winter room. I took the opportunity to sit down with Ben Bardsley and Jon Morgan to discuss our ‘Speedy Tours' project. Started in 2016 at Menton on the Med coast, the three of us plus fourth member Es Tresidder set out on our journey. The project has been incredibly engaging, taking us through varied terrain and weather conditions, with every type of snow. Long days in new places have made for very memorable trips which build with each year. We talk about the ethos, equipment and practicalities of the project. (Not the best audio I'm afraid on this episode as just done on a phone in the back of a busy hut)

On this episode of Real Estate for Breakfast, host Phil Coover is joined by a fellow champion of Chicago, Jon Morgan. Jon is co-founder and managing principal of Chicago-based Interra Realty, and he and Phil begin their conversation by discussing Interra's formation to its emergence as a middle-market commercial real estate brokerage focusing primarily on multifamily asset sales. During the episode, Phil and Jon reminisce on the 2008 recession and how it differs from today's market conditions, especially concerning the level of control banks previously had on real estate. Now that the real estate market is so volatile, Jon ensures that research is an integral part of Interra's philosophy. Jon says he and his colleagues track the market weekly and stay in constant communication with clients to effectively take advantage of fluctuating market conditions. Jon also explains how the multifamily market has managed to stay lucrative despite seesawing trends spurred by the pandemic. He points out that retailers are now starting to participate in the multifamily space because it keeps pace with inflation, making it a prime investment opportunity. As fellow Chicagoans, Phil and Jon do not forget to pay homage to the city by highlighting Chicago's phenomenal restaurants, major sports teams and growing tech scene. As the two discuss prominent Chicago neighborhoods such as the West Loop, Phil capitalizes on Jon's knowledge of economics to get him to reveal what he believes the “next West Loop”, or at least an up-and-coming area of Chicago. Jon Morgan began his career in real estate in 2004. Since then, he has been involved in more than $1 billion in transactions, including apartment buildings, retail properties and ground-up developments. Jon co-founded Interra Realty with David Goss in 2010 to create a different kind of brokerage firm, one built on trusting relationships with buyers and sellers and hyperlocal, block-by-block expertise. This, coupled with Interra's commitment to client service, has helped the company to establish many long-lasting relationships, fuel its meteoric growth and become a destination for talent and the training of up-and-coming brokers. As Chicago's top middle-market brokerage, Interra now handles almost one in five sales of apartment buildings up to 100 units, according to CoStar. The organisation’s mission is to protect and promote Britain’s theatre buildings, ensuring their survival and ongoing use as performance spaces, which has been made nearly impossible, due to restrictions imposed during the coronavirus pandemic and subsequent lockdowns. The Theatre Trust also successfully lobbied for changes to planning law which will provide extra protections to prevent vacant theatres from being demolished or irreversibly changed into other uses before the sector has had time to recover. The organisation is also fundraising to increase our grant-giving capacity and will be targeting grants to help theatres with reopening costs in due course. He called for “urgent support” from the government, and has been at the forefront of discussions around ways to protect British culture and this crucial industry that brings in £2.7 billion pounds annually to the UK economy. Jon also highlighted that “Our grants programme is relatively modest and given the historic under-investment in our nation’s theatres over the last 30 years, the shortfall is huge. Theatres are going to need a real injection of cash post-COVID to ensure our theatres remain fit for purpose…. We must ensure that the UK’s wonderful network of over 1,100 theatres large and small, old and new, can be saved and serve their communities once again.”

If we didn’t have to do sales in this work then everything would be so much easier, right? There are ways to make sales easier, more natural, and ultimately more profitable. Today’s guest has only been in the video business for a short time, but his dedication to sales has led him to success after success.  Jon Morgan’s passion is selling. He is the owner and founder of JM Films, one of the top production companies in St. Louis. Jon has worked with such clients as Microsoft, Mastercard, and the NHL. He and his studio are passionate about producing engaging cinematic quality videos for companies and businesses that not only tell their stories but also get results. Jon takes us through the humble beginnings of his marketing business as he forged his own path in an already crowded market. Recognizing that an opportunity existed in making videos, Jon shifted gears and has been finding success ever since. Jon explains how he found the right sort of clients for him and how to assess the profitability of potential work. We talk a lot about how we learn and grow as entrepreneurs. Succeeding for Jon and me both came from learning from others and being open to receiving advice. It also involves putting yourself out there for others so that we can be of help to an entire community. Finally, Jon lays out some great advice for managing all your potential customers and using a CRM platform. This allows you to keep track of the customers who may not be ready to buy right now but will be in the future.  How do you followup with clients who are not ready to buy from you at the moment but might be later on? Leave a comment on the episode page!   In this episode Finding the right niche for your business in a crowded field What it means to be “front of mind” in your work The value of finding community and mentors to learn from How to stop wasting time and energy selling to the wrong audience Why it’s important to have a clear plan for your business from the beginning What CRM is and why it’s crucially important for your business’s growth   Quotes “I realized early on that selling video services to someone who’s a lot more expensive than you are is a lot easier of a conversation than selling to someone whose product or services are a lot less expensive than yours.” [14:42] “If I know that it’s easier to sell a video to an industry that we’ve already worked in, then why don’t I just focus on these industries more instead of trying to pioneer new paths in every possible industry out there?” [17:12] “Really try to soak up as much information, learning, and wisdom as you can from other people. You’re going to learn a lot, not only from your mistakes and what you do well and maybe didn’t do well but also from asking others.” [30:51] “Whether or not you have a plan, you’re still going to make a lot of mistakes…. Things are going to evolve. You’re going to have to be able and willing to adapt.” [40:09] “Only 3% of the market is ready to buy right now. That means the other 97% is not now. A lot of people make the mistake of only looking for that 3%.” [43:10]   Links: Find Jon Morgan online Follow Jon on Instagram | Linkedin Learn about the upcoming Studio Sherpas workshop here   Additional Links: Check out the full show notes page Do you have something to share on this podcast? God’s Power Manifested Through the Marginalized Lectionary Date: July 7, 2019 [4th Sunday after Pentecost, Year C] This week, Justin Reed joins Rachel and Tim for a conversation all about the healing of Naaman in 2 Kings 5. Justin is Assistant Professor of Old Testament/Hebrew Bible at Louisville Presbyterian Theological Seminary in KY, and an ordained Baptist minister. A PhD candidate at Princeton Theological Seminary, his research and teaching interests include ethnicity in the Hebrew Bible, inner-biblical interpretation, Bible in popular culture, and reception history. Justin’s dissertation explores Genesis 9:18-29, the passage about “Noah’s curse.” Throughout millennia, interpreters have read this passage through a particular, destructive ideological lens. Informed by critical race theory, Justin challenges this long-standing bias and proposes an alternate interpretation in which the context of the primeval history in Genesis and ironic use of intertextual allusions offer crucial interpretive clues and permit a more nuanced explication of how ethnocentrism has manifested in biblical literature. Justin explores some of these issues in his chapter, “‘How—how is this just?!’: How Aronofsky and Handel Handle Noah’s Curse” in Noah as Antihero: Darren Aronofsky’s Cinematic Deluge (Routledge, 2017) edited by Rhonda Burnette-Bletch and Jon Morgan.
