Most agents are more focused on generating new leads than getting more out of the leads already sitting in their databases. This is an expensive mistake. As buying leads becomes more costly and pressure from industry disruptors mounts, dialing in our conversion is the low hanging fruit for growing our businesses and making more money. Effective conversion doesn’t just happen, it’s a systematic process for having conversations. When we dial that in, we can turn more strangers into advocates, and improve the flow of our database. What do we need to be thinking about in order to move the needle on our conversion ratios? How do we improve the quality of conversations we have with leads? Through follow up and rapport, we can turn them into advocates. Advocates are the people who will do business with us and send us business. The one factor that moves the needle in lead conversion: The one factor we need to dial in to increase our conversions is the quality of the conversations we have. How we approach people, and how we talk to them and phrase things makes it easier to stay in conversation with them and build up trust. Why we need to tailor our approach for different personalities: Different personality types initially engage with strangers differently. Instead of trying to get a lead to communicate according to our personality type, our communication has to honor them and how they respond to being approached. If we adjust the way we initially approach based on the lead’s personality, we’re able to knock down their walls, put them at ease, and take the conversation further. Despite all the uncertainties in the market at the moment, people still need to buy and sell houses, and if we conduct ourselves the right way, we could be the agents to help them proceed. How can we continue to make calls in such a sensitive time, and is there a right way to handle our database’s anxieties? How do we know which contacts we should be nurturing during this period? If an important announcement has just been made, go ahead with calls but offer to call back in a week or two with an update on the market. During Episode 67 of The HyperFast Agent Podcast, host Keri Shull speaks with Dale Archdekin, Founder of Smart Inside Sales, Coach, and proclaimed “Follow-up God”. They discuss how to engage prospects with interesting content on a consistent basis, the questions salespeople should keep front of mind, and maintaining a positive mindset. Episode Highlights: Many real estate agents struggle with follow-up. Dale has strategies to overcome this obstacle. First, assume that everyone who you know is going to do business with you at some point unless they explicitly tell you otherwise. One way to keep the communication going and to follow-up regularly is to share content with your prospect. You don't have to share original content. Share content that you would share with a friend. For example, share a cool room makeover you found or a taco spot you enjoy. No ask, just send the link. Even if you don't have time to create content, you can send out this kind of content. All you need to do is take ten minutes and find something cool. Communicate things in an interesting way that will be a magnet to your prospect. You can batch this type of content. Spend one day and gather all of the links you'll need for a year, then revisit. Keri describes her blitz day. It's just about creating a cadence of communication. Keri took her children to ten parks in one day and videoed it. This example can be executed in similar ways for other segments. The three principles Dale teaches everyone are now, sooner, or logical next step. The now step is all about figuring out if we can make something happen now as opposed to later. Now, sooner, or logical next step is a way of taking a prospect through their timeline and meeting them at their goal. If you want to be more profitable, either make more money or spend less money, or spend the money on more productive things. Am I putting out the activity required for what I want to achieve? Keri and Dale draw an analogy comparing real estate to romantic relationships. Your ability to meet your goals depends on your mindset. Agents need to overcome the anticipation of being told no. 3 Key Points: Assume that everyone you meet, and have contact information for, is someone who will eventually do business with you, unless they explicitly tell you otherwise. You don't have to create your own content. Recycle interesting content and put it in front of your prospect as a part of building the relationship. Assess your mindset. If necessary, overcome the anticipation of being told no. Don't allow that to hold you back. From childhood, it is ingrained in us not to trust or talk to strangers, and when you’re a salesperson that’s an extra layer we have to break through. But don’t let the natural resistance deter you from talking to new people. How strangers respond to us initially is not about US - it's about them When people are skeptical of us when they first meet us, we shouldn’t take it personally. They are rejecting their concept of a stranger salesperson. Remember, if a person doesn’t even know you yet, it’s impossible for them to actually dislike you. Everyone who knows, likes and trusts you was a stranger at some point The people you worked with and delivered a great service to were also people who didn’t know like and trust way back in the beginning. You would have never gotten to that wonderful place with that person if you didn’t go through the tough part of front which is a their natural resistance. The truth about every meaningful relationship in our lives is that those people started off as strangers and they didn’t know, like and trust us immediately. As a salesperson, whenever you talk to somebody new, you will run up against resistance, rejection and a bit of adversity. This resistance isn’t about us or anything wrong with us, and if we actually bring value to these people, they will also become people who know, like and trust us. The value of real, live-fire practice It’s not just about roleplaying, it’s about actually going through the foundational aspects and demonstrating them in real time. It’s about mastering aspects of talking to a lead, objection handling, and working the lead through to a closing. Getting used to this in practice means it will feel more natural on an actual prospecting call. Why you shouldn't practice in your leads Don’t practice on your leads because they are getting more and more expensive, and you want to be ready when you get on the phone with them. If you’re already experienced at the basics of a prospecting call, role play is just a warm up, but a lot of agents still need to lay the foundation of the basics of the call. If you want to get better at cold business, practice your calls, from the opening to the close, from introducing yourself and stating the purpose of the call.
