Real estate funds offer stability and long-term growth through diversified exposure to properties, while funds of funds provide cost-effective diversification across multiple asset classes.Impact of Labour Policies on Rental Market: A RICS survey indicates tenants will face higher rents and increased competition due to Labour's policies affecting landlords. Increased stamp duty and budget changes are driving landlords out of the market, leading to a decline in rental properties and an expected 5% annual rent increase over the next five years.Soho Estates' Financial Performance Amid Market Downturn: Soho Estates saw a record rental income but posted a pre-tax loss due to a drop in commercial property values. Despite a revenue increase driven by new tenants like Warner Bros and Skyscanner, the property portfolio's value declined, influenced by rising interest rates. The company remains stable with strong tenant demand.Leasehold Reform Delays Expected: According to Alice Bradley, co-CEO of LEASE, significant leasehold reforms will take years to implement. Despite laws banning leaseholds for new houses and extending lease terms, the timeline for additional reforms, including ground rent caps and enhanced leaseholder rights, remains uncertain under the new Labour government.Maximize your property wealth with London Property. We're doing a "Deep Dive" into our past episodes about "getting our kids to...," from listening to what we say the first time, to talking to us about what matters most to them. Find the rest of the episodes in this deep dive series in this Spotify playlist. Getting your kid to talk to you is never easy (unless you're standing with car keys in hand, front door ajar, 15 minutes late for an appointment). Here are some parenting strategies that work to get kids talking at every age. Based upon empirical evidence, “How was school today?” is the most annoying question a mom could ever ask. So why bother trying? Because Jennifer Kolari, author of Connected Parenting: How to Raise a Great Kid, says getting our kids to open up is part of our job description: It's our job as parents to help our kids sort through and process the things that happen to them during the day. “They don't have the higher-order thinking to do it on their own yet. In this episode we lay out what gets our kids to talk– at every age and stage. Margaret says you have to “talk the talk that arrives.” But Amy comes at it armed with research; if her ninth-grader wants to talk NBA draft, she's ready to lean in. Tonight, we'll read from “For Luncheon and Supper Guests” written by Alice Bradley published in 1923. “Luncheon” is the formal word for lunch, a light mid-day meal. In the Middle Ages, before electric lighting and industrialization, the mid-day meal was large and considered dinner. There was no lunch, so later in the evening a lighter meal was had called “supper”. But by the 1800s, the large meal of dinner was pushed into the evening and thus, not only was supper squeezed out, but there was a need for something to eat in between breakfast and dinner. Up until the early 1800s, luncheon was generally reserved for ladies, who would often have lunch with one another when their husbands were out. The meal was often made up of left-overs from the previous night's plentiful dinner. Beginning in the Victorian era, afternoon tea supplemented this luncheon at four o'clock. Dr. Kildare starring Lew Ayers (Photo standing) as Dr. Kildare and Lionel Barrymore as Dr. Gillespie (Photo seated) ... starting in the summer of 1949 MGM reunited Ayers and Barrymore in the radio version of Dr. Kildare, based on the hit MGM movies. Each episode was a stand-alone story, not a serial, which made the series very popular. The series was syndicated to over 200 outlets in the USA and Canada, mostly on the Mutual Broadcasting System stations. The show was extremely popular but when it went to television, radio listeners began to drop off and no new episodes were done after 1951 although rebroadcasts of the series continued for several more years. Excellent writing, superb actors, top-notch technical work all combined to make this a first class radio show! Thanks for listening. More episodes in our "Soap Opera" playlist.
Rebroadcast of a fabulous interview David did recently for “The Upgrade” Podcast (sponsored by the popular Life Hacker website with hosts Melissa Kirsch and Alice Bradley on a range of topics, including: Why did you write Feeling Good: The New Mood Therapy? How can you tease out your negative thoughts when you know you're depressed but you just can’t think of any thoughts? How does TEAM-CBT differ from conventional CBT? Can you use TEAM-CBT with severe problems, or is it only for individuals with mild mood disturbances?
