Barry Karch is the owner of Real Estate Power Houses, host of the Running for Your Life podcast and accidental athlete who is passionate about outsmarting Father Time through running or any other physical activity, especially as we get older. Barry encourages all of us to reject the belief that we can't get better as we get older, to embrace the fact that each decade can be better than the one before, and celebrating what we are able to accomplish, no matter how big or small. Barry describes his journey of how (and why) he rediscovered running at a later age and finding it far more enjoyable now than he did when he was younger. He was enjoying it so much that his wife casually asked him if he was going to start doing races again. Intrigued by the question, he wondered if he actually had the strength and ability.  That launched him on a remarkable journey of taking on physical challenges that he never would have believed possible, starting with a 5K and raising the bar a little higher with each additional challenge. He talks about training for and completing the 29029 challenge, which is a hiking challenge that equals the height of Mt. Everest, signing up and completing the CFF Tower Climb 2024, which consists of running one mile followed by a climb of 925 stairs to the top of the Tower of America, and taking on his newest challenge, called “Rite of Passage,” which is led by former Navy Seal Chadd Wright, takes place in the mountains of NW Georgia. The Rite of Passage requires continuous movement for 24 hours and is guaranteed to break you down and discover things about yourself you never knew before. It is also designed to help participants grow physically, mentally, spiritually, and form life-long relationships with your team members. I think it sounds terrifying, but Barry is all in and can't wait to do it.   Although Barry has accomplished amazing things in the past two years, he is incredibly humble, telling the listeners that there is nothing special about him, and if he can do it, so can you! As we age are physical capabilities naturally diminish.  However, that doesn't mean we cannot live a proactive lifestyle while the natural process of aging occurs. The National Council on Aging reports: Today's older Americans are healthier overall and living independently for longer. However, most older people have at least one chronic health condition, and many are dealing with multiple health issues. In 2020, the top chronic condition among adults age 65+ was arthritis (47%), followed by: ·         Any cancer (26%) ·         Diagnosed diabetes (21%) ·         COPD, emphysema, or chronic bronchitis (11%) ·         Coronary heart disease (14%) ·         Myocardial infarction (9%) ·         Angina (4%) With this information now in your back pocket I want to share the story of Barry Karch with you.   “I was an avid runner when I was around 40 years old. I competed in lots of races, from 1 mile to marathons - but I got burned out. I stopped racing for 20 years and put on 35 pounds. This past November, at the Total Life Freedom Retreat, my friend Barry Karch shared the concept that you are only doing 90%—you're doing so well in so many things, but you're not completing anything to 100%. There was a Realtor there that was doing a bunch of different things well in their business, but there were some things that they weren't doing as well. This Realtor had a ton of great ideas—tons of things that they started, but very few things that they finished, so Barry pointed out that they were only doing 90% of the work. We all do this, right? We start something, but never finish. Imagine that it's December 26th…imagine stopping the year today. Imagine December 26th deciding you're done—you're not doing anything the rest of the year. That is what so many people do in their business—they get so close to the end and then just stop. Barry compared it to running a marathon where you only run 26.2 miles. Imagine running for three or four hours, 26 miles, and not crossing the finish line that you can see in the distance. It's silly, but so many of us are doing that in our real estate business. We are not following projects through to completion. This sabotages your real estate business. Think about this in your business—have you had success this year or have you struggled? What were things you wanted to achieve? We're here in the last week of 2022—what are things you wanted to achieve but didn't? Why not? In this episode of Marketing in Other Markets, Matt Muscat talks to Barry Karch, a veteran real estate professional and top-performing agent.Barry has a whopping 37 years in the real estate industry and has built his business into a small empire in El Paso, Texas. In 2021, Barry managed over 400 transactions between 25 Realtors, with an average deal size of $275,000! He's the real deal.Barry's secret weapon? He's an introvert. Seriously. He turned being an introvert into a tool to build his business—being an introverted Realtor is his greatest asset as a manager and salesman.Realtors far and wide are known to be pushy, aggressive, and overly excited to get your business. It's the defining characteristic of salespeople across the board—Car Salesmen, Real Estate Agents, Loan Officers, and Sales Reps are all hungry to close the deal. After nearly four decades of business, Barry has figured out that doing the exact opposite as the traditional salesman is the key to success. As a salesperson and/or Realtor, building trust and putting your clients at ease should be the top priority.As a Real Estate Agent on a sales call, you should be listening—not selling. An introverted Realtor spends at least half their time listening to the client and letting them speak their mind. When a client gets on the phone with a soft-spoken, introverted Real Estate Agent, they immediately realize they are talking to a normal, friendly, regular person. Not a hungry salesman. The introverted Realtor isn't pushing anything onto the client that they don't need or want, but instead is strategizing a way to help meet their goals. It's a trust-building sales tactic to play the long-term game.Realtors often receive cold leads online, whether it's through organic discovery or paid lead generation. Those leads, who are real people, don't need an instant race to the closing table, but rather prefer someone to help them through the process. When receiving those leads, Barry's advice is not to rush, push, or overly excite the process. Don't brag about your business or credentials. Introverts win at winning over cold leads every time.Networking can be tough as an introvert, but it is vital to building a real estate business (or any business)! When you're out in the world meeting people for the first time, one of the best tactics to gain business is to talk to other people about themselves. You heard right—don't talk about you, but rather talk about them. But stay in contact with them. Friend them on Facebook, follow them on Instagram. People latch onto the people who are interested in them. Shut up and listen!One of the other strengths of an introverted Realtor is the focus on taking care of current clients, instead of trying to source new leads. Barry no longer advertises for new clients, nor has he advertised in years. It's not profitable to spend money on people who have no clue who you are. Instead, reward the folks who do.Barry's top trick is giving away Girl Scout Cookies each year to his clients. For $5 a client, he wins over past clients year after year, and it makes the Girl Scouts ecstatic, too. Barry's referral business increased exponentially the year he started giving away cookies door-to-door.Long story short, being an introverted Realtor is a superpower.If you're a Realtor: shut up and listen. Take care of your clients. Build meaningful relationships. Reap the rewards of a fulfilling career.

This week on the podcast, Anthony is thrilled to welcome Barry Karch. Barry has been a realtor in El Paso for over 35 years. Along with his wife, he is the broker/owner of a real estate company. He has consistently sold 90-100 homes per year, putting him in the top 5% of the industry. He says he's not a "natural born salesperson." Far from it. He's quiet and introverted, but that doesn't stop him from selling houses-- and lots of them. In fact, he thinks being an introvert gives him an advantage. He's talking to us today about how introverts can excel in sales.   Introverted realtors have an advantage according to Barry. For one, apprehensive buyers prefer a more introverted realtor. An introvert can make that kind of client feel at ease with a more understated approach. Another advantage is that an introverted realtor can make connections with their clients more easily. It's hard to build a connection with someone who is trying to sell to you the minute you make contact. An introvert will let the buyer dictate the pace of the process. Finally, introverts are more likely to listen rather than talk. That means they can take on more of an advisory role, which helps the buyer feel confident the introverted realtor is on their side.   While Barry thinks being introverted works to his advantage as a realtor, he doesn't believe there is a ‘mold' of the ideal realtor. In more than 30 years in the business, he's met peers with all different personality types. One of the tough lessons he's learned is you're not going to be right for every home buyer. You can't take it personally when a potential client chooses to work with a different realtor.   Using a script has never worked for Barry. It's more effective to use a relational technique, which he learned from real estate coach Brian Buffini. With this technique, asking for referrals is the best way to grow your business. His favorite way to do that is to drop off a gift (usually Girl Scout cookies) and ask for referrals. They may say no in year one, but when he does that year after year, eventually the client is conditioned to refer Barry when a friend says they want to list their home. It's nothing fancy. Consistently stay in touch with your clients and you'll get those referrals.   Barry has outlived some of the worst times to be a realtor. He says the key to surviving the booms and busts is to be adaptable and willing to grow. What worked for him 30 years ago isn't going to work today. It's easy to want to give up, but Barry hasn't ever really considered quitting.  What keeps him motivated in those more challenging years is the connections he builds with people. Starting over in a new career doesn't appeal to him. He loves what he does enough that he's chosen to weather the storms of the housing market.   For those new to the profession, Barry has two pointers. First, get a coach. Barry didn't do so until he had been in the business for about 10 years. A coach can help you master your craft and learn the business much faster. Second, save your money. It's easy to get excited and start spending money when the market is booming. If you do that though, you'll be in big trouble when the bubble inevitably bursts.
