We recorded this exciting panel on boutique hotels and resorts at the recent 2024 Midwest Real Estate Investor Conference. As the host of this podcast, Brian Hamrick doesn't often have the opportunity to discuss his own investments. But today he sits down with two of his partners to share how they've been applying the short-term rental model to recent acquisitions of a boutique hotel and several resorts, along with the challenges faced, and the strategies employed to find success. The resort had been closed for two years due to Covid, and the seller's reported income pre-Covid didn't come close to justifying the $2 million price tag they were asking for. They also weren't willing to consider seller financing, which seemed to be the only way to justify their price since the lack of a financial history made the property un-financeable.
