This podcast episode of Canadian Investing in the USA features Rich Monroe, an experienced real estate investor based in Atlanta, Georgia, who focuses on short-term rentals, Airbnbs, and boutique hotels. Over his 20-year career, Rich has worked with single-family homes, multi-family properties, and hotels. His main focus has shifted toward distressed property investments, particularly boutique hotels, due to the flexibility and value creation opportunities they provide. Key Points: Geographic Focus: Rich primarily invests in the southeastern U.S., including Atlanta, Tampa (Florida), North Georgia mountains, North Carolina, and Tennessee. Investment Strategies: Fix and flip distressed properties for short-term rentals. Rental arbitrage by leasing properties for Airbnb use. Management of short-term rentals for other investors (earning ~25% management fees). Shift to Hotels: Hotels offer flexibility since value is based on net operating income, not appraised property values. They allow for higher returns by leveraging operational efficiencies, remodeling, and licensing advantages, particularly in markets with strict Airbnb regulations. Ongoing Projects: Rich is working on a 104-room cabin resort in North Georgia that includes amenities like a wedding venue, spa, restaurant, and horseback riding. He's also exploring distressed hotels and conversions into boutique-style accommodations. Regulatory Challenges: Short-term rental regulations in cities like Atlanta and New York have pushed Rich toward the hotel space, which has more stable licensing structures and fewer restrictions. Creating Experiences: To differentiate his properties, Rich focuses on creating unique guest experiences with amenities like pools, pickleball courts, fire pits, and organized activities such as yoga or events. Collaborative Approach: Rich emphasizes partnering with experienced professionals in the hotel space to reduce risk and streamline operations. He's also exploring innovative strategies like hotel-to-condo conversions, offering individual investors opportunities to buy rooms. The discussion highlights the strategic advantages of hotel investments and the importance of diversifying income streams in real estate.

If you've ever wondered how to scale your short-term rental business or pivot into a new real estate niche, boutique hotels might be the perfect opportunity for you. Boutique hotel investing combines the fundamentals of STRs—guest experience, revenue management, and location—but on a much larger scale. And the best part? Unlike single-family STRs, boutique hotels are valued based on income, not comps, giving you more control over asset appreciation. In this episode of Short Term Rental Riches, Tim interviews Rich Somers, a seasoned real estate investor with an $80M portfolio of boutique hotels. Rich shares his journey from managing Airbnbs to acquiring and renovating underperforming boutique hotels in some of the most competitive markets. Along the way, he highlights essential strategies, like leveraging seller financing, navigating Airbnb regulations, and mastering SEO and direct bookings. Whether you're just starting in real estate investing or are a seasoned STR operator, this episode is packed with actionable insights to help you grow your portfolio while maximizing guest experience and revenue. In this episode, you'll learn: STRs vs. Boutique Hotels: Boutique hotels offer scale and operational control, and their valuation is based on income instead of comparable properties. This allows investors to force appreciation by increasing revenue. Creative Financing Strategies: Many boutique hotels are owned outright by baby boomers, creating unique opportunities for seller financing. Offering flexible terms can help you close deals faster. Airbnb Regulations Are an Advantage: Tight short-term rental regulations in many cities are driving demand back to boutique hotels. Choosing markets with strict Airbnb rules can create high occupancy and premium rates. Direct Bookings & SEO: Focusing on direct bookings through SEO and social media marketing can reduce reliance on OTAs (Airbnb, Vrbo) and significantly boost your bottom line. Overcoming Challenges: From high-interest bridge loans to unexpected renovations, boutique hotels require proper contingency planning and operational excellence to mitigate risks. The boutique hotel space is rapidly growing, and as Rich Somers explained, it's one of the best ways to scale your portfolio while navigating strict Airbnb regulations and a high-interest rate environment. Whether you're leveraging seller financing, using bridge loans, or refining your guest experience strategy, the potential for forced appreciation and profitability is massive in boutique hotels. Boutique hotels have similarities to short-term rentals, but there are some distinct differences, and today's guest is an expert in this asset class. On this episode of Zen and the Art of Real Estate Investing, Jonathan welcomes Blake Dailey, a real estate investor who began investing while active duty military and carved out a successful career as an investor post-military service. Blake started his investing career with a single Airbnb more than five years ago. Today, his business has 30 employees and 150 short-term rental units. He is focused on boutique hotels these days and just finished hosting Boutique Hotel Con, a conference for boutique hotel owners. Jonathan and Blake start their conversation by exploring how he began investing while still on active duty in the military, what Blake learned about systems and processes in the Air Force, and the lessons he learned early on in his investing career. You'll hear the importance of relationships in finding deals, taking advantage of your VA loan benefits as military or former military, and taking action even if you fear failure. They cover how to create a good deal, what makes investing in boutique hotels different from short- or long-term rentals, and where Blake finds hotels to invest in and finance. Finally, Blake shares the demographics he uses to pinpoint a good buy, the amenities he adds to properties, and what his Boutique Hotel Mastermind can teach you. If you've ever looked at a rundown hotel and wondered if you could turn it into a thriving asset, you won't want to miss Jonathan's conversation with Blake Dailey. In this episode, you will hear: How Blake Dailey began investing in real estate while still on active duty in the military What the Air Force taught Blake about systems and processes to scale his business The lessons he received from wholesaling at the beginning of his real estate investing The importance of relationships and networking in creating good deals Taking advantage of VA loans to start investing Being humble enough to acknowledge that you don't have all the answers, taking action, and being willing to fail Finding ways to make good deals through your lens and experience The different strategies Blake incorporates with his boutique hotel operations Blake's definition of a boutique hotel: small, unique, and independent Where he finds hotels to invest in, how he finances them, and transforms them into income producers The demographics and geography Blake uses to pinpoint a good buy Amenities and the ability to add those to a property Blake's Boutique Hotel Mastermind course and his advice for new investors Follow and Review: We'd love for you to follow us if you haven't yet. Tune in as Austin shares his journey from construction to hospitality, how his family's legacy property sparked a wedding venue business, and the surprising lessons he's learned about running a motel in one of the most remote, yet scenic, areas of the country. Discover how Austin transformed a family cabin into a top wedding destination, navigated the complexities of managing a motel, and how seasonal challenges shape his business strategy. If you're curious about what it takes to run multiple hospitality ventures in a small town or how to grow a business with little initial experience, this episode is packed with insights for you. Austin and I also discuss the power of organic growth, the balance between low-touch and high-touch hospitality, and why Austin believes hands-on interaction is key to guest satisfaction. This is a must-listen for anyone interested in rural tourism, family-run hospitality businesses, or those dreaming of building their own legacy in the industry. Meet Diana Ossa Sierra, co-founder of D-I-FI, who, along with her husband Josh, is transforming the intersection of architecture, design, and real estate investment in the world of boutique hospitality. Originally architects and construction managers, Diana and Josh were deeply embedded in their demanding careers until a life-altering event in 2021 made them question everything. The tragic loss of their fathers ignited a fire within them to pursue a different path—one that offered more than just professional success but personal fulfillment and freedom.
