With a real estate career that has been at full throttle for 28 years, Steve has a mantra of being Relentless in the industry and being able to shift on a dime when the market shifts, from the hay days of the 90s through the early 2000s, the 911 impact, the recession of 08-10 and finally this crazy current market of too many buyers and not enough sellers. Steve has been a managing broker of Re/Max early in his career, then the 5th GA KW Franchise owner ran his own personal company, and then he retired from his company in 2017 to move to eXp Realty. Every year of his career, Steve has consistently sold millions of dollars in volume that were no less than double figures. Early in his career, he decided that he would sell enough to qualify for the Board of Realtor's Circle of Achievement and reach the 25-year mark before turning 50. In 2020 the pandemic squashed the celebration but he did in fact reach a goal set 25 years prior and received the Board's Silver Phoenix award acknowledging not only 25 years of production but 25 straight years of production and yes all before turning 50. Steve loves to share his love and passion for the business with others. Show notes 02:07 Statistics John asks Steve what percentage of licensed agents have been in the business less than five years. When Steve first started in 1994 he can barely find people that are still in the business that was there when he started. 04:10 History Steve got his license way back in 1994. History is important because John thinks that things repeat themselves and how to navigate through them because there is an astronomical percentage of agents that have been in the business less than five years. Steve said that in the 80s interest rates are through the roof 15 to 18%. 09:15 Control the Controllable The number one thing to focus on is focusing on the things that we can control and how we win every day. Every morning at 9 o'clock everybody on the team has to declare what is the one thing within their control that they're going to commit to accomplishing today to help them move their business forward with new business, ask yourself what are you doing around legion, what are you doing around engagement and conversations, setting appointments because those are the things that in the industry that are within your control. 21:49 Trust Make the market please trust your brand and company it Hass to be billed through the listing side and you have to be skilled to do that. You have to commit to developing the skill set necessary to really become the best expert advice that you possibly can on the listing side of the business. John said that you must grow your inventory. 26:41 Building your Foundation Make sure that you are building a foundation, not in sand but we're building it on solid rock. Learn skills and learn how to go back and market these houses or listings. John said that “It's not the best agent that wins, it's the best marketer”. 36:52 Prospecting the Outbound Game Default pillars in the outbound game are effort and skills, including the right and necessary tools that are needed to be able to engage the leads to the ability to have a conversation and then look at your data and data solution for you. Steve said that always know your numbers to excel And people will accept and believe that you have and know the data and the pulse of the market. 41:10 The Year of Sacrifice In Business, health, and relationships, at some point, you have to sacrifice in order to attain those. It is hard but it is all worth it in the end.
