TODAY'S QUESTION: Hi Fellas, My group of friends from high school wanted to rent a house for a week by a lake and relive our glory days. I was the most enthusiastic when planning started and said I would be there the whole week. Now the house is rented and it's a 2.5 hour drive. I have a job currently and already took the vacation block for the whole week. I have been applying for better jobs, but did not expect anything in today's job market. I applied and interviewed to the perfect job. Promotion, raise, easier commute, better work life balance, everything. I was given a job offer but they want me to start the Monday of the lake weekend. Now I'm looking for advice. Thanks, Troy Tulowitski (My real name is ***** but I would prefer to stay anonymous and thought you would appreciate the Rockies reference.) Leo Young is the founder and managing partner of Cornell Communities, a private equity real estate firm revitalizing manufactured housing communities across eight states. He studied finance in college, then moved into sales at Tesla to build the communication skills he knew he was missing, working his way up to top regional salesperson before leaving to pursue real estate full time. After earning his real estate license, working in brokerage, and investing passively in apartments, Leo launched his own firm. Cornell Communities acquires and operates middle market mobile home parks, expanding access to affordable housing while delivering risk managed returns to accredited investors.     Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here.     Key Takeaways Stack skills deliberately, since finance, sales, and operations compound over a career Vet the operator harder than the pro forma, because execution drives returns Buy in the middle market where institutions with cheaper capital are not competing Underwrite infrastructure first, since older parks carry hidden CapEx risk Create value through expense discipline and rent normalization, not unit renovations     Topics From Finance to Tesla Sales Leo studied finance but could not hold a presentation or speak in front of a room He joined Tesla to fix that weakness and became the top regional salesperson Why He Left a Dream Job for Real Estate Sales income required constant output and did not build lasting wealth A first passive apartment investment and distribution check convinced him to go all in Manufactured Homes vs. Mobile Homes Manufactured housing is the legal term tied to federal HUD construction standards Roughly 20 million Americans live in these communities, across a wide quality range Buying in the Middle Market Institutions and REITs with cheaper capital absorb the top quality assets Leo targets workable properties where his team can execute a clear value add What He Underwrites First Infrastructure leads: water, sewer lines, and roads on parks 50 to 70 years old Purchase price, location, and regulations follow, then his own team bandwidth How He Vets Sponsors as a Limited Partner Most decks oversell the property and undersell the team He asks for case studies and how the sponsor responds when a deal goes wrong Why the Economics Work Residents own their homes, which lowers the operating expense ratio and lifts NOI Heavy land improvement creates more depreciable value in a cost segregation study Lot rents sit at the low end of the housing market, so demand stays strong The Two Main Value Levers Expenses: rebuild vendor contracts and move home and utility costs to residents Rent: normalize lot rents toward market while keeping the value proposition intact Site improvements like roads, fencing, signage, and lighting support resident relations Why Homes Rarely Move Relocating a home can cost $7,000 to $10,000 and risks damage in transit Most residents sell in place and cash in the equity they built Community and Retention Turnover runs near 5%, compared with roughly 50% in apartments Private yards and driveways make the setting closer to a subdivision than a building

What to Do When You Don't Know What You WantHave you ever found yourself thinking:"I know I don't want this job anymore... but I have no idea what comes next."If so, this episode is for you.One of the biggest misconceptions about manifestation is believing you need complete clarity before you can begin. The truth is, you don't need to know exactly what your dream career or dream life looks like—you simply need to start moving towards the feelings and experiences you want to create. In this episode, I share how to manifest your next chapter even when you don't have all the answers. I also share my own journey from corporate law into entrepreneurship, along with inspiring stories from Sara Blakely (founder of Spanx & Sneex) and Robin Arzón, who both found incredible success without having every step mapped out from the beginning. In this episode you'll learn:Why "I don't know what I want" is usually not the full truthHow your thoughts and energy shape what you experience every dayWhy focusing on how you want to feel creates more clarity than obsessing over the perfect job titleA simple exercise to uncover what truly matters to youThe power of gratitude, affirmations and trusting divine timingThe seven manifestation steps you can use even when your destination isn't yet clearKey Takeaways✨ You don't need to know exactly where you're going to begin moving forward.✨ Clarity comes through action—not overthinking.✨ Focus on the life you want to create, rather than the career you're trying to escape.✨ The Universe can't guide someone who refuses to take the first step.Favourite Quote"Stop trying to figure it all out. Last week we talked about finding your Superpower Edge™, the place where your strengths, your motivators, and your personality meet. That's the work only you can do. But knowing your edge and actually getting paid to live in it every day are two different things. And the space between them has a name. It's the skill gap. So many of us ask the same painful question. If I know what my dream work is, why don't I have it yet? There are really only two reasons. It's your mindset, or it's your process. Today I want to talk about the process. Because once you know your zone of genius, once you have your edge, the next question isn't "what." It's "how." Hillary Dater came to a BEST LIFE Retreat a few years ago -- not because she was in crisis, but because her work brought her there. She had what looked like everything: a dream job in the nonprofit sector, family, community, a life that rang all the bells. And still, something wasn't quite right. She just hadn't stopped long enough to notice. What followed the retreat was a series of genuinely bold moves: a move to the mountains, leaving a career she'd spent decades building to pursue something that actually lit her up, a fly fishing trip to Argentina with her son -- her first international travel in thirty years -- and a year spent intentionally, deliberately, scheduling fun back into her life.In this conversation, Hillary and Laurie talk about what it actually looks like to stop living on the sidelines of your own life...even when the life you're living is already pretty good. They talk about joy as something that has to be practiced, not assumed. About asking for help as a skill. About the moment Hillary's father, in hospice, looked at her and said: "I've got all the time. I've got the money to do anything I want. And I don't have my health. Don't make that mistake."This episode is proof that you don't have to be in crisis to deserve change. You just have to decide the life on the other side of the investment is worth more than the comfort of staying put. What we coverHow Hillary came to the BEST LIFE Retreat for work -- not because anything was wrong in her life -- and what happened after she leftThe light fixture epiphany: the moment she realized she couldn't answer the question "what do you like?" and what that revealed about how far she'd drifted from herselfWhy being in a room of women you barely know can be more liberating than being with your closest friendsThe "scared-cited" feeling: what happens when you share a bold idea with the wrong people first...and what happens when you share it with the right onesHow Hillary's dad's final words from hospice changed everything: "I've got all the time and the money, and I don't have my health. Don't make that mistake."The Hardy reel, the screaming line, the fish she stopped counting, and the moment she realized she hadn't known what fun felt like in decadesMoving to the mountains: the guilt, the fear, the grief...and what she found on the other side (her daughter making her breakfast in pajamas)Argentina: fly fishing with her son, thirty years without international travel, and what happens when you know the what and trust the universe with the howThe year she color-coded her calendar to schedule fun — and how 2026 became the year fun stopped being scheduled and started being just who she isAsking for help as a skill: how fly fishing taught her to say "I don't know this, but I want to"...and trust that willing teachers would show upThe belief she'd been carrying that she was difficult and unpleasant to be around — and what the retreat helped her see insteadWhat it means to leave a legacy while you're still here — and why watching mom live her best life is one of the greatest gifts she can give her childrenThe long arm quilting machine, the 55th birthday sand dunes, the riding lawnmower coveralls...and what it means to finally say yes to yourselfQuotable moments"I'm in a great place. I was in a great place, but I'm in an even better place now — and I feel more authentically myself than I ever have in my entire life.""When you're all there for the same purpose, even if everyone's path is different — it just becomes a game changer.""When you've got a dream and you're aligned with it and you're leaning into it, the path opens up for you.""I just had to get really comfortable with being bad, asking a lot of questions, asking for help...none of those things are like me.""I've got all the time. I've got the money to do anything I want. And I don't have my health. Don't make that mistake." — Hillary's father, from hospice"This is fun. This is what fun feels like." — the moment on the river that changed everything"The idea of not taking the risk and always wondering, if I had just let my life pass me by, if I had just remained sitting on the sidelines...that was way more scary than the idea of doing it.""Don't let life put you back on your heels. Lean into it." — Hillary's grandfather"Get in the game. It's never too late to make a change. It's never too late to be your authentic self.""Every time that I've leaned into something, even if it felt a little scary or overly indulgent, the reward and the return on that investment has just paid off in spades.""Every time I see you, I'm living my best life — and I have you to thank for it."Resources + links mentionedDie With Zero by Bill Perkins — referenced in conversationThe BEST LIFE Retreat Book a 15-minute call with LaurieIf this episode moved you, share it with the woman in your life who has a pretty good life — and deserves to know it can be even better. “Young people are so carefree!”, but is it true? In this series ‘Snack for Thought', we dive into real conversations on the money and life issues young adults face, while keeping it light-hearted with a mukbang style, sharing the food gems around our office at Duxton Hill, giving listeners plenty to chew on.As trusted advisers to our affluent clients for over two decades, journeying with different generations, this series also gives parents and guardians insight into what their children or grandchildren (early 20s to 30s) may be experiencing. We explore the topics young adults care about, the challenges they face, and the concerns they discuss with peers. We hope these conversations help you understand them better and connect more meaningfully. In this podcast episode, Kate and Helen reflect on what it truly means to be successful over Dopa ice cream, just steps from our office. Since young, many of us have grown up with a fixed definition of success shaped by the expectations of those around us. For some, these expectations can become a source of pressure and even feel suffocating at times. But today, more young people are courageously redefining success on their own terms. Whether it is choosing to care for a farm, becoming a Pilates instructor, or pursuing a less conventional path, our generation is learning that success does not have to fit into a single mould. As the final episode of this series for the year, we hope these conversations encourage younger listeners to reflect on what truly matters most to them. And to the older generation, we hope this offers a glimpse into what your children may be navigating, helping foster deeper understanding and connection.Music courtesy of ItsWatR.The contributors of this episode are Kate Loo, Community & Events Executive, and Helen Tran, Senior Executive of Media Production, Group Brand Experience, at Providend, the first fee-only wealth advisory firm in Southeast Asia and a leading wealth advisory firm in Asia.Did you know that our Providend's Money Wisdom podcast is now available in video format on YouTube? Joy of Missing Out
I Quit my Dream Job to Build my Career ft. Julia Fei (Sr. Data Scientist, Ex-Notion)

I've seen a pattern of senior ICs deciding to quit to bet on themselves, but we rarely get to see what it took to get there.Julia Fei, Sr. Data Scientist at Notion (and my dear creator friend), just made her decision to leave her dream job to pursue something she's always been curious about. But it was a calculated, deliberate decision that she spent years preparing for.In this week's episode of Office Drama, we reveal the inner drama of Julia's thought process and the conversations she's had navigating the transition. In this ep, we talk about:→ why Julia quit Notion when she genuinely loved her team, her manager, and her job→ how to know if you're actually growing or just getting comfortable→ why "stability" is a scam→ the double life of being a creator in tech→ how to build a financial runway for the leap before you're ready to take it→ and how to know when it's finally time to take a risk on yourselfThis episode is for anyone who has done everything right and still felt like they were playing it too safe. Julia is one of the most calculated, self-aware people I know and watching her finally bet on herself after years of preparation is exactly the kind of story I started this show to tell.→ Find Julia:https://www.linkedin.com/in/juliafei/https://www.youtube.com/@juliafeihttps://www.instagram.com/julia.fei/https://www.tiktok.com/@julia.feiSubmit your Coworker Confessions

In this episode, I'm joined by Max, co-founder of Superpower, a longevity and preventive health company based in San Francisco. Max shares his unconventional journey from a curious, entrepreneurial kid in Sydney to building one of health tech's most ambitious startups — all without a clinical background. He offers a refreshingly direct perspective on why clinicians are uniquely positioned to drive change in healthcare, why sunk cost is a trap, and why the best time to make your move is now. If you're a healthcare professional thinking about stepping into health tech, this episode will challenge the way you think about your career.Quotes:"Health professionals are some of the best placed to actually create change in health." - Max"Servicing a system allows you to impact maybe a few hundred or thousand people. Building a system ideally gets to the millions over time." - Max"The fastest path between A and Z is not to go through B, C, D — just do the thing." - Max"Being willing to be dumb is almost a prerequisite to being smart." - Max"If you're trying to do something in a new way, it's very hard to do that from the model of thinking that created the existing way." - MaxShow Notes:Why clinicians have an unfair advantage when building in health techHow to stop letting sunk cost hold you back from a career pivotThe difference between servicing the healthcare system and building itWhy the "one day I'll do this" mindset is keeping you stuckHow an outsider perspective can be the most powerful tool for reinventing healthcareLinks: https://www.matchday.health/ https://superpower.com/ https://www.linkedin.com/in/maxmarchione/

"Follow your passion" sounds inspiring, but it's misleading — and the research backs that up.Drawing on hundreds of studies, we've identified five key ingredients of a dream job. High income barely moves the needle. Low stress is actually counterproductive. And the correlation between doing what you already love and actually enjoying your job? Surprisingly weak. Denmark says it needs international talent. So why do so many internationals still feel uncertain about building a future here?In this episode of What Are You Doing in Denmark, Derek talks with Dan Rosenberg from Copenhagen Capacity about the reality behind working and staying in Denmark as an international. They discuss why many internationals feel “professionally stuck” in Denmark and the hidden career challenges foreigners face after getting hired that make changing jobs can feel risky - especially when your residency depends on employment.Along the way they discuss how this squares with Denmark's growing dependence on non-EU workers and why political rhetoric often doesn't match economic reality. It's not all doom and gloom, Dan highlights some Danish municipalities that are actually doing international retention well while explaining why welcoming internationals takes more than just work permits. The conversation also explores the future of international talent in Denmark, whether Denmark is truly competing globally for skilled workers, and what needs to change for internationals to feel wanted and not just needed.Whether you're newly arrived, job hunting, considering permanent residency, or wondering if Denmark is really a long-term fit, this episode offers one of the most honest conversations yet about life as an international in Denmark.
