【文稿：】今天我们再来了解一下另外一种“市值管理”，曾经有过这样一个新闻，这个新闻说的正是这种带引号的“市值管理”。说某位私募基金经理向证jian会实名举报，举报内容是某上市公司的“市值管理”行为违反了证券法，而这一举报无疑是鱼死网破的做法，因为该私募经理也参与到了这场“市值管理”中。故事的大致情况是这样：某一家名不见经传的上市公司与某位私募基金经理达成了一项“合作”，合作内容美其名曰：“市值管理”，通俗点讲就是想让该基金经理花钱稳住公司的股价、进而实现“市值管理”，该公司也会给这位经理一些好处费作为报答。事情走到这儿双方都触犯了相应的法律，但还不至于走漏风声，导致双方鱼死网破的原因是因为黑吃黑。这位私募经理按照约定履行“市值管理”，而当他大量买入该公司股票后发现一个致命的问题：那就有人在借机出货！他在一头大量买入，有人在另一头大量卖出，很显然有人知道他会来，所以拿他做接盘侠。该私募经理发现了这一异常，他认为这是公司的高管所为。高管持有大量公司的股票，而现在正在大量出货，自己却成了那个接盘侠...当然了，上市公司那边死活不承认这个事实，无奈之下该私募经理才想出了鱼死网破的方法，向证jian会举报该公司“市值管理”的非法行为，而该私募经理的行为不仅对上市公司造成了极大的创伤，同时他也断送了自己的职业生涯，毕竟他也是同一条船上的人，而且这种揭开行业遮羞布的行为也注定无法让他在行业中立足。今天说这么多就是想让大家明白一个道理：如果你作为客户买了某个私募基金产品，而运作该基金的经理正好是上文提到的那位，请问你作何感想？作为基金经理没有从投资收益的角度挑选股票，相反、为了一己私利与他人勾结做着操zong股价的事情，还美其名曰“市值管理”，如果你的血汗钱都被人拿去做这些事情，你作何感想呢？早期的内容讲过：私募基金不同于公募基金，私募在监管层面相对宽松，很多信息也不要求强制披露，私募基金的实力也是良莠不齐，所以大家在选择私募上还需要多一份谨慎。我这话可能会被听成无差别的攻击，其实不然、我承认有很多优秀的私募存在，但是相比公募基金来说、私募踩雷的风险相对更高。而且我尤其不建议大家购买财经大V推荐的私募基金。所谓的财经大V是指那些较为出名的财经网红，他们要么跟某些私募有合作关系，要么就是自己在运营着一家私募基金，他们夸下海口推荐的私募基金一定要谨慎购买。曾经就发生过某知名微博财经博主被抓的消息，他早些年在微博积累了大量粉丝，最后为了将粉丝变现就注册了一家私募基金公司，然后开始卖自家的私募产品。最后的结果非常可悲...市场没跌多少，他运作的基金却跌成了腰斩，最后无奈清盘。人家虽然被骂成狗但最起码没啥损失，只是可惜了当初信任他的粉丝们、相信了他这个半路出家的“投资大师”。我很难想象他是如何在市场较好的时候亏了个腰斩？这种与市场存在极大反差的收益率值得深思，我没有证据不敢乱说，但如果他把这些钱拿去做了类似于“市值管理”的勾当，好像一切又都能说通...（节目已在江苏版权局登记，翻版必究！）

Đại sứ quán Anh tại Hà Nội đang tuyển dụng vị trí Quản lý Dự án Phòng chống mua bán người và Nô lệ hiện đại, để quản lý các dự án về phòng chống nô lệ hiện đại do chính phủ Anh tài trợ tại Việt Nam. Biện pháp này cũng đồng thời hỗ trợ chống lại nạn mua bán người và nâng cao năng lực ứng phó với nạn mua bán người tại Việt Nam. Hạn nộp đơn là ngày 01/06/2025. Từ khi chính phủ Lao động lên cầm quyền, Anh cũng tăng cường các biện pháp cứng rắn hơn đối với làn sóng người nhập cư “phi thông lệ” (irregular arrivals) vào Anh nói chung, và người từ Việt Nam tới Anh qua ngả Pháp và châu Âu lục địa theo đường biển nói riêng đã trở thành chủ đề hợp tác Anh-Việt trong tinh thần bảo vệ biên giới và chống di cư trái phép.Vậy tình hình hiện nay ra sao và tại Anh, bên cạnh các đảng chính trị, thì tiếng nói của xã hội dân sự, giới nghiên cứu ra sao ?Thông tín viên Nguyễn Giang từ Luân Đôn trả lời chương trình RFI về đề tài này :RFI : Anh tiếp tục đẩy mạnh các dự án mà chính phủ tiền nhiệm của đảng Bảo thủ cũng như chính phủ đương quyền của đảng Lao động gọi là “nạn nô lệ hiện đại”, không chỉ ở Anh và ngay cả ở Việt Nam. TTV Nguyễn Giang : Vai trò mà Quản lý dự án tại VN mà Anh muốn tuyển để hỗ trợ Đại sứ quán Anh tại Việt Nam trong công tác này : Với mức lương 61 triệu đồng VN một tháng, đây là vị trí quản lý dự án (manager) nhằm hỗ trợ công tác chống lại “nạn mua bán người và nâng cao năng lực ứng phó với nạn mua bán người tại Việt Nam”, theo đúng nguyên văn quảng cáo tuyển dụng. Ngoài ra, người quản lý này còn cần xây dựng các mối quan hệ cấp cao và hợp tác chặt chẽ với các cơ quan chính phủ, các cơ quan phát triển, đối tác thực thi dự án, tổ chức nghiên cứu, tổ chức phi chính phủ và các bên liên quan khác. Thêm vào đó là vai trò tư vấn chính sách về nạn mua bán người.RFI : Cơ sở pháp lý của sự hợp tác này là gì? TTV Nguyễn Giang : Về hợp tác hai bên, văn bản mà bộ Nội Vụ Anh và bộ Công An Việt Nam, đã ký kết hôm 01/04/2025 tại thượng đỉnh Luân Đôn, có đoạn như sau : « Công tác thực hiện kế hoạch hành động chung [Anh-Việt] đã nhận được khoản tài trợ lên tới 1 triệu bảng cho năm tới thông qua Quỹ Chống Nô Lệ Hiện Đại của Bộ Nội vụ Vương quốc Anh. Kể từ năm 2018, Vương quốc Anh đã đầu tư hơn 7 triệu bảng để tăng cường cho hoạt động chống buôn người của Việt Nam qua Quỹ Nô Lệ Hiện Đại, đã xác định được 720 nạn nhân của nạn buôn người và di cư trong tình trạng dễ bị tổn thương, tiếp cận hơn 7 triệu người qua các chiến dịch nâng cao nhận thức, đồng thời giáo dục 1.936 người muốn di cư về các rủi ro của tội phạm buôn người ».Ngày 6/3/2025, đã có một đoàn đại biểu Vương quốc Anh do ông Adam Gardner - phó cục trưởng Cục Chiến lược quốc tế, Đối ngoại và Đối nội, bộ Nội Vụ Vương quốc Anh dẫn đầu, đã có chuyến thăm và làm việc tại Công an tỉnh Quảng Bình về dự án phòng, chống mua bán người và nô lệ hiện đại. Theo các báo Việt Nam, đây  là một phần của dự án « Đấu tranh chống mua bán người và nô lệ thời hiện đại » và hai bên đã chia sẻ những khó khăn, vướng mắc và đề xuất các giải pháp nhằm nâng cao hiệu quả công tác phòng chống mua bán người trên địa bàn tỉnh Quảng Bình trong thời gian tới.Các bài báo ở Việt Nam cũng nhắc lại về Chương trình hợp tác quốc tế từ năm 2019, với việc chính phủ Anh, thông qua Tổ chức Di cư Quốc tế (IOM) và World Vision International (WVI), đã phối hợp tài trợ các hoạt động quan trọng tại Quảng Bình, nhằm nâng cao năng lực cho công an địa phương trong việc phát hiện và xử lý các vụ mua bán người, tăng cường hỗ trợ cho nạn nhân và người di cư dễ bị tổn thương, cũng như cải thiện nhận thức cộng đồng về các phương thức tội phạm và các quy định pháp luật liên quan đến phòng chống mua bán người.Ngoài ra, Anh còn hỗ trợ mô hình sinh kế giúp người dân tìm kiếm công việc ổn định và giảm thiểu tình trạng di cư trái phép. Năm 2024 đã có các hoạt động tuyên truyền bằng tiếng Việt trên mạng xã hội tại Anh và ở Việt Nam (rải tờ rơi) ở một số tỉnh, nêu bật sự nguy hiểm của các tuyến đường di dân lậu vào Anh ...RFI : So sánh công tác này với các hoạt động khác của Anh với các nước châu Âu, châu Á, châu Phi thì có gì khác biệt ?TTV Nguyễn Giang : Chiến lược của Anh gồm hai phần : Răn đe và Giáo dục. Phần 1 gồm các luật mới ra, ngày càng nghiêm khắc, nhằm răn đe việc vi phạm luật nhập cư, « khai thác nô lệ hiện đại », trừng phạt các băng đảng buôn người ... phá các đường dây đưa người bất hợp pháp vào Anh và tăng cường an ninh biên giới (securitisation of borders).Phần 2 là khuyến khích người nhập cư trái phép ra đầu thú và cho hồi hương - ví dụ cho người Albania hồi hương khá nhiều và khá thành công. Keir Starmer vừa sang Tirana để thúc đẩy thêm chương trình này. Và với người đã hồi hương thì trợ giúp để họ không bỏ đi nữa. Ví dụ Anh đang làm như Liên Hiệp Quốc đã làm với thuyền nhân ở Hồng Kông : hỗ trợ tiền tái hội nhập để giúp họ về Việt Nam và không đi tiếp.Xin nhắc Việt Nam chỉ là 1 trong 40 nước mà Anh đang tăng cường hợp tác để chống nạn di dân trái phép. Liên Âu, Pháp, Mỹ cũng tham gia hội nghị thượng đỉnh 31/03 năm nay ở Luân Đôn. Các nước Albania, Kosovo, Serbia, Bắc Macedonia và một số nước châu Phi đều có tên trong danh sách. Thậm chí Anh cũng đối thoại với chính quyền tự trị ở những vùng như Kurdistan thuộc Iraq để triển khai dự án chống buôn người.Cả hai mục tiêu này là để giảm số người di cư, nhập cư vào Anh trái phép vốn đã trở thành vấn đề chính trị nội bộ ở Anh. Các đảng cực hữu hay thiên hữu đều lấy lý do « di dân cao » để tung ra các khẩu hiệu dân tộc chủ nghĩa Anh quốc và buộc chính phủ phải có hành động.RFI : Nhân quyền đóng vai trò gì trong các luật Anh (và EU nói chung) để giải quyết vấn nạn này?TTV Nguyễn Giang : Tại VN cũng đã có các điều luật chống lao động nô dịch, chống bắt người khác làm nô lệ và Điều 8 Công ước Quốc tế về các quyền dân sự và chính trị (ICCPR) cụ thể hóa quy định trong Điều 4 Tuyên ngôn Nhân quyền Quốc tế nêu rõ : Không ai bị bắt làm nô lệ ; mọi hình thức nô lệ và buôn bán nô lệ đều bị cấm. Không ai bị bắt làm nô dịch. Không ai bị yêu cầu phải lao động bắt buộc hoặc cưỡng bức.Nhưng ở Anh thì vấn đề lại hơi khác. Việc bị cho là « hành vi khai thác nô lệ hiện đại » được báo chí đổ cho một số người Việt Nam làm salon móng tay (nails bar), và họ cho là đây là hình thức làm ăn đặc thù của một số cá nhân người Việt Nam. Xin nhắc rằng rất nhiều bạn bè tôi ở Anh, có làm nghề mở tiệm móng tay, thì đều cho rằng cách mô tả trên là không công bằng, là bôi đen nghề đem lại công ăn việc làm cho nhiều người và họ đóng thuế đầy đủ vào ngân sách nhà nước Anh.RFI : Anh có thể giải thích thêm về khái niệm “nô lệ hiện đại” (modern slavery) mà Anh sử dụng ở đây? TTV Nguyễn Giang : Giải thích về khái niệm này có trong văn bản pháp lý chủ yếu ở châu Âu (EU Directive 2011); ở Luật mà Anh thông qua năm 2015, và được một số cơ quan Liên Hiệp Quốc cũng như các tổ chức từ thiện sử dụng. Một số tài liệu nói (2013-15) trên thế giới có ít nhất 45 triệu nạn nhân từ hơn 100 nước. Xin chú ý là các nước Âu - Mỹ và Úc nói nhiều về « nô lệ hiện đại », nhưng Đài Loan, Hàn Quốc, Nhật Bản, Singapore cũng nhận lao động nhập cư, và có cả hiện tượng người Việt Nam làm lậu thì báo chí và chính phủ ko dùng khái niệm này.Giải thích trong trường hợp cụ thể là người Việt Nam làm việc lậu ở một số tiệm làm móng tay ở Anh, tôi xin trích dẫn học giả người Anh, tiến sĩ Tamsin Barber. Bà đề xuất đánh giá lại khái niệm « modern slavery » mà bà cho là có nhiều yếu tố tự nguyện, hành trình sang Anh nguy hiểm nhưng công việc không vất vả, thu nhập cao hơn mức trung bình ở Anh. Theo TS Barber thì nên coi đây là hiện tượng « self-exploitation » mà chúng ta có thể hiểu là « chấp nhận rủi ro, thiệt thòi, thậm chí cực nhọc để tích lũy tiền bạc cho tương lai » ... Còn nếu chỉ nhắm vào các chủ lao động thuê người bất hợp pháp, gọi họ là chủ nô, thì chưa đánh giá đúng hai vấn đề : nhu cầu lao động, cần tuyển nhân công cho nghề làm nails là khá lớn, và có sự tự nguyện nhất định từ phía người không giấy tờ đi tìm việc.RFI : Đánh giá chung về sự thành công, thất bại của các sáng kiến và quy định mới này, anh nghĩ sao?TTV Nguyễn Giang : Tôi nghĩa chống buôn người, chống nạn nô dịch, làm chui, cần đánh giá trong bức tranh chung và di dân quốc tế, gồm cả di cư hợp pháp và bất hợp pháp. Đây là câu chuyện có tầm toàn cầu nên Anh quốc phải tăng cường hợp tác quốc tế thì mức độ thành công mới tăng lên. Một mình nước Anh không thể tự giải quyết được.Bên cạnh lý do chính trị, chiến tranh thì có những lý do kinh tế - xã hội rất quan trọng như chuyện thiếu việc làm ở các vùng nông thôn, đất nông nghiệp bị thu hẹp vì đô thị hóa tăng nhanh, tạo ra di dân nội vùng, di cư trong nước và di dân ra nước ngoài. Ở đâu có việc làm tăng được thu nhập hơn ở quê nhà thì người ta sẽ đi. Và khi ra đi thì có lúc chấp nhận rủi ro, trở thành nạn nhân « bị buôn người » trong một thời gian, ví dụ như vậy.Về tính thuyết phục của các cuộc vận động này, tôi thấy có một vấn đề nhỏ là ngôn ngữ. Về ngôn từ, trong tiếng Việt, theo cá nhân tôi đây là cụm từ khó hiểu. Về văn hóa, VN ko trải qua chế độ nô lệ (có gia nô thời Trần nhưng khác « slaves » ở châu Âu), và tính từ « hiện đại » lại mang nghĩa tích cực.Đúng ra phải gọi là « nô dịch thời hiện đại » » hay các hành vi « bóc lột tinh vi », hay « cưỡng ép lao động, bị lừa, bị ép lao động » như các trung tâm lừa đảo ở Miến Điện, ở Cam Bốt gần đây. Trong tiếng Việt, nô lệ là hình ảnh người bị xiềng xích, đánh đập, bỏ đói hàng ngày ... bị bạo hành liên miên, nhưng trong việc làm chui thì chuyện đó nếu có xảy ra thì chỉ là cá biệt, ngoại lệ, ít ra là với các cửa tiệm. Tất nhiên đây là chúng ta nói về các quán ăn, các tiệm nails.Còn trong các « trại cần sa » do băng đảng kiểm soát thì tính chất « xã hội đen », các vụ bạo hành là có thực, và đó chắc chắn là một hình thức nô lệ hiện đại. Nhưng cần phân biệt hai hiện tượng : làm chui ở các cơ sở kinh doanh nhỏ của người châu Á, và trồng cây gây nghiện, tự nó đã có tính chất hình sự.Các nước Phương Tây, vốn có lịch sử buôn nô lệ rất tàn bạo từ châu Phi, muốn tuyên truyền có hiệu quả, cụ thể là ở Việt Nam, thì cần điều chỉnh khái niệm cho đúng mới thuyết phục.

El Nachiños Fest, uno de los festivales musicales más destacados del verano gallego, desvelará este domingo los primeros nombres de su cartel para la edición 2025. La cita llegará con una importante novedad: tras cinco años celebrándose en el Campo das Cabazas, en la parroquia de Covas, el evento se traslada al corazón del puerto ferrolano, concretamente a los muelles de Curuxeiras. El festival se celebrará del 14 al 16 de agosto y, según indica la organización, este cambio supone “una apuesta por ofrecer una experiencia única, con los conciertos sonando frente a la ría y un entorno que abre nuevas posibilidades para seguir creciendo en calidad y alcance”. Además de música en directo, el Nachiños Fest mantendrá su esencia multidisciplinar con propuestas de arte, gastronomía y actividades pensadas para todos los públicos, reafirmándose como una referencia cultural dentro del calendario estival de Galicia. Las entradas saldrán a la venta este mismo domingo con una oferta de lanzamiento válida durante una semana, coincidiendo con la presentación oficial del cartel. Jednak se v Česku rozděleném na vládní a protivládní tábor už nové voličské skupiny hledají těžko.„Také padl ten mýtus, že mladí lidé nechodí volit. V posledních letech se naopak mobilizovali. A stejně tak od minulých evropských voleb víme, že není pravda, že se pro ně těžko dělá kampaň - stačí mluvit jejich jazykem,“ říká v podcastu Vlevo dole Václav Dolejší.Stejně tak neplatí, že mladí voliči jsou automaticky liberální nebo progresivní. Šanci naopak mají i různé vyhraněné strany. „Ale i hnutí ANO, které je sice považované za stranu pro seniory, poslední dobou jim ale přibývá voličů ve všech věkových skupinách, i mezi mladými,“ vysvětluje Lucie Stuchlíková.Zatímco v minulosti byly až na výjimky ony „kampaně pro mladé“ spíš prázdné proklamace, letos do toho šlapou největší strany, co to jde. Do propagace na sociálních sítích nejvíc investuje Babiš s Fialou, ale překvapivě také KDU-ČSL.„Andrej Babiš na to má mladé influencerky, ale sám ve videích na sociální sítě také vystupuje. Hraje stolní tenis, chodí s mladými do kina. Spolu sází spíš na to, že videa dělají mladší kandidáti, protože to považuje za autentičtější,“ popisuje Dolejší.Myslí to hnutí ANO s lovením mladých vážně? Nebo je to spíš vzkaz tradičním voličům, že Babiše zajímají i jejich děti a vnoučata? „Možná si v ANO prostě jen spočítali, že mladí často volí stejně jako jejich rodiče. 欢迎收听雪球出品的财经有深度，雪球，国内领先的集投资交流交易一体的综合财富管理平台，聪明的投资者都在这里。今天分享的内容叫第一次遇到五倍股——复盘融创中国的投资历程，来自润哥。2017年1月，我建仓了融创中国，在6、7港元的价位买入融创中国，却长期拿到了2021年，期间最高涨到了近48元。一开始我关注我的老乡贾跃亭的乐视网，尽管乐视网没有什么投资价值，但是山西好不容易出一个这样的高科技人才，一直有关注乐视网的消息。后来听说乐视网遭遇晶莹困难，无人员就，直到同为山西人的融创中国的老板孙宏斌出150亿来挽救乐视网，山西人帮助山西人，这让我非常感动，想考虑买一手融创中国来支持一下，然后一看融创市值才250亿港元。巴菲特说过一个人重200磅，不用看就知道是个胖子，同样一个一下子能拿出来150亿的公司，市值只有250亿港元，不用看就知道低估，于是我不断买入融创中国的股票。这是我第一支让我投资收入超过了自己的工作收入的股票、第一次感受到了一年5倍行情的精神冲击，18年也经历了股价大跌的下行。融创中国不仅让我赚到钱、经历了大起大落的考验，更让我学会了从更长的时间尺度上观察周期行业，为后来的周期股投资打下了基础。融创中国2003年成立，2010年在香港上市，从2012年开始逐步向全国扩张，依托于高水平的管理，独创了“负债融资——低成本并购并购困局中的地产企业——获得库存土地——营收增长”的扩张模式，通过在二级土地市场捡漏，避免了在一级市场拿高价地。2012年-2016年，融创积极并购，储备了大量的低成本土地，全国销售额排名从2010年的全国第26上升到了2016年的第7，但股价一直都不温不火。2017年1月，融创以150亿的价格收购乐视，第一次在资本市场上获得大规模的关注。2016年底乐视股价爆雷，所有人都以为乐视的故事即将完结的时候，融创却跳了出来，市场普遍觉得融创要做“怨大头”，股价也应声下跌，我就在股价大跌那一天开始建仓。此时我当时还是一个银粉，主要注意力都在寻找低市盈率银行股上，对融创的了解也不多，但知道这是一眼看得清低估的公司。买入后才发现我跟踪多年的一位大V都在重仓融创，才了解到：融创现金充裕，可以轻松拿出150亿，销售已经连年翻番，2015年735亿，2016年1500亿，2017年预计到2500-3000亿，而市值却不到250亿。有大V指出融创的成长有很强的确定性：受限于会计准则，收购的土地在财报上依然以拍卖的价格计算资产，而地产行业刚刚经历了2015年到2016年的房价暴涨，过去低成本拿到的土地正在迅速转化为惊人的销售额，此时的融创已经累积了1.2万亿的货值。于是我在惊喜之中，我积极的买入融创，6元多的时候开始买，一直买到了14元。在关注之中融创一路上涨，市值的上涨又为并购提供了更多支持，2017年7月，融创宣布要以631.7亿元接手万达集团13个文旅项目以及76个酒店，此时股价涨到了22元，10月时涨到40元的阶段高点。一时之间，研究融创成为雪球上的显学，孙宏斌也在大V中圈粉无数，当年融创也不负众望，取得了3600亿元的销售额，成了仅次于万科、恒大、碧桂园的全国第四大地产企业，而此时万科、恒大、碧桂园都是销售额5000亿、市值在2000亿左右，按照融创的扩张速度，这个目标不难达到，所以我当时给融创定的目标价位三年内达到60元。2018年至2020年融创虽然没有延续2017年的疯狂，但依然稳定进步，2018、2019、2020年销售额三连涨，一直保持在5500亿以上。股价在2018年跟着大盘一起走熊，10月到了23元的阶段低点，2019年又一起回升。2020年1月，融创的股价达到了48元的历史高点，之后就开始下跌，2020年基本都保持在30多元。2021年4月开始持续下跌，12月时就跌到了17元，2022年3月因为爆雷暴跌，目前已经跌倒2-3元左右。在持有融创中国的4年里，我远比现在要稚嫩，中间做了一次操作卖出30多远融创买入14元以下中国太平，后来中国太平涨到25-30元之间，又把中国太平换成了融创中国。融创中国一度占我仓位的60%以上，一直把60元目标价格以下的融创当做“非卖品”，没有在四五十的高位退出。值得庆幸的是，投资融创让我意识到周期股上涨的力量，一直在周期行业寻找下一个“融创”，2019年、2020年我分别发现了紫金矿业和中远海控，虽然坚信30元的融创会翻倍，但紫金和海控是都有可能涨10倍，于是我慢慢减持了融创，慢慢建仓紫金矿业和中远海控，为啥没有大笔建仓？因为没有什么大V推荐紫金和海控，我对自己信心也不太够。2021年4月后融创继续下跌，我还认为是地产库存周期的原因被低估，等新的周期轮回了，价格依然会涨回去。直到第七次人口普查数据出来了，了解到人口出生率的暴跌，才发现在新的社会、人口的发展趋势下，二十年一轮的房地产周期（库兹涅兹周期）进入下行阶段，于是果断全部清仓。现在去复盘，2017年到2020年，融创实现了堪称奇迹的戴维斯双击，2021年又急速下跌。“大鹏一日同风起”，融创固然是独具禀赋的“大鹏”，但当时特定时期的“风向”更加重要：一、南向资金与港股的牛市。2017年到2021年是港股的牛市，而内房股是驱动牛市的核心板块，融创则是内房股中最靓的仔。这牛市主要是南向资金推动的，在长期把持港股定价权的外资眼中，高负债运营内地产地产企业风险太高，老外不仅不懂中国的发展，更不懂中国的地产行业，导致内房股长期被低估，而更了解中国地产的南向资金，推动了内房股的上涨。2017年1月到10月，恒生指数从23000涨到了28000，恒生内地房地产指数从3000涨到了6000，而融创的涨幅在牛市里遥遥领先于同行。值得注意的是，在到达2017年10月的阶段高点后，融创的股价走势就基本与恒生内地房地产指数一致了，说明被低估的股价很大程度上已经实现了价值回归，低估优势已不明显。二、跨越地产短周期的行业集中度提升。我国地产行业长期存在着三年的短周期，因为房子从投资、开工、交付需要三年，相关的调控政策、投资、库存、地产股价格也都有三年的周期性。而地产是个高资金周转的行业，在行业下行周期之时，实力不足的地产公司陷入资金困境，为大地产企业的逆周期扩张提供了发展机遇。在2014年的反腐风暴后，全国各地很多原来依靠政商关系低成本拿地的中小开发商退出了市场。而大地产企业的融资成本比小企业更低、房子因为品牌溢价要比小开放商卖的更贵、盈利能力强，优势十分明显。在2017年1月的节点上，刚刚经历了2015、2016年的房价飞速上涨，国家提出了“房住不炒”后，调控政策日趋严格，中小地产企业融资更加困难，生存空间进一步被压缩。当时的市场预期是，伴随着中国经济增速的换挡，地产行业的增速也会放缓，行业巨头会进一步挤占市场空间。2017年底这个预期被验证，全国新建商品房的销售额较2016年涨幅是13%，万科、恒大、碧桂园、融创的销售额涨幅分别是45%、41%、78%、140%。2018年、2019年的行业集中度更进一步提升，2020年1月，终于把融创和恒生内地地产指数推到了历史高点。在2025年看，虽然碧万恒融四大巨头都陷入了困境，但近几年地产行业的集中度依然在提升，只是市场猜对了开头，没猜对结尾。三、库兹涅茨周期库兹涅茨周期也称为地产周期，认为经济中存在长度为15—25年不等的长期波动，与人口周期密切相关，当人口流动性增强、新兴城市崛起时，大规模基础设施建设和房地产投资将推动经济增长，当城市建设趋于饱和，人口增长放缓，住房需求下降，房地产投资减少，经济增速也会随之下降。三年的地产短周期，本质上是产能牵引的供给端周期，二十年的库兹涅茨周期则是人口增长、城市化牵引的需求周期，当需求长期不振，所以地产行业以及股价的长期低迷是无法避免的。在第七次全国人口普查数据发布前一个月，市场已经对出生率的下降做出了反映，37元的融创、6500的恒生内地地产指数开始下跌，一个月后，29000的恒生指数也启动了下行之路。现在是2025年3月，在科技股驱动新一轮牛市中恒生股指已经回升到了23000，突破到四年前的29000的可能性很高，但融创股价和恒生内地地产指数已经不可能回到2021年4月的位置。如果我们把视角放回到2017年1月，这时一个人说融创被低估了，必然要大涨，另一个人说融创负债率高，必然要爆雷。那谁说得对呢？作为事后诸葛亮，我们可以说这两个预测都对的，只是兑现的时间不同。而驱动这两个相反预测先后兑现的力量，是周期，三年的地产短周期可以让优秀的融创乘风而起，二十年的长周期让同样优秀的融创难以翻身。2017年，融创中国的五倍行情让我第一次收获财富暴涨的喜悦，那时我也开始在雪球写文章，融创的分析文章让我涨粉不少，可以说是我大V之路的起点。回首过去，从投资融创的过程中学到了世界上唯一不变的只有周期和人性，后来通过对行业周期的研究，我又抓住了紫金矿业、中远海控等牛股。我总结了两点值得散户参考的经验：经验一：万物皆有周期。融创中国、贵州茅台、紫金矿业、陕西煤业、隆基股份、中远海控、包括现在中国海洋石油都曾经是雪球最大的热门股，当在风口时候，这样的股票万千宠爱于一身，大家按计算器都按爆了，等到周期过了，又弃如敝履。万物皆有周期，未有低估不败，我的总结是要寻找那些，一眼看得出低估，股价向下空间很小，向上空间很大的公司的股票；同时行业经过多年低迷和去产能，正在面临行业拐点的公司，未来行业利润会大幅增长的公司。最终同时遭遇业绩、估值、成长三重增长共振，带来股价的大增长。经验二：中国的股市有中国自己的特色，经常大起大落。不可照搬巴菲特在美国的操作方式，巴菲特在中国日本的投资，也是到了满意的收益率，也会逢高卖出。不能设定“非卖品”。优秀的企业之所以优秀不仅在于自身，也缘于特定的时代背景，时代在不断的变化，企业必然会有起落。不亦单吊一支股票，有了收益也要及时套利。作为大V,更不能把自己的“人设”绑定到一只股票上。今年2月份我曾经再次买入融创中国，到了3月10日我又清仓卖出了，我觉得我水平不比当年，而且肉眼可见一眼见低估的新华保险H，符合经济复苏股，烟蒂股、牛市放大器、H/A股折价率又很低，所以就换股了。

Years ago, I heard a ruckus in the basement of our home – my young daughters were at it again!  "It's not fair!"  One said, "Yet, it is fair," said the other.  This went on for some time.  I eventually went downstairs and tried to calm them down, but I must admit, I failed!  I tried my best to make sense of the situation and perhaps inject some peace and justice into the situation – but I could not!  It was one of those situations where one had been given a privilege by virtue of being two years older than the other; when the younger one found out, her first response was predictable and somewhat accurate: "It's not fair!"  We discussed this at length, with the end coming when my youngest daughter ran off to her room, crying loudly, and me hearing the familiar "slam!" of her door.             Life's not fair, is it?  Even under the best of circumstances, there may always be a situation or event that has an inherent injustice or unfairness:  One's parents make more money and can buy their child nice things, and their friends have less; Or, one is inherently more intelligent than another, and gets more recognition or awards than others.  Sometimes, what is unjust or unfair results from another's actions or decisions.  Regardless, we all have been on the side of the one who felt slighted – and we have all cried out, just as my daughter, "It's not fair!"             In the Old Testament, a preacher named Ecclesiastes wrote about the unfairness of life and the need for justice to overcome this harsh reality of life on this earth.  He commented on the nature of this life when he said, "In the place of justice there is wickedness, and in the place of righteousness there is wickedness." 3:16     He was speaking of the unfairness and injustices he had observed in the halls of the justice system, and government actions.  Even the 'good people' were unjust!   The preacher went so far as to say that he could discern no difference between the animals and mankind when it came to their actions towards each other: "I said to myself, 'God will judge both the righteous man and the wicked man, for a time for every matter and every deed is there.  I said to myself concerning the sons of men, God has surely tested them for them to see that they are but beasts.'" Vv.17-18             We are, obviously, a people with a great need for justice and fairness in our affairs.  But we cannot do it alone!  Here are the instructions from the old preacher;  "The conclusion, when all has been heard, is:  fear God and keep His commandments, because this applies to every person.  God  will bring every act to judgement, everything which is hidden, whether it is good or evil." 12:13-14        Simply put, the only way we will experience a life of fairness, justice, and peace is when people of faith apply their faith to their lives, relationships, and dealings with others.  We cannot, and will not, do it on our own, and we will all face God for our unjust ways!!             Other than the clear call to a life of faith, there are a couple of other instructions given to us in God's Word that can guide us in our efforts to bring peace and justice to this life:             God wants us to love others.  Not just with shallow emotionalism and easy 'feel good' moments; no, God wants us to practice a godly love towards all, living and acting in a way that demonstrates sincere concern towards the well-being of others.  Ministries to the sick, hurting, and hungry, as do those who are poor and lonely, come to mind.             God wants us to work for justice and peace.  This leads us to actions that will protect others from the predatory people of this earth, as well as those in power who tend to use others for their personal gain.  The work for justice and peace is to take place both on a personal level and on a larger level, which may challenge us in our political actions and perspectives.             Here is a final thought on peace, and justice, as given to us by the prophet Micah:  "He has told you, O man, what is good; And what does the Lord require of you, but to do justice, to love kindness, And to walk humbly with your God."  Micah 6:8    Your support is invaluable in spreading the message of our ministry. Tập số 81 là tập đặc biệt vì Trí có cơ duyên trò chuyện cùng 1 vài người nghe podcast của mình, trong buổi tối Special Gathering tại studio mùa Noel vừa qua. Đây là một buổi tối trải nghiệm Trí làm mỗi quý 1 lần (lịch của 2025 có trên Vibe.Space của Trí nha). Đây là tập đầu tiên Trí thử ý tưởng này, nên nếu bạn có feedback gì thì nhắn với Trỉ hen – Trí sẽ cố gắng cải thiện ;) Trí không biết tập này có gọi là "thu hút" người nghe không, nhưng với Trí nó không quan trọng bằng việc được ngồi nói cùng những người nghe podcast của mình lần đầu trong hành trình The Tri Way. Và đây là các bạn ấy (theo thứ tự trong tập): 1. Lãnh Thúy là (hoặc từng là) một model. Bạn là một cô gái mà Trí thấy trưởng thành hơn tuổi rất nhiều, với những trải nghiệm và suy tư rất riêng. Hiện giờ Thúy tập trung vào công ty production/media của riêng mình. 2. Nguyên Phúc là một người học công nghệ, bay từ Đà Nẵng vào đêm sự kiện này và join cùng Trí. Thiện là một HLV cá nhân, và là người mà Trí thấy một sự tò mò lớn cho những thứ có chiều sâu. Bạn và biệt đội Tây Đô vừa chạy 21km half-marathon cùng Trí sau đêm sự kiện. 4. Sandy Huỳnh là một artist và game illustrator. Sandy gặp Trí lần đầu ở Metanoia 2, và tới giờ bạn đi sâu hơn vào công việc của Trí cùng The Tri Way. Sandy cũng là người vẽ các artwork tại studio của Trí. 5. Tony D. là rapper (Rap Việt mùa 1). Trí thích nhạc của Tony, và cũng thích luôn cách bạn suy nghĩ về cuộc sống.
