In this episode, we discuss new data released as part of the Stuff housing affordability dashboard. Within this we show that although the median New Zealand sale price is $749,000 in November. The median sale price for first home buyers was $610,000 ... 19% less. We then track the number of weeks it takes to save a 10% deposit, and show that although it has increased by 33% from 84 to 112 weeks, if you include government and employer assistance, the number of weeks will have actually decreased over that time. This is particularly timely right now since, during the Christmas period, there tend to be multiple developments coming up for completion at any one time. In this episode, we detail the latest data from the Real Estate Institute of New Zealand and realestate.co.nz. The main takeaway is that there aren't enough listings to go around. Although the total number of listings was up over 14% compared to the last year ... the total number of properties was up almost 30%. That means that all around the country, there are a record low number of listings, which fuels house price growth. In this episode, we discuss ANZ's recent move to now require 40% deposits for investment properties. This is a major change in credit policy, that makes ANZ the most conservative bank when it comes to lending on investment properties. Here, we discuss the change, the exemptions, and how ANZ staff are implementing the new regime. We also go through the expected impact on house prices (not a lot), as well as how this fits in with what the bank's economists are reporting.
