Washington DC is charging restaurants thousands of dollars to keep their streateries — outdoor dining areas built during Covid-19. Are these fees fair compensation for public space, or will they kill the local businesses they were meant to save? Guest host Norm Van Eeden Petersman dives into this question with Carlee Alm-LaBar, a former city official who helped bring streateries to her own city. In this episode, Melissa and seasoned investor-builder Josh unveil a powerful new twist on the traditional 1031—what they're calling the “Poor Man's Improvement” (aka the strategy that can create six figures of instant equity while deferring taxes). Josh breaks down how his team helps investors sell a property, roll their gains into a brand-new construction build at builder cost, and walk away with forced equity, stronger cash flow potential, and the option to rinse and repeat to scale faster than ever. Plus, we dig into Florida's steady-growth market, the perks of duplex investing, and why creative strategies—not just cash on hand—separate slow-growth investors from exponential ones. Thinking about a 1031 exchange—or want to plan ahead for your next move?

The latest announcement from the White House is a proposed 50 year amortization loan in order to improve home ownership affordability. This proposal is naturally met with criticism from all sides. The obvious advantage is that the principal portion of the monthly loan payment can be spread over a longer time period and thereby reduce the size of the loan payment. The purists will argue that the amount of interest paid over the life of the loan balloons to unreasonable numbers. Perhaps the largest criticism has been that lower monthly payments will only have the effect of pushing housing prices higher. I personally think that two things would need to happen for that to be true. There is no question that home prices have risen faster than household incomes during the period from 2018-2022. The other argument is that if the amortization is extended to 50 years, it will have the effect of lowering monthly ownership costs which will then cause prices to be bid up to even higher levels outside the affordability of ordinary citizens. Theoretically I understand that argument. But in reality I don't think it will play out that way in practice for several reasons.

(This podcast was previously recorded and published on December 17, 2020) Jesus Ministries, Joan Boney ... In the Bible, concerning the end time, we read: Daniel 12:1-3 And at that time shall Michael stand up, the great prince which standeth for the children of thy people: and there shall be a time of trouble, such as never was since there was a nation even to that same time: and at that time thy people shall be delivered, every one that shall be found written in the book. 2 And many of them that sleep in the dust of the earth shall awake, some to everlasting life, and some to shame and everlasting contempt. 3 And they that be wise shall shine as the brightness of the firmament; and they that turn many to righteousness as the stars for ever and ever. During the plagues, the scientists will look for reasons for the various happenings, as they always look for reasons. But in Daniel 12:10, we read: Many shall be purified, and made white, and tried; but the wicked shall do wickedly: and none of the wicked shall understand; but the wise shall understand. The plagues and woes of the great tribulation are divided into two parts. The first seven plagues are loosed by individual angels who sound their trumpets. Revelation 8 & 9 The first trumpet sounds and there comes hail and fire mingled with blood coming on 1/3 of the earth. The second trumpet sounds and a great mountain burning with fire is cast into the sea and 1/3 of the sea became blood and the 1/3 part of the creatures in the sea died and 1/3 part of the ships were destroyed. The third trumpet sounds and a great star which was burning fell from heaven and it fell upon 1/3 part of the rivers and the fountains of waters and the waters became bitter and many men died of the waters. The fourth trumpet sounds and the third part of the sun and moon and stars were "smitten" so they were dark, and the day shown not for 1/3 part and the night likewise. The fifth trumpet sounded and a great star fell from heaven and to him was given the key of the bottomless pit which he unlocked, bringing smoke of a great furnace which darkened the sun and air and out of the smoke came locust upon the earth and they had great power to hurt those men for five months who did not have the seal of God in their foreheads. The sixth trumpet sounded and the 4 angels which were bound in the Euphrates were loosed and killed the third part of men. The seventh angel sounded and made the declaration that there should be time no more. Then 7 more angels poured out vials of the wrath of God upon the earth: Revelation 16 (each angel pored out a vial of the wrath of God) * There fell a smelly and grievous sore upon the men which had the mark of the beast and which worshipped the image of the beast. * The sea became as the blood of a dead man and every living soul died in the sea. * The fountains and rivers of water became blood. * The vial was poured out on the sun and great heat scorched men with fire. * The next vial was poured out on the seat of "the beast" and his kingdom was made full of darkness and the men of his kingdom suffered pain and gnawed their tongues. * The sixth vial was poured on the river Euphrates and the water dried up, and three unclean spirits like frogs came out of the mouth of the dragon and the beast and the false prophet, for they are the spirits of devils working miracles. * The seventh angel poured out his vial into the air and a great voice from heaven said, "It is done." And there were voices, and thunders, and lightnings and a great earthquake, and the cities of nations fell, and every island fled away and every mountain disappeared, and great hail fell, and men blasphemed God.

Alex built a bio diesel Harley Davidson, and it seemed like a good idea at the time. He then decided to ride it from Vancouver, Canada to San Diego, California, and that seemed like a good idea at the time too. Many lessons were learned along the way, from the engine choice, matching the engine to the transmission, and so much more. Fortunately for us Alex found his way to our garage for some help, and instead got whisked into the studio to be a guest on our podcast. I mean, c'mon, how could we not want to talk about this? https://www.youtube.com/@alexbiomoto Staying with the theme, we talk about other motorcycles that had what we call design flaws. Among them are the KLR doohickey, the Vstrom oil filter, the Zero FX belt and so much more. Let us know what bikes you think have bad design flaws. And lastly, we read all of the emails from the Jason Awards. These are people's personal stories about overcoming adversity through motorcycles, and Emma announces which one will be receiving a prize package from her. Hi everyone,I've designed the new Planet: Critical website and I want your feedback. If there's any sections, groupings, design changes that you'd like to see—or flaws you notice—I'll spend the next week incorporating what I can. So please go and play around on the new site here and then comment on this article Substack to let me know what you think. The new site allows for a lot more flexibility. I've created newspaper-like sections dividing the posts into topics. Currently, the sections are: Energy Crisis, Economic Crisis, Ecological Crisis, Political Crisis, Human Crisis, Inconvenient Truths, Good Ideas.I've also created a page for people new to the topics covered on the site, linking the three most important episodes in each section. I hope this will be a helpful onboarding for new readers/listeners as the archive now, after almost five years, is pretty daunting. I want to know what you think! Sadly, I've got no clue how to code (I'd love to add in sign up graphics between each section on the homepage, or some info cards, just to break it up) but I'll do what I can with your suggestions! Here's the temporary URL again. Let me know what you think by commenting below! P:C will be back to regular scheduling before the end of the month.Thank you for your patience!Rachel Get full access to Planet: Critical at www.planetcritical.com/subscribe

WARNING: DO NOT stop in the middle of dissertation writing to talk about Taylor Swift on a podcast by yourself. You can't HANDLE it, Elliott. And OH, you're saying bad things about Taylor Swift? Well now we got Bad Blood, I guess. No, I love Taylor Swift. I do. I think she's fine. What wasn't fine was the series of propaganda campaigns that began in the 20th century and utilized fledgling mass media technology to turn the United States away from the idea of domestic economic programs. Crap, I did it again. Music/SFX: If you like our sounds, sign up for ONE FREE MONTH on us at Epidemic Sound!
