Did home prices just hit their floor? New demand data is showing something no one expected—buyers coming back. If the supply-demand balance hits equilibrium, we could see the national housing market begin to settle at prices like these. One thing that could change all that? Mortgage rates—and with a potential peace deal on the table between the U.S. and Iran, we could finally get some relief. A lot of housing market news hit over the past week, and we're getting into all of it. If you've been waiting for the market to thaw, this could be a sign it's starting. Demand for home purchases is rising, even though news outlets are telling you otherwise. What does that mean for buyers? We could be at the bottom for home prices—and we have proof. Will a peace deal in the Middle East bring mortgages back down to the 6% (or sub-6%) range? It's looking possible. We'll get into exactly what could happen if a peace deal is struck soon or if the war drags on longer. The consequences could be massive for the housing market, inflation, and the economy. But one thing you can be sure of? A certain type of real estate is seeing massive pressure to sell at a discount—every investor should be looking at these properties. In This Episode We Cover What happens to mortgage rates if a peace deal with Iran is finally struck? The one type of residential rental property seeing unparalleled discounts (and incentives) Signs that we have hit the floor for national home prices (crash chances are dwindling) A very positive sign for the real estate industry as buyers come back to the market The one thing that could cause rate hikes and spiking interest rates in the near future And So Much More! Nonprofit leaders are ringing alarm bells, but foundations are still deciding whether this moment is different enough to act. In this episode, Stupski Foundation CEO, Glen Galaich, and co-host Eric Brown sit down with Elisha Smith Arrillaga, Ph.D., vice president of research at the Center for Effective Philanthropy, to discuss what CEP's recent research reveals about the widening gap between how foundations think they are showing up and how nonprofits are experiencing this moment.Together, they dig into the findings in CEP's latest report, State of Nonprofits 2026, including rising deficits, CEO burnout, possible mergers, foundation caution, and the risks facing the people who rely on nonprofit services. Elisha challenges one of philanthropy's most familiar fake rules: that every urgent problem needs a long strategy process before funders can take action. Sometimes the data is already clear. Sometimes the need is immediate. And sometimes the bridge from foundation thinking to nonprofit reality is not another plan, but the courage to move resources now.

In this episode of One in Ten, host Teresa Huizar speaks with researcher Dr. Elizabeth Jeglic about preventing educator sexual misconduct, which has increased in schools even as abuse rates have declined in other youth-serving settings. Dr. Jeglic describes limited prior research since a 2004 Department of Education report and presents her team's survey of 6,600 recent high school graduates: 11.7% reported some form of educator sexual misconduct and about 1% reported contact abuse, with survivors reporting grooming as a near-universal pathway.  Time Stamps:  Time. **Clay Edwards Show – Jackson Data Center Moratorium Rant** Clay goes off on Jackson City Council President Brian Brazil for proposing a 180-day moratorium on new data centers in Jackson. He calls it pure grandstanding and classic “little brother syndrome” — especially after Amazon just announced another $25 billion in data center investment across Mississippi that's all headed to Richland and Madison, not Jackson. Clay points out the obvious: there aren't even any major data centers planned or coming to Jackson right now. He rips the proposal's liberal buzzword salad (“disproportionate environmental burdens on vulnerable neighborhoods,” “environmental racism”) and says it sounds like Kamala Harris wrote it herself. Bottom line: Jackson is once again cutting off its own nose to spite its face, blocking progress and economic growth while the suburbs boom. Classic Jackson doing Jackson things. **The Clay Edwards Show – Jackson Data Center Moratorium**

Long term, is it going to be good for you, your children, your grandchildren? What do we need all this data for? Must we become slaves to our phones and those who watch us and listen to us through these devices and every smart device we own? It's time we escape the digital distractions of life and return to gathering together as a community and put forth ideas that promote good healthy living, clean water, fellowship, boosting our local economy, local artistry and creativity, local engineering to help function improve our lives, local festivals that promote all of these things like the Bigfoot Jamboree 3 taking place in Ada, Ohio.
