David Ramseur has been a major figure in Alaska politics for over 30 years. He served as press secretary, communications director, chief of staff, and foreign policy advisor to Alaska Governors Steve Cowper and Tony Knowles and to Anchorage Mayor and U.S. Senator Mark Begich. Today we are discussing Ramseur's 2017 book Melting the Ice Curtain which tells the story of the courage and persistence of the Alaskan and Russian citizen-diplomats who stared down the Cold War to bridge the gap between Alaska and Russia, which are separated at their closest point by just 4 kilometers (2.5 miles) between Little and Big Diomede islands. David was inspired by his many visits to the USSR and Russia, including his time living and working there in the early 90s. He began researching this book in earnest in 2015 by interviewing more than 130 key players and examining enormous amounts of archived materials which were being stored all over the US and Russia. Currently, David is a visiting scholar in public policy at the University of Alaska Anchorage's Institute of Social and Economic Research (ISER).

Here Are the Show Highlights: Max spoke with brokers Paul Schaaf and Ryan Ramseur on a large mobile home park in South Carolina, a community sale that the two teamed up on. (Max, 0:22) It's a very desirable park, with a high occupancy rate. Mostly well-maintained park-owned homes with stable, long-term tenants at a good location right off of I-95 in SC. Rents were well under market rates, which would be very appealing to buyers. The low expense ratio of close to 30% was highly desirable, too. (Paul, 1:28) The ratio was so low because the tenants were responsible and took good care of the homes. And when irresponsible tenants left, the park owners were able to quickly replace them with more reliable tenants, keeping expenses low. (Paul, 2:32) One challenge to the sale was that the property was individually parceled out. This created headaches with obtaining titles and surveys, but no contract deadlines were missed. (Paul, 3:34) The issue of transfer taxes, how much they are and who pays them, can be a challenge in South Carolina. It reminded Max of a Florida transaction consisting of individually parceled homes in which they found during the close that $70,000 was owed in transfer taxes. (Max,4:02) The transfer taxes weren't particularly high on this deal, so there were no unpleasant surprises. The cost was dealt with upfront and the buyer was okay with assuming the cost on account of the significant upside in the investment. (Paul, 4:30 and 4:48) The financing was hassle-free in that the buyer had already found a lender and acquired pre-approval, and Paul and Ryan were able to close the deal in 60 days. The biggest hurdle was in making sure they had titles to all property, and minor confusion on transfer taxes owed. (Paul, 6:34) Besides some minor challenges in getting all books and records together from the seller, the deal went pretty easy. It helped that there was a reliable buyer who'd already obtained financing, and they had a timely closing. (Ryan, 6:57) Want to buy or sell your own RV park or mobile home community? But now, in this stage in the game, we try to get that upfront, negotiated. Who's paying and how much? Because as we always say here, guys, surprises kill deals, problems don't. Right?” (Max, 5:19) “With this particular owner, they had invested a lot of their time and money in the park. We understand that and we're just trying to make sure we can tell the best story about it and get a return on all that sweat equity. We're always trying to look out for all of that investment each owner has put into their park and that's what we're looking to do on future deals, to make sure every seller is taken care of. So that's really it.” (Paul, 7:28)

Ask Max for details.   Here Are the Show Highlights: -       Max spoke with broker Ryan Ramseur on his recent transaction wins in Orange, Texas and in Fayetteville, North Carolina. (Max, 0:22) -       White Oak Mobile Home Park, in Orange, Texas wis a very stable, 25-pad park that had been under “mom and pop” ownership. It's located about halfway between Beaumont, TX and Lake Charles, Louisiana, on the border of the two states. The community boasts large lots, city water and sewer, and all park-owned homes. (Ryan, 1:18) -       It was a very well-kept park with stable, long-term tenants who also showed pride in the community. It was obvious that the seller had invested both time and capital in the park, so Ryan was able to quickly draw buyer interest. It took just ten days on market before he had an executed contract from a local investor with a portfolio of parks in the general area. (Ryan, 1:47) -       The winning bid was an all-cash offer. (Ryan, 2:47) -       The second recent deal was Evergreen MHP, in the fast-growing Fayetteville, North Carolina metro. Because of its booming economy, centered on Fort Bragg, Fayetteville is one of the five fastest growing cities in the nation. This created a lot of interest in Evergreen. The park was also popular to investors because the current owners had invested significantly to turn it around. They had upgraded most of the infrastructure, including installing electric water meters on every site, new landscaping and the repaving of all roads. They'd also turned all park-owned homes into rent-to-own (RTO) through 21st Mortgage Corporation. (Ryan, 3:34)  -       The sellers were able to show the park to be a turnkey operation, with direct-billed water and sewer, and very low operating expenses in a major and still-growing metro. Ryuan was able to get as many as seven or eight serious offers in just a week or two before finding a buyer and closing relatively quickly. (Ryan, 4:33) -       As for industry market trends in general, buyers and sellers seem to be a little leery of the economy, but the market is still active. Locally, The Watauga Democrat reports the Watauga County Public Library is hosting its holiday used book sale today and tomorrow. Items for sale include gently used books, CD's, DVD's, puzzles, and games. Prices range from 25 cents to two dollars. Holiday gift baskets will also be available. Proceeds from the event benefit the library. Admission is free. You can stop by today between one and seven p.m. or tomorrow between 10 a.m. and 3 p.m. Around the state, investigation continues after a person was found seriously injured on Liberty Street in Ramseur, according to FOX8 WGHP. Ramseur is located west of Asheboro in Randolph County. On Nov. 21, Ramseur Police Department responded to a seriously injured person found in the roadway. Police say they've exhausted all leads about what may have happened to the person. Anyone with information is asked to call Captain Jessup or Officer Smith at 3-3-6-8-2-4-86-63. You can also submit information through Randolph County Crime Stoppers. Nationally, NPR reports tornadoes shred through parts of Mississippi and Alabama earlier this week leaving extensive damage and two people dead. The National Weather Service warned that strong twisters capable of destroying communities over long distances were possible as a strong front moved eastward from Texas. Significant tornado damage was evident in the Flatwood community north of Montgomery, Alabama. Two people were killed after a tree struck their home. In Caledonia, Mississippi images of the wreckage showed a grocery store damaged and a fire station shredded. All this comes during the Deep South's severe weather season that runs November through December. This afternoon's weather report is brought to you by booneweather.com. Expect cool temperatures with increasing clouds for your Friday afternoon. High temperatures will top out around 48 degrees, before falling back to 40 degrees overnight.

In this episode of Farms, Food, and You, two farmers and two broadband professionals talk the need for high-speed internet and what's being done to expand access.GuestsBeverly Mooney operates Millstone Creek Orchards in Ramseur with her husband, Nick. The 80-acre farm was started by her father as a retirement occupation. He planted fruit trees and opened the farm to the public for you-pick operations, hayrides and picnics. Today, the farm produces blueberries, blackberries, peaches, grapes, pumpkins and pecans – “a little bit of a lot of things,” as Mooney puts it. It's also a popular agritourism destination. Robert Knight grew up in Rockingham County, the son of a teacher and a lineman for a power company and the grandson of two tobacco farmers. He spent most summers working on his maternal grandfather's farm in Stokes County. After graduating from high school in 2004, he started farming tobacco. The next year, after the tobacco buyout that ended federal quota and price support programs, he turned his attention to grains and timber. Now he's begun to explore agritourism opportunities for his seventh-generation farm.Kenny Sherin serves as both state coordinator of broadband access and education and Randolph County director for North Carolina Cooperative Extension. He grew up on a family farm in fast-growing Union County. Recognizing the development pressures, his father encouraged him to find an off-farm job. Sherin went on to earn a doctorate in rural sociology and community development from the University of Missouri-Columbia. He has worked for Extension in both Missouri and South Dakota, and he returned to North Carolina in 2019.Jeff Sural is broadband infrastructure director for the North Carolina Department of Information Technology. He grew up in Greensboro and went on to earn a bachelor's degree in journalism from the University of North Carolina at Chapel Hill and a law degree from Western Michigan University's Cooley Law School. He spent 15 years in Washington, D.C., in policy and legislative liaison roles. The broadband infrastructure office he leads works to expand and enhance broadband access to all North Carolinians.

“A DREAM DOES NOT BECOME REALITY THROUGH MAGIC; IT TAKES SWEAT, DETERMINATION, AND HARD WORK.” Colin Powell I know you’ve heard it before. The life you want to live will take more work than you think. But it’ll be worth it. Unfortunately, most people don’t take this advice seriously and get discouraged when reality sets in. What was the last thing you tried that turned out to be a lot harder than you thought? Did you stick with it? If your answer is yes, I hope the results were everything you’ve ever wanted. However, if the answer was no, I think we need to explore where things went wrong. Don’t get me wrong. It’s okay to change your mind and decide to spend your time on something more fulfilling or more aligned with your long term goals. Take caution though as you don’t want to spend your days dabbling and never actually developing a skill or expertise in one direct niche. The juiciest fruits are typically out of reach from the masses. If you’re wanting to really enjoy the finer things in life, financial freedom, time flexibility, and a life by design, you’re going to have to do what most people aren’t willing to do. You’re going to have to work for it. My guest today, Spencer Ramseur is the youngest guest we’ve had to date on the podcast and he has already put in the work. A few weeks back I talked about how it's important to always get video at a match, because it gives you something to review later and reflect on your performance, see the things you need to work on, etc. After this last weekend's match at Carolina Guns and Gear in Ramseur, NC, I found another reason to take match video, and that's to keep you honest. I had an absolute blast at this match. I was on a great squad with fun folks, and we cut it up all day. I left the match thinking about what I great time I had, and in my head I thought I had performed fairly well. Then I looked at my video... My video showed that I moved slow, missed positions, got my lunch money stolen by a Texas star, and missed way too much on steel targets. However, if I'm being honest with myself, this is probably some of the most valuable match video I have. Plug of the Week: The Feed Ramp. I don't know who's behind this site, but it's a satire website (Think The Onion, Babylon Bee, DuffelBlog, etc) based around practical shooting. It's only been around for like a day, and it's amazing.
