We analyze the long-term fallout of the interest deductibility policy, evaluate how changing mortgage dynamics are fueling a massive first-home buyer renaissance, and look at the compliance adjustments simplifying transaction pipelines for everyday trusts. The Deductibility Reversal: An analytical look back at the three-year tax experiment that significantly reduced long-term rental supply, effectively taxed property business owners on unmade profits, and inadvertently drove national median market rents up to $600 per week. The First-Home Buyer Renaissance: How a prolonged flat growth environment has hollowed out market competition, allowing first-home buyers to capture a massive 27.5% market share while securing superior property quality for their money. AML Reform Common Sense: Breaking down Associate Minister of Justice Nicole McKee's risk-based adjustments that successfully scale back enhanced due diligence costs and friction for simple family trusts. A recently released report to the Associate Minister of Transport, James Meager, outlined progress on the resilience and security of New Zealand's critical underwater infrastructure. The heavily-redacted 9 page report detailed ten ‘no-cost, low-effort' options to mitigate vulnerabilities to undersea cables and to improve ways of working with industry and regional partners. While the incidents of cable faults that the report pointed to were typically accidents, or related to currents and seismic activity, a particular impetus for the report was the growing threat to critical underwater infrastructure internationally. With 99% of our international internet coming from just five cables, their importance to our day-to-day lives is difficult to understate. So, to discuss the report and the importance of the undersea cables connecting New Zealand to the rest of the world, producer Theo spoke to Dr Ulrich Speidel, from the School of Computer Science at the University of Auckland.

They recently requested to use a foreign-flagged vessel with foreign crew to operate for three years while a new vessel was built to replace their outdated M-V Buffalo. But this request was declined by the Associate Transport Minister, James Meager. He told Ryan Bridge that, "you tend to only give authorizations to carry things for a very short or temporary period, to make up a bit of a gap. The answer is no, no she hasn't.As a combat veteran who served and sacrificed along side friends who will never come home from Afghanistan, who carries the scars—both visible and invisible—of combat, I am beyond disgusted by the recent appointment of Jill McKnight as Minister of Veterans Affairs and Associate Minister of National Defence, to be clear I'm not the only one either. Countless veterans from across this national and outside of it have reached out to share their distain and disgusted. It's not only insulting; it shows utter contempt by Mark Carney's Liberal cabinet towards those who've actually served our nation and risked everything to uphold our freedoms. Incompetence we already knew Mark was capable of, but this is a whole new level.Substack: https://substack.com/@kelsisheren - - - - - - - - - - - -SUPPORT OUR SPONSORS - - - - - - - - - - - -Ketone IQ- 30% off with code KELSI - https://ketone.com/KELSIGood Livin- 20% off with code KELSI - https://www.itsgoodlivin.com/?ref=KELSIBrass & Unity - 20% off with code UNITY - http://brassandunity.com - - - - - - - - - - - - -SHOPB&U Jewelry & Eyewear: https://brassandunity.com - - - - - - - - - - - - -Follow #thekelsisherenperspective- - - - - - - - - - - - -CHARITYHeroic Hearts Project - https://www.heroicheartsproject.orgAll Secure Foundation - http://allsecurefoundation.orgDefenders of Freedom -https://www.defendersoffreedom.usBoot Campaign - https://bootcampaign.org
