As a young girl, Stefani watched, intrigued by her Dad's architectural penmanship and drafting skills, as he designed and built their personal family home. From there, she was constantly sketching designs for “the perfect floorplan” and soaking up any design magazines she could get her hands on.After high school graduation she spent her first two years of college studying Architecture at BYU Idaho. Widening her educational breadth, she changed her major to Interior Design and transferred to the FIDER-accredited Interior Design program at Utah State University. She graduated Magna Cum Laude from USU with her BS degree in 1996 and became NCIDQ certified in 2007. Throughout her 20+ years of design and construction experience, Stefani has worked as a staff designer for a boutique retailer, in furniture sales, as an independent design consultant, and as the lead architectural designer for a custom and production home builder. Her 10+ years designing homes for the custom and production builders gave Stefani an insider's edge into quality and value- engineered home design and construction.In 2015, Stefani opened her own residential design firm, Domani Home Design. Her typical clients are homeowners looking to “level up” their home environment. We are facing so many challenges in the labor and workforce and the construction industry right now, and people want to know why there aren't more women employed in construction, the home-building industry, and the skilled trades. I am a huge advocate for workforce development, women in construction, and women in the skilled trades, and I have come up with a solution! It's a phenomenal project called The House That She Built. I'm Marla, the Green Home Coach! I have Natalie Miles joining me today to discuss The House That She Built project and why it is so important, and explain how you can learn more about it. Professional Women in Building Natalie is a member of Professional Women in Building (PWB) and part of the council in Utah. She jumped on board after being invited to a kick-off event and meeting all the amazing women who worked in different areas of construction. About Natalie Natalie grew up in construction. After having her kids, she started a home staging company. Her customers often asked for her advice on various aspects of their homes. That motivated her to become a new construction designer. So she sold her home staging business about ten years ago and went into designing new construction full-time. Now, she works exclusively for a builder, doing their designs and managing their projects. Last spring, she became a general contractor. Learning on-site Natalie did not learn anything about the work she does at school. She took it upon herself to learn everything while she was working on-site. The House That She Built The goal of Utah Professional Women in Building was to get more women into construction. So they decided to start a scholarship fund to encourage girls to get into construction work. As a fundraiser, they decided to have a house built entirely by girls. That was how the concept for The House That She Built was born. A non-profit Natalie went all-in, volunteered to be the materials coordinator, and managed to get almost all the materials for the project donated! They operated as a non-profit, and the money they made from The House That She Built project got used to create their scholarship fund. An incredible experience It was an incredible experience for all the Utah members of PWB to be involved in the House That She Built project and learn all the new skills that the project required! About 100 women worked on the house. They had skilled women from all over the US joining them. By the end of the project, they had all formed a lasting bond as a sisterhood! The time-frame It took about two years to coordinate the project before they started breaking ground. Then it took them less than a year to complete the construction. It was a challenging project, but they were successful! Designers Many designers were working on the house, so they divided the home into various spaces and allocated each area to a different designer. In the end, all the design aspects flowed together beautifully! Healthy practices They built the house using many practices required for healthier and better homes! Impressive women In the garage, they created a collage of all the photos of the women working on the house. That impressed the younger generation who came to see the house after the construction had been completed! A children's book Mollie Elkman was so impressed after seeing the house that she wrote a children's picture book called The House That She Built! Girl Scouts Natalie and another designer went to a Girl Scouts troop meeting to read The House That She Built picture book, speak about construction, and help the girls build some birdhouses. Afterward, the girls posted pictures on social media, and the next day, Natalie had about 30 Girl Scout troops asking her to do the same thing! Girl Scouts can now earn a patch for The House That She Built! Changing the face of construction The Utah PWB successfully created a significant scholarship fund that will expose many women to the skilled trades. They hope to inspire other PWBs to start similar projects across the nation. In doing that, they hope to change the face of construction! Have a great green day! • So, my background was working for two really awesome agencies, one in Florida and one in Southern California. And really... Advertising was my passion. And then when I came into the family business, it was really during a major market shift, 2006, and a lot of people of that generation were choosing not to come into construction and housing because it was a recession. And really part of that is why we have a labor shortage now, it's because basically all these people who would have come into the industry didn't come into the industry, and that's exactly when I came in. And because things were going more from print to digital, that was my opportunity to rebuild Group Two into a digital marketing partner for home builders, so we're an old business with a young heart. (2:26)• So, the group of women, there were about 10 of them in the core group that started this idea to build an all women built home in Utah. And I know your listeners have already heard about the actual build... Part of that was the group had reached out to me as a woman-owned marketing company. So, my company named it The House That She built, and we did the marketing for their project in Utah. So, all their graphics, their social media, we did some graphics about the individual women to tell their stories, and we ended up getting some national publicity through the National Association of Home Builders, so we were really a part of the build and The House That She Built. And basically how I got pulled in was actually the other general contractor, her name is Christy Allen, our dads did business together, and Stephanie is second generation as well, you see that a lot in our industry. And actually, the three of us were talking about how all of us were brought into the industry by our dads, and now we're here, and it's like, Okay, we're here now, how do we bring in more women? (4:00)• Those women just go to work every single day and maybe they have a social media account, maybe they don't, and so there's not a whole lot of light shed on the fact that, as a younger woman or a girl, seeing them in a place that is like, Oh, I just brought my mom to work day and shared their profession, we did back in the day. But in this alternative format, I just think it's so cool and so influential to just the young community, and I love that it was like a children's book and not an adult book. You know what I mean? That was very important because as I mentioned before, of course, we all know there's a labor shortage, the labor affects the entire US economy, so there is no one in this country who is not affected by the labor shortage, and these are really in-demand jobs and their noble awesome jobs. And I think if girls don't see that these are potential careers for them at a young age, we're missing such a major opportunity. (7:09)• I always say this, one of the things that I learned during the build of The House That She Built, is that these women who worked on this home all have different backgrounds, different education, different skill sets, but they're all so valuable to the industry. And for me, it kind of made me think like, okay, I have never framed at home, I've never done plumbing, I haven't done that, but I do have a skill set. My skill set is on the marketing side, how can I use my skill set to help the industry? So for me, being able to tell this story that elevates the women who are doing these jobs, it's like, I think that they are the superstars, and I want them be like... Whenever I tell a school, if you meet a woman who's doing plumbing, have her sign your book, that is so cool. And so for me to get to use what I am good at in a way that benefits the industry and women in the trades has been just so cool. Amanda's father is currently building his personal home and does not have time to do many of the tasks involved, so he asked her for help. She became Panda the Project Manager. During this building process, and through the family business, Amanda has seen first-hand the challenges women face in construction, as well as the fascination little girls have with home construction. Additionally, Amanda has a Masters in Mental Health Counseling, and am a Nationally Board Certified Counselor. She has worked with adults, children, and teens individually and facilitated group counselors for teens and adults. With a family history in construction and a background in counseling Amanda combines STEM themes with emotional and social development in children's literature.

Vice President of Development Brittani Sanders with Portman Residential joins the Atlanta Real Estate Forum Radio podcast to share the importance of development and diversity, equity and inclusion (DEI) in a corporate space. Sanders joins host Carol Morgan on the All About Real Estate segment. A relatively new company, Portman Residential is the latest addition to the Portman Holdings family, a staple in the homebuilding industry for over 60 years. Founded by a prolific architect, John Portman, the company was previously known for designing abundant office and hotel projects and recently decided to expand into the mixed-use development sector with the creation of Portman Residential and Portman Industrial. Sanders said, “It really is a great company and has really exciting mixed-use projects across the country.” Growing up in a small town south of Chicago, Sanders shared that diversity and inclusion are a deeply personal topics. From a young age, she was fascinated with the Chicago skyline but never knew how those buildings came to be. She decided to study architecture, unaware of other career opportunities due to a lack of exposure. At Howard University, she quickly learned architecture was not her path, and development was the ideal industry for her. “My motivation today is to expose more young people, specifically young people of color, that are maybe in my shoes now that I was in 10, 20 years ago,” Sanders said. “There just aren't many people that I can look up to, specifically African American women in development. I hope to make that road easier. That's what makes me work the way I do.” Thanks to innovative projects such as The House That She Built book by Mollie Elkman and Georgia Castellano, young girls are beginning to see themselves within roles and careers traditionally pushed towards young boys. When asked what advice she has for women entering the homebuilding and development industry, Sanders recommended meeting as many people as possible. A lesson she learned early in her career, oftentimes real estate and development companies have a limited timeframe when hiring new talent. It's easy for those entering the industry to become discouraged, especially when it seems as if positions are often given to family members and those with connections. While that does exist, Sanders shared it's common for companies to hire who they know. Though making connections is essential, companies must also be willing to step outside of their circle. Sanders said, “You have to position yourself so that you're top of mind when opportunities present themselves so, network, network, network! “Women are the real architects of society.” -Cher By some estimates, women make up only about 10 percent of those employed in the construction industry. What would it take to design and build a home solely by women? Would there be enough interest, enough women available in one area? We are joined by Natalie Miles (project manager and designer for Wardley Homes) and Katy Higgins (owner of Blue Best Heating and Air) to learn all about The House that SHE Built, a home construction project recently completed (and sold!) in Saratoga Springs, Utah. The Utah Chapter of the NAHB Professional Women in Building began work last year to design and build a home that was showcased in the 2021 Utah Valley Parade of Homes. The House That She Built has gained national attention in the home building industry. This beautiful home in Utah was designed, planned and built entirely by women. The project has gained considerable attention from women and is a way to showcase all of the women in the trades and inspire young women to consider the building industry for their future careers. To discuss her book The House That She Built which is based on the project of the same name, Mollie Elkman joins hosts Carol Morgan and Todd Schnick on the Around Atlanta edition of this week's episode of Atlanta Real Estate Forum Radio's podcast. Elkman also discussed workforce shortages in the housing industry and how women can help fill this gap. Owner of Group Two and author of The House That She Built, Elkman is a second-generation business owner serving the housing industry. The House That She Built was created and completed by the Utah Home Builders Association and their Professional Women in Building Council when inspired to exclusively hire women to build a home. Elkman, based out of Philadelphia, became aware of this project two years ago at the Women in Residential Construction conference. She was told about the ambitious project in Utah and asked if she wanted to be responsible for the marketing. Group Two took the lead on marketing the home and Georgia Castellano, creative director, illustrated the book after working on the marketing with Elkman. “The home is beautiful. It's very empowering that everything was done by women. Every aspect: the plans, the plumbing, the decorating. Every single piece. It's extremely inspiring.” This house serves as a tangible role model for women and shows them that anything can be done by women. This is important because less than three percent of onsite workers in the building industry are women. To build a home using only women is very challenging. For this ambitious project to be successful, women were flown in from all over the country which turned it into a national project. Over 100 women were involved in the physical construction of this home. Marketing is all about storytelling and this is a story that needs to be shared. They didn't want the story to end once the home was sold. The journey to turn this story into a children's book came about organically to share the story not just to the housing industry but everywhere. “One of the most moving things for me was the garage because when you walked into the garage, they have all of the women's faces on the wall. You can see how many people put their love, energy and effort into this home. It shows more about the workforce and the opportunity we have to develop it.” Construction is a unique industry where women can close the wage gap and have a better chance to receive equal work for equal pay. Women are paid more on the dollar in the construction industry than in most industries. “It's a very mission-based book because of the project that inspired it.” The book is marketed towards K through 3, the perfect age range because a large aspect of workforce development is educating parents and teachers. A large part of the conversation is how children form their ideas and identity from the adults in their life. Many kids grow up with aspirations to be a dancer, a firefighter or a police officer. What if kids wanted to grow up to become home builders? Kids don't think of the housing industry as a dream career which is why this age group is fundamental for the workforce development mission. Book sales start on September 14, 2021, a special date because it is the anniversary of the groundbreaking for the house that inspired the book and the week of the National Association of Home Builders' (NAHB) Professional Women in Building week. Stephanie Sharp is the President of the Utah Chapter of the NAHB Professional Women in Building which, in September of 2020, broke ground in Saratoga Springs on the first home in the U.S. to be built by an all-woman skilled labor team. The project is called The House That SHE Built. The home is finished and was unveiled in the Utah Valley Parade of Homes earlier this month.
In this Real Estate News Brief for the week ending June 12th, 2021… inflation hits a new 13-year high, homeowners make big gains in equity, and “The House that SHE Built” in Utah.Economic NewsWe begin with economic news from this past week. The latest inflation report shows another surge in consumer prices. The U.S. Bureau of Labor Statistics reported a .6% jump in the consumer price index last month. That puts the annual rate at a 13-year high of 5%. The core inflation rate, which excludes food and energy, also jumped .7% to a 29-year high of 3.8%. The Federal Reserve has assured Americans that these price increases are the result of a fast economic recovery, and will only be temporary. Some economists worry that the higher prices won't come back down, but as MarketWatch reports, the debate is expected to “play out over the next year.” (1)The number of people filing for unemployment continues to drop. The government reported just 376,000 new claims for the week ending June 5th. (2) The number of continuing claims also fell by another 258,000 to a total of 3.5 million. Combined with seven other state and federal programs, 15.34 million people are collecting checks. That's about half the number at the same time last year.While jobless claims went down, job openings shot up to a record high. The Labor Department says there were 9.3 million openings in April, which is about 1 million more than March, and about 5 million more than there were during the early months of the pandemic. (3) Employers say they are struggling to find people to fill open positions. A high number of people are also quitting their jobs. Economists say there are several reasons for this situation, including early retirement, trouble finding childcare, extra unemployment benefits, and fear of COVID.Consumers regained their confidence in the economy in June. The University of Michigan's consumer sentiment survey shows a 4-and-a-half point increase to a reading of 86.4. That's after it hit a 13-month high in April, and then dropped in May. (4) Mortgage RatesMortgage rates were down slightly in the last week. Freddie Mac says the 30-year fixed-rate mortgage slipped 3 basis points to 2.96%. The 15-year was down 4 points to 2.23%. (5)In other news making headlines…$1.9 Trillion in New Homeowner EquityJune is National Homeowners Month, and U.S. homeowners have something to celebrate. (6) According to CoreLogic's latest Home Equity Report, homeowners with mortgages have enjoyed a 19.6% year-over-year increase in their equity. That represents an average yearly gain of $33,400 per homeowner, and a total gain of more than $1.9 trillion. (7)CoreLogic's chief economist, Dr. Frank Nothaft, says: “Double-digit home price growth in the past year has bolstered home equity to a record amount. This reduces the likelihood for a large number of distressed sales of homeowners to emerge from forbearance later in the year.” Instead of letting their homes go into foreclosure, they are more likely to sell their homes and pay off the loan.The first quarter report shows that loans with negative equity decreased 7% to 1.4 million homes. That's about 2.6% of all homes with a mortgage.Turkey Leads for Global Price GrowthHome prices around the globe have been rising at their fastest pace since 2006. A report from Knight Frank shows they were up 7.3% year-over-year in March. And the country at the top of that list is Turkey at around 32%. New Zealand is second with a 22% increase, and is followed by the U.S. and Sweden at 13%, Austria at 12%, and Canada at 11%. (8)Frank Knight says it is “not” a global boom, however, because many countries are seeing modest price growth, and four are seeing price declines. Home prices in Malaysia, Morocco, India, and Spain are down between about 1 and 2% year-over-year.“The House that SHE Built”The so-called “House the SHE Built” is making a debut at Utah's annual Parade of Homes. The 3,200-square foot custom-home was designed and built by an all-female construction team. It began as a local project in Sarasota Springs to encourage more women to take this career path, but grew into a national event that attracted women from across the country including engineers, designers, architects, landscapers, and skilled workers. Many provided the materials and the labor for free or at cost. (9)Proceeds from the sale of the home will be used in a number of ways to help women pursue a construction industry career.
