•   So after transitioning through multiple architecture firms, I ended up getting a job for a local home builder here and felt like they do kind of track homes, but they're on the higher end, so they're million dollars and they don't do thousands of homes a year. They do a few hundred, but they're all really, really custom and really beautiful, so I started working with them and then realized, well, there's other departments in this particular home builder that I wanted to try out. So I got a real estate license, started selling real estate for their model homes, I ran all of their marketing, and then I got to dabble a little bit on-site and just going out on site, checking on jobs, and kind of realize, Wow, that's a lot more exciting for me than it is sitting in the office. (2:27)•  Yeah, the house that She Built was a really cool project here in Saratoga Springs, so we started a Utah professional women in building Group, which is a chapter of a national group, a few years about here in Salt Lake City. And we've been lucky enough to have women from all over the state that have joined and that it is now a to state professional women in building Council. Cool, it's really cool. And we have more than 60 women that have joined and are paying members and are doing really incredible things for our entire community. But the house that She Built, we needed a project that we could do that it was going to be fun and exciting and attention casting. And throughout discussion back and forth, this project of building an all-female built home came up, everyone thought, Wow, this seems really cool, really exciting. (7:45)•  Yeah, and I think for me, I have a little different kind of crew, like all of my trade partners, they've known me since I was a kid, my dad, a very loyal contractor, he doesn't price shop, he picks the people that are good to him and he's good to them, and that's why they have these long-term relationships. So a lot of these people have known me forever and they really... They know that I know what I'm talking about, and they don't question me or give me a hard time on site, but the occasional time we do have new guys or new man that own companies that are coming out and joining our trade team. I do have to prove myself, and at some point I would like it would be great to not have that have to happen again, but I think for the next little while, we just have to continue to get the word out that women should be in this industry, it's a great place for you to be.   (13:36)•  I absolutely think construction is not for the soft heart, you have to have thick skin, even in a situation where I'm in, where most of the people I work with have known me since I was a kid, we still get into it all the time, I mean, we're in a crunch where the last minute I'm yelling at the plumber about something, he's yelling back to me about something, you have to have the skin... And you have to also be able to say, I'm wrong. And you have to also be able to... This is probably the difference between men and women, and I see this a lot on job sites as men are, my dad and the plumber or the electrician can get into it and then be best friends tomorrow.  (30:36)ABOUT STEPHANIE DAILEY:Stephanie is the current 2021 President of the Utah Professional Women in Building committee, and the 2022 Utah Valley HBA's 2nd Vice President. She is in line to serve as the first ever female president of the Utah Valley HBA. Stephanie began her career in construction at a very young age. At 16 she got her first job at an architectural design firm. After high school she continued her education in computer aided drafting. She became a licensed real estate agent in 2015 and a licensed contractor in 2019. She spent 6 years in architectural design both with Landforms and Walker Home Design. In 2012, she began work with Symphony Homes out of Davis County. She started in their architectural design department. After a few years she transitioned into real estate sales and marketing while continuing to help the drafting department. In 2017 she began working side by side with her father Steve Dailey. In 2019 she became a licensed general contractor and today they work together building custom homes across Northern Utah.Stephanie likes to spend her free time outdoors. You can usually find her out on the trails on a mountain bike or in her side by side. Both of these ladies have authored books that encourage representation of women in the construction industry through children's literature. It's important for us to normalize women being in our industry by showing our children it's possible. Reading about it allows them to dream and explore endless possibilities. Mollie Elkman is a mom and the owner and president of Group Two, a national full-service marketing partner for home builders. With a deep understanding of new home marketing and a forward-thinking approach, Mollie has helped continue to keep Group Two at the forefront of the industry for over 50 years. She has shared her thoughts with thousands across the housing industry, including business owners, builders, and sales and marketing professionals. Mollie is the author of the children's book, The House that She Built, published by NAHB Builder Books. She is passionate about proactively sharing the successes of those in housing in order to diversify and grow the number of people in the skilled trades. Amanda Jewell is a mom of two girls, who are growing up around the construction industry and are fascinated by the home building process just like their mom. Her family has been in the home building industry and has been for over 40 years, French Brothers Homes. Amanda's father is currently building his personal home and does not have time to do many of the tasks involved, so he asked her for help. She became Panda the Project Manager. During this building process, and through the family business, Amanda has seen first-hand the challenges women face in construction, as well as the fascination little girls have with home construction. Additionally, Amanda has a Masters in Mental Health Counseling, and am a Nationally Board Certified Counselor. She has worked with adults, children, and teens individually and facilitated group counselors for teens and adults. With a family history in construction and a background in counseling Amanda combines STEM themes with emotional and social development in children's literature.

I do have to prove myself, and at some point I would like it would be great to not have that have to happen again, but I think for the next little while, we just have to continue to get the word out that women should be in this industry, it's a great place for you to be.   (13:36)•  I absolutely think construction is not for the soft heart, you have to have thick skin, even in a situation where I'm in, where most of the people I work with have known me since I was a kid, we still get into it all the time, I mean, we're in a crunch where the last minute I'm yelling at the plumber about something, he's yelling back to me about something, you have to have the skin... And you have to also be able to say, I'm wrong. And you have to also be able to... This is probably the difference between men and women, and I see this a lot on job sites as men are, my dad and the plumber or the electrician can get into it and then be best friends tomorrow.  (30:36)ABOUT STEPHANIE DAILEY:Stephanie is the current 2021 President of the Utah Professional Women in Building committee, and the 2022 Utah Valley HBA's 2nd Vice President. “Women are the real architects of society.” -Cher    By some estimates, women make up only about 10 percent of those employed in the construction industry. What would it take to design and build a home solely by women? Would there be enough interest, enough women available in one area?   We are joined by Natalie Miles (project manager and designer for Wardley Homes) and Katy Higgins (owner of Blue Best Heating and Air) to learn all about The House that SHE Built, a home construction project recently completed (and sold!) in Saratoga Springs, Utah. The Utah Chapter of the NAHB Professional Women in Building began work last year to design and build a home that was showcased in the 2021 Utah Valley Parade of Homes. The goal for this home was to highlight and utilize women professionals, skilled tradeswomen, and woman-owned companies for all stages of the project.    The proceeds from the sale of the home will be divided between scholarships, women-run charities, and future home projects like The House That SHE Built.    The home is a 3,200 sq ft 2-story home with an eclectic, farmhouse style. Additionally, the home also includes many high-performance details including a HERS score of 59. I have seen some crazy things happening lately in the homebuilding industry! There is turmoil with both new and existing homes as a result of shortages and supply-chain disruptions in many different areas.  In this episode, we will look at the problems we are facing and discuss why they are happening. We will break everything down into the three parts of a house: the land, the materials, and the labor. They are all connected, and we are having challenges with all of them.  Welcome to another episode of the Everyday Green Home Podcast! I'm Marla, the Green Home Coach, and I am happy to have my ever-popular co-host, Tony Pratte, joining me face-to-face in the studio today! Huge impacts The markets for real estate, new builds, and remodeling of existing homes are connected, and they are all having problems now. The impacts of that are huge. They are affecting building costs, timing, and even how people are moving around. The rising cost of lumber Houses are now being sold, sight unseen, to the highest bidder, and new homes are currently averaging between twenty and forty thousand dollars more due to the rising price of lumber.  A challenge There are not enough people working in the construction and skilled trades. Even finding someone to come in and do a simple home repair has become challenging right now.  Sawmills Sawmills got shut down during the pandemic. We have fewer sawmills online now than we did ten or twenty years ago because many of them shut down during the great recession and never got going again.  Border and lumber issues The turnaround time for lumber shipments from Canada is way too long because it has to cross the border and quarantine. The transportation of the materials is also an issue because the transport drivers are having problems with being locked up.   Alternative materials The producers and salespeople of alternative materials are finally making sure that their voices get heard.  Cabinets There is a massive issue with kitchen cabinets being unavailable.  Windows and doors Even windows and doors have become hard to find because factories in which they are made were shut down. Now, they are unable to catch up with the demand. Appliances There is a six-month wait for many appliances, even though many warehouses are full of appliances that have already been paid for. The warehouses are full because the pipeline got stuck due to new houses not being completed or reaching a point where the appliances can get delivered. Copper Electricians are running out of wire, and the price of raw copper is shooting through the roof! That affects plumbers and electricians and also inadvertently HVAC heating and cooling. Resin There is a shortage of the resin that makes the plastic for electric cover-plates, light switches, wall plates for cable or data connections, speakers, ceiling-mounted speaker brackets, and more. It is all connected If the openings in the dry walls for the electric wires do not get covered, the house cannot get inspected. Without the inspection, the sale of the house cannot close. That creates even more demand in the already-tight existing home market.  Home inspections Homebuyers and sellers are now becoming willing to waive their home inspections. If you buy a house without a home inspection, you have no recourse, and you will never know what you are dealing with in terms of termites, water issues, or components that do not work. Demand is outstretching supply Currently, the demand for materials is outstretching the supply. That has caused a surge in pricing.  A shortage of land Many people want to move into single-family homes. That requires land, but there is a shortage close to the cities. New areas As a result of more people working more flexibly or working from home, new areas are starting to open up for people to live.  The basics of land The land to build homes on is finite and scarce. Ten years ago, it took about six months to get through all the permit requirements for developing a new piece of land. Now it takes two to three years, and that leads to increased costs. Labor There has been a shortage of labor in the skilled trades and homebuilding industry for many years. Because, as a nation, we were encouraged to aspire to higher education. As a result, we lost almost two generations of tradespeople. Many people do not realize that the trades are higher education.  No debt With most skilled trades you could make between sixty and a hundred thousand dollars a year, with zero debt. Women in the construction industry More and more women have been joining the construction world. We need women to be doing that kind of work, so I am excited to be joining a project in Utah next week, called The House that She Built. It is hosted by women in various trades, to bring awareness to women in the building industry. Professional Women in Building My part in the Professional Women in Building organization was to help bring an event, Build My Future, to Oklahoma City in 2019.   Construction sites Construction sites are fun! There is music going, people making fun of each other, and people working hard as a team. Individuals from the various trades can be found on-site, all with the same end in mind- to produce the home.  What we can do about the labor shortage We can encourage young people to learn more about opportunities in the trades and hopefully connect more with those coming into the trades- particularly with more women.  Jobs in construction There are jobs in construction for everybody! In this Real Estate News Brief for the week ending June 12th, 2021… inflation hits a new 13-year high, homeowners make big gains in equity, and “The House that SHE Built” in Utah.Economic NewsWe begin with economic news from this past week. The latest inflation report shows another surge in consumer prices. The U.S. Bureau of Labor Statistics reported a .6% jump in the consumer price index last month. That puts the annual rate at a 13-year high of 5%. The core inflation rate, which excludes food and energy, also jumped .7% to a 29-year high of 3.8%. The Federal Reserve has assured Americans that these price increases are the result of a fast economic recovery, and will only be temporary. Some economists worry that the higher prices won't come back down, but as MarketWatch reports, the debate is expected to “play out over the next year.” (1)The number of people filing for unemployment continues to drop. The government reported just 376,000 new claims for the week ending June 5th. (2) The number of continuing claims also fell by another 258,000 to a total of 3.5 million. Combined with seven other state and federal programs, 15.34 million people are collecting checks. That's about half the number at the same time last year.While jobless claims went down, job openings shot up to a record high. The Labor Department says there were 9.3 million openings in April, which is about 1 million more than March, and about 5 million more than there were during the early months of the pandemic. (3) Employers say they are struggling to find people to fill open positions. A high number of people are also quitting their jobs. Economists say there are several reasons for this situation, including early retirement, trouble finding childcare, extra unemployment benefits, and fear of COVID.Consumers regained their confidence in the economy in June. The University of Michigan's consumer sentiment survey shows a 4-and-a-half point increase to a reading of 86.4. That's after it hit a 13-month high in April, and then dropped in May. (4) Mortgage RatesMortgage rates were down slightly in the last week. Freddie Mac says the 30-year fixed-rate mortgage slipped 3 basis points to 2.96%. The 15-year was down 4 points to 2.23%. (5)In other news making headlines…$1.9 Trillion in New Homeowner EquityJune is National Homeowners Month, and U.S. homeowners have something to celebrate. (6) According to CoreLogic's latest Home Equity Report, homeowners with mortgages have enjoyed a 19.6% year-over-year increase in their equity. That represents an average yearly gain of $33,400 per homeowner, and a total gain of more than $1.9 trillion. (7)CoreLogic's chief economist, Dr. Frank Nothaft, says: “Double-digit home price growth in the past year has bolstered home equity to a record amount. This reduces the likelihood for a large number of distressed sales of homeowners to emerge from forbearance later in the year.” Instead of letting their homes go into foreclosure, they are more likely to sell their homes and pay off the loan.The first quarter report shows that loans with negative equity decreased 7% to 1.4 million homes. That's about 2.6% of all homes with a mortgage.Turkey Leads for Global Price GrowthHome prices around the globe have been rising at their fastest pace since 2006. A report from Knight Frank shows they were up 7.3% year-over-year in March. And the country at the top of that list is Turkey at around 32%. New Zealand is second with a 22% increase, and is followed by the U.S. and Sweden at 13%, Austria at 12%, and Canada at 11%. (8)Frank Knight says it is “not” a global boom, however, because many countries are seeing modest price growth, and four are seeing price declines. Home prices in Malaysia, Morocco, India, and Spain are down between about 1 and 2% year-over-year.“The House that SHE Built”The so-called “House the SHE Built” is making a debut at Utah's annual Parade of Homes. The 3,200-square foot custom-home was designed and built by an all-female construction team. It began as a local project in Sarasota Springs to encourage more women to take this career path, but grew into a national event that attracted women from across the country including engineers, designers, architects, landscapers, and skilled workers. Many provided the materials and the labor for free or at cost. (9)Proceeds from the sale of the home will be used in a number of ways to help women pursue a construction industry career.
