We're continuing our Smart Girl Summer Series this week with another fantastic guest that will inspire you (and maybe even help you out at the next sports trivia night!). Now, as a reminder, Smart Girl Summer is an eight-week series featuring some of my most brilliant friends sharing behind-the-scenes stories that you won't hear anywhere else.  And today, we have the brilliant and business-savvy Kelli Masters on the show today! Kelli is an attorney, a certified sports agent, and the founder of KMM Sports, a full-service sports management company based in Oklahoma City. AND, fun fact: she was one of the first women to represent a Top 5 pick in the NFL draft!  She has represented more professional athletes than any other woman in the sports business history and was named one of the 25 most influential women in sports worldwide by Bleacher Report. Needless to say, Kelli knows a thing or two about business, sports, and remaining true to yourself against all odds. We sit down to chat about Kelli's experience working in a male-dominated field, what her faith in God means to her, and some of the lessons she has learned along the way. Plus, she shares some good advice for the next generation of trailblazing women.  Listen in to learn more about -  How Kelli got to be where she is and how she found her calling to be a sports agent.  How to be fierce without being aggressive or unkind.  The inside scoop of being a sports agent and what Kelli has on her radar next. Favorite quotes: 1. It's funny how those of us who try to map out what we think our life is going to look like and we fly and make all these plans. But truly, when you trust God with that and put it in his hands, it doesn't look linear at all. 2. Being fierce doesn't come from me being egotistical or cocky or overly confident. It comes from knowing God has called me to do this. He has given me the skills to do this. And he's given me the passion and the ability to fight for my clients, to fight for the people that I've been given to fight for and there's nothing more powerful. 3. Isn't it so easy to beat yourself up for where you're not?  4. What we've created is so different and so special. And it's 100% because I just said, “God, I want to do it your way and I don't want to do it my way.” I don't want to just look successful. I want to make an impact and create successful opportunities and lives for the players that I get the chance to work with. 5. It's interesting how you can spend so much time working on the details of something when God's like- no trust me over here. Just keep being good to people. Keep listening to me. Keep being kind to people. And I'll come through for you. Great things we discussed:  1. Kelli Masters 2. KMM Sports  3. High Impact Life 4. Rose Toronto Skincare 5. Quiet Place 2 6. 96,000 7. You know how people get sucked into scrolling Facebook or Instagram, and how you can just mindlessly pick up your phone and then you look up and two hours have gone by and you’re like, “What just happened?”  I have that bad habit, but for me, it’s not social media that I get sucked into. I’m never on Facebook except once a day to check in on all my students in my Facebook Groups, and I’m horrible about Instagram, to the point where I’ve put up an automated reply in my DMs that if you want to get in touch with me, email me because I’m never in my DMs.  I know, I’m old school. So old school that I get sucked into news. My crack-apps of choice are Apple News, and Flipboard, mostly stories from either Buzzfeed, or Entrepreneur, Inc + Forbes. So much so that at the time of this recording, I’ve removed both apps from my phone and I’m trying to figure out how to block myself from being able to look at our local news websites whenever my brain wants to procrastinate or zone out and I automatically reach for my phone. But before I grounded myself from mindlessly flipping through news stories until my brain was so wired that I couldn’t sleep, I came across a headline that read “Amazon Sellers Are Self-Publishing 'Blank' Books — and Turning a Big Profit” so of course I click on it and it’s a Money Magazine article profiling today’s guest, Kelli Roberts, who also happens to live in Columbus, Ohio like me, who creates designs for print-on-demand products on Amazon. So I reached out to invite her on the show to learn all about the fascinating world of self-publishing and print-on-demand. Kelli and I talk about: What low-content and no-content books are and how Kelli makes a living creating and selling them on Amazon. The secret to success with self-publishing on Amazon. Networking at conferences as an introvert. How Kelli got featured in Money Magazine. What a typical day looks like for Kelli. The one thing you need to drive you to keep going when it gets hard. Kelli’s best advice for you if you’re struggling to generate revenue. The one belief Kelli had to change about herself to get where she is today. My favorite quotes from Kelli: “Do something you enjoy. If you don't enjoy the process, it's going to be a huge struggle.” “Don't compare yourself to anyone else. It's your journey and don't do it just for the money.” Resources mentioned in this episode: Amazon Sellers Are Self-Publishing 'Blank' Books — and Turning a Big Profit Summit of Greatness Amazon KDP Merch by Amazon Alex Becker Bio: In 1998, Kelli started selling on eBay as a hobby because she was intrigued about selling things online. But Kelli never saw it as a business opportunity, so she earned a BA in political science in 2005. For the next 8 years, she spent time working at a tennis club and in the investment industry. In 2013, Kelli decided to quit her job to focus 100% on eBay. Since then, she’s done Amazon FBA, Kindle, CreateSpace, ACX and various print-on-demand platforms. She absolutely LOVES expressive her creativity through print on demand products.  In April of 2018, Kelli started a YouTube channel to help others in the industry. And most recently in September of 2019, she was featured in Money Magazine. Outside of business, she enjoys fitness, tennis, coffee, vegan food and spending time with friends and family. For Kelli Phillips, real estate is about more than just selling houses; it is about helping families achieve their goals. Her philosophy is simple. Give value, try to help every person you meet, and sales will come as a byproduct. By providing her clients with an unforgettable experience, she then grows her referral business. It’s the law of reciprocity, and the cornerstone of her business model, and it works!  Several years ago, Kelli realized that she couldn’t go it alone, so she made a decision to grow a team of like-minded professionals who could better serve her clientele through specialization. Each agent has their strengths, and they leverage this. Focusing on their gifts, and what they’re truly passionate about, allows them to serve where they best fit. Each and every day she is honored that clients place their trust in her to advise them in buying and selling one of their most important investments ~ their home. Exceptional service, honesty and integrity are the foundations of their day-to-day dealings with people. Their clients deserve nothing less than the best they can give! Kelli has worked extremely hard to become one of the top Realtors in Northwest Atlanta. The knowledge and local expertise that she gained from managing a Keller Williams market center for several years, combined with numerous sales transactions are undoubtedly the biggest competitive advantages that she offers her clients. She also compliments her real estate experience with a background in marketing, and a marketing/business education from Western Kentucky University. Kelli has a passion for education and mentoring new agents. She enjoys speaking and training both new and seasoned agents. As a leader for her local Board and a volunteer at the state level, she continually gives back to the profession she loves so much.  For more information about having her visit your area for speaking or training, visit www.KelliPhillips.com Kelli has been married for 27 years and has 3 sons and one daughter-in-law. In her free time, she enjoys spending time with family, hiking, organic gardening and volunteering with various ministry organizations. What You Will Learn: Kelli’s transition from part-time stay at home mom into real estate Kelli’s journey from sales into management and leadership The importance of consistent conversation with your clients and prospects How to prioritize revenue-generating activities The transformation of communication and brand strategy in real estate How Kelli’s maintains her brand Kelli’s approach to coaching and mentorship Book Recommendation: “The Best Yes” by: Lysa TerKeurst Additional Resources: Website: https://www.kelliphillipsrealtygroup.com/ Twitter: @WelcomeHomeATL Facebook: https://www.facebook.com/welcomehomeatlanta/?ref=bookmarks LinkedIn: https://www.linkedin.com/in/kelli-phillips-a3aa4b14b/ Communication Strategies for Modern Real Estate Agents Pick Up the Phone! Conversations create closings—the more conversations you have; the more likely you are going to build connections that lead to conversations about real estate. Kelli Phillips got into real estate in 2003, and if one thing has remained constant since Day 1, the significance of communication in the growth of your business. People do business with who they know, like, and trust. In order to build that trust, you must communicate with people. So pick up the phone as often as possible, and get out and see people! New Media, Same Conversations Picking up the phone is a simple, effective tactic if you are willing to do it. But today, communication is a different animal. It is hard to get someone’s attention, but you can design a message that packs a bigger punch. Social networking, cell phone usage, and media consumption habits directly influence how clients interact with our brands, so it’s important to try and use that to your advantage. Create Stronger Connections You can create video walkthroughs and build digital marketing campaigns with ease. You can send your clients DMs on Instagram. The tools are changing but the goal is still the same; you want to have conversations that will help you win the day. The only difference is the number of ways you can start them. Listen to my podcast episode Communication Strategies for Modern Real Estate Agents, with Kelli Phillips to learn more. Cheers!

This week on MIA Radio, we interview Kelli Foulkrod. Kelli is the owner of the Organic Mental Health Center.  She is a therapist, yoga teacher, and mental health paradigm shifter based in Austin, Texas.  For the past 15 years, Kelli has worked in the mental health field and practised yoga. She has been integrating yoga and the healing arts into traditional psychotherapy for over eight years and is passionate about offering holistic mental health treatment options.   With many years experience in an academic research setting, Kelli bridges the gap between science and spirituality.  Kelli has experience serving clients populations of pregnant and postpartum women, grief and loss, psychosis, homelessness, substance abuse, teens, couples, and groups.  She offers individual, couples, and group psychotherapy services in addition to yoga therapy sessions, workshops, and retreats. In the episode we discuss: How Kelli started her journey as a psychology undergraduate at the University of Texas and working in clinical and academic research. How working in a neuroscience laboratory resulted in internal conflict and led Kelli to interest in and research into alternative modalities alongside her psychology studies. How Kelli experienced first hand the approaches that pharmaceutical manufacturers used when running clinical trials. That Kelli felt that modern psychology neglects the body and she started to practise yoga and meditation alongside studying for her masters degree in clinical psychology. That, to Kelli, modern mental health therapy feels egotistical and narcissistic and that she was resistant to becoming a clinical therapist. How people are hungry for alternatives but there are so few other options that people continue to get involved with mainstream medicine. The profound changes that occur when becoming parents and why this might lead to mental health difficulties. How we have lost touch with community and social connections that existed when we lived as tribal cultures. How shamanic ceremony and tradition can be understood and utilised in response to emotional distress. What is it that fuels your passion for art? Can you trace your passion back to an early age or is it something that was awakened in you later in life? How do you continue to fan the flame? My guest is artist Kelli Vance. Kelli is a figurative artist from Texas, she got her BFA from the University of North Texas and her MFA from the University of Houston. Kelli’s current paintings of women explore spirituality and invite the viewer to decipher their meaning. In our conversation, we discuss how Kelli fuels her passion for art, where her ideas come from, how she brings her vision to life with the help of friends who model for her, and so much more. I can’t wait for you to hear Kelli’s story and her fascinating perspective. Falling in love with creating art. Do you remember that “moment” when everything clicked for you and you just fell in love with making art? If you didn’t have a specific moment, what was it that pushed you to start your journey as an artist? Kelli Vance and I had a wonderful discussion where we both took the time to share how we both had a moment where everything clicked for us. It was really exciting to hear from a peer who had a similar experience as I did. We both marveled at the fact that there was nothing spectacular about the assignments that we were given but we fell in love with craft all the same. The difficulty of wrestling with personal expectations. Holding to high standards and rigorous expectations for yourself can really be an asset that keeps you focused and striving to create good art. However, there is often another side to that coin. In our conversation, Kelli Vance and I discuss our relationship with personal expectations and how they’ve helped and hindered us over the years. We also touch on a sort of antidote to our high expectations, getting around other artists who can look at our work and assure us that we don’t have to critique every little thing along the way. What has been your relationship with personal standards and expectations? Stoking the flames of passion for art. As with many things in life, the longer you live with something, the more ordinary it begins to feel. Something that once took your breath away, can easily be lost to boredom or indifference. What have you done to keep the passion for art alive in your mind? How do you keep that flame lit after so many years? My guest, Kelli Vance opened up in our conversation and shared with me a few examples of what she does to keep stoking the flames of passion for art in her life. One aspect that she mentioned is how she is moved by art shows like the one she recently viewed in LA. Kelli also says that getting away and exploring nature has a rejuvenating effect on her creative spirit. What can you learn from Kelli’s story? What helps you keep your passion alive for art? Nurturing a habit of curiosity. It is so fascinating to hear all the different responses from all my guests when they talk about habits that have helped them succeed as artists. Kelli Vance says that the habit of curiosity is the one habit that has helped her grow and find success in her career. She describes herself as constantly curious, researching ideas, talking through them with friends and cultivating an ever-present awareness of things all around her. Kelli also points to a specific friendship she has with a fellow painter who has challenged her and acted as a sounding board for all of her creative ideas.
