For their first episode of 2025, hosts Munzurul Khan from KHI Partners and SPI's Phil Tarrant are joined by Sandeep Kaur and Michael Elias from KHI Legal to discuss the complexity of property laws and the importance of having a trusted conveyancer. According to legal experts, legal agreements are essential in property investments, especially in joint ventures where all parties must understand their roles and responsibilities to avoid disputes. The discussion then touches on the strategic aspects of property law, including asset protection and estate planning. The co-hosts emphasise the importance of having a trusted lawyer aligned with his client's goals and ensuring the relationship continues once the deals are concluded, as legislative changes may impact their investments.

My brother, Michael Elias, a writer and director tells me when visitors come to the set of a film, nothing stops. The only exception is if they are athletes.Maybe it's because everyone thinks, if pressed, they could act, sing or dance, but never run a race, ski downhill or score a goal. When Gary Lineker, one of the great footballers of our time, walks into The River Cafe everything stops.  He is one of the very few footballers never to have received a red or yellow card — consistent with who he is: principled, respectful and fair — values we share. We're also both in the world of podcasts - his company Goal Hanger has 18 million listeners a month. Gary and I also share the world of food. Look at his Instagram account and you will see as many photographs of what he is cooking as the games he is analysing on Match of the Day. Today, Gary is in The River Cafe kitchen with Joseph Trivelli making Potato Gnocchi with tomato sauce. When he comes back I will definitely stop what I'm doing to talk to him about food, football, family and principles.  It's a goal.Ruthie's Table 4 is made in partnership with Moncler.See omnystudio.com/listener for privacy information.

Michael Elias is an award-winning writer, actor and director who's written film, television, theatre and fiction.            His new novel, You Can Go Home Now, is a timely and thoroughly entertaining psychological thriller featuring a female cop on the hunt for a killer while battling violent secrets of her own.  I've read You Can Go Home Now and can tell you it's a deeply engaging mystery with a lot of heart. Michael is also the author of the novel, The Last Conquistador.            Born and raised in upstate New York, Michael moved to New York City after graduating from St. John's College in Annapolis to pursue a career in acting. He was a member of the Living Theatre and acted at The Judson Poets Theatre, La MaMa, and Caffé Chino. Michael then transitioned to Hollywood and with Frank Shaw wrote the screenplay for The Frisco Kid starring Gene Wilder and Harrison Ford. With Eve Babitz he wrote Envoyez les Violons.  And then he began a long writing partnership with Rich Eustis. Together, they wrote the screenplays for Serial, Young Doctors in Love and they created the popular sitcom, Head of the Class for ABC, which was partially based on Michael's experience as a high school teacher in New York City.             Michael also worked with Steve Martin, a collaboration that included material for Steve's comedy albums, network TV specials, and the screenplay for The Jerk.            Michael wrote and directed Showtime's Lush Life with Forrest Whitaker and Jeff Goldblum, leading to a nomination for Best Director at The Cable Ace Awards . His semi-autobiographical play, The Catskill Sonata, about a small hotel in upstate New York, was directed by the legendary filmmaker, Paul Mazursky.

Welcome to Episode 53 of the Sustainable Ecommerce Podcast! https://sustainable-ecom.com/ep53 Today's show is the second episode in our mini-series on rethinking waste, and we turn our focus from plastic to mechanically recycled textiles, taking a look at the downstream uses for the recycled material and how you can get involved.  Now you may be aware of some of the alarming statistics of this already, but the average Australian throws out 23KG of textiles per year, giving us the dubious honour or being the second largest consumer of textiles per capita in the world, behind the US. And if you sum those number up, with 26.3 Million people in Australia, that adds up to something like 604 million KG of textile waste every year. Clearly, as brands we need and responsibility to change this equation. So to help on that path, my guest today is Michael Elias, founder of Upparel. As you'll hear, the demand for domestic recycling of textiles here in Australia has enabled Michael to transition from ecommerce brand selling subscription socks to Australia's largest mechanical textile recycler, in just a couple of years.   A little like Plastic Bank that we spoke to last week on the show, Upparel have a strong focus on transparency and traceability when it comes to knowing exactly what your brand is recycling, and where that recycled material ends up.  Perhaps most relevantly for the topic of this series, one of the most exciting parts of Upparel's ecosystem is how they're constantly innovating and working with downstream partners to rethink ‘waste textiles' as a resource, replacing other virgin materials in a range of products from the fillers in boxing bags to home insulation. That means that whether your waste problem related to overstock, returns, deadstock, post consumer product or even staff uniforms, Upparel has a solution to help you keep material out of landfill.

ABOUT THE BOOK - YOU CAN GO HOME NOW How far would you go to protect yourself and your children from domestic abuse at the hands of a husband, a boyfriend, a partner? This is the question at the heart of literary thriller YOU CAN GO HOME NOW out by HarperCollins on June 23, 2020. Elias' tough heroine Nina Karim confronts her own moral compass of right and wrong in her pursuit of justice—and revenge. Nina is a single, 31-year-old homicide detective in the Long Island City PD. Her current investigation focuses on a series of cold case murders by abusive men. The women connected to these men all have the same alibi: they were in Artemis, a battered women's shelter when their husbands were murdered. Nina goes into Artemis undercover and finds the goings-on may align with her tragic past when her father was assassinated, propelling Nina to become a police officer in order to find his killer and extract her own bloody justice. Nina's quest for revenge comes together in a stunning climax. Razor-sharp dialogue, relentless action, and nuanced characters set YOU CAN GO HOME NOW far apart in a crowded field of psychological suspense thrillers. The novel's political undertones and powerful message of social justice pose complex questions that will resonate for the reader long after the last page is turned. ABOUT THE AUTHOR Michael Elias is an award-winning writer, actor, and director who has written film, television, theatre, and fiction. Elias has made a lifelong career writing for the stage and screen. He was nominated for Best Director at The Cable Ace Awards.
