This time it was the turn of Nationwide, which said prices had risen 10.9 per cent in the year to April, reaching a new high of £242,832 - up by £23,930 compared with 12 months earlier. Most experts say this is down to people's changing lifestyles during the pandemic and the incentive provided by the Government's stamp duty holiday. But are there other forces at play? Fred Harrison, a British author and economic commentator, successfully predicted the previous two property crashes years before they occurred - and his 18-year property cycle theory says that house prices should continue to boom before crashing in 2026. His theory is based on analysis of 300 years of data, and suggests that the underlying force behind rising prices in the property market is the finite supply of land. This, he says, combines with greed and speculation to turbo-charge sentiment and send prices spiralling before a bubble bursts. Given that early predictions of a house price crash during the pandemic were wildly inaccurate, does his model provide a better idea of what might really happen? On this week's podcast, Georgie Frost, Tanya Jefferies and Helen Crane also look at the other factors shaping the housing market, including tantalisingly cheap mortgages with two-year fixed rates as low as 0.99 per cent. These are two great options for homebuyers who need to sell first. Many homebuyers face the dilemma of needing to sell their current home before they’re able to purchase their new property. What’s the solution? I have two of them: 1. If you need the equity out of your home to purchase your next one, we have teamed up with an institutional buyer who will purchase the house you choose with cash for you if you qualify. They’ll allow you to move in, get settled, and then we can sell your old house. Once you’ve sold your house, they will sell the house that they bought in cash to you. If this is an option you want to explore, reach out to us and let us know. This option makes you a much stronger buyer, which is key in this market where there are a lot of multiple-offer situations. “Using our institutional buyer strengthens your offer because they’re paying in cash.” 2. If you’re comfortable owning two homes at the same time, you can recast your mortgage into a new home. You will find the new home, buy it with a smaller down payment, then once your house sells, the lender will allow you to take your equity and put it on your new home to reset your payment. When the Vermont Legislature convenes on Jan. 6, 2021, Rep. Jill Krowinski, D-Burlington, is poised to become the speaker of the House. She will succeed Mitzi Johnson, who lost her seat in the Nov. 3 general election. Krowinski was first elected to the Legislature in 2012 and served most recently as the house majority leader. When not in the Legislature, she is executive director of Emerge Vermont, an organization that recruits and trains female Democratic candidates to run for political office. Krowinski previously worked as chief of staff to former speaker Gaye Symington. Krowinski will become just the fourth woman to serve as speaker of the Vermont House of Representatives: she is preceded by Johnson, the speaker from 2016 to 2020, Gaye Symington, the speaker from 2005 to 2009, and Consuela Bailey, Vermont's first female House leader, who served as speaker from 1953 to 1955. Krowinski will become part of a historic all-female leadership team in the Legislature, joining Senate President Pro Tem-elect Becca Balint and Lt. Gov.-elect Molly Gray. "I'm so honored to be part of this point in history," says the incoming speaker. "We are modeling and showing women and young girls in this state that you have a path to be in a leadership role." Krowinski says that when groups of young girls come into the Statehouse, “my favorite thing to do is take them into the House chamber and give them all a chance to stand behind the podium and look out." "This could be yours," Krowinski tells the girls as they peer out over the ornate chamber. "There is a path for you if you want it and if you want to lead."

Steve Scalise was nearly killed last summer when a gunman opened fire at the Republican congressional baseball team’s practice. Last September, after months of surgeries and intensive rehabilitation, the Louisiana congressman was met with a thunderous ovation when he returned to work at the Capitol. The emotional scene—cathartic for Scalise and so many colleagues who were on the baseball field with him—might have obscured just how far he has to go. He’s still undergoing regular physical therapy and walks with the assistance of a cane; the wounds to his pelvis, hip and left leg were so severe that Scalise still doesn’t know whether he will ever be able to run again. Mentally, however, he claims to have fully recovered. Scalise says he was able to process the incident and put the trauma behind him, by reconstructing the events of the day with the help of his teammates and security detail. That included a trip back to the baseball diamond with David Bailey, one of the two U.S. Capitol Police officers who saved his life. “We went back to second base, and he showed me where the shooter was,” Scalise told me in an interview for Politico’s “Off Message” podcast. “We’re looking at first base, where [U.S. Capitol Police officer Dave Bailey was] in a gunfight with the shooter. And he [was] standing just kind of isolated on an island at first base with no protection, and the shooter is kind of hiding, pigeonholed behind this cinderblock dugout behind third base.” Of course, Scalise doesn’t want to be defined by that event. And he’s a fascinating character for other reasons. Control of the House of Representatives isn’t the only thing at stake in the Nov. 6 midterm elections—it’s the future of the House speakership. Paul Ryan is retiring, Minority Leader Nancy Pelosi faces an uprising among younger Democrats and Majority Leader Kevin McCarthy has not demonstrated the ability to collect the requisite 218 votes needed to become speaker. That makes Scalise, the House majority whip, a popular dark-horse pick to become speaker of the House—that is, if Republicans hold the majority. Scalise, one of Washington’s most reliably on-message lawmakers, is even more cautious than usual these days. He’s spending the home stretch of the election season traveling the country with his House Republican colleagues, raising money and collecting favors while hugging President Donald Trump at every turn. Right now, with a career-climaxing promotion potentially awaiting him next month, Scalise can’t afford to alienate Republicans on either end of Pennsylvania Avenue. The internal dynamics are fragile: McCarthy’s allies have eyed Scalise warily for months, worried that he is undermining his superior’s bid for speaker. Scalise, for his part, promises not to run against McCarthy for the top spot if Republicans hold the House, and moreover, he tells me, “I think Kevin would have the votes.” Politico's "Off Message" podcast is hosted by Tim Alberta. How to Buy Your Next House for Half Price (CFFL 542) Transcript: Jack Butala: Jack Butala with Jill DeWit. Jill DeWit: Hey there! Jack Butala: Welcome to the show today! In this episode Jill and I are going to talk about how to buy your next house for half price. Here's a hint: it's the same way we buy all the other stuff. Jill DeWit: Yup. Jack Butala: Before we get into it, let's take a question posted by one of our members. Landinvestors.com online community. It's free. Jill DeWit: OK. I love that he uses this name. It's not his real name, I looked, I know. But shammgod asks, if you go on landinvestors you'll find him here. He asks, "A couple of properties I've researched I've noticed have extremely low assessed values. Sometimes $20, in an area where that's not normal at all. Is this a red flag when that happens, and what would you be looking for? I realize analyzing assessed value is unnecessary, but when it's significantly different from the other properties in the area, I feel like something might be up. Overthinking? Or a good flag to follow?" Jack Butala: At this level there's no such thing as overthinking how to analyze data. There's overthinking, like, lots of stuff. But analyzing data, you can't overthink it. And I think that this is a fantastic question. Assessed value, like you said, has nothing to do with the actual value of the property. What you're experiencing when you see, if you have a dataset of like kind properties, in a perfect world, and the assessed values are all over the map, it's purely for this reason: the assessor, or the assessor before him, or 13 assessors ago when the county actually incorporated, made a mistake. They just overlooked that APR and so it got assessed at $20. It might be a property that's designated as a non-profit, so there's no taxes at all. 13 assessors ago a guy may have decided that the two-zero dollar value in that column in the database really meant that it was a non-profit thing. So, they get offers from me, shammgod. When I see that, I disregard it. The only reason that, in order for a property wouldn't get an offer from me when I scrub out data is, number one, it's like a government property, so the owner is not somebody who is going to respond. Like, the City of X, that's the owner. They don't get a letter from me. And the other reason is property use. I'm famous for not sending offers to industrial property. There are people in our group that that's all that they do is send offers to industrial property, and they do great. So those are the two reasons, assessed value is not one of the reasons. I hope that answers the question. Jill DeWit: I think it's great. Thank you, Jack. But they're the same ring. Which one are you going to buy? Jill DeWit: Two of the five grands. Jack Butala: Two of the five grands? Jill DeWit: Ha ha ha ha. Jack Butala: So you buy two of the five thousand dollar rings ... Jill DeWit: That's right. Jack Butala: And sell one of them for ten grand.
