So it's 5:30, and you have just finished watching the evening news, and you decide that you want to catch up with the latest happenings with your neighbors today. So you head down to the kitchen, where there are people talking and laughing, and giving Chef Joe pointers on the best way to make tonight's meal. You sit down at the counter and chat with everyone as chef puts the final touches on your evening meal. It's a great experience that as been tailored to you and your neighbors. And tomorrow at breakfast, you get to do it all over again. This is just one aspect of the home model that has been created by Loe Hornbuckle with Sage Oak Denton. Their unique model of creating a campus of small residential homes has blended the best of both worlds in senior living - the focused care and support of the residential model, and the efficiencies of a large community. They operate off of a simple philosophy: great care, great food, great communication. And in this episode of TFT, Aaron & Loe take a deeper look at the uniqueness of the model, how food plays a critical role, and how this could be the answer for seniors looking for a different living option. This week, we tackle a particularly interesting field of real estate that we don't often get to talk about: senior housing. Join Loe Hornbuckle and I as we talk about the different types of senior living, innovating senior care, and many other aspects of senior living real estate. KEY TAKEAWAYS 1. Senior living is composed of many different types; memory care, assisted living, skilled nursing facilities, etc. 2. Big senior living facilities are not always the best places to receive elderly care. 3. Being present is one of the best ways to optimize operations and maintain control. 4. Systematizing operations is not always the best way to prevent abuse in senior facilities—but hiring good quality people is. There are 2 common types of assisted living. First there's the traditional large buildings with activity directors, transportation, and 100+ residents. It's large but scalable with more amenities and services to offer residents. Then there's the smaller residential home model - ‘mom and pop' style with more individual attention. Loe Hornbuckle is the CEO and founder of Sage Oak Assisted Living and Memory Care in the Dallas-Fort Worth area, and he has taken the advantages of each to create a third type: a ‘best of both worlds' version of assisted living. This model: - Creates a campus of smaller care homes (similar to a neighborhood) where there are no more than 16 residents per home. They're united by a central sales and administrative office. - Helps residents with mobility / memory issues so they don't have to walk far and receive a more favorable ratio of staff to residents. - Is part of a larger organization helping residents get the scaling and opportunity of a big facility with the more individualized attention of a care home model. Learn about the differences between various assisted living types and how this experience can be effective for seniors. Topics discussed: - Dallas and Denton senior living - Assisted living / memory care - Senior living facilities - Mobility-friendly facilities - Technology in senior living - COVID-19 and senior living Takeaways from this episode: - Assisted living like Sage Oak offers a resident-to-staff ratio of 4-to-1 during the day and 8-to-1 at night - great for those who need more attention or supervision. - A smaller staff-to-resident ratio offers better outcomes with reduced falls and better, more personalized meal service. But it's also scalable with the benefits of larger facilities, with an activities' coordinator, transportation, and more. - Sage Oak works to provide a homey rather than institutional atmosphere. By having smaller homes with fewer people, it's less confusing and overwhelming for residents. - Smaller homes are helpful for managing COVID. If you have eight residents versus 80 residents, it's a much lower probability that there's an active COVID case in the home with only eight people. Multifamily investors know the advantages of scale. But when it comes to residential assisted living or RAL, bigger isn't always better. The big-box model often leads to poor healthcare outcomes, treating residents not as individuals but part of a process. So, how can investors scale senior living facilities without compromising care? Loe Hornbuckle is CEO of Sage Oak Assisted Living and Memory Care and Cofounder of GoodHorn Capital, a real estate investment firm focused on recession-resistant asset classes including build-to-rent and senior living. Loe has a heart for improving the residential assisted living experience, providing residents with both the quality care associated with small RAL facilities and the advantages of scale. On this episode of Apartment Building Investing, Loe joins cohost Garrett Lynch and me to share his unique, hybrid approach to building assisted living and memory care facilities. Loe explains how his father's bad experience in hospice inspired his interest in RAL and offers insight on applying his strategy to multifamily deals. Listen in to understand how Loe is solving the scaling problems of residential assisted living and find out if the business of caretaking is right for YOU. Today's guest works in a much-needed but highly-challenged industry -- residential assisted living homes. He was very early to see the impact the coronavirus could have on his business and the economy in general -- even when most people, including world leaders, called it a hoax or a bad flu. Where did he find the information he needed to make critical business decisions when so many others couldn't see it, and fought hard against the bad news? Loe Hornbuckle was making good money running a car dealership, but was not fulfilled. He started to learn about real estate investing as a business, and eventually chose residential assisted living as his asset class of choice. He is now CEO and founder of Sage Oak Assisted Living and Memory Care which he calls“the boutique assisted living company” with 5 locations in Dallas and a total of 40 beds. Has has two developments in TX and Louisiana, totaling 300 beds and an estimated value of $45M. I've personally been very impressed with how quickly he learned about this pandemic, and has helped many others understand the implications -- if they're willing to listen. www.RealWealthShow.com
Loe Hornbuckle, Founder and CEO of Sage Oak Assisted Living and Memory Care, speaks with Jason A. Duprat, Entrepreneur, Healthcare Practitioner and Host of the Healthcare Entrepreneur Academy Podcast. In this episode, they discuss the specific regulations around assisted living, the value of boutique facilities and how to scale this type of business. Episode Highlights: What was Loe’s background? How did Loe start Sage Oak? How has his experience in real estate helped him run Sage Oak? Loe discusses some of the pricing factors for assisted living. Loe describes his experiences with licensing and the Department of Health and Human Services. How has the Residential Assisted Living Academy supported Loe? What does he look for in a new location? What are your options if you don’t want to own a business of this scale but still want to be involved? What staff do you need to hire to run an assisted living facility? What obstacles has Loe run into due to the current healthcare system? Loe highlights how he approached scaling the company. What are some of the ways you can get involved with assisted living? 3 Key Points: There is a significant shortage of healthcare workers in the US. Owning an assisted living facility is not the only way to get involved or to help. The more people you want to help, the less involved you will be in the day-to-day. Tweetable Quotes: “When I put my mind to something, I figure it out. That’s probably the number one thing I look for in entrepreneurs - what’s their grit factor? How tough are they? Because there’s going to be things that happen.” – Loe Hornbuckle “The current system is what it is, and we’re going to have to really radically rethink how we do healthcare in a lot of different ways in order to make the door wider so that everyone who needs care and, in my opinion, deserves care, can go through the door.” – Loe Hornbuckle Resources Mentioned: Residential Assisted Living Academy: https://residentialassistedlivingacademy.com/ The Sage Oak Website: https://thesageoak.com/ Email Loe: Loe@thesageoak.com #HealthcareEntrepreneurAcademy #HealthcareBoss #healthcare #entrepreneur #entrepreneurship #assistedliving #memorycare #realestateinvesting
