When you are in the design and development world, the challenges are daily and the rewards are infrequent. Well, today was one of those days when I got to go to sleep feeling accomplished. Yesterday, our project, The Sage Oak of Lake Charles was announced as the national winner of the 2021 Senior Housing News Architectural Design Award competition in the Memory Care category. As a developer, I'm thrilled to be part of this team effort to bring this ground breaking project to fruition. A project like this is truly a team effort. I'm going to thank a whole bunch of folks who helped bring this project to fruition. In so doing, I'm certainly going to miss some who are worthy of mention. I've got to start with my partner Loe Hornbuckle who developed the expertise as an operator at a very high level. It was his brainchild to create refine the values the underpin the Sage Oak product offer. I'd like to recognize the architecture firm of Greenfield Lawson in New Orleans, the general contractor of Donahue Favret also from New Orleans, Valerie Malone and her interior design firm at Quill Design in Cambridge, our partners Pam Abide and Sharon Foreman at New Orleans Equity Partners, our supportive lender at B1 Bank, Dave Zook and the whole team at the Real Asset Investor, our expert staff under the leadership of Executive director Jeremy Fruge, and the entire staff at Sage Oak. When you walk in the door, after you take a temperature test, you can really feel the positive energy in the doors. You are the reason that we're ahead of our occupancy projections this early into the startup cycle. We don't build these projects to win awards. We're not out there playing the comparison game. We build these projects to create a great product in the market that solves a real need. Where design competitions are useful is in looking at what other leaders in the industry are doing and helping to calibrate what best in class looks like in the industry. We're not going to stop innovating, improving, strengthening the product offering for the new buildings that are under construction in other locations. Even as winners, we see room for improvement. Most of the time, those improvements are small details, like better positioning of a shower head in a shower. But we're thrilled to receive the honor and recognition that comes from being the winner of this year's award.

There are 2 common types of assisted living. First there's the traditional large buildings with activity directors, transportation, and 100+ residents. It's large but scalable with more amenities and services to offer residents. Then there's the smaller residential home model - ‘mom and pop' style with more individual attention. Loe Hornbuckle is the CEO and founder of Sage Oak Assisted Living and Memory Care in the Dallas-Fort Worth area, and he has taken the advantages of each to create a third type: a ‘best of both worlds' version of assisted living. This model: - Creates a campus of smaller care homes (similar to a neighborhood) where there are no more than 16 residents per home. Closing on a property the same day that the president declares a national emergency? Our friend Loe Hornbuckle checked that off on his real estate investing career last year. How did him and his team solve the problem that was about to arise? You can read this entire interview here: https://bit.ly/2Mx2xUw You closed on a property when COVID hit. This can be something that can happen at any point in time in different types of versions. It can be the economy or anything else. How did you guys overcome this problem? I don’t think I’ll ever forget this, because how many people can claim that they closed a major real estate transaction on the day the President of the United States put the United States in a state of national emergency? Literally, the day we are closing on the deal, the President’s on TV saying we’re entering a state of national emergency and, like a lot of people, you’re in California, you have earthquakes, you have fires, there are all kinds of city and state emergencies, but I’ve never seen a national emergency before. So I didn’t know what that meant, or what was going on. All I know, is that I closed a very large real estate transaction, by some standard, $18 million is pretty large, on the day that the president is on TV, basically saying the sky is falling. because our construction was being done in phasing, we went ahead and figured out what our three targets were, what we needed at a minimum to close the deal in terms of investor equity. Then the second question was, what do we need to do phases one and two? And the next question was, what do we need to do all three phases? So we broke the project up into a few different metrics When you're doing a raise, people always focus on the ceiling, how much money you're going to raise. The question that we asked ourselves was, what's the minimum amount of money that we can raise in order to not have the project be delayed? And so we came up with those three numbers. Are there any other tips that you can give our listeners on how to deal with unplanned situations like this one? If you were to think about all the things that it takes to write a business plan, I think the first thing you have to be is you have to be realistic. When you're realistic, and you're writing a business plan, one of the questions you should ask yourself is, how could this go wrong? What are the problems this deal could have, and then try to be creative and pre plan. So much about people that write business plans, it's all optimism. For example, if we just assumed, that we were going to raise this money, no problem, we hadn't set the floor, then we potentially could have had to rewrite the operating agreement, and that could have caused other investors to be spooked. Instead, we just said, Hey, this is the minimum amount we're going to raise, this is the maximum amount we're going to raise. Always go through your business plan and just think through things that that could happen, maybe you won't raise all the money, maybe you'll have some price increases. You're going to need to have a healthy contingency, and things like that. A lot of what made us successful on this project, or come to a successful conclusion, really dealt with going in being realistic. And then also asking, Where can we have problems? And if we do have these problems, what's our plan in case we face them? Because having that in your back pocket, and when something does happen, you've already kind of planned for it. It helps a lot in the moment because you don't feel like you're being blindsided by something you couldn't see coming. "I'm a firm believer in passive investing as a myth. Only in so much as I believe that investors can invest in you, they can invest in me, and it's passive once they make the investment; but the non-passive part is they gotta' know you, they gotta' know me, they gotta' understand it. So, there's a level of underwriting and due diligence on the investor side... It's really just do the due diligence on the person on the other side of the equation, who the key person is on the other side of the equation, and if you like them do the best you can to invest in as many of their deals as possible. Because you can do ten deals and nine go amazing, and one's not so great...If you're cherry picking and you pick the wrong one, you're not going to benefit from the whole track record of success."
