America's thousands of closed landfills represent a massive untapped opportunity to generate clean solar power. These unused brownfield sites, which are often seen as burdens on their local communities, have the potential to be transformed into renewable energy assets that provide a range of benefits. In this episode, Tim Montague explores the possibilities and challenges of developing solar farms on retired landfills with guest Annika Colston, founder and president of AC Power.Annika explains that there are over 10,000 closed landfills in the US that could generate up to an estimated 63 GW of solar power if converted to solar farms. However, building solar on landfills involves additional costs and complexities compared to traditional ground-mounted or rooftop installations.Despite the obstacles, a growing number of states like New York, New Jersey, and Illinois have recognized the opportunity and enacted policies and incentives to spur solar development in landfills. These programs help offset the extra costs associated with landfill solar projects.When executed successfully, landfill solar can yield a range of win-wins. In today's podcast, I interview Heather Renfroe, whose son Adam, died by suicide approximately 15 months ago. Heather courageously shares her son's mental health struggles, criminal background, and her beliefs about receiving support after his death. Heather talks about the conscious decisions she made to change her grieving patterns to be a better role model for her daughter, how she ultimately found her voice, and her plans for helping others in the future. Key Points: There were so many important and interconnected themes that were touched on during today's interview. These themese includes the intensity of trauma symptoms that can occur in the immediate aftermath of a traumatic death, police and media involvement, healthy and unhealthy coping mechanisms, isolation and the power of human connection, how grief evolves over time, and shame. In the podcast I share several excerpts from a letter that Heather wrote to me in September, during National Suicide Awareness month, to bring some of these themes together and also introduce disenfranchised grief. In this letter Heather shares more about her son's criminal history and her perceptions that his actions impacted her ability to ask for or receive help. We have Heather's permission to post her letter in our Facebook Group – Talking About the Podcast Untethered with Dr. Levin. Heather described her experience of disenfranchised grief, a term coined by Kenneth Doka in the late 1980s. Disenfranchised grief occurs when grieving does not fit into society's acknowledgement of the death because it is not socially acceptable or publicly supported. Disenfranchised grievers like Heather can experience additional negative consequences on top of their already stressful circumstances including increased loneliness, anxiety, depression, or shame. Heather knew that she was not getting the help she needed but the shame, overwhelming pain, and burden associated with disenfranchised grief kept her feeling trapped. Heather's experience has ignited the passion and calling for her future that she shared today. Heather found the strength within to make different choices. She started therapy and journaling and stopped watching the video tapes of her son's death. She took risks and wanted something different for herself and her children. She still continues to struggle, misses her son greatly and experiences grief on a daily basis but is able to utilize healthy coping mechanisms. She has now found her voice and is able to be verbal and ask for support, cultivated an amazing support community, and is committed to helping others. Heather is resilient. She is a fighter, and she is able to acknowledge that she is going to be okay and even thrive after the sudden death of her son. She is now more willing than ever to step out of her comfort zone and try something new. She admits she sometimes struggles to see her strengths in the moments when she needs them the most but has surrounded herself with people who she loves and trusts. Adam's death, like all sudden and unexpected deaths, changed Heather's life forever. But in today's interview, Heather said it was in a good a way, which was hard for her to admit. And what kind of questions can help you identify if this directly involves the transaction? Tune in and find out!   Episode Highlights:  Jenn addresses the scenario of which it's about disclosure projects from neighbors. Jim talks about Article Two and what it says Jim now explains the situation. The seller notified the listing agent that the neighbor was putting up a fence in the property line. The question is: Is there a moral, ethical, or legal obligation to notify the property buyer that a fence is going up on the property line? Jennifer says that it is a courtesy to tell the buyers that the fence is going up the neighbor's property.  Jim gives us probing questions that can help with a situation like this.  Jim agrees that it is more of a courtesy issue rather than an ethics issue.  When the buyer disagrees with the fence and asks to get out of the contract because of it, your response would be to ask for legal advice since it's a legal issue. 3 Key Points: There are appropriate questions that need to be answered when you come across a situation like this. It is common courtesy to notify the buyer about certain changes but until it directly involves the subject property, it is not violating anything.  When there is new information, over-sharing the information is not a bad thing. Sometimes how we see ourselves limits what we could do to change our behavior. We need to have a system in place to do both.    Most agents send out something their database can put on their refrigerators, but a lot of newer model refrigerators aren't magnetic anymore. Make sure you're mailing out things with adhesive strips.    Push all your past and current clients into one VIP client Facebook group - it's like sending them more pieces of mail. You can make the most amazing social media post but you don't know who's going to see it, but with your own group, people get notified every time you go live, so you can use this to send market stats and even do giveaways.

Society minimizes the time it should take for us to process and go through things but the reality is life doesn't work that way. Jeff talks about the pros and cons of compartmentalization in both personal life and business. Oftentimes people don't immediately recognize something wrong with them because so many are just moving one hundred miles per hour or they try to get busier to distract themselves which just temporarily masks the pain but does not lead to long term improvement or recovery. In PR there are so many emotions, relationships, and nuances. Jeff asks Paige to talk about the difference in the PR that is costly and the free options. Why do real estate agents need PR? How can you be seen as the authority with value in your community as a real estate agent? “If anyone DMs you to pay for PR, do not do it”, says Paige. Journalists look for content and knowledge, what can you provide? How do you find reporters? Paige shares the tips and tricks. How Peripheral Nerve Stimulation Controls Chronic Pain, With Dr Tim Feldheim On today's episode, Dr. Danko and Dr. Feldheim discuss the rapidly growing and emerging therapy in chronic pain, peripheral nerve stimulation. Dr. Felheim completed his training at The University of Florida and a fellowship at Case Western University. At The Premier Pain Institute they have had positive experiences with peripheral nerve stimulation that they are sharing with the listeners. Tune in for the details! They most commonly see peripheral neuropathy characterized by inflammation of the nerves in the lower extremities but can affect the upper; it is usually accompanied by intense burning, numbness, tingling like feeling. What is Reflex Sympathetic Dystrophy (RSD)? Lumbar radiculitis is an extremely common cause of a diseased nerve pain state, a lot of people know this as sciatica. Neuropathic pain can be caused by crushing of nerves, lacerations due to trauma or injury, surgical insults, stress injury, small fiber neuropathy and phantom limb pain post  amputation. Should a realtor even be at every showing? Jenn shares a ridiculous request that she made to a client in a desperate situation. Monica said one time a client asked her if she would sit in their car with their child while they went in to check out a house. Though maybe not ridiculous, it made her very uncomfortable and also it went against the policy of not letting potential buyers in a house alone. A client once asked about having a surprise party at the house before they actually owned it because they had relatives in town. What about repairs? Can repairs be made before you actually own the property? As a realtor have you ever been asked to float a client the earnest money and they return to you the next week? Monica shares when it happened to her. One time, Monica got locked in the basement with a family looking at a house. She shares all the details. On this episode of the Lab Coat Agents Podcast, host Jeff talks to McCall Jones. She owns a company called CharisThere are 54 different forms of charisma styles that somebody can be. There are ways that people sabotage themselves on video, are you? How do you create a persuasive video that grabs attention and builds trust with your audience? Tune in to hear from McCall.    Episode Highlights:  McCall has 20 years of performance experience. She started her professional singing career when she was eight years old. When she was eight, she went from doing talent shows to doing crowds of 35,000 people in a couple of months. McCall had a dad who wouldn't speak to her for days at a time if she messed up on stage.  When McCall was building this Charisma-style system, she looked at what gives people the ability to make people pay attention, trust, and  act. There are three ways to move somebody to action. There are only three ways to get somebody to trust you, and there are six ways to get somebody to pay attention to you. There are different emotions and different intensity levels that every single person has, but each one of those emotions and intensity levels remains within a specific charisma style. What is the concept of finding your voice? When people try to find their voice, they repeat and repeat, and suddenly the thing that they measure of success is comfortability. When people get comfortable, they start to measure their success in the number of the videos published instead of what each individual video does for their business.  McCall suggests that you don't get caught up in how many views your videos get but get caught up in how long they watch, which Jeff can attest to is very hard because he produces many videos. When you tell your friends to take your advice, and they do it, you're not asking them to buy something. But if they do it, that means your authority's file is great. It is hard to build trust in one touch, but we always have ways to do that. The longer you have viewers in your universe, the more videos they watch, and the more likely they will develop that prosocial relationship, which means that they know you. There are six different entertainment styles. Three are hourly focused and less intense, and three are person-focused and more intense. When you meet a stranger or go to a different table at a networking event, you should shift into the higher intensity version of your entertainment style. Every time you meet somebody and sense that something is off, it means they are out of their charisma style. Nothing on camera makes you feel awkward, but what you are doing on the camera makes you feel awkward.   3 Key Points: There are no good or bad Charisma styles. There is only a right and a wrong for every single person. So if I tried to be you, it would be wrong for me, and it would be wrong for you if you tried to be me, says McCall. Light, lift, and compassion styles are three ways to move people to action. TMV: Episode 20 – Discipline – Part 1 Discipline is a foundational pillar of parenthood, and as mothers, it is our duty to child guide our children closer to God. In part one of our multi-episode series on discipline, a topic we get asked about a lot, we dive into what discipline means. There are so many people out there who claim to have a set number of steps to help you discipline your children. While there are some practical tools you can use that we will share in episodes to come, we need to view discipline through God's eyes. When we see just how blessed we are to be mothers who shepherd our beautiful children closer to the Lord, we understand that discipline is the sum of a series of small actions and that it requires patience, commitment, and consistency. In this episode, we each weigh in with our discipline-related thoughts, talk about the importance of leading by example and nourishing our spiritual lives, and why it is vital to talk about a plan of action long before you come against some difficulty with your children. Remember, you are not in conflict with your children when there are struggles; it is a battle of the soul, so always come back to just what an honor it is to be an ambassador for the Lord because you get to steward your family closer to Him. Key Points: There is not a set number of steps to discipline your kids, but theology always helps. The importance of having a plan about discipline and drawing your kids closer to God. It is easy for us to get lost and forget our purpose as mothers. Knowing the reason our children do not obey helps us see the behavior compassionately. Our children are lost and they need help finding a savior. As moms, we have to take care of our spiritual lives to see the blessing of motherhood. Discipline starts early on; think about sleep training to ensure you have a marriage-centered home. Parenting and disciplining are tiring but consistency pays off in the long-term. When times get tough as a mom, remember just what a blessing motherhood truly is. Start talking with your husbands about discipline when you are pregnant. All the choices you make for your family are underpinned by discipline. Parenting is a good and perfect gift, so do not outsource it to other people. When loan limits increase, it means you can buy more house with a reasonable down payment and the loan is backed by the FHFA (Fannie Mae & Freddie Mac) The new Maximum Conforming Loan Limit for a single unit property is $548,250 from this year's $510,400 You can now do a 5% down payment on a purchase up to $577,100 You don't have to have 20% down, there are amazing loan options at 5% down; talk to your REALTOR® and loan professional to learn more about your options I'm getting the inside scoop from Brian Floyd, my preferred lender who's a pro and gives personalized advice Information on jumbo loans Jumbo loans are loans for amounts larger than the conforming loan limit and the pricing number is different These are for luxury homes; you'll need a higher credit score (720 and up)  If your credit score is less, you can do a 5% down conventional but will have lower loan limits Jumbo loans typically require 20% down, sometimes 10%; there are some 0% doctor loans, but you'll need reserves, great income, and great income verification Underwriting for jumbo loans typically takes a little longer to confirm everything  Other loans: Sandwich loans, stacker loans, combo loans, 90-10-10, 80-10-10; all these have adjustments on pricing and a second underwriting Have a loan professional you can trust; there's a lot to consider Announcement coming in December: FHA loan limits are likely going to increase, too, to $356,362 (they typically follow FHFA) Information on the FHA loans It's 3.5% down, your credit score can be a bit lower, and your debt-to-income ratio can be higher, giving you more opportunities as a buyer If your credit score has taken a hit, ask your REALTOR® and loan professional how to boost it People with FHA loans get an extra inspection because the bank has more at risk; there could be some non-negotiable repairs FHA folks look for paint peeling, operating windows, handrails for 3 or more steps, and other safety precautions  FHA loans serve an important part of the marketplace; buyers will have more loan options and REALTORS® will be able to better help their buyer pool 3 Key Points There are great loans with 5% down. When you engage with the energy center you are able to take control of your emotional state as well. • Women's bodies tend to soak up emotion more and have more energy based on emotion. • We need to have control of our emotional energy, allow other people to have their own energy and not feel responsible for anyone else's energy. • Our bodies are anchored to a foundation for our entire body tending to be more fluid and susceptible to outside forces. • Your energy is anchored to your reproductive system and if something is negatively impacting you, it can have a negative effect. • In pre-menopause, there is an energy shift in women including energy called Kundalini. • There are many ways to control your energy shift in different changes in your life including pre-menopause. • After sexual trauma women tend to have a hard time with their energies, staying present through anxiety, stress, fear and other survival mechanisms. • After sexual trauma, you can begin to feel lost, have low energy and feel unbalanced within yourself. You can overcome this with support and finding a new way to cope with different activities etc. • The last piece of advice from Lisa, stop engaging in the news.
