This perception is rapidly changing thanks in large part to today's guest, Bob Kramer, a self-described serial social entrepreneur and founder and president of Nexus Insights, an advisory firm that helps clients redefine aging and rethink aging services. His many decades in the field, coupled with his penchant for thinking outside the box has earned Kramer a reputation as an iconoclast and agitator in the field. He is broadly recognized as one of senior living's most influential and high profile thought leaders and connectors. With over 35 years of industry leadership, he has earned the reputation of “agent provocateur” in the seniors housing and care industry. He has been described as an “ice-cutter” and scout in identifying industries and trends that will disrupt the future of seniors housing, aging services, and aging more broadly. Stephen M. Golant, Ph.D., is a Professor at the University of Florida (Gainesville). He consults, lectures, and writes on older adults' housing, mobility, long-term care, and technology needs. His most recent book is Aging in the Right Place, published by Health Professions Press. His most recent paper develops a theoretical model to explain the smart technology adoption behaviors of elder consumers ("A theoretical model to explain the smart technology adoption behaviors of elder consumers (Elderadopt)." Journal of Aging Studies, 42, 56-73) He is a Fellow of the Gerontological Society of America and a Fulbright Senior Scholar award recipient. He recently received the Richard M. Kalish Award from the Gerontological Society of America for his insightful and innovative publications on aging and life development in the behavioral and social sciences. He is frequently called on by corporations, universities, state government agencies, and national organizations as a lecturer or an adviser and has appeared on numerous television and radio programs. He has written or edited about 140 papers and books, including Location and Environment of Elderly Population (Wiley, 1979), A Place to Grow Old: The Meaning of Environment in Old Age (Columbia University Press, 1984), Housing America's Elderly: Many Possibilities, Few Choices (Sage Publications, 1992), The Columbia Retirement Handbook. (Columbia University Press, 1994); Encyclopedia of Financial Gerontology (Greenwood Press, 1996); the CASERA Report (Creating Affordable and Supportive Elder Renter Alternatives (Margaret Lynn Duggar & Associates, Inc., 1999), and The Assisted Living Residence: A Vision for the Future (The John Hopkins University Press, 2008). Dr. Golant serves on the editorial boards of The Gerontologist, Journal of Aging Studies, Journal of Housing for the Elderly, Research on Aging, and Seniors Housing & Care Journal.

Most hotels and motels lack seniors housing purpose-built functionality—in terms of common spaces, in-room kitchenettes, and nursing stations. From a cost standpoint, it does not pencil out. The word “luxury” is opaque—everyone considers what they have is luxury. Wellness is the new luxury—staffing and programming that impact residents' lives directly. It's hard to fake a wellness program. (Graber is excited about the use of targeted nutrition and exercise programs to improve memory.) Staffing and operations drive seniors housing. The physical plant can be middle market, while the staff and programming are considered the top of the market.

The first hot spot for COVID in the US was at a nursing home in Washington State; the seniors housing industry has been at the forefront in responding to the crisis for its vulnerable residents and its workers on the front lines. David discusses the tremendous response of the industry and the future of the seniors housing business, for which the demographic trends continue to suggest significant growth and opportunity.David has served as ASHA's President since its creation by the National Multifamily Housing Council (NMHC) in 1991. With over 30 years of industry experience, David has an extensive understanding of seniors housing research, policy and regulatory issues, and an intimate knowledge of the seniors housing business. He is currently involved with the Alzheimer's Association Brain Ball Committee, the Cornell Institute for Healthy Futures, the Granger Cobb Institute for Senior Living at Washington State University and serves on the editorial board of the Seniors Housing & Care Journal.
