So who, exactly is government. It's the question that Michael Lewis and an all-star team of writers address in a particularly timely new volume of essays. Who is Government? There are new residential and industrial projects that's going to come into the city of Bixby. According to Jared Cottle, city manager of Bixby, for residential projects there will be a new school complex along west 151st street which is really drawing new folks to come in town. There are also a couple of industrial projects for the community, they are actively looking for development partners to bring in more jobs to the community. That is what they are focusing on to do that job creation component of community development and to find businesses that want to come in. Bixby Oklahoma, a very great place that is famous for their BBQ and Blues Festival and Green Corn Festival. The city is making a lot of efforts for their community development and Jared Cottle city manager shares to us the developments that are happening in Bixby. The first part of the project will be landscaping, hardscaping, sidewalks to make sure the city is walkable, there will be a lot of projects to make downtown beautiful. 414 new listings for the past seven days have been recorded and 613 properties that are pending to be closed which is about 200 more than the new listings. And the number of closed sales for the past seven days is 514, the gap is closing between new listings and closed and pending sales. It is somehow a good news because we don't want the market so hot that it will be completely unavailable for home buyers and home sellers. And another news from the association of home builders, a new research report says regulatory costs add a wapping 93,870 to new home prices and 41,330 is attributable during development only. 52,540 is due to the construction process. The study shows how over regulation is exacerbating the nation's housing affordability crisis and that policy makers should take bold steps to reduce or eliminate unnecessary regulations. A woman who took a heartbreaking situation and turned it into something that helps other people. Sandra Worth became a certified autism specialist to further understand and help their son about the diagnosis and how to help other people, a very fascinating thing to do. She later on started My Autism Connection which helps connect people and make community support. The families get the services in the sense of what direction they should go and how could they best support their son or daughter. For adults they have found that they are not alone, that there are a lot of people that are like them that could relate to one another and a closely similar interest to each and everyone. 8 years ago the jumbo limit at that time was 417,000 which means in order to get a conforming loan of let's say a minimum of 5 percent down payment your loan size couldn't be over 417,000 at that time. If you are a first time buyer and you want to place a 3 percent down payment you're gonna be limited to the maximum loan size you can go, so 417,000 was 2013 and over time they have raised it up and now the maximum loan limit in Tulsa is 548,250 but this varies in some areas based home home prices and home values in different areas. Fab Lab Tulsa located at the Kendal Whittier area right along Lewis between Admiral and 11th and they are gonna be moving to 15th Lewis. And talking about Kendal Whittier there are a lot of projects going on here along this Lewis corridor that was once not really a great place historically. Fab Lab Tulsa is on a mission to be in a community where they can be helpful and to turn the lights on and do something great for the people. The Fab Lab do events and exhibitions to bond, youth education programming to introduce childrens to digital programming and how to use 2D and 3D softwares. They also teach design thinking, basic skills for problem solving and change making. Everybody is looking for a licensed and bonded contractor everytime we buy a house and we make a list of maintenance and repairs that we expect from the seller. Michael Goodman explained who should or could be licensed in what. There are trade specific licensing in the state of Oklahoma, a general contractor, a homebuilder a very generic title there is no specific licensing for him to do business in the state of Oklahoma. And to simplify things, basically if it requires a permit it typically requires somebody licensed. A flooring guy, a drywall guy, a painter, a handyman that is doing wood repair outside of your house, a siding guy, a guy that changes windows that does not require a license. And regarding a roofing license there are two types of it, a generic which covers everything on the residential side and commercial endorsement for contractors which do big commercial works. The entire movie industry as we all know has turned upside down due to the pandemic because all theaters were closed but it also provided opportunity because delivery of film online has been trending at the highest level. It also provided opportunity for independent producers because theatrical release is a very expensive endeavor for independent producers. The major difference between manufactured, mobile, and modular homes is the way that they are constructed. Manufactured homes are completely constructed in a factory and then transported to the home site. Once they arrive at their destinations, they are indistinguishable from site-built homes.
