Injuries created a bumpy journey and when she was sidelined she realized she did not know. How to find joy outside of her sport. She had the courage to ask for help and found her way back to herself. During the pandemic she started her own company: Urban Wave and her mental health journey inspired her to use her business to further the efforts of others to support student-athlete mental health. She launched a campaign: Minds Matter, recognizing that a mind over matter mentality ignores the importance of embracing and growing stronger from a challenge. She is pursuing a career as a physical therapist and will support athletes emotionally as they work through physical injury.

Oklahoma is a state that does not require a general contractor license which allows when someone who buys a land and builds a home then decides to be a home builder automatically he/she will become a general contractor. That also allows them to repair your cabinet or put insulation in your home. Oklahoma State only requires licensing for specific trades like heating, electrical and plumbing. Anything outside those scopes are not or do not have any required licensing. Asking the right questions when choosing someone to work on especially when they have been working on it before is important. Insurance is also important, as it is a standard and your protection against certain contractors. Workman's comp is critical when anybody is working on your property, making sure that your current workers are being paid and you would not like the liability to bounce back on you as an owner. The most abused term is “bonded” in the industry. Most bonding usually occurs in a municipality type construction process.There is not a specific bond that covers the homeowner or covers a specific position. A general contractor is not gonna be bonded. As you become fixated on licensing bonding or insure that you lose sight of things that are more important. Shortage of inventory in the residential market for a longer time might lead to Real Estate Agents having to work 5 to 10 hours as hard to make an offer accepted. Buyers have to shop longer and quit. Pamela Wright and Sabrina Shaw discuss to us that appraisal and home inspection are two different things. Appraisal is made to define the value of your home. This is usually ordered by the lending companies for them to be able to assess how much money they will lend to a home buyer. The buyers think they can choose their appraiser because they are paying it out of their pocket but it's not the deal. If a homebuyer is buying a property in cash, appraisal is not needed but it's very preferred to have it appraised. While appraisal is to define the value of a home, home inspection defines the condition of the home. A Seattle based company just put out a study that there are two million renters that can afford to buy a property because they work remotely nowadays. They cannot afford to buy in their local areas but since they work remotely, they can afford to buy in other areas where entry level housing is much more affordable. Which is why we are getting calls from people in other states and why remote Tulsa is so popular. I just had a closing with one of my clients who came to Tulsa and said “I like it here, it's not so crazy and I can actually buy things” and she bought a house and that's money goes directly into our economy. With this situation it puts more stress on this market due to house shortage but with this new possibility of renters being able to buy and more affordable places are available like Tulsa. These restrictions make a lot of people would like to move into more remote areas and we will not realize it until we step outside the green country. And as companies realize that they can just half their workforce and work someplace else people are starting to say “I don't need to live here where I can't even afford a house. I'm going to go where I can buy three houses like Tulsa.” For some they take consideration of leaving the comfort of their living and they think about their friends and the amenities around them. And that is why some people are not moving, of course. But for a lot of people, they think that they can save so much money going to Tulsa. Others who are moving because they have gotten friends, they can visit them and their friends can visit them. Many aging millennials are coming back to be with their family and are realizing that there is more to life than what they are pursuing. This is one of the things to watch when you are an investor, where the next large movement will be in the population in the next 5,10 or 20 years. And what Tulsa has done in the region has made our city our green country so attractive that people do want to live here. There is entertainment, there is arts, there are things for everybody of all ages. Tulsa is going to move there, on the future of real estate on our TMG program, the things that had been approved but had not shown up on the ground yet are what we will see over the next 5 or 10 years. This pandemic has caused all of us to be quarantined in our homes to keep us safe from the virus but the big question is how about the homeless? That is what the Tulsa Day Center is trying to solve, and right now they have already partnered and collaborated with the different agencies and organizations to help solve this problem for the homeless.
