In January 2014 a brutal murder occurred to the north of Adelaide. Attending police were confronted with the body of an asylum seeker laying in the yard of his suburban home. The offender, a neighbour who was also an asylum seeker known to the victim, initially denied knowledge of the crime and attempted to implicate an innocent witness. Retired South Australia Police Senior Sergeant Carl Whitaker talks to podcast host Jason Byrnes about the challenging investigation with a focus on how it was managed. Bio:Umberta Telfener, health & clinical psychologist, teacher of the Milan systemic family therapy school (Boscolo & Cecchin), actual President of EFTA, former adjunct Professor at the post graduate School of Health Psychology of the University of Roma La Sapienza, she supervises Institutions and Community work and is in private practice since 1980.She is one of the senior systemic professionals and thinkers in Italy. In the mid '70 she met all the pioneers and since then she teaches systemic thinking in different settings. She had among her direct teachers Heinz von Foerster, Lynn Hoffman, Salvator Minuchin, Jay Haley, Carl Whitaker, Carlos Slusky, Bralio Montalvo, Harry Aponte, Luigi Boscolo e Gianfranco Cecchin.She teaches at the Health Psychology Post Graduate training of the University of Roma La Sapienza, both Epistemology and systemic thinking and Systemic practice and interventions. She works as a supervisor in different settings both public and private and has written many books and articles in the Italian language with the most well known publishing companies, among which Ammalarsi di Psicoterapia 1995 (Getting sick from psychotherapy), Sistemica un dizionario sulla complessità 2003 (Systemics, a dictionary on complexity, with the direct supervision of Heinz von Foerster, Bollati Boringhieri). Here are a few highlights on what he will cover in this episode of Peak Market Watch: Nationally, multifamily unit absorption in 2021 was 60% greater than the previous annual peak dating back to the 1990s! COVID-19 certainly caused the pent-up demand in 2021. Trade-outs: New leases in January 2022 were up 18% from expiring lease & renewals were up 10-11%! Record rent growth was a combination of a catch-up from no to little increases in 2020, jump in demand, as well as inflationary pressures Rent growth is expected to continue in 2022 but not at 2021 levels Multifamily permitting did not reach pre-Great Recession levels until 2014 Affordability A Class properties: Rent to income ratio is typically in the upper teens % Affordability B Class properties: Rent to income ratio is typically in the lower 20s % Affordability C Class properties: Rent to income ratio is still just at around 27-28% In summary, at a broad level, affordability is still not a significant issue at investment grade/professionally managed properties despite significant rent increases Delinquencies: Even during the depths of the 2020 downturn, collections were down by just 3% compared to pre-pandemic levels whereas Class C assets showed more challenges, particularly in markets that implemented renter protections. Constance Ahrons was a ground-breaking systemic therapist who challenged negative stereotypes about divorce and was an early advocate for collaborative divorce. She was the author of The Good Divorce and participated in groundbreaking longitudinal research on the effects of divorce on children. " Shame occurs when you haven't been able to get away with the 'who' you want people to think you are. “ Carl Whitaker Underneath all shame are lies that destroy. To heal from toxic shame false beliefs, we have to call out and expose the lie underneath with the truth. If there is a shame lie that you keep believing, expose it to the light in a journal. One way to do this is to write out the shame lie on one column and in a second column next to it, write the truth from your own experience and or faith tradition. Then practice believing and reinforcing the truth. Practice makes progress. There is a temptation to wear a mask and to pretend to be someone we are not. We all have insecurities, but we can't allow those insecurities to make us wear a mask and be unauthentic. It is so tempting, but it never works. We are totally unique and imperfectly perfect just the way we are. We can admire certain attributes or qualities of others and even emulate them but we cannot succeed as a cookie cutter version of someone else. Our society often tries to lump us into a particular stereotype or group. Resist being put in a box or being narrowed down to a particular stereotype. Take off the mask and practice being your unique self. It is a path toward freedom and progressive healing. People pleasing is a trap and it is a form of control. If there is a tendency to want to control or people please, there is fear underneath. An acronym for fear is false evidence appearing real. The false evidence and or the lie of being unauthentic doesn't ultimately work. The people we are trying to please will either end up letting us down or take advantage of us. By taking off the mask, and assertively being your authentic self, you respect yourself and others. Dear God, help me let go of any shame lie that seeks to reduce me to wearing a mask and pretending to be someone I am not.
