Selling or buying a home during a divorce? Susan Guthrie brings in expert realtor Kathy Clark to shed light on the real estate journey for divorcing couples. With 13 years of experience in Southern California's mortgage and real estate industry, Kathy shares essential strategies for navigating property sales, avoiding common pitfalls, and setting yourself up for a successful transition into your next home.  Kathy's insights will help you avoid unnecessary stress and find the right realtor to guide you through mastering the real estate side of the divorce process. Featured Topics: The unique challenges of selling a home during a divorce, including differing goals with your soon-to-be-ex and when to consider selling How to find a realtor who genuinely understands divorce and real estate—questions to ask before signing on with anyone The ins and outs of realtor commissions and what to expect in today's market Common mistakes divorcing individuals make when buying a new home—and how to avoid them Disclosure dilemmas: What to share (or not) with realtors and buyers about your divorce Golden nuggets: “Everything has a value and everything has a cost. I encourage people to go into it open-minded and make sure their agent knows what they need.” “We have a fiduciary responsibility not to share what you don't want to be shared. You tell us ‘It's fine. Go ahead. It's amicable.' There's got to be an expectation of how you're going to do things. I don't think it serves you well to disclose to everyone that there is a divorce. But I also don't think that you can hide it.” “Every house is not the same. Finding the right realtor who has the expertise in your particular home is something worth spending a little bit of time on.” **************************************** About this week's special guest: Kathy Clark Kathy Clark is a long-time Orange County resident with a passion, and career that has been centered on the Southern California Real Estate Industry. Soberlink is a breathalyzer that ensures your co-parent is staying sober while they have the kids, which is especially important during this time of year, when alcohol can be present at so many gatherings. Here's how it works: Your co-parent will test at scheduled times throughout the day. The portable device uses facial recognition to confirm it's really them taking the test, and tamper sensors ensure the results are accurate. Those results are sent directly to your phone or email in real-time, so you'll always know that your kids are with a sober parent. Soberlink is trusted by family law professionals for a reason. It's the top alcohol monitoring system, and its court-admissible data can make all the difference in custody situations. In this episode we critically unpack Tracing Fragments with curator Daría Sól Andrews and Brynja Sveinsdóttir, Director of Gerðarsafn. We discuss exhibition themes, Gerðarsafn's unique position within the Icelandic art and museum community, and the inner workings of independent curating in public institutions. Tracing Fragments includes works by Kathy Clark, Sasha Huber, Hugo Llanes, Frida Orupabo, Inuuteq Storch and Abdullah Qureshi. Through their works, these artists provide potential tools for emancipation and possibilities for healing by revisiting notions of identity ridden with complex legacies of dissociated, violent, and dispossessed experiences — themes and practices of unlearning, revising and reclaiming personal and shared histories that are relevant to our changing time. From Daría's curatorial text: The artists of Tracing Fragments examine the complicated histories behind colonial and racial violence, repossessing terms like power and victimhood. Realizing brown, indigenous, and queer body on their own terms, each artist imagines what forms this body and history can take. Tracing Fragments opened on the 4th of February at Gerðarsafn, Kópavogur Art Museum and is on view until the 21st of May, 2023. // Created and produced by the Icelandic Art Center, Out There brings co-hosts Becky Forsythe @beforsythe and Þórhildur Tinna Sigurðardóttir @tindilfaetta in conversation with artists, curators and art professionals at the @101liveradio. #OutTherePodcast #IcelandicArtCenter #IcelandicArt #IcelandicArtist #Iceland #VisualArt #ContemporaryArt #InspiredByIceland #IcelandicArt

Í innsetningunni vinnur listakonan með hið forna, guðlega og kvenlega, allt í nýju sýningarrými Dariu Andrews sem jafnframt er heimili hennar. Lestin lítur við í Studio Sol í dag. Nú eru 180 ár frá því að Dagúerreótýpan var kynnt heiminum - með þeirri tækni breiddist ljósmyndin út meðal almennings og síðan þá hefur miðillinn hægt og rólega þróast yfir í það sem við þekkjum mætavel í dag - meðal annars þessa laufléttu myndavél í snjallsímum okkar. Í þætti dagsins verður hugað að því hvernig við lesum í og nálgumst ljósmyndir almennt. Við heimsækjum Ljósmyndasafn Íslands, stofnun sem hefur að geyma sex og hálfa milljón ljósmynda úr íslensku þjóðlífi, og má rekja elstu ljósmynd okkar Íslendinga til sirka 1850.
