Send us a textMelanie Leech CBE, British Property Federation CEO joins Anna Clare Harper. In Anna's words:‘35% of no new homes is still nothing.'People love to blame planning for our housing crisis. But it's only half the story. You also need to:Tackle construction cost inflationManage skills and labour shortagesNavigate new regulations (eg building safety, net zero)Make the numbers work with 35% ‘affordable' requirementsI loved chatting with Melanie Leech CBE, Chief Executive of the British Property Federation, about the blockers and opportunities in real estate today.Melanie is one of those rare leaders who instantly earns trust: diplomatic, clear and genuinely passionate about making things better - not just talking about it. Key takeaways include:Policy stability matters as much as policy content.Housing remains investable and is evolving fast. Those who understand new delivery and ownership models (e.g. for-profit RPs, JVs) will unlock huge opportunities. The new Building Safety Regime is a major bottleneck. Emerging leaders must understand how these rules affect delivery timelines and project viability.Guest website: https://bpf.org.uk/about-us/board/Guest LinkedIn: https://www.linkedin.com/in/melanie-leech-58053218/Host LinkedIn: https://www.linkedin.com/in/annaclareharper/Host website: greenresi.com

The UK's Chief Vet is urging travellers not to run the risk of bringing foot and mouth disease back from European holidays, in banned personal imports of meat and dairy. Caz Graham hears why a warm, dry summer in many fruit growing areas has led to a bumper crop of high quality blackcurrants. All farmers tend to the needs of their livestock, but few creatures are as needy as leeches. We visit the UK's only medical Leech farm and find out how sensitive the blood suckers really are, to everything from atmospheric pressure to metals in the water. And we drop in to the mobile consulting room bringing health checks to farmers who are too busy, or reluctant, to get to their GP's surgery.Presenter: Caz Graham Producer: Sarah Swadling

Dr Brad Leech, Clinical Nutritionist and Herbalist joins fx Medicine by Bioceuticals ambassador Lisa Costa-Bir to unpack the intricacies of autoimmunity and the connection to the gut microbiome. Brad shares a wealth of clinical pearls for practitioners with autoimmune patients by unpacking the clinical relevance and meaning of functional gut testing markers as he examines how practitioners can use testing as a tool to identify inflammatory risk factors associated with autoimmunity and individualise treatment protocols for patients using diet, lifestyle, and supplemental support. Brad describes the clinical significance of establishing balance and healthy diversity within the gut using food as medicine, rather than focusing on elimination. Together, they also explore lifestyle factors that impact the gut microbiome, and how managing stress and using targeted supplementation to achieve a balanced gut microbiome can contribute to lowering autoimmunity risk factors in our patients. Unexpectedly, given that the only women described in the Book of Proverbs so far have been an adulteress and a quarrelsome wife, the book's finale is a eulogy to a character referred to as "the Wife of Noble Character".This woman is a striking example of smartness, industry, economy, care and moral support, and also provides a fascinating insight into the independence of ancient Near Eastern woman at a time when many assume wives were second class citizens. Instead, this woman is as essential as she is fabulous.
