Federal commodity program payments on many farms are still tied to base acres established in the 1985 farm bill — numbers that haven't changed in decades. New federal legislation gives landowners the opportunity to add base acres for the first time in years, and the review window is open now.Anastasia Meyer, extension agricultural economist with the Center for Agricultural Profitability at the University of Nebraska-Lincoln, joins Nebraska FARMcast to explain how base acres are established, who is eligible for an increase, and what landowners and producers need to do before the window closes. She also covers how the 30-million-acre national cap works, what happens when a farm has no established program yield, and why landowners and operators should be talking to each other about this decision before opting out.More: https://cap.unl.edu/news/new-base-acres-available-qualifying-farms/

What if the most valuable business lessons you ever learned came not from a classroom, but from a farm? In this episode, Robbie Shoults, third-generation owner of Bear Creek Smokehouse, shares the story of an 83-year family legacy built on smoked meats, hard work, and two simple rules passed down from his grandfather and father: show people how to do it, don't just tell them, and it doesn't cost any more to make it taste good. What started in 1943 with 600 day-old turkey poults and a little smokehouse in East Texas is now a nationally recognized brand sold at Walmart, Publix, and Kroger, with over 50 premium products shipping across the country. And the fourth generation is already on the floor. [00:04:00] How It All Started Grew up on the farm; farming and ranching have been in the family for generations His great-grandfather told his grandfather: I'll give you that land if you'll go work it His grandfather rode a horse 15 miles every day to work the land [00:05:30] The Family History His grandfather cleared timber with crosscut saws and mules Started planting cotton and corn, raised hogs and cattle, and sold vegetables to grocery stores Coming out of the Depression and World War II, things were hard; feeding the family was a daily struggle [00:07:00] The Turkey Decision That Changed Everything A great uncle told his grandfather: you can put more pounds of gain on a turkey per pound of feed In 1943 they brought in 600 day-old turkey poults with no prior experience Ladies from town would come out with roasting pans and pick the bird that would fit [00:09:00] From Turkeys to a National Brand Worked with Texas A&M to develop curing and smoking recipes; the business took off Expanded from turkeys into hogs, sausage, bacon, and a full product line Now supplies salt pork to over 2,000 Walmarts and Publix stores on the East Coast [00:10:00] The Bear Creek General Store Built a 17,000 square foot general store in 2018; calls it the finest tourist trap in Texas Offers hand-dipped ice cream, homemade fudge, a pit room, and Texas Longhorns out front Visitors come from across the globe to experience a true slice of East Texas life [00:13:00] What Inspires Him: Keeping the Legacy Alive His job is to keep building on what granddad and dad started His son Hunter is the fourth generation running daily operations at the plant His role is telling the story; Hunter's role is running production [00:16:00] The Relationships That Changed Everything: Dad and Granddad Neither had a college education; what they taught on the farm can't be taught in a classroom Passion, endurance, and perseverance are what make a business thrive year after year He would not be where he is without the foundation they laid [00:18:00] What His Grandfather Taught Him About Leadership His grandfather worked alongside his team in the field every single day He was never a supervisor; he was a leader who showed people how to do it Robbie has done every single job on the property; that shapes how he leads today [00:19:30] What His Father Taught Him About Quality His dad said: it doesn't cost any more to make it taste good His dad said: everything you produce comes down to one single bite Those two rules apply to product quality, customer service, and how you treat people [00:21:00] Final Word: Treat People Right Treat people the way you want to be treated; that principle runs through everything Products are available online at bearcreeksmokehouse.com and ship directly to your door The Bear Creek Bottom Bliss cookbook includes five generations of family recipes, Bible verses, and Texas tall tales KEY QUOTES "It doesn't cost more to make it taste good." - Robbie Shoults, quoting his father "Everything that you produce out of this processing plant is gonna be reduced down to one single bite." - Robbie Shoults, quoting his father "The things that they taught us out here on the farm can't be taught in a university, in a classroom." - Robbie Shoults CONNECT WITH ROBBIE SHOULTS Website: https://www.bearcreeksmokehouse.com Facebook: @BearCreekSmokehouse Instagram: @bearcreeksmokehouse YouTube: @BearCreekSmokehouse TikTok: @bearcreeksmokehouse Thanks for tuning in! A bizarre real estate listing has put more than seven acres in Hell, Michigan, on the market for $625,000. The episode dives into the unusual story with a playful “weird news” tone, highlighting the small unincorporated area's tourist-attraction appeal and its location northwest of Ann Arbor and west of Detroit. The property includes several structures and attractions, making it more than just land. From Screams ice cream shop to Hell's Chapel of Love, Damnation University, a post office, and a souvenir shop, the listing turns this quirky destination into a roadside attraction aimed at campers and outdoor enthusiasts.
Most people hear "farming" and picture tractors and hundreds of acres. Market gardening is different: under five acres (often under two), vegetables grown intensively, sold directly to customers at retail prices. A well-run market garden can return over $100,000 per acre. Click here to watch the full episode on our YouTube Channel. Fox Valley Technical College is the only place in the state of Wisconsin where students can explore a two-year natural resources education program. It's recently received an addition that has campus buzzing with excitement. A 160-acre anonymous donation was made by a community member who wanted their land to stay in habitat and not be developed. A priority in education made the program the right fit for the donation. Paul Groell is the chair of the Natural Resources Department at Fox Valley Technical College. He says they were very surprised but very pleased with the donation.See omnystudio.com/listener for privacy information.
Organic land represents years of investment in soil health, certification records, and the markets that reward that work. When that land changes hands, protecting that investment requires the right lease language, the right records and conversations that start well before anyone signs. This episode features Glennis McClure, farm and ranch management analyst at the Center for Agricultural Profitability at the University of Nebraska-Lincoln, and Carla McCullough Dittman, a Lancaster County landowner and advisor to the Nebraska Organic Program and the Transition to Organic Partnership Program. They walk through what it takes to keep certified organic acres organic through a land transition, from working with certifiers and documenting production history to writing lease terms that spell out compliance responsibilities and protect both parties. They also discuss what retiring organic farmers should be doing now to find the right successor and keep their land in organic production for the long term.Read more: https://cap.unl.edu/news/lease-considerations-and-communications-when-transitioning-organic-production/
Holly Fretwell introduces the wildfire crisis, noting that 80 million federal acres require urgent restoration. She argues that historical policies like the 10 a.m. suppression rule and reduced timber harvesting have created dense, flammable forests. Consequently, the Forest Service has transitioned into a "fire company," prioritizing firefighting over active silviculture. (1)1915 WILDFIRE AUSTRALIA

Keep winning! Two-time Emmy and Three-time NAACP Image Award-winning, television Executive Producer Rushion McDonald interviewed Kevin Cohee.Title: Owner, Chairman & CEO of OneUnited BankHost: Rushion McDonaldPodcast: Money Making Conversations Masterclass Kevin Cohee discusses the mission, history, and future of OneUnited Bank, the largest Black‑owned bank and the first Black‑owned internet bank in the U.S. The conversation connects Black economic history, financial literacy, technology (AI), and wealth-building, positioning OneUnited Bank as a modern solution to long‑standing financial exclusion in Black and underserved communities. Purpose of the Interview The interview is designed to: Educate listeners on why Black-owned banks matter historically and economically. Explain how technology has transformed banking, making location irrelevant. Address financial exclusion, particularly reliance on check-cashing services. Promote financial literacy as the foundation of wealth creation. Position OneUnited Bank as a practical, accessible tool for individuals, entrepreneurs, and communities to build equity. Key Themes & Takeaways 1. A Mission Rooted in Black History Kevin Cohee frames OneUnited Bank as part of a long historical vision, not a modern trend. Leaders such as Booker T. Washington, W.E.B. Du Bois, and Dr. Martin Luther King Jr. all advocated for a national Black-owned bank. Cohee’s own family legacy ties back to Black Wall Street in Tulsa, Oklahoma, including land ownership stemming from negotiated “40 acres and a mule” outcomes. Takeaway: Economic independence has always been central to Black progress. 2. From Brick-and-Mortar to Digital Banking OneUnited originally grew by acquiring small Black-owned banks nationwide. The bank pivoted early toward technology-driven banking, recognizing that: Customers expect 24/7 access Physical branches are no longer required Digital reach enables national—and global—impact Key insight: Technology allowed OneUnited to become a national Black bank without national branches. 3. Financial Technology Built for Real-Life Problems Kevin Cohee emphasizes that OneUnited designs products around how people actually live, not just traditional banking norms. Examples include: Second-chance checking accounts Emergency small-dollar loans Alternative credit criteria Nationwide surcharge-free ATM access AI-powered tools that help users understand: Cash flow Assets vs. liabilities Net worth (or debt) Financial decision-making in real time Takeaway: Banking should help people function—not punish them for past mistakes. 4. Financial Literacy Is the Real Wealth Gap Cohee states that 90% of Americans are financially illiterate, largely because: Financial literacy is not taught in K–12 education He compares this to not teaching reading—and then blaming people for illiteracy. OneUnited uses AI and data aggregation to help customers make expert-level decisions without being experts. Key message: Financial literacy, not income alone, determines long-term wealth. 5. Ending Dependence on Check-Cashing Services Kevin sharply criticizes high-fee check-cashing businesses that dominate underserved neighborhoods. OneUnited offers digital check deposits, debit cards, and ATM access—removing the need for physical branches. Anyone, anywhere in the U.S., can bank with OneUnited via oneunited.com. Takeaway: Lack of access is no longer an excuse—awareness is the missing link. 6. Technology as the New “40 Acres” Kevin draws a powerful parallel: Land ownership was once the primary source of wealth. Technology and financial literacy are today’s equivalents. Entrepreneurs no longer need to manufacture products—branding, distribution, and digital reach are the new leverage. Key insight: Technology levels the playing field—if people understand how to use it. 7. Mandatory Financial Literacy as a Policy Solution Kevin advocates for required financial literacy courses in all U.S. schools. He cites research showing: One required high-school financial literacy course can generate $100,000+ in lifetime net worth per student. He frames this as a matter of equity, not preference. Takeaway: Systemic problems require systemic solutions. Notable Quotes “The concept of a national Black-owned bank goes all the way back to slavery.” “We’re not behind in technology—we are the party.” “Ninety percent of Americans are not financially literate.” “You don’t have to go to check cashers and get ripped off.” “Technology is the new 40 acres.” “Financial literacy alone can generate over $100,000 in net worth per person.” “There has never been a better time to build a business than right now.” Overall Impact This interview is both a financial masterclass and a historical lesson. Kevin Cohee reframes banking as a tool of empowerment, not just transactions, and positions OneUnited Bank as: A modern solution to historic exclusion A technology-first institution built for underserved communities A catalyst for financial literacy, entrepreneurship, and wealth creation Final message: Access + education + technology can finally close the racial wealth gap—if people choose to engage. #SHMS #STRAW #BESTSupport the show: https://www.steveharveyfm.com/See omnystudio.com/listener for privacy information.

#SHMS #STRAW #BESTSee omnystudio.com/listener for privacy information.

On this sponsored episode of Power House, Zeb Lowe sits down with Carter Malloy to discuss why better land data may be one of the most important and overlooked pieces of solving the housing supply crisis. Malloy explains how his experience in land investing exposed a major industry problem: builders, developers, and investors were still making massive decisions using fragmented systems, outdated information, and hyper-local knowledge. That challenge eventually led to the creation of Acres, a platform designed to bring transparency, speed, and intelligence to land acquisition and development. The conversation explores how better visibility into zoning, infrastructure, ownership, and growth patterns can help bring housing to market more efficiently. Malloy also breaks down the difference between AI hype and AI that actually creates operational value, arguing that the real opportunity lies in combining high-quality geospatial data with intelligent systems capable of analyzing land-use variables at scale. In today's episode of Backpacker Radio presented by The Trek, brought to you by Topo Athletic, we are joined by Claire "Marmot" Dumont, a mapmaker, writer at The Trek, and thru-hiker who has completed the AT, Mountains to Sea Trail, Oregon Coast Trail, JMT, and more. In this one, Marmot walks us through what it's like to spend three months on trail with your dad, how a Fulbright fellowship brought her to Jordan to research land ethics and outdoor recreation, and what happened when COVID shut down the borders and kicked her off the Jordan Trail mid-hike. She also shares the story of assisting a rescue on Mount Washington and hitching out to town in the ambulance, what it meant to find a queer trail family on the AT and how she thinks about femininity and queer identity in spaces that have traditionally skewed pretty dude-bro, and why she will never apologize for hiking in a dress with an AeroPress in her pack. We wrap the show with a new YouTube channel from The Trek, some kick ass trail days we'll be hosting, how a billionaire game developer has been buying up thousands of acres of wilderness in North Carolina, asking whether we'd rather be able to thrive off of 4 hours of sleep, or have the full month of September off each year, the triple crown of BBQ foods, why Chaunce now likes inflatable sleeping pads, we reignite the gas station bathroom debate, and we opine on whether a listener should hike the AT as a flip flop or NOBO.
