Welcome to the Savoy Hill era of the BBC! Episode 83 opens the doors to the first permanent home of Auntie Beeb, with a grand launch night on 1 May 1923. I think it's one of the most crucial - and funniest - 24 hours in the BBC's history. So we recreate as much as we can of that one day: A last-minute dress code sees senior management in far-too-big suits... John Reith's tee-total buffet goes terribly wrong.... The closing speaker goes missing - and is found, sozzled. Will Reith let the drunken lord on the air, and will he string a sentence together? All will be revealed, plus the music, the speeches (from Lord Gainford, Sir William Bull and Lord Birkenhead), the first Men's Talk (next time, it's Women's Hour, the next day) and the launch of the Sykes Inquiry - just that minor thing of the govt and the press loathing the BBC. A reminder: this was 1923. Our guest too covers more recent years of broadcasting - Charles Huff, producer of Tomorrow's World and The Great Egg Race, tell us about radio days of his youth, from Educating Archie to Eastern Bloc jamming. Next time: Dr Kate Murphy joins us to talk about the first Women's Hour progamme, as well as other 1920s women's broadcasting - and why it stopped. SHOWNOTES: This is an independent podcast, nothing to do with the BBC. Original music by Will Farmer. I learned about my employees and resilience. It is one of my favorite best ones.Brian’s Worst InvestmentIn 2007 I started a syndication company in Houston and bought five office buildings that were value-add opportunities. It was one of those portfolios that as soon as I saw it, I said this is one of the best texamples of value-add investments. The leasing there was going strong and then we fixed up and leased up the properties just about the time when the crisis has come to lose attention. We got an offer, they wanted to buy the whole portfolio and could have doubled our money but they could not get a loan. So we had to cancel the sale. Investor pulled out and Hurricane Mike hit us. Our loan got bought at subpar and they made it very difficult for me to extend the loan out.Brian’s Most important investing lesson:You learn a lot more from failures than from your successes. Brian Hennessey - Learning how to properly conduct due diligence saves investors a ton of time, money, and headaches. Brian is author of The Due Diligence Handbook For Commercial Real Estate. Brian shares the vast majority of investors, real estate brokers and commercial real estate professionals barely scratch the surface conducting their due diligence when purchasing real estate investments. Here’s some of what you will learn: What brokers look for in due diligence (it’s often different than what investors look for). How and Why Brian wrote The Due Diligence Handbook. Why it’s important to have a Due Diligence Checklist, (we need reminding as much as we need learning). When to begin due diligence. A great way to ask for due diligence information early on. How to develop relationships with Brokers. What it takes to get on the map with Brokers. The biggest problem with due diligence, (you don’t know what you don’t know!) This episode is all about doing due diligence on commercial real estate. Due Diligence is rarely talked about because it takes back seat to sexier topics like raising money and finding, analyzing and negotiating deals. But I have found that more investors make mistakes during the due diligence than any other part of the process. To help us with due diligence I have on the show today Brian Hennessey. Brian has been in the commercial real estate industry for 31 years as: a commercial broker for 22 years; a Senior Vice President of Acquisitions and Dispositions for 6 years for a major investor, and ran his own real estate syndication/asset management company for 3 years. He has represented a number of Fortune 500 Tenants including Bank of America, The Walt Disney Company and Baxter Healthcare. With over 9 million square feet of sale transactions, many painful, but valuable lessons were learned and a wealth of experience was accumulated.
