MHD and Cohost Chavonne Taylor sit down with Akil West to discuss he developed cooperative retail space for young designers, how he organized a community land trust in Leimert Park, and what it means to "buy back the block" in South LA. Akil West is a Los Angeles native entrepreneur, master gardener, author, and community advocate. After being incarcerated for 15 years, West committed his life's work to develop opportunities for people of color in his community. West is the founder of Black-owned and operated Community Land Trust, a community-based initiative dedicated to stabilizing predominantly Black and underserved neighborhoods through community leadership and awareness surrounding the issues of housing, transportation, recreation, and economic opportunity. West is also the CEO and founder of Leimert Park Village's Sole Folks, a nonprofit retail hub dedicated to cultivating Black entrepreneurship and creativity through innovative programming, mentorship, and financial support. This episode with Chris Senegal was legendary. After having a corporate job as an engineer, he realized that he wanted more out of life. He borrowed from his 401k to put a down payment on a hard money loan to flip his first house. From there he began flipping homes and keeping some as rentals for five years. At that time, he decided he decided that he wanted to do larger projects and control blocks. His first big deal was buying a block in 2013 from someone who inherited multiple blocks in the neighborhood. He converted some of the homes to parolee housing while figuring out how to develop the rest of the block. So far, he's built and sold 5 homes, with the goal of encouraging black professionals to return to the community. One of his most notable is raising $1.07 million to raise a portfolio of 18 houses and 2 vacant commercial buildings near a big development project. His goal was to let others collectively invest in this venture and also to not displace the current tenants. Investors recently were paid their distributions. This episode with Kasondra Milton was powerful! Kassondra is currently a Software Engineer in Northern Virginia. She purchased her first property shortly after college using FHA, with a plan to stay there for 12 months, rent it out then do it all over again. The real estate market crashed shortly after she purchased her second property. When the market crashed, she immediately started looking at her hometown of Rochester, NY for investment opportunities. This move paid tremendous dividends for her and since she purchased her first property back home, she hasn't looked back. She currently has 12 rental units, and is currently under contract for 16 more doors in Rochester using profits from the sale of her very first property. In 2013 Chris Senegal received a tip that a slumlord in his hometown of Houston was looking to sell off his portfolio of properties. The houses, which sat in what used to be a prominent African American neighborhood, made up an entire city block. Chris had flipped a couple of houses, but was ready to do something bigger. He decided to buy the entire portfolio. He didn't have the cash so he worked out a creative financing structure to get the deal done. He was 30. Fast forward to today. Chris' vision has expanded a great deal, as he is now doing ground-up development, creating 'complete communities', with housing for low income families as well as more upscale homes to draw black professionals back from the suburbs. “Buy Back the Block” is a trendy slogan, but Chris Senegal has actually done just that. He recently purchased an entire abandoned block in the Fifth Ward section of Houston. He is currently in the process of developing luxury townhouses for the area. His plan is to get successful people that are originally from the neighborhood that moved out to come back. In addition to being a real estate developer Chris is a trained engineer, he’s a former stock day trader, he was a franchise owner, and he's a business coach.
