Have you ever looked successful on paper… yet felt like something was quietly off behind the scenes? Like you were winning the game, but not really winning at life? That's exactly the tension we unpack in this episode and trust me, it goes way deeper than money or business tactics. In this episode of The Happy Hustle Podcast, I sit down with my good friend Ben Wilson for a real, grounded, no-BS conversation about wealth, legacy, faith, and what it actually means to live a life that feels aligned. Ben is the Owner and Broker of Team Wilson Real Estate Partners and one of the most intentional humans I know. His team owns and manages over $300 million in real estate assets and has surpassed $1 billion in total sales, but what really stood out to me from the moment we met wasn't the numbers. It was how he shows up as a husband, father, leader, and man of faith. This episode matters because Ben doesn't just talk about success; he lives it in a way that doesn't sacrifice family, integrity, or joy along the way.We dive into how pain, not ambition, was the catalyst that led Ben into real estate and ultimately reshaped his entire approach to life. One of the biggest takeaways is the idea that you can be “winning” financially and still be losing if you don't understand the rules of the game you're playing. Ben breaks down a powerful framework using the baseball diamond to explain why character has to come first, community second, and contribution third, and how reversing that order creates chaos, stress, and burnout.Another huge lesson from this conversation is Ben's seven non-negotiables for life and leadership. Simple on the surface, but profound in practice: show up, be consistent, have a great attitude, commit for the long haul, live with faith and passion, be willing to pay the price, and always do the next right thing. These aren't motivational quotes. They're daily filters Ben uses to guide his family, his businesses, and his decisions. We also talk deeply about legacy not as something you leave someday, but something you live right now. Ben shares why he believes true wealth is about building enough resources to create harmony across mind, body, and spirit, so you can ultimately give it all away. And maybe my favorite part of the episode? The reminder that fun isn't optional. It's strategic. Focus, fearlessness, and freedom aren't just nice ideas. They're the formula for a life that actually feels worth living. This conversation is packed with wisdom for entrepreneurs, leaders, and anyone who wants more than just financial success. If you're building a business, raising a family, or trying to figure out how to do both without losing yourself in the process, this episode will meet you right where you are. What does Happy Hustlin mean to you? Ben says I chose to leave a job so that I could pursue my calling each and every day and literally share it with the world and fill everybody's cup, including my own.Connect with Benhttp://www.facebook.com/TeamWilsonRealEstatehttps://www.instagram.com/teamwilsonrep/https://www.youtube.com/channel/UCiIiynkk0Gw_rBhFZ1ZHN2ghttps://www.instagram.com/teamwilsonrep/https://twitter.com/TeamWilsonREPFind Ben on this website: https://www.teamwilsontn.com/Connect with Cary!https://www.instagram.com/caryjack/https://www.facebook.com/SirCaryJackhttps://www.linkedin.com/in/cary-jack-kendzior/https://twitter.com/thehappyhustlehttps://www.youtube.com/channel/UCFDNsD59tLxv2JfEuSsNMOQ/featured Get a free copy of his new book, The Happy Hustle, 10 Alignments to Avoid Burnout & Achieve Blissful Balance https://www.thehappyhustle.com/bookSign up for The Journey: 10 Days To Become a Happy Hustler Online Coursehttps://thehappyhustle.com/thejourney/Apply to the Montana Mastermind Epic Camping Adventurehttps://thehappyhustle.com/mastermind/“It's time to Happy Hustle, a blissfully balanced life you love, full of passion, purpose, and positive impact!”Episode Sponsors:If you're feeling stressed, not sleeping great, or your energy's been kinda meh lately—let me put you on to something that's been a total game-changer for me: Magnesium Breakthrough by BiOptimizers. Thirty years ago, Matt Friedman, CEO and founder of The Mekong Club, worked as a senior USAID public health official across Asia, focused on education and prevention of HIV/AIDS in small rural communities. As part of Matt's work, he visited many shelters where he repeatedly heard the same themes of horror. His first interview was with a fifteen-year-old girl telling him she was sexually abused over seven thousand times. She did this for two years until she was forced to leave because she suffered from various diseases that turned customers away.Matt soon realised that, just as this young girl had been exploited for sex, millions more were being exploited across the world. This exploitation was happening in the sex industry but also permeates global supply chains, from factories to farms to fishing boats.Matt began to work in the United Nations in the anti-trafficking world, where he worked closely with the public and private sectors across Asia. During his tenure, he noticed a gap in engagement with the private sector in their anti-trafficking efforts. Not because they didn't want to, but because they feared being named or shamed for approaching a UN official to ask for help.As a result, Matt left the United Nations and started The Mekong Club in Asia's financial centre, Hong Kong, to provide a safe space for companies worldwide to work together to help identify and eliminate forced labour in the private sector. The show kicks off with Marc addressing cold weather and national headlines, from immigration enforcement to local government inaction. Kim highlights local and human interest stories, including infrastructure updates and community reactions, before diving into healthcare frustrations as UnitedHealthcare and SSM Health negotiations threaten coverage for 100,000 people. Attention then turns to national and local policy: Jeff Monasso details the $12 billion farm aid package and farmers' reactions, while State Senator Nick Schroer outlines his “Keep Our Schools Safe Act” and countermeasure to red flag gun laws, stressing Second Amendment protections and due process. The hour wraps with LaKrescia Cox of the American Red Cross explaining blood donation needs during the holidays and encouraging listeners to help. The episode blends policy, community, and actionable ways to support others this season.

What turns a kid from Brooklyn into a leader who builds and rebuilds big businesses, then starts over again by choice? Meet Mike Tepedino, Founder and Managing Partner of Blue Light Capital, whose path runs from six gritty years in loan workouts on the “what can go wrong” side of real estate became the foundation for everything that followed. We get into the leap to brokerage, the Chinese-restaurant meeting that set up HFF's rise, and the 2019 sale to JLL for about $2 billion, where scale brought new tools and reach but also a fresh look at purpose and timing. Now Mike is building again with Blue Light Capital, stepping into an underserved middle-market bridge space in the roughly $15 to $50 million range, and pairing that with BLNext, a nonprofit that trains college and pro athletes for real estate careers with 150 hours of Excel and Argus plus one-to-one mentors who have walked the path.If you care about discipline, people, and timing, this conversation delivers hard lessons and practical wisdom with zero fluff. Steve from Matthew 5:42 Ministries, and Briseidy and Hallee from Next Generation for Christ joined Wake Up Tri-Counties to talk about their service to the community, volunteer needs, monthly community meals, working with the homeless, and clothing and furniture assistance. A group of dedicated teens from Next Generation for Christ is making a difference in Kewanee by organizing free monthly community meals at First Christian Church, which are on the last Saturday of the month. Volunteers of all ages prepare and serve food, with donations in the form of cash, checks, or supplies eagerly accepted. Their efforts extend beyond meal service, as members personally deliver food to homebound individuals and those experiencing homelessness. Their efforts don't stop there; December will see a Christmas event offering crafts and fun for kids, while parents can enjoy a night out. They will need volunteers to assist in babysitting the children. Partnering closely with Matthew 5:42 Ministries, they also support initiatives in furniture, clothing, and resources such as job applications and resumes. The Thanksgiving community dinner drew an impressive 148 attendees, with 30 dedicated volunteers serving up hearty meals. Organizers expressed gratitude as every bite was enjoyed, leaving behind no leftovers, a remarkable feat considering previous years often resulted in surplus food donations to local hospitals and emergency workers. The demand for meals underscores a growing need in the community. Organizers encourage local teens and anyone interested to join efforts through volunteer programs such as Key Club or Matthew 5:42, extending a warm invitation to both contributors and helpers. The First Christian Church is coordinating volunteer sign-ups and donation opportunities. Call 309-853-4298 if you need assistance, want to volunteer, or want to donate. A local church is preparing a special Christmas festival this December, offering a unique opportunity for parents to enjoy holiday shopping or a night out while their children are cared for. Aimed at kids ages five to eleven who are potty-trained, the event promises crafts, games, and a variety of fun activities. Organizers are still finalizing the exact date, with December 13th as the tentative choice. Updates and finalized details will be shared on the church's "Next Generation for Christ" Facebook page. Volunteers with skills in babysitting, crafts, or creative arts are encouraged to get involved and help make the event a festive success. First Christian Church is preparing to launch a community food pantry, with donations of canned goods now being accepted. Michelle Quagliano will lead this new outreach, an extension of the Matthew 5:42 ministry. The initiative is supported by a dedicated team, each focusing on essential needs—from Paula handling clothing distribution to Steve managing furniture donations. The food pantry is expected to open its doors soon, once shelves are fully stocked. Next-Gen, a local youth group, is also collaborating to ensure success. Organizers invite the community to contribute as they work together to address hunger and support families in need. Next Generation for Christ, launched three years ago, embarked on their journey with a visit to a Native American Reservation in Arapaho, Wyoming—a trip that left a lasting impact on its members. Beyond providing meals, the organization extends support to the community through various outreach activities. Volunteers assist with educational programs, youth mentorship, and cultural exchange events, fostering strong connections. They participate in cleanup projects and help facilitate access to essential resources. Group members emphasize that their mission goes beyond service, aiming to build lasting relationships and address the broader needs of the local population. Matthew 542 has become a cornerstone in the Kewanee community, focusing not only on feeding those in need but also building lasting trust with the area's homeless population. Over the last five years, this initiative—anchored by the First Christian Church—has expanded to reach more individuals, partnering with groups like Next Gen and Finish Well Ministries. Volunteers regularly deliver meals and essentials, fostering relationships and understanding. The unique approach ensures everyone is welcome at community dinners, regardless of their circumstances. Organizers say the key is treating guests with respect and dignity, paving the way for further help and spiritual support. Paula is gearing up to launch a series of clothing drives starting in January, aimed at providing essential items to those in need. Alongside these initiatives, resource fairs and job application workshops are planned to empower community members with new skills and opportunities. Within the Matthew 5:42 service, volunteers and staff often work shoulder to shoulder with recipients, forging a sense of shared purpose. Michelle also has exciting updates on the food pantry, ensuring broader community support. Many recipients of furniture assistance become regular volunteers, a clear sign of impact as the cycle of giving continues to grow and inspire others.
