In this episode, we have with us Jay Gabrani, an Accountant who left a significant position in Price Waterhouse to pursue his desire to become a businessman. True enough at the age of 25, he left his corporate career and went on to start his own businesses fulfilling a dream he kept telling his mother back in the day. It was in 2005 just right about after his first child was born did he get on real estate. He was able to make a seven-figure real estate portfolio out of it. But truth be told, it was not after many trials and challenges that he was able to reach that peak in his real estate career. Then came along, what he did not expect, the death of his wife. That's when after that, he took many years of sabbatical to make sense of everything and to take care of his children.  Unprepared for what was to come at that time, as spouses, they did not have anything, like insurance, wills, and things to this effect. All he had was his real estate properties and these saw them through those times to tide them over. After years of hiatus, he realized so many lessons and that's when he put up Prepared Fathers to empower fathers and spouses, for that matter, to take financial responsibility seriously for their own family's welfare and for what is unforeseeable to come. Jay Gabrani is the found of Prepared Fathers. He's the father of three children, an entrepreneur, and a real estate investor. When his wife unexpectedly passed away in 2014 he was left as the executor to her will. Believing that his accounting education and entrepreneurial background had equipped him for this role he was shocked to find how challenging it was for him. On top of navigating the loss of his wife and becoming a single dad over night there were so many unknowns with her accounts, safety deposit keys, etc. Jay began to ask himself what would have happened to his family if the situation had been reversed and his wife and kids were left to navigate the finances on their own. He reach out to other fathers to ask what might be. Were they prepare? Would their families have unnecessary hurdles that could be avoided? We talk with Jay about the low hanging fruit that you can take action on today. Jay gives advice on how to instill sound financial habits in your children. His policy is that half of every dollar they earn or receive goes into savings. Once it grows large enough they invest it and the kids are involved in where it gets invested. His kids all do lemonade stands. Not because they make a bunch of money but because they learn about buying and selling things. He encourages his kids to embrace technology and the opportunities there. His kids buy and sell things on Kijiji, a Canadian classifieds website. It's not about making money, it's about learning the skills of buying and selling. We talk about investing. Key Points from the Episode with Jay Gabrani: Jay Gabrani is the founder of a company called Prepared Fathers, to help fathers be ready financially for major, unexpected situations life can throw at us. This was, of course, borne of Jay’s experience as a husband and father. Jay grew up in Canada, and took a trip to India to spend time with his grandfather, who instilled in him a desire to build his own business. He didn’t start that way, but built a path to be able to be an entrepreneur, working for himself since 1997. In the early 2000s, Jay got married, bought a house and started a family. All at ‘hyper speed’, as he puts it. His first business was a restaurant franchise, which he ran successfully for 13 years. He’s gone on to other ventures, including investing in real estate. The biggest benefit of being an entrepreneur is the freedom and choice to design your life. He decides what time is for business versus family versus exercise, etc. With three young children at home, Jay worked and his wife stayed home with the kids. In 2011, his wife slipped and fell, leading to getting prescribed Oxycontin to deal with the pain, which she soon became addicted to. Along with the addiction, his wife was battling depression and pain, while Jay’s style was to snap out of it and do what you have to do (similar to my approach when my wife went through her worst in 2011, too). His wife decided she didn’t want to live, and took her own life in 2014, leaving Jay and the kids behind. Overnight, Jay became a single father of a a 5, 7 and 9 year old kids. He used his real estate investments to fund taking a sabbatical from working so he could focus on his kids. He expected that to last a year, but ended up being a four year period. The devastation is not something he feels you can ever fathom until you’re going through it. Being a professional accountant, Jay expected he would handle being the executor of his wife’s estate to be easy. He quickly realized how mistaken he was. From not knowing her passwords, where the key was to her safe deposit box and more. And he realized how much worse it would be for his wife if he was the one who had died since she knew even less about the things an executor needs to know than he did. That woke him up to the need for a little bit of planning, a little bit of preparation. He says his company’s mission is to help fathers plan for life’s little curve balls. My reaction was that this is all right, but easier said than done. Having these conversations is hard. People don’t like to talk about, “What would happen if I/you died?” Through his tragedy, he realized he could help other fathers avoid that. There are a lot of fathers in trouble for various reasons, and he can help solve that. It’s not about money, it’s about skills. If you lack the skills you need for what you’re facing, go and acquire them. Look at how you’re spending the resources you have (time and money) and see if you can spend those resources in a way that moves you forward. There are some basics to be sure you have in place that don’t have to cost much, like wills and basic life insurance. A $250-500K life insurance policy would have made a tremendous difference for him and his three young kids when his wife died, and not having it put his family at risk. The most important step, and likely the hardest, is the conversations. Not just between the two parents, but key others like parents, siblings, step-siblings or step-parents, etc. Doing that work up front will make things smoother and better and give you a sense of release. We got into howyou can have these conversations as it can be really hard. I shared my own struggle with my wife to have this talk, especially since there was a scare around her survival. Jay enlightened me with another approach. Rather than making it about doom and gloom and the fear of being stranded, appeal to the family or the children. For the sake of the children, let’s talk about this. And once it’s done, we don’t have to do it again. He suggests getting all the papers in order and together in one place, and then having the conversation focused on “here is where you find everything, in place.” Jay put together a checklist for the key things you want to have in place to be prepared that you can get for free at preparedfathers.com/day As fathers, we often feel a need to be a provider and protector, If we don’t have these things in place, we aren’t really providing or protecting our family. And this transcends gender-stereotypical-roles. For any parent, this is a truism. We are leaving our family unprotected and unprepared. Jay shared a brilliant thought that feels like it’s at the heart of this entire show - in order to impact the world, you have to take the worst moment of your life and convert it. For him, that message is even more important because his kids are watching, and he owes him this. Driving down country roads near Hamilton Mountain, top down, in a 600 horsepower, v10, 5.something litre engine in a Lamborghini Huracan Spyder.  They cost around $350,000 to own but I’m no investor of cars therefore we rented :P The experience was amazing, the handling, braking and acceleration is unreal.  The experience was made better by sharing it with my fellow real estate entrepreneurs and my new Marketing person Darren Cabral.  He knows cars like I know houses. Darren would buy one of these if he was in my financial situation which I think is interesting.  Whenever Cherry and I have capital available, it gets invested. I do drive a decent German sedan but that’s the norm for my line of work.   To me, I would much rather vacation with the kids and acquire a vacation property. One idea is to buy one of those Pier 8 condos in Hamilton as it will be quiet with no major roads nearby and we will be on the water yet close to a mid sized city with all the hottest cafes and restaurants. It’s just one idea but I’m sharing because I do want you all to think bigger.  I’ve had some great ideas that were born while networking and masterminding with many great investors, many well ahead of me in their careers. If you have any trouble finding folks who will raise you up, a good place to start is my own HaltonREI.ca meetings.  We have the wonderful Jay Gabrani as our guest speaker on November 24th at the prestigious Sheridan College in Oakville his lessons on preparedness from the sudden loss of his wife and mother of his three young children and the investments he made to support his life as a stay at home, single dad. Every morning the first content I consume is business or self development books. I’m loving the app Blinkist right now (thank you @tashamonaghan71 for the recommedation). Super cheap and summarizes much of the greatest books in history. The screen capture is Eat That Frog by one of my favourites @thebriantracy. Pretty much the perfect book to start the day. I just downloaded “How to Win Friends and Influence People” by Dale Carnegie as it’s been a while since I last read it and the book keeps coming up in my coaching of other investors and coaches on my team.  The lessons from this book have enabled me to attract mentors, be a better leader to clients and employees, build relationships with contractors and celebrities in our industry. Getting guests on this podcast to deliver you all the best information is no cake walk either as everyone’s time is precious.  Many guests need some coaxing and cajoling as we have no budget to offer speaking fees LOL. Speaking of budgets and celebrities, if I were to hire a guest speaker, a real estate personality to come speak at my event, come on the podcast.  Who would you want that to be? Born and raised in Toronto, Ontario, Canada, Jay’s entrepreneurial flame was fanned on a 1987 trip where he saw firsthand the successful business his grandfather built. "The only way to be truly free is to own your own business” his grandfather told him. This statement had a profound effect on Jay. Upon his return home, he told his parents… "I'll be working for myself by the time I'm 25 years old." At his parents' urging, Jay continued his education and acquired a degree in chartered accounting from the University of Waterloo and worked in Big 4 accounting firms. Life is too short to not have more fun, more often. I was thinking this after a night out on Friday with a bunch of buddies who all happen to be real estate investors, to celebrate a friend’s birthday doing axe throwing, indulging in an adult beverage or ten, gambling, clubbing, and more gambling. Then on the following Tuesday, I was reminded how short life is as I was driving home from my colonoscopy appointment.  My family doctor requested the procedure because we lost my uncle at 51 to colon Cancer and the emotional toll it cause.  My cousin was ten when he lost his father, he’s a good man now having turned 18 and is apprenticing as a car mechanic at Honda. But I’ll never forget the image of my cousin after the coffin was in the ground and buried how he ran back to place his hand on the mound of dirt to say one final goodbye. My friends, life is short, go have more fun, stay away from negative people, make lots of money while you’re young so you can enjoy it. Last week I made the decision that on my 45th birthday, I’m taking most of the year off to travel the world with my wife and kids.  Anyone can do the same with our Freedom 45 program. Don’t know what that is? That’s ok, we at Titan Investment Real Estate will be rolling it out soon.  For our existing clients, you’re already a part of it, we’re just finally giving it a name now. Happy August Everyone and happy birthday to my Wonder Woman who has her own business, does Crossfit 3x/week, mom to our beautiful kids, runs our household and the most difficult part, taking care of me. Happy 6th birthday!! No really, the kids buy it she's six years old…   To celebrate Cherry’s bday like anyone when they turn 18 is to go to Niagara Falls this past Friday.  To start, joined by fellow real estate entrepreneur Charles Wah, we took a relaxing cruise down the Niagara river in a Whirlpool Jet Boat, seated in the front row no less.   After that, we pigged out at the Sheraton’s fall view, all you can eat buffet, walked around Clifton Hill to burn off the calories then a stop at Casino Niagara’s black jack tables where Cherry sat down with $100 and walked away with $150!!! Yay!! We didn’t lose

What can I say about Jay, he had it all, successful investments, business, a growing family till tragedy struck and took the mother of his three young children.  Thanks to his real estate, his portfolio was able to support Jay and his kids while on leave for three years to mourn and care for the kids.   We go deep into what happened, how it affected the kids, how Jay got through it now four years later, lessons learned, what Jay would have done differently for his wife and Jay’s three sources of passive income that allow him to be a full time dad, yet still living in one of Canada’s most affluent cities.   This is part one of a two part series of the most difficult interview I have done. "If you ever want to be free, you've got to do your own business” his grandfather told him. This statement had a profound effect on Jay. Upon his return home, Jay told his parents he would never work for anyone after 25 years old. At his parents' urging, Jay continued his education and acquired a degree in chartered accounting from the University of Waterloo and worked in Big 4 accounting firms. On the day before his 25th birthday, Jay handed in his letter of resignation and set about growing the next stage for his entrepreneurial career. Over the course of his journey in entrepreneurial-ism Jay has owned various businesses and experienced successes and failures along the way. After the birth of his first child in 2005, Jay jumped into the world of real estate investing. Despite several challenges and set backs along the way, he has built a seven-figure real estate portfolio. That portfolio was directly responsible for helping Jay resiliently deal with a heartbreaking personal tragedy in 2014.
