Ted & Owen join her with their own rock bottom stories and the lessons they learned while going through that phase of their lives. Kim adds some more insight into the short sale process, elaborating on the conditions needed to satisfy a short sale, the documentation and another strategy that's kind of the opposite of short sales: Loan Modification. Lessons to be learned from this as we've all been to the dreadful rock bottom before and if you haven't, it's a matter of time. All of our guests on REIA Radio are just genuine kind hearted people who want the best for the people around them and Kim Stephens is no different. She and her husband Tim Stephens lost everything back in 2008, a story she shares not to far into her interview. That crash was the reason Kim got into short sales. And the story gets even more interesting after that; Shortly after her first short sale deal, Kim met Jeri Schlickbernd, our guest host on a couple of previous episodes, who was the expert on short sales and had just moved to Omaha. Wait till you hear the rest of Kim and Jeri's story. However, at the very beginning of the interview, Owen jumps right into Kim's vacation rental property she bought in Belize, which also happens to be her first investment property. Episode 53 brings in a unique investor as we highlight a key aspect of not only investing, but life in general: it's never too late to start following your dreams and Jim Enderbrock is leading by example. At the ripe age of 62 years young, Jim began his real estate investing journey in April of 2022, just 4 months ago (at the time of this recording). After a convincing conversation with a local Real Estate Developer, Jim decided to become a realtor, leaving the car sales industry after 38 years! Jim was met with some difficulties in selling conventional real estate and made a shift to become an Investor Friendly Realtor. He joined DVG Realty Group at KWElite and credits this shift and his current success to none other than Jeri Schlickbernd who was our guest host on REIA Radio Episode 35 with guest Stephen Sykes. Jim currently has 4 properties and is already working on his 5th. He's done partnerships on flips, small multifamily rentals and is even planning on a couple development projects. For most business owners, success means financial gain. And the more time and effort they put into their businesses, the more money they make. Yet, success in this business means getting more life back for some. If your business requires you to have an active role in its day-to-day transactions, it becomes your job. Business owners should aim to build a business that they can one step away from and will generate long-term passive income for themselves. Brian Charlesworth joins Jeff Cohn, Owner at kwELITE, as they talk about building businesses that will eventually require minimal active participation from the owner, how Sisu plays an important part in achieving that goal, and how to ensure brokerages thrive in the future by expanding into ancillary businesses. He spent his first six years selling real estate full-time. In 2011, he made more money than he had ever dreamed of, but he realized he wasn't living his best life. He was spending too much time in his active role that he didn't have much left to do anything else. He learned that if he fired himself and replaced him with ten more people to do his role, he could make more money with less time and energy. In 2014, Jeff stopped selling and built a team called Omaha's Elite Real Estate Group. The team grew from 70 to over 700 transactions a year in 6 years and was the #1 team globally at Berkshire Hathaway. Today, Jeff is the Founder of Omaha's Elite Real Estate Group, now kwELITE with Keller Williams. His desire to provide outstanding service to his clients drove him to start auxiliary businesses in title, mortgage, insurance, and investing.
