Today I had some down time aka no clients wanted to see property. So I took advantage if this time to look at properties for myself. Philadelphia Real Estate Podcast - No Name
Ignore the negative news headlines—today we’ll talk about what’s really happening in the market. Though we’re having great success as spring selling season kicks off, there are some incredibly negative news stories about our market going around. They’ve definitely been taking their toll on buyers, sellers, and homeowners alike. Sam Khater, chief economist at Freddie Mac, said it best: “We’re in a mental recession. It’s a constant stream of headlines for a couple of months…it wears on you.” The issue here is that most of these headlines aren’t even true! Here are a few examples. A recent Bloomberg article makes it a point that to say we’re at risk of the worst year in the market since the last crash. I don’t know where the writer got that information, but Logan Mohtashami of Financial Truth has a much better insight on the topic: In essence, he says we’re not going to see big declines in demand or huge increases in inventory—not anywhere near 2008-crash levels, at least. Currently, the market’s hot and inventory is low, so multiple offers are happening all the time. Don’t take my word for it—take a look at the transaction levels projected by noteworthy lending companies at 1:49 in the video. I’ve sold over 40 homes already this year, and of those, only one failed to sell in less than two days; I even sold one in less than two hours last week! My homes are selling at or up to 8% above list price, and prices are going up across the board nationwide. Take a look at the graph at 2:33 to see the U.S. median sales prices for each year. “Currently, the market’s hot and inventory is low, so multiple offers are happening all the time.” The chart looks like a rollercoaster, and it seems we’re at the very top—are we going to come flying down again? Well, there’s another graph at 2:59 that compares historical rates, and you’ll see that prices are exactly where they should be. Overall, the market is still favoring sellers but starting to slow down a little. If you’re thinking of selling this year, now is a great time to start the process. From Art Teacher to Leading One of the Top Real Estate Sales Teams How did she begin? Here are the latest trends you need to know:Right now, we are still in a seller’s market. There are 20% fewer properties on the market than there were a year ago, yet we’ve sold 10% more properties than we did last year.The good news is that this seller’s market is starting to level off. Generally, given the seasonality of our market, things slow down during the first or second week of June. The rush season is over and buyers no longer have to worry about multiple offers.Also, interest rates are still incredibly low, hovering between 3.5% and 3.75%. These rates are incredible but they won’t stay that low for long. It’s best to buy now.“It’s best to buy now when interest rates are at historic lows. ”What does all of this mean for you? There is an interesting phenomenon in Philadelphia real estate called "REO's" aka Relo's" aka "corporate owned" properties. In the 1980's I specialized in Real Estate Owned Philadelphia condos. This is bank inventory that can be acquired in a number of ways. REO's are a close cousin to foreclosures. An example of how a Philadelphia condo can become an REO is when "Suzie" works for a company such as IBM. IBM says, "Suzie, we want to promote you and move you to another state." So, IBM buys her condo and sells it through a third party intermediary . IBM (or whatever company may be relocating their employee) is not in the business of owning condos so they hire a 3rd party to get rid of it. These Philadelphia condos are usually very competitively priced and generally sell for less than asking price. Now, of course, every sale is an anomaly, but generally, corporate owned properties are owned by people that have no emotional contact to the property and therefore, they just want to get rid of their inventory as quickly as possible. If you come across one of these condos in Philadelphia, you can get a phenomenal deal! They are generally priced competitively. I've been selling these for 20 years. Buying an REO is a great way to snag a property that may have been out of your reach. I always push my buyers to look into these and they end up singing and dancing in the street!

A lot of folks think there needs to be fighting and drama to be a winner when it comes to a Philadelphia Real Estate transaction. This isn't necessarily the case. Generally speaking, condo buyers always want to pay less and sellers think they deserve more, but when it is all said and done, there is usually no reason for drama when purchasing a Philly condo! This isn't to say that it never happens. There is always that occasional Philadelphia Condo seller or buyer that picks apart every line of the agreement of sale...these are not my favorite deals but we get through them only to realize there was no need to get our panties in a bunch after all!
