He is the #2 agent, with his business partner Lawrence Resnick, in volume and income out of 500 agents at Keller Williams Philadelphia. Ignore the negative news headlines—today we’ll talk about what’s really happening in the market. Though we’re having great success as spring selling season kicks off, there are some incredibly negative news stories about our market going around. They’ve definitely been taking their toll on buyers, sellers, and homeowners alike. Sam Khater, chief economist at Freddie Mac, said it best: “We’re in a mental recession. It’s a constant stream of headlines for a couple of months…it wears on you.” The issue here is that most of these headlines aren’t even true! Here are a few examples. A recent Bloomberg article makes it a point that to say we’re at risk of the worst year in the market since the last crash. I don’t know where the writer got that information, but Logan Mohtashami of Financial Truth has a much better insight on the topic: In essence, he says we’re not going to see big declines in demand or huge increases in inventory—not anywhere near 2008-crash levels, at least. Currently, the market’s hot and inventory is low, so multiple offers are happening all the time. Don’t take my word for it—take a look at the transaction levels projected by noteworthy lending companies at 1:49 in the video. I’ve sold over 40 homes already this year, and of those, only one failed to sell in less than two days; I even sold one in less than two hours last week! My homes are selling at or up to 8% above list price, and prices are going up across the board nationwide. Take a look at the graph at 2:33 to see the U.S. median sales prices for each year.  “Currently, the market’s hot and inventory is low, so multiple offers are happening all the time.” The chart looks like a rollercoaster, and it seems we’re at the very top—are we going to come flying down again? Well, there’s another graph at 2:59 that compares historical rates, and you’ll see that prices are exactly where they should be. Overall, the market is still favoring sellers but starting to slow down a little. If you’re thinking of selling this year, now is a great time to start the process. You can learn exactly how to do so by attending my next Home Selling Sharks seminar on April 6. Find out more about it at www.HomeSharkSeminar.com. If you have any questions or would like more information, feel free to reach out to me. I look forward to hearing from you soon.

In episode 127 of the Better Than Success Podcast host Nicole Purvy interviews Stephanie Somers. STEPHANIE SOMERS, Co-CEO of The Somers Team at RE/MAX Access, has been bringing her fierce loyalty, unrelenting work ethic, and constant pursuit of creativity to Philadelphia Real Estate for over a decade. Stephanie has propelled The Somers Team into a new and innovative sphere of the real estate field. Not only does she work to brand her team, but she is distinguished for her achievements in branding her Real Estate clients.   Together with her husband and Co-CEO, Chris Somers, 20+ sales agents and a full in-house marketing team, the thriving agency dominates in Philadelphia’s hottest zip codes. Stephanie is a Realtor, team leader and marketing expert. She is executive producer for The Somers TV, a channel telling the stories of Philadelphia’s vibrant communities, and is the host of Flipping in Philly, a series profiling her innovative renovations on exclusive projects in Philadelphia. Stephanie is fully involved in the process, whether swinging a hammer for house renovations or offering mentorship to others through speaking opportunities at colleges and universities, including Moore College of Art and Design in Philadelphia. Her understanding of the local markets combined with routinely recognized social media savvy and marketing content strategies makes her a valuable resource for buyers and sellers. Surrounded by her skilled, devoted, and dynamic team of real estate professionals, Stephanie looks forward to facilitating Real Estate transactions, building brand awareness for her team, and investing in Philadelphia for decades to come.  The Somers Team ranks among the top RE/MAX teams in the country. Through partnerships with revolutionary developers, they can predict the next hot neighborhood – valuable intel for clients. They are recognized as #1 on the Top 20 Philadelphia Real Estate Agents on Social Media in 2017 and #26 on the Top 100 Real Estate Agents On Social Media in 2018 nationally (via PropertySpark). From Art Teacher to Leading One of the Top Real Estate Sales Teams How did she begin? Having several interesting careers, real estate wasn't an option for Stephanie (well at least she thought it wasn’t). Stephanie received her bachelors in Fine Arts and taught art for years. She is still considered an artist, painter, illustrator and more. After teaching for years, she decided to take on her Masters in Natural Health starting another career completely left from both art and real estate. It wasn't until her husband, Chris Somers, “recruited her”. After traveling so much in her career of health, her husband suggested she become a realtor. He was a realtor for one year prior to suggesting her to change her career, yet again. After observing her husband, Stephanie decided ebing a realtor was actually something she’d love to do. She then pursued it and became a realtor. “If you're really interested in something, leap and it will appear” Stephanie shares. This is when Stephanie’s real estate career took off. Stephanie being a realtor and Chris Somers being a broker helped them create a dynamic team… They then worked together recruiting some friends and started to generate leads. As this was working very well, they hired a marketer and slowly but surely started to set themselves away from the franchise. Stephanie goes into saying the importance of ‘culture’ in a workplace which help set their team, The Somers Team to success. “When you have a team you have to think like a group, it cannot be me me me. Meet with your team and let everyone have a decision making influence” says Stephanie during this interview. Moving on, Stephanie shares her great victories in real estate, one being ‘controlling her own destiny’. She shares with the audience to follow your dreams because it is possible as she is a prime example starting off being an art teacher now leading one of the TOP real estate teams in Philadelphia. Buying a home? Click here to search all homes for saleSelling a home? Click here to get a FREE home value reportLately, a lot of people have been asking about the local market conditions in Philadelphia. Here are the latest trends you need to know:Right now, we are still in a seller’s market. There are 20% fewer properties on the market than there were a year ago, yet we’ve sold 10% more properties than we did last year. The good news is that this seller’s market is starting to level off. Generally, given the seasonality of our market, things slow down during the first or second week of June. The rush season is over and buyers no longer have to worry about multiple offers. Also, interest rates are still incredibly low, hovering between 3.5% and 3.75%. These rates are incredible but they won’t stay that low for long. It’s best to buy now.“It’s best to buy now when interest rates are at historic lows. ”What does all of this mean for you? Buyers and sellers need a Realtor who knows which direction the market is headed. Buyers need to know which neighborhoods will be the next hottest areas, and sellers need to know where prices are levelling off. That way, you can price your home right and sell for the most amount of money in the least amount of time.If you have any questions, give me a call or send me an email. I would be happy to help you.

REO's Can be the Best Deals in Philadelphia Real Estate

There is an interesting phenomenon in Philadelphia real estate called "REO's" aka Relo's" aka "corporate owned" properties. In the 1980's I specialized in Real Estate Owned Philadelphia condos. This is bank inventory that can be acquired in a number of ways. REO's are a close cousin to foreclosures. An example of how a Philadelphia condo can become an REO is when "Suzie" works for a company such as IBM. IBM says, "Suzie, we want to promote you and move you to another state." So, IBM buys her condo and sells it through a third party intermediary . IBM (or whatever company may be relocating their employee) is not in the business of owning condos so they hire a 3rd party to get rid of it. These Philadelphia condos are usually very competitively priced and generally sell for less than asking price. Now, of course, every sale is an anomaly, but generally, corporate owned properties are owned by people that have no emotional contact to the property and therefore, they just want to get rid of their inventory as quickly as possible.  If you come across one of these condos in Philadelphia, you can get a phenomenal deal! They are generally priced competitively. I've been selling these for 20 years. Buying an REO is a great way to snag a property that may have been out of your reach. I always push my buyers to look into these and they end up singing and dancing in the street!

A lot of folks think there needs to be fighting and drama to be a winner when it comes to a Philadelphia Real Estate transaction. This isn't necessarily the case. Generally speaking, condo buyers always want to pay less and sellers think they deserve more, but when it is all said and done, there is usually no reason for drama when purchasing a Philly condo! This isn't to say that it never happens. There is always that occasional Philadelphia Condo seller or buyer that picks apart every line of the agreement of sale...these are not my favorite deals but we get through them only to realize there was no need to get our panties in a bunch after all! Click Play Below to Listen Now!
