Is now a good time for pilots to buy a home, or does it make more sense to wait?In this episode of The Pilot's Portfolio, Timothy P. Some regions are seeing softening, but buyers should not assume every seller is willing or able to take a major discount.Florida is one of the clearest examples of market pressure because insurance costs have changed the affordability picture for many buyers.Waiting can be expensive. If a buyer is paying rent while waiting for a major home price drop, they need to compare the potential savings against the actual cost of delaying.Mortgage rates may not return to the unusually low levels buyers remember from recent years. Pilots should build their plan around today's numbers first, then look for opportunities to refinance later if rates improve.The purchase price still matters most. A refinance may change the rate later, but the buyer still needs to buy a home that fits their budget, cash flow, and long-term plan.New construction can offer real opportunities, especially when builders provide incentives or rate buy-downs. But buyers need to look closely at future property taxes, HOA costs, and lender requirements.Representation matters. Even with new construction, the builder's agent usually represents the builder, not the buyer.In multiple-offer situations, buyers should know their number before emotions take over. The goal is to make an offer they can live with whether they win or lose.Family support is becoming more common as the average first-time homebuyer age rises. But gifted funds, inherited assets, and crypto proceeds need to be coordinated with the lender early.Real estate can be a powerful wealth-building tool, but the timeline matters. Administrative Actions and Budget The Commission addressed several routine and administrative matters: Consent Calendar Corrections: The action summary for the April 1st meeting was amended to include the approval of an annual update for the Florin County Water District, which had been omitted. Consulting Contracts: Commissioners questioned a monthly retainer for CV Strategies. Staff clarified that the $2,500 monthly fee (averaging 15 hours of work) covers background administrative matters even when meetings are cancelled and ensures the agency is not charged for overages during busier months. Financial Status: The Executive Officer reported that the agency is currently 94% funded for the year, pending a few remaining checks. Relocation to 1000 G Street The Commission unanimously authorized a new five-year lease for administrative offices at 1000 G Street, Suite 380. Cost Savings: By co-leasing the space with the California Association of LAFCos (CALAFCO), Sacramento LAFCo will only pay 72% of the rent, leveraging a significant cost-sharing opportunity. Improved Facilities: The new location offers better amenities, including larger conference rooms for public meetings and special district advisory committees. Public Member Recruitment The recruitment process is underway for the public member and alternate public member positions, whose terms expire at the end of the year. Process: Recruitment is "passive" to ensure neutrality, with notices sent to all local public agencies and media outlets. Deadline: The application deadline is July 3, 2024. Municipal Service Reviews (MSR) and Fire District Concerns A major portion of the meeting involved updates on the five-year MSR project plan, which aims to ensure no agency's service review is more than 10 years old. Current Projects: Updates are currently in progress for various agencies, including the Florin Resource Conservation District, Metro Fire, and countywide cemetery districts. South Delta Fire Districts: Commissioner Hume raised concerns regarding the Delta Fire, River Delta Fire, and Isleton Fire districts, citing leadership instability in Isleton and potential legal/safety issues with out-of-county contracting. Future Study: The Commission agreed to agendize a request for the August meeting to authorize a specialized study. This study will examine economies of scale and potential consolidation of these districts to improve service delivery and public safety in the southern portion of the county. The meeting adjourned to a closed session following these discussions.

There's a statement we've heard: 'We live in our minds; we see through the lens of our minds.' So, japa isn't just repetition, but it's a kind of relocation we have to take. We can think of the chanting—the mantra—as a residence that we enter into. It's where we want to live. We have to become abhiniveśa. Ni means 'within,' and veś comes from viś, which means 'to enter.' You actually have to go in there. Abhi means 'with determination.' Abhiniveśa means you actually have an intention of entering somewhere, and you go into it deeply. In Latin and English, 'residence' means re ('back') and sidere ('to sit or settle'). So, the residence is somewhere you go in and you stay there. This entering is what's most important, because that's what we can do. We can either enter the material world—which dvitīya means, is an illusory shadow of reality—or we can enter into reality itself, which is Kṛṣṇa and the Holy Names. The mantra avails us of that opportunity to individually observe that here is a residence; here is another place for me to reside. Because we only reside somewhere in our mind anyway, and go there, be in it, and reside there. We can see the effectiveness of our chanting by the way that we're able to actually enter it. So, it's not merely repetition, but it's a relocation of our awareness—making sure that we go inside and stay there. So that requires practice, determination, and effort. Japa is not easy. We have to be okay with feeling a little disturbed or seeing how hard it is, but that's part of getting good at anything. Joseph Murphy grew up in a good family in Wisconsin, but at just 17 years old he made a decision that changed everything — committing an armed gas station robbery that sent him into the criminal justice system. Despite receiving a rare pardon from the governor, he later found himself facing new charges for check fraud and business fraud, leading to more time in both Iowa and Wisconsin jails and prisons. Joseph shares what it was like being stuck in the system for decades, the challenges of surviving incarceration with a disability, and how difficult it is to truly break free once you're in.
